Several repairs of extreme importance were ignored or not repaired timely. Communication with the owner of the company was bad at best. Emails went unanswered and they did not follow their own lease guidelines as to their responsibility to the tenant. Basic maintenance was not done on several occasions. Leaky faucets, siding in disrepair, fences falling down or broken, sewer lines backing up into our toilets and bathtubs for months, leaking roof for over a year that leaks every time it rains. Most recently the owner of this company refused to provide a copy of a cd of pictures I was supposed to get upon move in as to the condition of the property. Ordinarily I wouldn't write a review and I would just be glad to be done with this company but my hope is that by writing this review the company will try to improve their business practice with other clients and tenants in the future. I ended up contacting fair housing because the roof leaked in the garage for over a year. promises to come and assess the home to see the condition of the premises in January was never followed through with or scheduled. I hope that the next person who rents this particular home gets it with some much needed improvements done. I would suggest keeping screen shots and texts and emails as I have done. I hope that repairs are being made and flooring is being replaced prior to renting the home out again. Also I hope the roof is finally fixed! keep in mind you may be a tenant but you have rights as well! protect yourself.

At my current home I had serious doubts. But to rewind and speak to the professionalism, responsiveness and courtesy, I've been able to text Sal when I've been in the market to move. Ill simply text to see if he has what I'm looking for and I get an answer. -At my current lease I texted Sal asking if he had any 4-5 bedrooms around 2000 per month "this was 2019" month after month for about 6 months straight. He always replied within 24hrs. One day is reply was I have one now that you can drive by. So after work I drove by and fortunately when I got here "ironically just as it happened at my first lease with Sal" the door for the property was wide open so I was able to knock and check the place out. WOW!!!- the previous tenants destroyed this place. The tan carpet was black and matted. The cream stove was golden brown from all the grease, along with the microwave above. The dishwasher was broken, leaning and........om*g there were roaches infested inside the dishwasher and all throughout the house. Crawling up the walls EVERY WHERE!!! The front and back yard was destroyed. There was no grass and the sprinkler system was broken up. The house was nice, I knew it had potential but I had a ton of doubt. Sal assured me that home would be fully repaired and livable. There would be no pest, new paint, new floors, new appliances, replaced fixtures and grass with a gardener. I trusted Sal. He told me to come back in a week to take a look. I came back in a week and his repair man Pepe was here replacing all the floors with wood plank flooring, new floor boards and all the walls were already painted. And most importantly my skin wasn't crawling from all the pest. I moved in within a month from when I first saw this place. The application process was very smooth and simple. Grass and a new sprinkler system was put in my during my first week living here and we've had routine pest control over the last 4 years since September 2019. I've never owned a home but I'm soon to be in the market and there's no way I wouldn't consider this realty group when I'm ready to buy.

1 Star - Extremely Unprofessional First Encounter…read more My very first interaction with Valley Pacific Management and Investment was enough to let me know I would never rent from them or trust them with any property I own. I received a call from a representative stating they were taking over management for my mothers rental property and that February's rent was due on the 1st. When I explained that I had already paid the rent through the same app I've always used--because I received an email saying it hadn't been paid--he immediately became rude, irate, and repeatedly talked over me. Instead of having a calm, adult conversation, he was too busy running his mouth to actually listen. He insisted a new lease had to be signed, and even though I clearly said I had no issue signing it, he didn't hear a word because he wouldn't stop interrupting. He then escalated the situation by threatening a Notice to Vacate if the DocuSign wasn't completed by Friday--yet no forms have even been sent. I had to check him on his lack of professionalism and the way he mishandled the information I provided. If this is how they treat tenants on day one, I can only imagine how quickly they'll lose people. Steer clear. Choose a company that knows how to communicate respectfully and professionally, because with this one, you'll be disrespected for absolutely no reason.

It was probably 2x+ in most situations, but that is a large difference and my hope is that most people have a level of discernment when they read online reviews. For example, I got my 2 broken windows repairs for ~$275, while their quotes were in the ~$400 range for a singular window. Assuming $800 vs $300 - rounded up - is 2x more and that's without adding on the 10% fee for coordination. I had multiple experiences like that and it felt disappointing. I have felt like I've gotten much fairer vendor quotes from my new PM company by comparison even. Not only that, but it took 2-3+ weeks before they even had vendors out there to begin repairs. It took me checking in to find out nothing was being done in the time. Again, isn't that why you have PM company in place? To not have these long lags, especially given the rates you're paying? At least giving me an update so I don't find out based on my own outreach would have been preferred. I interviewed and have reviewed a few PM contract terms. None of them have a 10% coordination fee. None of them charge you to get out of the contract. None of them have fees for empty properties if you leave early. Since I had 2 units under their care, one of which was empty, if I wanted to leave the contract I'd owe them the PM fees and rent placement fees for the empty unit (50% of rent). It's rules like this that made me personally feel like a number. It felt like no one cared that I just lost $10k+ because of the poor tenant placement experience. "Where is the local aspect of going with a local company? I really need to be rung out for an extra $2k?" were the thoughts running through my mind. Maybe I could justify them charging their fees for the placed tenant, but to collect on an empty unit? Yea, that makes you feel like crap after a few bad interactions adding up before this. Regarding the 24 hour service. I can't speak for what happened that night on their end. What I can say is that I called their office number personally - the number on their website - and reached out to my contact (Rosahura) via email. I didn't expect an email response, but I was hoping someone would reach back out from their emergency team. My tenant claims they called multiple times as well, and I am inclined to believe this tenant, but who knows. Because of the urgency, I had to step in and did what I usually do...reach out to a random vendor on Yelp and hope for the best. Thankfully, I found a vendor who was able to help us and repair the water pipe within the following week. I also managed and found the vendor for my roof replacement, had it been my roof, which I paid about $17k for, that 10% fee could have been $1700! Rules like this makes me lean towards feeling that their company works better with the big dogs of the world, like HOAs where they have the funds to make big purchases and not bat an eye. I don't know how they think a small time landlord could pay something like that? Especially for a level of management that I can't see adding up to that amount, because I did it myself. It would be different if they were going on site to oversee the project, but from my understanding, those are just the coordinating fees from using a vendor of their recommendation period. To give them their flowers, they did do a good job of placing tenants in my unit, but the tenants never stayed. So every year I had to pay a new placement fee, and it seemed like no one ever had a great experience on the property. I was always asking why and what I could do to keep people longer, but never got actionable advice. Referring back to the rodent or pest issue, instead of sending people to patch a hole here or fix something there, I wish they would have just recommended we fix the sliding altogether. I would have preferred to fix the entire wall than to give the tenants the experience of just putting foam in gaps. It's expertise like that you hope to expect from your property management team and their professional vendors. I just never felt like I was getting the value unfortunately.

Yes Vanessa my dog is highly allergic to fleas that's what sent him to the vets office that's why we called the property management to take care of the problem. Since they were here before we moved in. I did at my own cost put grass in a yard that was only dirt to keep the flea problem away. And since we had the place sprayed for fleas we now do not get eating my them. Our dog is important to our kids and we don't want him to be in pain because there were fleas here before we moved.
