It is a quiet place with almost everything you need. Post Office. Pharmacy. Save-On Food grocery store, RONA for hardware and home improvement. Fabricland. Pet shop. Several restaurants, Starbucks, Menchies yogurt, banking services (TD and BMO), nail salon, Burger King and more. Now that I know Save-On is here, I have another option besides Safeway from the skytrain station. I like how compact the square is. It is small but it makes it easy to walk from shop to shop. You do not have to traverse a huge parking lot just to get across. It reminds me of Newport Village in Port Moody. I find myself a new place to chill on weekends.

You MUST validate your parking at Sungiven Foods for 2-hour free parking, all other stores only validate for 1.5 hours - and I learned this the hard way. It was my first time driving to City Square, and I saw the sign in the parkade that read "Enjoy 2 hours free parking with purchase". I went to Dollarama first, and had my ticket validated there. I shopped around, and Sungiven Foods was one of my last stops before returning to my car. As I was driving out of the parkade, I was surprised that there was an overdue balance of $4.25 at the gate, even though I was in City Square for less than 2 hours (I had a timer on my phone). I called parking assistance and they sent Chandani to deal with the issue. She did not want to listen to my situation and was very rude and unhelpful. She kept insisting I pay for the ticket or go back upstairs to revalidate, and then walked away. I understand she may not have any authority to authorize anything or override the ticket, but she did not bother to listen or try to get help. I checked my timer, and saw that I was cutting it very close to 2 hours, so if I had re-parked my car and went back upstairs to revalidate, I would definitely go over the 2-hour limit. I paid the ticket and checked the website when I got home, and I understand that the City Square regulations states: -90 minutes FREE parking with a minimum $5.00 purchase from City Square retailers. -One retailer stamp per parking ticket allowed. Please bring your parking ticket along with you to the retailer for validation. I am upset because there was no indication (either on the website on signage posted in the mall or parkade) that the retailer stamp HAD to be from Sungiven Foods specifically (and be validated there first) in order to qualify for 2-hour free parking (instead of 90 min). Chandani also gave me the wrong information, and I would not have been able to re-validate at Sungiven foods anyways if I went back upstairs, as only one retailer stamp per parking ticket is allowed (as per the website). I did email the admin at City Square as well with my concerns over the signage, and asked for a possible refund. Chasity from Reception & Administration directed me to Precise Parklink in regards to the ticket refund. I didn't bother contacting Precise Parklink because on paper, I did exceed the 1.5 hour parking limit, but the reason for this is because of the misleading and unclear signage in my opinion.

the city of lougheed is in the middle of a major transformation, and it really shows. what used to…read morebe a fairly standard mall is evolving into a master planned urban community spanning 16 city blocks, and while it's still a work in progress, there's already a noticeable shift toward a more modern, experience focused space. one of the biggest advantages is the location. being directly connected to lougheed town centre station makes it an incredibly convenient hub, especially with access to multiple skytrain lines. it's easy to drop in whether you're commuting or just passing through. despite ongoing redevelopment, the mall remains functional with a solid mix of essentials and newer additions. the walmart supercentre continues to be a major anchor and is often busy. the new inclusive place of pickleball (ipop), which took over the old safeway space, is a standout addition and brings something genuinely different with its nine full size courts. the temporary cameron branch of the burnaby public library is also a welcome feature, offering a bright and useful community space while the permanent location is being rebuilt. retail is a mix of familiar staples and smaller specialty spots. you'll still find places like london drugs, miniso, reitmans, and fairweather, along with services like banking and insurance. shops like great wall tea co, kin's market, and purdy's add some character to the lineup. that said, the transition is very visible. there are quite a few closed storefronts and empty sections, which can make parts of the mall feel quiet or unfinished. it's clear the space is in between phases as it moves toward its future open air galleria design. where the mall really stands out right now is in its communal spaces. the eateries food court is modern, spacious, and comfortable, with lots of seating spread throughout. colourful murals brighten the area, and the indoor jungle playground is a highlight, especially for families. it adds energy to the space and makes it more than just a place to eat. food options are varied and convenient, with choices like opa, shiok express, spaghetti love bakehouse, steve's poke bar, sushi w, and bubble waffle. it's a good mix for both quick bites and casual meals, especially for people on the go. overall, the city of lougheed feels like a place in transition, but in a positive way. it's not fully there yet, and the empty spaces are noticeable, but the combination of transit access, community amenities, and new recreational features points to a much more vibrant future. even now, it works well as a practical stop and a growing social hub.

