It was probably 2x+ in most situations, but that is a large difference and my hope is that most people have a level of discernment when they read online reviews. For example, I got my 2 broken windows repairs for ~$275, while their quotes were in the ~$400 range for a singular window. Assuming $800 vs $300 - rounded up - is 2x more and that's without adding on the 10% fee for coordination. I had multiple experiences like that and it felt disappointing. I have felt like I've gotten much fairer vendor quotes from my new PM company by comparison even. Not only that, but it took 2-3+ weeks before they even had vendors out there to begin repairs. It took me checking in to find out nothing was being done in the time. Again, isn't that why you have PM company in place? To not have these long lags, especially given the rates you're paying? At least giving me an update so I don't find out based on my own outreach would have been preferred. I interviewed and have reviewed a few PM contract terms. None of them have a 10% coordination fee. None of them charge you to get out of the contract. None of them have fees for empty properties if you leave early. Since I had 2 units under their care, one of which was empty, if I wanted to leave the contract I'd owe them the PM fees and rent placement fees for the empty unit (50% of rent). It's rules like this that made me personally feel like a number. It felt like no one cared that I just lost $10k+ because of the poor tenant placement experience. "Where is the local aspect of going with a local company? I really need to be rung out for an extra $2k?" were the thoughts running through my mind. Maybe I could justify them charging their fees for the placed tenant, but to collect on an empty unit? Yea, that makes you feel like crap after a few bad interactions adding up before this. Regarding the 24 hour service. I can't speak for what happened that night on their end. What I can say is that I called their office number personally - the number on their website - and reached out to my contact (Rosahura) via email. I didn't expect an email response, but I was hoping someone would reach back out from their emergency team. My tenant claims they called multiple times as well, and I am inclined to believe this tenant, but who knows. Because of the urgency, I had to step in and did what I usually do...reach out to a random vendor on Yelp and hope for the best. Thankfully, I found a vendor who was able to help us and repair the water pipe within the following week. I also managed and found the vendor for my roof replacement, had it been my roof, which I paid about $17k for, that 10% fee could have been $1700! Rules like this makes me lean towards feeling that their company works better with the big dogs of the world, like HOAs where they have the funds to make big purchases and not bat an eye. I don't know how they think a small time landlord could pay something like that? Especially for a level of management that I can't see adding up to that amount, because I did it myself. It would be different if they were going on site to oversee the project, but from my understanding, those are just the coordinating fees from using a vendor of their recommendation period. To give them their flowers, they did do a good job of placing tenants in my unit, but the tenants never stayed. So every year I had to pay a new placement fee, and it seemed like no one ever had a great experience on the property. I was always asking why and what I could do to keep people longer, but never got actionable advice. Referring back to the rodent or pest issue, instead of sending people to patch a hole here or fix something there, I wish they would have just recommended we fix the sliding altogether. I would have preferred to fix the entire wall than to give the tenants the experience of just putting foam in gaps. It's expertise like that you hope to expect from your property management team and their professional vendors. I just never felt like I was getting the value unfortunately.

    We have family who has rented through this company for years. Customer service is average but…read morecommunication and timing leaves much to be desired. They are not consistent with communication of changes and not quick with repairs, leaving the tenant to pay the price. In addition, they charge extra just to have your rent auto drawn, which saves time and money in processing and all. Their move was also not clearly communicated, which made it difficult to find when going to drop things off. Not highly recommended.

Fair housing is out the window and the company should be violated. The attitudes of the ladies in the office when you call or come in is very nonchalant and they don't want to help you at all. They would rather be talking about their BBL's and upcoming surgeries. I have been living with black mold in both my bathrooms causing my vanity to sink, (causing my child to be hospitalized), toilet has been broken since I moved in, every electrical outlet has no cover and at least 1 plug doesn't work. Several maintenance requests have been in but no response. Put in a call to the owner of the company with no answer or call back. I have been in property management for the past 15 years and I have never seen anything like this! This company needs a higher service of standards in all areas of customer service, maintenance and office engagements. Start with striving for excellence.
