It has a small walkable business area with loads of shops and restaurants. Well, not loads per-say, but enough. All locals here. You won't find many tourists because there is not a lot touristy stuff to see. You can connect to Arbutus trail (used to be train tacks) here and bicycle all the way to downtown. Also, it's a good place to travel on easily public transport to University of British Columbia (UBC) on West 41st Avenue. Good community vibe.

Rain or shine I love walking in this hood.

You MUST validate your parking at Sungiven Foods for 2-hour free parking, all other stores only validate for 1.5 hours - and I learned this the hard way. It was my first time driving to City Square, and I saw the sign in the parkade that read "Enjoy 2 hours free parking with purchase". I went to Dollarama first, and had my ticket validated there. I shopped around, and Sungiven Foods was one of my last stops before returning to my car. As I was driving out of the parkade, I was surprised that there was an overdue balance of $4.25 at the gate, even though I was in City Square for less than 2 hours (I had a timer on my phone). I called parking assistance and they sent Chandani to deal with the issue. She did not want to listen to my situation and was very rude and unhelpful. She kept insisting I pay for the ticket or go back upstairs to revalidate, and then walked away. I understand she may not have any authority to authorize anything or override the ticket, but she did not bother to listen or try to get help. I checked my timer, and saw that I was cutting it very close to 2 hours, so if I had re-parked my car and went back upstairs to revalidate, I would definitely go over the 2-hour limit. I paid the ticket and checked the website when I got home, and I understand that the City Square regulations states: -90 minutes FREE parking with a minimum $5.00 purchase from City Square retailers. -One retailer stamp per parking ticket allowed. Please bring your parking ticket along with you to the retailer for validation. I am upset because there was no indication (either on the website on signage posted in the mall or parkade) that the retailer stamp HAD to be from Sungiven Foods specifically (and be validated there first) in order to qualify for 2-hour free parking (instead of 90 min). Chandani also gave me the wrong information, and I would not have been able to re-validate at Sungiven foods anyways if I went back upstairs, as only one retailer stamp per parking ticket is allowed (as per the website). I did email the admin at City Square as well with my concerns over the signage, and asked for a possible refund. Chasity from Reception & Administration directed me to Precise Parklink in regards to the ticket refund. I didn't bother contacting Precise Parklink because on paper, I did exceed the 1.5 hour parking limit, but the reason for this is because of the misleading and unclear signage in my opinion.

In fact, the multi year transformation that its currently undergoing makes it less of a traditional mall and more of a mini city that has spawned into a mixed-use commercial district. Their use of natural lighting all throughout the space makes it an ideal place for a photo in any corner. In addition to the space, many stores have stepped in with a good number that are high-end to appease all of the new money coming into the city of Richmond. It has become a leisurely destination for families and teenagers as folks roam the mall from corner to corner. One of the most significant transformations has been their food court, which has been dubbed the DiningTERRACE and features a number of food and drink spots. The only downside has been the mediocrity of most spots, which has plenty of room for improvement. Parking is also a mess, especially during the weekend. Folks are constantly competing for space and camping out has become a necessity during their busiest times. As many skyscrapers have been built nearby and it's proximity to the metro rail, this place will only serve to be busier as time goes on. ____________ (#1) 18 years has flown by.

The mall itself has a few anchor tenants such as Best Buy, Walmart, and T&T. Other than that, there's a pretty decent food court and the usual random stores. The place does look pretty dated (1980s?). I think it's getting torn down at some point as part of the area revitalization.

Everything there is rather neatly-arranged within a quite small and compact area. Street, and off-street parking can be limited though, and a touch frustrating at times -- especially if expecting to just pull in, and immediately park 'right where' you wish to go. For public transit users, bus access is good, with several stops along this route, with each convenient and handy to particular locations. We have used several offerings within the area over the years -- especially for family physician requisitioned medical and clinical appointments at the Coquitlam Professional Centre (a small, multi-floor building providing various medical, clinical, and laboratory offices), and restaurant dining (several "come & go" changes over the years, but always a rather decent selection of different cuisine offerings on-the-go at any one time), and to a much more limited extent, some shopping, banking, and the like. Some favourite go to spots for shopping interests have included: RONA (house & building suppies, etc), Inno Foods (bakery, deli, and specialty foods), Reflections Books (metaphysical & wellness stuff & such - services, and great selection of crystals, stones, semi-precious gems, and such), Rosemarie's Treasures (large selection of low- to medium-priced gifts, and lots of 'fun' stuff & such), Lucky Loonies (dollar store offerings). And for our most-recent dining experiences: Khob Khun Thai cuisine (so good!!), Sushi Karis, and Mika Sushi (two tasty Japanese cuisine restaurants). Not to mention some Korean, Italian, and Western cuisine offerings pulling at us for a try! For us, 'Austin Heights' provides several local neighbourhood medical, dining, shopping, and other opportunities and experiences -- often used, and much-apreciated.

the city of lougheed is in the middle of a major transformation, and it really shows. what used to…read morebe a fairly standard mall is evolving into a master planned urban community spanning 16 city blocks, and while it's still a work in progress, there's already a noticeable shift toward a more modern, experience focused space. one of the biggest advantages is the location. being directly connected to lougheed town centre station makes it an incredibly convenient hub, especially with access to multiple skytrain lines. it's easy to drop in whether you're commuting or just passing through. despite ongoing redevelopment, the mall remains functional with a solid mix of essentials and newer additions. the walmart supercentre continues to be a major anchor and is often busy. the new inclusive place of pickleball (ipop), which took over the old safeway space, is a standout addition and brings something genuinely different with its nine full size courts. the temporary cameron branch of the burnaby public library is also a welcome feature, offering a bright and useful community space while the permanent location is being rebuilt. retail is a mix of familiar staples and smaller specialty spots. you'll still find places like london drugs, miniso, reitmans, and fairweather, along with services like banking and insurance. shops like great wall tea co, kin's market, and purdy's add some character to the lineup. that said, the transition is very visible. there are quite a few closed storefronts and empty sections, which can make parts of the mall feel quiet or unfinished. it's clear the space is in between phases as it moves toward its future open air galleria design. where the mall really stands out right now is in its communal spaces. the eateries food court is modern, spacious, and comfortable, with lots of seating spread throughout. colourful murals brighten the area, and the indoor jungle playground is a highlight, especially for families. it adds energy to the space and makes it more than just a place to eat. food options are varied and convenient, with choices like opa, shiok express, spaghetti love bakehouse, steve's poke bar, sushi w, and bubble waffle. it's a good mix for both quick bites and casual meals, especially for people on the go. overall, the city of lougheed feels like a place in transition, but in a positive way. it's not fully there yet, and the empty spaces are noticeable, but the combination of transit access, community amenities, and new recreational features points to a much more vibrant future. even now, it works well as a practical stop and a growing social hub.

The food court had a great choice of Chinese, Persian, Indian, Japanese, fast food etc. The ramen noodle soup - Chashu Tonkotsu ($15.45 inc.) at the "Nikko Teriyaki" i had here was just excellent. There was a public library with free access to computer resources and career services too. Generally it's a shopping centre in upgrades. A Tim Horton's coffee shop was just at the entrance through to the Lougheed Sky Train station. Many banks services available at the other end of the mall.
