They have no familiarity with the l they say they offer. They misrepresented the type of loan they said I was getting and after three months they still had not processed to completion any of my loan information . They sent through info a couple of times but were not set up or equipped to actually provide funding. They required funds upfront to run a credit score and to begin a loan application. I am sure trying to fund the day to day for the business that they are trying to start. John Dalton does not respond to phone calls or emails in a timely manner. Harmonee makes all kind of promises that they are not equipped to follow through on. We did not receive the loan estimate paper work three days after our original application but rather hand drawn graphs, and a generic guesstimate of what the loan would be with radically incorrect numbers. In good faith I continued for months worth of them trying to figure out their "new system" because they are so friendly and personable out of the gate but there is no substance behind whatever kind of shady business it is that they're trying to run. Of course we receive a ding on the credit from them running the credit report repeatedly as they processed a couple different times trying to get their loan paperwork together. I am waiting for a refund of the couple thousand dollars that they required for a loan application processing. I would absolutely recommend you stay away from Dalton Mortgage and spread the word that they cannot be trusted. Again, we proceeded in good faith as they represented them selves as a start up, "out side the box" lender and as we have a non traditional project for a build I appreciated that, but months down the road with nothing having actually been processed they did not as a professional or good faith fiduciary entity deliver in their side of the process. They absolutely fumbled at every turn and we lost months and thousands in the process.

    Let me just say…read more.. All of the reviews before me are true! Our last loan before Midland.... which was our very first lender / first house... I guess the loan had been bought out by Midland and we just received notice in the mail stating as such. No input, just.... switched over. I firmly believe that the only reason this business and lender can stay in business is by buying out loans. They have TERRIBLE customer service. Terrible rapport. Terrible everything. They would pay for insurances that I said I was switching. They would frustrate other companies we use for the home. They would often pay for things that I had to call and reverse charges. They are absolutely the worst. This company will give you anger issues, and I am not trying to be funny by any stretch. Avoid. Avoid. Avoid. IF your home loan gets bought out and taken over by Midland, I literally suggest that you find a different lender and refinance immediately. Do not engage in business willingly with this company at all! Thank you for reading!

    In early 2024, a large tree fell on my home, along with other storm damage rendering it…read moreuninhabitable. My insurance company approved a major claim (exceeding $30,000) and issued funds to Midland Mortgage to endorse and send to me to get the repairs done. For nearly two years, Midland has withheld these funds while my family has been displaced. Out-of-Pocket Costs: I paid nearly $18,000 upfront to remove the tree after Midland promised immediate reimbursement. It took months of absurd document requests to be reimbursed, including demanding the contractor's business bank statements. Unauthorized Repairs: Midland hired unlicensed contractors who performed substandard work not covered by insurance, causing additional damage. Contractors appeared at odd hours in unmarked vehicles and left when neighbors approached. Midland then filed vandalism and supplement claims (both approved), but never released these funds or explained what they did with the money. Multiple times, Midland confirmed funds would be released within days. Each time, they contradicted this without explanation. Financial Hardship: My wife, 2-year-old daughter, and I have lived in temporary housing for two years while paying both rent and mortgage. The property remains uninhabitable. Midland demands mortgage payments while withholding insurance funds and threatening foreclosure. Loss Draft Department: Since mid-2024, I've documented every interaction. The Loss Draft department is evasive and argumentative. Representatives recently admitted no additional funds would be released, while others claim they see no funds at all. Large sums are "missing." Pattern of Behavior: Multiple council indicate this is common practice by Midland. Even my insurance company is familiar with this behavior. I am requesting investigation into Midland's handling of insurance funds and property preservation practices that have left my home uninhabitable for almost two years while holding a lot of money in approved funds.
