I gave Mr. Loeffler a $5000 deposit to start an eviction process. Nothing happened including any communication. I called my charge card company to recover the funds. In the end no communication no work started money recovered. I say this guy is a big waist of time so may want to move on to a better prospect for an attorney. read more

Pros: They got the job done. Cons: 1. They are very unorganized. They usually put you on hold between 5 - 10 minutes to look for your case; and they charge you for it. They even charge me when they are asking about my military background when that has nothing to do with the case; and charge me for it. 2. I understand current eviction cases volume are very high and takes time. However, we were passed on to 3 different lawyers in the firm within 6 months and have to constantly resend them information when everything is already annotated sequentially. 3. They DO NOT get back to you. They sometimes get back to your email if you send them a follow up email a week after. If you don't follow up with email, they will not even get back to you. Calls are a hit and miss. Sometimes they will answer you and sometimes they will tell you they'll call you later. They do not call you. You'll need to call them. read more

Evan Loeffler helped me in a very tricky case. As a landlord in the city of Seattle, your hands are tied by the city, and recently the state, given the 2020 pandemic. So when my tenant died and a relative who's not on the contract decided to freeuse the place as a squatter, I practically had no right whatsoever to disrupt their free ride given that they can claim any number of things like being the care giver of the tenant, and having no other place to live, and I understood that, that's what a free consultation gave me with a couple other lawyers. Mr. Loeffler sees the whole picture and understood the criminality of what my beloved squatter did (think endangerment of others, forgery of rental assistance documents, etc) and was able to set the record straight on having a squatter who I didn't have their name or SSN being accountable for their potentially criminal actions, and told me what can protect my civil claim against the squatter after the pandemic. That saved me from my lawsuit exceeding the small claims court limit because criminals tend to flee the crime scene when they are confronted about it. Only a smart lawyer sees through cases and distinguishes between what's a legitimate civil dispute that can take ages in the pandemic, and one that has a criminal angle. I'm glad I didn't give up based on what other lawyers told me when the pandemic hit. Most lawyers want a squared away case so they spend more time filing and less time thinking. However my case was very unique, and I was right on my intuition and Mr. Loeffler was empathetic in reading my complex case, smart in the way he approached it and effective in telling me the exact steps to take. Problem solved! Of course it takes both parties to communicate difficult cases, but to have a lawyer willing to listen to your unique case can save you many thousands of dollars. I have no doubt that they do good work based on the feedback I have heard, but their response time was extremely disappointing in my experience. I attempted to hire Loeffler for my case after a recommendation from a friend and colleague, as well as several recommendations online. I assumed that, for a process as time sensitive as evictions, they would return calls promptly even if it was simply to inform us that they would not be able to take on our case. I never received a response, even after following up with the office again. I contacted another firm and an attorney began working with me the same day. I am a landlord with a simple question concerning RRIO penalties. I called a few landlord/tenant lawyers to get a sense of how strict the city is with respect to penalties. In all cases prior to calling Loeffler, I was asked to submit a huge retainer (like $3000) or pay a flat rate of around $150. He had his associate Derik help us the whole process. Sounds to me like the "first to review" person wasn't looking for a lawyer, but a therapist. And if that's the case, of course they're going to be irrationally upset. You don't hire a lawyer for therapy or a shoulder to cry on. You hire a lawyer to represent your case. And that's exactly where Evan excels. Evan is the sort of lawyer you DON'T want the other guy to hire, so you better hire him first. Evan is tenacious, fierce, smart, logical, and knows the law. He's direct and to the point, maybe brusque (look it up, Mich F), but again, you don't hire a lawyer to hold your hand. You hire a lawyer because they are professional and will tell you like it is. Which is exactly what Evan will do. My experience with Evan has been that he doesn't like stupid clients, meaning that he has no patience for people who act against their own best interest. He will set ground rules ahead of time, and sure this can seem a little bossy, but when you're suing someone or being sued, do you want to win, or do you want to have tea? You need Evan, so follow his directions and do what he tells you. Then you'll be getting the best possible result from him: You'll probably win your case. I have no doubt that Evan is always giving me the best advice even if I don't want to hear it. So knowing that, I act on it. Evan helped me on two real estate issues. In both cases I settled, and Evan was super knowledgeable and helpful. But in BOTH cases, there was a weird billing situation with Evan where he collected the settlement money, paid all of his fees, sent final payout, and then, weeks later, sent new invoices for post-settlement work that he had never warned about and that was most unexpected. My first case with Evan was my way of testing him for the second, much larger case. I was very pleased with his ability to convince my landlord's attorney that they had no chance of defending their (illegal) actions. The post-settlement billing dispute--which was like $100 off a $2,000 total settlement--left a sour taste in my mouth, but after discussing my concerns with Evan, I decided to overlook it. The second, much larger case was settled, though the nonprofit involved basically lost $70,000 to a Seattle slumlord. Once again, Evan told us the whole thing was done and, after taking his cut, sent us the relatively minor settlement amount. Some time later, he sent the group another bill for around a thousand dollars. I was removed from the organization shortly after the settlement by an unhappy board of directors, so felt certain it wasn't my duty to deal with Evan anymore. The group asked for a complete explanation of why he was demanding another thousand bucks from the settlement check he sent us, and never received one. I just received a call from a collection agency on my personal cell number. Though it is not my obligation, I tried to explain the situation to her, she interrupted repeatedly, telling me that, "sir," I either need to pay them or dispute it in writing with them (resetting the timeline for the claimed debt to expire). When I explained that those weren't my only options, and dropped the F-word when explaining how Evan knows I have nothing to do with this questionable bill, she got angry and said they will see me in court. Frankly, I'd prefer they sue me over the thousand bucks before calling me again. read more
