Long story, short: I wouldn't have been able to purchase my parents' dream home without Devon and his team. Long story, long: working with a traditional bank was a nightmare--they wouldn't preapprove me for a loan high enough to put in a competitive offer, let alone even purchase the home, and offered me absurd interest rates. They also used scare tactics to try to get me to work with each of them. They didn't care at all. While ranting about the process to a friend, he recommended and referred me to Devon, who is now one of my favorite humans on the planet. Throughout the process, I would receive emails at 2am, a phone call that same morning at 7am, texts throughout the day--he would even answer my phone calls while he was eating dinner at 7pm and calm me down when there were fires at 11pm. The issues we faced were not due to the loan itself but more so the process of working with and communicating with the other side. Nothing to do with Devon, but he was always the one jumping in and putting out the fires. At the end, he was able to calm everyone down and get my loan underwritten within a couple days (unheard of!! everyone was so impressed). I honestly don't know where I would be without Devon. He's like an uncle to me now, he's invited to the housewarming! It wouldn't have been possible without him. I'd have had to settle for a much cheaper home, that my parents didn't really want. I can't thank him enough and I've already told all my friends--when they purchase a home, I know who they need to call. However, my experience with Devon Doan, (Advanced Horizon 714-767-5664) completely changed my perspective. A traditional mortgage relies on a standard appraisal that was likely impossible due to the duplex's state. There were specialized options for properties that need significant rehabilitation. The previous owner, with the help of his brother-in-law (who was a realtor), deliberately set a tight 15-day deadline for financing during the Christmas holidays, knowing that many workers would be unavailable. My offer was accepted on December 4, 2024, and the closing, including the money transfer, was required by December 18, 2024. I made the initial deposit the very next day, on December 5, 2024 I have an unchangeable flight reservation with my wife and family, for Toronto for my niece's wedding. My real estate offer was accepted around 6:00 p.m. on Dec 4, 2024. As a result, the 15-day escrow period has officially begun. My three-day window to withdraw the offer passed on Friday Dec 6th 2024, so I could no longer back out without penalty. Mr. Doan and I discussed the situation, and he now has a clear understanding of the seller's intentions. The closing was in jeopardy when an appraisal required flooring repairs. My agent, Mr. Doan, worked quickly to resolve the issue, and the sellers' realtor arranged for the work, but I was left to pay for the flooring. The extra work caused a five-day delay, which was a very stressful time. Mr. Doan's work on the case was constant, but it was not productive on weekends. The loan process was delayed as we waited for final approval. We signed papers on December 16th, and after calling Mr. Doan for an update, still had no answer by the 17th while the lender continued reviewing the files.