There was a public library with free access to computer resources and career services too. Generally it's a shopping centre in upgrades. A Tim Horton's coffee shop was just at the entrance through to the Lougheed Sky Train station. Many banks services available at the other end of the mall.

some shopping trips are about getting in and getting out, but one can easily spend hours at park…read moreroyal. what makes park royal unique is that it's actually two shopping areas, north and south, connected by pedestrian walkways and a short drive. while both sides have plenty of shops, i'm almost always at park royal south. it feels brighter, more modern, and has a great mix of fashion, home, and lifestyle stores. my usual stops include zara, simons, winners, h&m, and osaka supermarket. there's also a cineplex on the south side. wish there was a uniqlo though. just outside the main mall is the village, which has more of an open air shopping feel. you'll find stores like home depot, anthropologie, and michaels, along with whole foods, starbucks, restaurants, and cafés. it's easy to turn a quick shopping trip into a full day affair. one of the things i enjoy most about park royal is that it feels less hectic than some of the larger malls around metro vancouver. the wide walkways, natural light, and open air sections create a more relaxed atmosphere, making it easy to take your time instead of feeling rushed from store to store. parking is plentiful and free, which makes it an easy choice when you want to shop without the usual mall hassle. whether you're picking up everyday essentials, looking for a little retail therapy, or simply need somewhere to spend a rainy afternoon, park royal is my favourite shopping destination on the north shore. often when i go, "i'm just looking," but we all know how that usually ends. maybe that's just part of the park royal experience.

In fact, the multi year transformation that its currently undergoing makes it less of a traditional mall and more of a mini city that has spawned into a mixed-use commercial district. Their use of natural lighting all throughout the space makes it an ideal place for a photo in any corner. In addition to the space, many stores have stepped in with a good number that are high-end to appease all of the new money coming into the city of Richmond. It has become a leisurely destination for families and teenagers as folks roam the mall from corner to corner. One of the most significant transformations has been their food court, which has been dubbed the DiningTERRACE and features a number of food and drink spots. The only downside has been the mediocrity of most spots, which has plenty of room for improvement. Parking is also a mess, especially during the weekend. Folks are constantly competing for space and camping out has become a necessity during their busiest times. As many skyscrapers have been built nearby and it's proximity to the metro rail, this place will only serve to be busier as time goes on. ____________ (#1) 18 years has flown by.

The decor outstanding, the soft lighting, the flooring supreme, grand artwork throughout, stunning high-end retailers & a diverse food hall. All the big players in retail are right here - Louis Vuitton, Chanel, Prada, Dior, BLVGARI, Christian Louboutin, Moncler, Tiffany, & more. This is only the first phase of this massive $6.5 billion dollar redevelopment project. Some issues - Oakridge Park if you're reading this - turn the AC up. Or get a few industrial type fans set up on the ceiling to circulate air throughout the mall. It was stuffy throughout the entire mall. Due to the extremely high ceiling setup, fans will be required. You're welcome. One other thing, the wooden seating decor (see my pics) at one of the future entertainment areas - reminds me of the pews in older churches = very uncomfortable. Put some padding down on the seats for people sit on. & my butt won't hurt. At the Time Out Market Vancouver food hall, I had a Fennie Burger - it was too salty. However, Mello donuts continues to deliver the finest donuts in Metro Vancouver - don't miss out on taking a few home on your way out. Time Out Market is an extremely pricey food court. I'd rather spend this kind of cash on a full on restaurant experience. However, the food court options are spectacular ie Lunch Lady, Espana, Mee Bar, Via Tevere Pizzeria, Downlow Chicken & more. For dessert try - Mello donuts & Beaucoup Bakery Cafe. In terms of the layout of this food hall compared to The Amazing Brentwood Mall, it disappoints. The seating arrangement is too crowded. Take note, there's a few cocktail bars scattered throughout the mall. So if you're grown & sexy & feel like chilling out at the bar - cheers. Otherwise it's a stunning mall & I can't wait to see what comes in via the next phase. Ps bring all 5 of your credit cards - it's mighty high-end in here all the way.

I went on a Monday morning during FIFA to check out the newly opened mall…read more It got off to a bad start: the skytrain exit was still under construction with hoarding covering the stairway to street level. How is that station going to serve the population that is about to descend on this mega-complex? From the street level, the mall entrance is grand and at the moment a bit empty and cavernous. Before entering I am greeted with "coming soon" signs on retail spaces. a foreshadowing of things to come... I wandered the retail level. It was beyond quiet, but it was a Monday morning. There were great hunks of the retail real estate hoarded behind pretty graphics on temporary walls. I stopped at a Christian Louboutin window admiring a pair of shoes when I was assaulted with a death glare from a dower sales person on the inside shewing me away. Overall I'd say the retail level has a tranquil ostentatiousness that well serves the many luxury brands, and lululemon. I then went upstairs to the food court branded "Time Out", where soundtrack of a FIFA football match was blaring over the sound system throughout: a stark contrast to the zen grand hall of luxury retail one floor below. I wandered through quickly noting none of the vendors branding was anywhere in sight. Each kiosk appearing identical to the next. The only difference being the menu items themselves. I felt I had stumbled across an incongruous oasis of toxic masculinity: a massive sports bar. After a quick walk about I headed back to the skytrain via the grand second floor exit. I won't be returning anytime soon...
