This property management is the worst. I wish I would have listened to the reviews before I rented with them. My ceiling has been leaking for exactly a month now. I have put in multiple maintenance requests. I have gone into the office in person and nothing is being done to fix this problem. The paint on my ceiling is literally ruined. The wood is being damaged and the floorboards are being damaged from the water. I don't understand how a property management can allow one of their properties to have a leak for more than a month. We have only been in this home for four months and we've already had issues with termites and this leak twice. I've been looking for a place to rent and I generally liked a location this company listed , viewed and settled to apply. I am a first time renter btw I should have went by all the 1 stars and tried somewhere else. If you guys don't except first time renters then have a sign , have a script or a list of questions for all staff members to tell any new clients walking into to the office. I've rented from this management for 6 years and it was the worst. They don't take accountability there interest isnt in the tenants best interest! When rent would go up they would call or communicate. The AC went out and I had to stay some where else for 4 days and paid full rent. The front office are rude and can careless. But the main problem was when I moved out thank God I got a video they falsely accused and charged me of items. The refund paid for the labor and false items. They said there was a hole in the carpet which there wasn't. Only soiled carpet as it was given to me that way. And why pay 300$ when they weren't going to give back the deposit. There refunding only two items that's were false but not the labor part which I shouldn't have to pay since there workers lied. I even left two AC filters and they charged me to replace one when I left them two new ones. The manager of this place took a week to contact me and only did it via email. Taking pictures of the soiled carpet which was alarming for any new tenants because at this time it's been 30 days since I returned keys and the carpet was still the old one! This company has you retrieve keys from their downtown office. Because just getting downtown takes over 30 min for me, and this property I wanted to see, I strategically planned for a Saturday in between their hours so I could get the keys back well before they closed. I knew it would take me 2 hours like it. Their policy says you have an hour to get to the property and back with the keys. I assumed with this property not being close they would have grace. They did take all of my information and fingerprints. The only thing I was told was to call if running late. I was in a situation where I couldn't have a phone out. So I called as soon as I could. At about an hour & a half like she said. Noone said anything about not giving back deposit & rekeying if not on time. So when I called to tell her I was on my way & would be there an hour before their listed closing time, she said: well I'm keeping your cash deposit (now I get why they take cash) and we have to rekey it. Why call if you are going to tell them there's no hope? I was looking at this property for family. I'm a real estate agent & full time teacher. I tried to explain to her when I returned the keys before closing that I never lost possession of the keys, did my best to hurry, had somewhere to be (literally life or death). And locked up well. She still wanted to make me feel like a criminal by telling me that she would not give me back my $60 cash (she didn't) and that she would be rekeying the house. I hope in all of my life as a business women I don't ever make potential clients feel like irresponsible criminals and that I don't take their money when I didn't give them any type of service. I am a homeowner with multiple properties & actually wanted to rent this property but my dignity is not worth the disrespect. I know a resident that is elderly living in Bakersfield and has had no hot water due to the owner not wanting to buy a water heater. It's been two weeks and getting the run around. How can owners do this to their residents? I hope they get a rent deduction on top of that during the beginning of rain the roof leaked and they didn't patch it up until almost 2 months later!! I saw a house I thought my wife would like. Went to pick up a key to view the property. They charged $60 to do so. $20 more than all other properties. I had $48 cash, they said go the rest. I did, but now I'm a bit peeved. Viewed house, liked it, wife was sick and couldn't go. She wanted to see it again, so I went back to get a key again. Viewed the house and waited for our son to get there to view it as well. It was a 45 min. trip one way to get wife to house and back to office, not including the time to view the house. I told the lady up front this. I arrived right at 2 hours, and apologized. The lady said too bad, they'd have to re key the house and were keeping my $60. Worst part is, my wife loved it and we would have rented it. But, guess it's good that we don't have to deal with this group in the future. Enjoy the free lunch on me. =( read more

It's been 2 months and apparently they are under new management so I'm not holding my breath but I will give them a minute to resolve this. I'm hopeful is why I gave them another star. They sound like they want to make it right so far anyway. It's not over yet until i get my deposit back I deserve based on the real facts that I have proof for. . Take pics before you move in. Thank goodness we have over 200! I can prove each deduction that should have never been deducted hence the frustration:(. This house was a mess but it was too late we were stuck. Only lived there for 1 yr with no pets and no life... lol!! We didn't even unpack all the way. . What could we have done?? That house was exactly in the same condition when we left. grrrrrr it just makes me crazy and mad. Very disorganized. I could never get a straight answer from anyone working there about anything. One employee would tell me one thing and the other would tell me something completely different I had someone move out and it took a year for them to take their name off the lease. I was told my deposit would take 2 weeks to arrive. It took 3 and a 1/2 weeks to arrive. There was also a staple directly in the middle of my deposit check. I found it very amusing that they will not hesitate to charge you extra for turning in your rent late, But when it comes to them giving you your money back they take their time. We were forced to move out because locator and the owner were not willing to keep up with repairs. They would not fix the leak in our roof nor the wall that was about to topple over. The lady that works on Saturday doesn't know anything about how their business should be operated. read more

I had my house professionally cleaned every 2 weeks during the 3 years I rented with them and professionally cleaned my carpets every 6 months (receipts for everything). When I moved out I had the house and carpets professionally cleaned by licensed companies, provided receipts totalling $450.00. They still charged me an extra $450.00 for cleaning!!!!!!!! I submitted my application for an apartment. My husbands ID had expired but he had a valid residency card, which is considered a valid ID. I submitted other applications with other property management companies and residency card/ID was accepted. They immediately rejected my application. They asked me to pick up my money and my application because they could not process. I gave them all the paperwork they asked for and even added extra information to the application. I felt like discriminated and racially profiled because of my husband residency status. I will not recommend this establishment to anyone. read more

