    Invoice, not an itemized statement. What is the $180 for?

    I rented through Lodi Property Management for 2 1/2 years. When we moved in there were many issues I discovered, which I filed many maintenance requests. All about the filt the place was left in, & damage. I took pictures and videos in case they were going to take anything out of the deposit. When maintenance would come "fix" the dirt/ damage, they would use my stuff... They all had attitudes in the office, maintenance is very comfortable to grab your stuff and clean with it. Wash their hands and use your paper towels/ towels without asking. They might even make a mess than leave it for you to clean.. ( attached photos of mess & the filt they cleaned using my vaccum). Fast forward to our move out. I requested a pre inspection March 7th,2024 (move out date was April 4th).. I got no response on the email so I went it the office March 11th, 2024 to confirm. Leilani took my pre inspection page, said they didn't see an email & she would scan it the form. She did. Days, weeks passed and I didn't get any call to make a pre inspection, so I called. Leilani answered, said I was suppose to schedule. I said the lease states landlord will, she said no I am suppose to, that I also didn't send in a pre inspection but she can still schedule me... she said she didn't scan my paper.. she did. Anyways I didn't want to argue so I was schedule April 1st, 2024. She did the pre inspection. 21 days after, I received half of my deposit. The invoices state I was being charged for damage from previous renter, cleaning fee and carpet cleaning (which was in the lease so I was aware). Anyways I emailed. I should not have been charged a cleaning fee when the unit was cleaner than when I moved it. Cynthia responds with quotes from the lease, which don't even make sense. I don't want to explain I will just attach photos/screenshots. I email again with three files of photos, Photos of my walk through/ pre move in, photos of the unit minutes before I turned in my keys, & of the new address ( they sent my security depots to the wrong address even though I gave them my new forwarding address twice on paper). No response. So the invoices she gave me had no itemized statement. It just says the amount charged and what it's for. I was only reimbursed half of the $475 painting fee, from "researching past work order history"... but not from the cleaning? It's a shady company, that never has any of the same employees. They're loud about the drama that they have with each-other and make it known. Ghetto and grimy. If you're looking to rent from any property on East Tokay Street, it's a mice infested, homeless, trashy place. Weird, and dirty neighbors that'll throw their trash anywhere, scratch up your cars, harass you, maybe even send their dog to run at your kids too... disgusting. So glad I left. Who would've thought trying to move out pregnant, with a baby would be such a pain, not just from neighbors following you, but from your trashy management you rent from as well. Obviously there are more photos but attached are what i can, since I can't attach more than 10

Compared to most management companies, they were extremely fast in their responses and helped with any issues I had. I'm currently renting in another place after I took a job in Denver and the nightmare experience I've had in Denver makes me long for the attentiveness and professionalism that Beacon property management services offered. Previous review: I've rented at a number of places over the years and I've dealt with the good, the bad, and the nightmare. Carolyn and Laura were quite possibly the best people I've met when renting. A little background: I was in the process of moving back to California for a job in Stockton. I had heard about Stockton and DID Not want to live there. After dozens of calls and emails to rental companies and private renters, I found Beacon property. After checking out the listing and letting them know I wanted a place with a personal washer/dryer hookup, they looked around for me and were able to rent me a fantastic unit. Any time there was even a minor issue, they were responsive, polite, and prompt. If I hadn't moved to Colorado, I would most likely still be renting through them!

Carolyn will be aware of neighbors stalking you and she is okay with it . You can leave your apartment spotless and they will give you almost nothing of your deposit .

    I am giving this review based on my experience. I have only been renting this current location for…read more2 months now. When I recieved my keys on a Friday I found that I had no hot water in the home. I was without hot water for 8 days until parts were replaced on water heater me and my kids had to take cold showers this entire duration. There was even an opportunity where the water heater could have been fixed sooner, i even offered to pay for parts and get reimbursed later, and owner said no because they didnt want to pay out of pocket and wait for warranty. I did not get any compensation for that time. I have had issues with ants the entire time, and no action has been taken. The sprinkler system had multiple broken parts, and I was presented a water bill that was expected to pay. I reported the broken sprinklers, and the guy came out and did not fully repair all sprinklers. The water bill was outrageous, and I was expected to pay it. Looking at the bill, I noticed I was expected to pay a bill that was prior to my move in. I had to explain to Courtney how to read the bill. This is concerning because their incompetence to understand how utilities are billed means they have been miss-billing all of their renters in the stockton area. I asked for proof of list of inspection prior to my move in to verify their statement saying water heater and sprinklers were working. I have not recied anything and this is just being avoided. Obviously the water heater was not inspected because parts had to be replaced. Sprinklers were not inspected because there were multiple sprinklers damaged. Now I am expected to pay for a large water bill due to their negligence. When I brought this up to Courtney she was very rude in her email I received, stating it's the owners decision, they are a middleman and I just have to accept it. I'm sorry I do not accept being responsible for a slumlords mistake and negligence. Preferred property management needs to understand I am a consumer as a renter and the owner is not always right just because it's their property. The fact that they have been in business and didn't even know how utilities are billed is very concerning and unprofessional. The fact that they are miss billing other renters should raise a red flag. The fact that they are not willing to accept ownership and responsibility for their mistakes and negligence is embarrassing. Understand that if you are representing an owner then the owner is a representation of you and your business. You can not hide behind your excuse of its the owners decision, were just the middleman, there's nothing we can do. That's just pitiful and unprofessional. For these reasons I give a one star. I recommend not to do business with with those who don't have your best interests at heart.

    Warning to Property Owners: do not list your property with RNB Elk Grove. They barely lift a finger…read moreto market your property. * They take 5 business days to process each application. * They will not show the house to any prospective renter until the renter has paid an application fee, submitted their application, had their credit, income and rental history checked, and been approved. Very few tenants are willing to go through all of this for a house they have never seen. * I had to show the house myself or have friends show it. * RNB did not list it on Zillow or Redfin. They said they submitted it to these sites, but RNB never followed up to see why it had not shown up until I pressured them 5 weeks into the process because we had so few inquiries. In the 5 weeks I worked with them their "efforts" produced a total of one applicant. They charged me $600 to break my agreement so that I could find another management company. It's true their contract says they charge $600 if you cancel before 60 days. It's also true that their contract says they will post on CraigsList but they did not do this and Nichelle even told me when I terminated that they did not do this. Their contract also says they will post on Zillow, Redfin, etc. but I checked those sites and it was not there. When I asked for proof that it had been posted there, they simply sent me a page that said "posted to internet." It also says they will post on Social Media which they did not do. It also says they will provide "unlimited showings" yet omits the very important part that they will only show it to prospective renters who have paid $50 application fee, gone through the process and been approved. When I told them I should not have to pay the $600 due to their lack of good faith effort to rent my house and their breach of contract by not doing what their contract says in terms of leasing and being deceitful about the showings, they refused to terminate my agreement, take down my listing to allow me to find another company and refused to return my keys or garage door opener until I paid the $600. I lost that money plus rental income from the time they wasted. I signed their agreements and entered the relationship in good faith, trusting they would make a significant effort to find a renter for my home. I hired them to help me and they only caused me stress.
