As…read moreI read the reviews, I do see the property OWNERS are happier with EMS than property RENTERS. My review is as a RENTER/TENANT. Part of the confusion is that some landlords/property owners hire EMS to only perform PART of the rental process, so EMS gets blamed when it is really the decision or responsibility of the landlord, or some other entity. I have been renting with them almost a year, and I have found EMS staff to be courteous and responsive during my many complaints living in an older property. It seemed like something broke every day! I would submit a repair request via the EMS portal, and I usually received a communication in response on the same day! I would consider them very responsive to my concerns. Delays would occur because the property owners had to approve repairs in excess of a certain amount of money. During an extensive bathroom plumbing repair, the plumbers kept finding new problems and many issues had to be approved before they could continue. It took weeks to complete, but I was kept in the loop, and it was not EMS's fault that the plumbing was old and in terrible shape. It was finally resolved and I am satisfied with the outcome. The apartment is immaculate. It could have been maintained better, but most of the issues are cosmetic. For example, they painted over drawer pulls, hinges, and window fixture hardware instead of masking, and then painting, or removing and replacing hardware, which is how it is supposed to be performed. At this price point, I am happy with the apartment and EMS, the property management company.

I came to her with a long list of weird wants and a 6-month deadline and she was able to get me everything I wanted within my desired time frame. It really helped that I was able to view houses through Zoom meetings and she never rushed me and didn't seem put out when I wanted to see houses more than once or at odd times. She was always incredibly responsive, no matter what day of the week it was. She also coordinated all inspections and offered guidance on what could be fixed and what couldn't or what was very expensive to fix. She coordinated everything between the paperwork and the mortgage broker and also the fact that I had to get an extension to come out and look at the house. I also appreciated that she kept helping me out even after I bought the house. I had a contractor come over while I was still in Texas but he couldn't get in because the lock box with the keys inside it wouldn't open. She took time out of her schedule to let him in and to replace the faulty lock box. Also, I was quite touched that after I moved into the house that I was happy with it. She really seems to care about her clients, before, during, and after the sale is complete. If I ever need a real estate agent in Tucson again, I will definitely call her first. And if someone else needs help buying or selling a house in Tucson, I will definitely wholeheartedly recommend her services. Gabrielle is awesome!!!

We met the seller, who was quite elderly when we did the walk thru; expressed is desire to sell quickly and move cross country to family for health reasons. We put in a full price offer; LeFlore countered asking for us to pay closing fees, her commission, and for a home warranty. We agreed; she tthen countered raising the sale price! We refused, feeling she was just trying to raise her commission. A few hours later, our agent got a text message saying they would take our last offer and deliver a contract the next morning. When the contract wasn't sent by noon, our agent reached out to LeFlore. LeFlore responded saying other agents were showing the house that day and they wanted to wait for better offers! Needless to say, she is dishonest and unethical! We withdrew ouour offer and will keep looking. And we'll make sure that any home we make an offer on is NOT listed by her or Long Realty.

I have been dealing with loud upstairs neighbors for a majority of the 2 years I have lived in my complex. These neighbors are self absorbed and don't care about anyone but themselves. I reached out to both Stephanie and Jonathan, the owner of GUD Community Management to get this issue resolved. Instead of resolution, my problem was swept under the rug, never to be dealt with again. When talking to them about the complaint, I stated the specific noise violation as it appears in our CC&R's and was told that this community has no restrictions for what kind of flooring surface can be used in 2nd and 3rd floor units(in my case, my neighbors have wood plank with ZERO soundproofing underneath, which means I hear everything. Footsteps, talking, shouting, banging, doors being slammed shut, etc. These people will put on hiking boots and stomp all over their floor, day in, day out, every single day. It is absolutely ridiculous for one that there are no restrictions regarding floor surfaces, as all 2nd and 3rd floor units should be required to have carpet so that these issues don't persist. Also, they don't require the 2nd and 3rd floor owners to have any kind of soundproofing underneath their floors, which means impact noise is painfully loud in the Sunrise Springs Condominium complex. I will not fault GUD specifically for this issue, as these were the rules before they took over our community, but what's stopping them from changing that? You can't have rules in the CC&R's restricting excessive noise, and then allow nuisances like this one to exist at the same time, it's just not fair. I'm convinced that everyone who lives in 1st floor units at this complex probably hate their lives as much as I do, considering we have zero privacy, no peace and quiet, and no resolution or change in sight for those dealing with this same issue. Throughout the process of reporting this inappropriate behavior, I was not made a priority, as it sometimes took Stephanie(community manager), days, weeks, sometimes 2 or 3 emails in a ROW just to get a response. This lack of communication and refusal to do anything about my complaint, is why you guys get 1/5 stars. Home is supposed to be a safe space for everyone, free of intrusions of any kind. I have not been happy here, and it makes me all the more angry that this is a problem that can be easily fixed- either tell my neighbors to be quiet and if they don't, PENALIZE them, don't let them keep getting away with it. The lack of professionalism on GUD's part is most likely why you guys don't have a solid 5 star review base here. Because of GUD's apparent lack of ability to do anything regarding this issue, I am now left with the only option of seeking resolution through law enforcement, as going forward I will be calling the police every time these neighbors are excessively loud. Speaking of the lack of communication, we have been undergoing a very expensive special assessment this year for the replacement of all our roofs. We have gotten very minimal updates as to where this project stands, how far it's come, when it's expected to be completed, as this project has taken place over the course of 2025, and it is still incomplete. I am aware that we still have another 2 months in the year, but with not even half the roofs being complete, I am worried that our expensive dues for this project are going to go to waste. If you don't keep your community updated on important matters like this, we sit in the dark wondering what's actually going on. The sheer unprofessionalism of GUD makes me never want to live in a condo again, much less with an HOA. You guys have proved to me that you are alike every other management company out there: shady, for profit only, and the important matters of your community members are clearly the last in the list of your priorities. If GUD can come back, resolve these problems, fix their lack of communication, then maybe I'll just change this review to reflect that, but for now, this is the realest and most honest review I can give for you guys.

Once you move in, it becomes almost impossible to get in contact with management. When our AC went out during the summer, our apartment reached 101 degrees and stayed that way for a week. We were not offered a hotel or any temporary solution. We ended up paying out of pocket to fix the AC ourselves, and nothing was deducted from our rent to compensate us. When it came time to move out, communication became even worse. They ignored calls and messages, making the process unnecessarily difficult and seemingly trying to force us to continue paying rent for additional months. Safety is also a major concern. There are frequent break-ins, especially in the laundry room. Strangers regularly attempt to enter the property. I've witnessed ongoing fights, drug activity, and needles and other dangerous items left on the ground where children play. Children are often left unsupervised at the pool. This is not a safe or family-friendly environment. Management is dismissive when concerns are raised. I personally saw a neighbor assaulted by another resident, and nothing meaningful was done. Instead, it felt like management targeted and pressured residents who spoke up. The facilities are poorly maintained, safety is ignored, and the only thing that seems to matter is collecting rent. I would strongly advise anyone considering renting here to look elsewhere.

Our friend said hands down Nicole Brule-Fisher When we first started looking we were thinking second house. We exchanged emails with Nicole and made arrangements to drive and look at houses. Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.