The Staff and field guys are very professional we had some issues with a few of our appliances and Ryan came out and troubleshoot that the dishwasher was broken and needed to be replaced. He came back SAME DAY!! And replaced it with a new Dishwasher!! I can't say enough good things about Ryan he is very nice friendly and very professional! So, we wanted to turn in an application for a property. It had only been shown the day before at a time where it was no longer possible to turn in an application that same day( showing was at 3:30-4:30 and the company stops accepting applications at 4). The next day, my partner was there at 8:30 waiting for the offices to open so we could be the first people to turn in our application. He noticed someone walking out of the office around 8:45 and thought it was one of the workers. Nine o'clock comes around and he tries to turn in our application and the woman says they have an application pending. I call the office at 9:03 am and the woman confirms their office opens at 9. So how is it that this man was able to turn in his application before the office was open? Very disappointed in this lack of professionalism which clearly shows they gave it to someone they knew. read more

I'll give them a 2 only because they are quick to respond to maintenance requests. My overall experience with the company has been terrible. Cars keeps getting broken into and keep getting stolen from the property and management had our security taken away. I decided to put surveillance cameras, caught the guy on film, and then I received a call from locator demanding that I take them down. They disregard tenant safety despite our manager on site constantly telling them that we need our security back. read more

They are wonderful as a service but recently the woman at the front has changed. She is larger woman with bleached yellow hair. This woman intentionally rude every time I come in and genuinely had no idea how to place or cancel a maintenance request. She made me consider moving and no longer renting from this company. I have placed multiple complaints recently and received no response. I'm recently have become very disappointed in the staff and Locator in general. read more

Locater Property Management managed a property for us. I informed the Locater office I would be selling the property. Locater did an inspection after the tenant moved and informed me I could pick up the keys and the garage remote. When I arrived at the property I noted that both the front and back yards were dead, even though Locater had been deducting $100 per month for gardening services from the rent payment. Locater also charged me for their gardeners repair of three sprinklers. However, all the sprinklers were a mess! When I asked which sprinklers had been fixed no one could say. I did some repairs, listed and sold the property. SEVERAL MONTHS LATER, Locater calls to tell me I owed them money because they were still managing the property! (I know! You just can't make this stuff up!) I informed them the property had been SOLD, and how could they be managing it.... what on earth were they doing? They never bothered to cancel the gardener, etc., etc. The last employee I worked with was conveniently no longer working there. I should've known because the employee turnover was atrocious during the time they handled the home. They are still hounding me. They are complete idiots and I would NEVER recommend them. read more

I would give this place no stars if I could! This place is such a scam. Both my husband and I have reasonable credit. My husband is in the military and currently out to sea. They were able to take my application with my husband online and I did the rest, then they deny our application for a 9 year old student loan that we were able to get a letter from the Dept of education saying that it will be taken off due to it was a deferment period and should have never been on my credit. The only other thing was a cable bill also from 6 years ago. Other than that we have many accounts on our credit in good standing, have perfect rental history, and make almost 5x the amount of the rent. The front office staff lady was extremely rude when I questioned the denial reason and said I would get a denial letter since she couldn't give me specifics other than the excuse of "your credit" which I never received. We have never had an issue being approved for anything in the past. I believe they probably already had someone approved for the property we were looking at and we're still taking applications for the money. After we were informed of our denial I tried to pick up our forms to take to our new property manager for their application and the lady was totally rude to me and would only give me my things and not my husbands, (even though she had no problem with me submitting them) and stated my husband would need to go pick them up himself knowing he was out to sea! I will never rent from them again nor will I recommend them to any friends or family. When we originally rent the apartment it was through a different realty and the property was sold to locator. Our first landlord (through RMS) was awesome, she kept up on everything, she checked the parking lot, kept it clean, and made sure we had security. After she left we got a new landlord who never did anything. Lights would be out for months in the parking lot, glass would be everywhere from people breaking into people's car, trash everywhere, it was horrible. She never knew what was going on and my car was broken into numerous times and someone even tried to break into apartment. She would tell her to call security AFTER stuff already happened. Locator was useless as well, a light went out in the parking lot so we decided to call them and have maintenance come and fix it and it took a month after we spoke because "they didn't have any record of it". I had someone jump into my back patio as well and there was no security on patrol at the time nor after. After the incident of someone jumping into my patio I decided it was time to move out (I was there for over 4 years), we cleaned and packed up and was out by 7/6/19. Before I left on 7/5/19, someone had broke into my apartment after I moved out and there was no force entry and instead of taking safety precautions they told us not to bother the landlord and we probably gave our keys out(I only had 2 and I had them both on me) I told them they didn't care about our safety so we turned in they keys and left. I paid rent for the whole month and it was suppose to be prorated. They kept deposit for stuff and "repairs" that there was nothing wrong to begin with and they don't listen nor care about their tenants. I don't recommend them at all. read more

Any star at all is for the price of the property we rented. The company, however, is ridiculous. The garage door never worked. I alerted them to this upon move in and they came and looked at it and said King Door would come fix it and they never did for the length of our lease. I brought it up multiple times and each time no one ever came out or called and left a voicemail. After we moved out, they included this issue on our move out inspection maintenance review. The previous renter/owner left exposed wiring in the garage and some big dirty locker and a cabinet full of paints, which didn't bother me as they were out of the way, but again this was included in our move out inspection maintenance review. The only thing not included was the move in checklist we submitted to them which had several of these things listed. I've used several property management companies and this was far and away my worst experience. Can't beat some of the prices, but good luck. read more
