Sincerely a little piece of heaven here. It's kind of a "best kept secret". Not a rowdy campground by any means. Small, super friendly staff. The only thing that could spoil the experience would be a-hole kids running a muck while their parents don't care. Gladly, we didn't have that this visit! Some seasonal spots. Pristine grounds, nice bathrooms.

It was closed but I left a message. Next day, no water pressure and no call back. Called again and was told that water was out in the entire campground and they had no idea when it would be fixed. No updates that entire day. I went to the office to inquire. There were 5 people with campground shirts on (employees) standing around outside talking. I asked the employee inside about the water situation. She said she didn't know and told me to talk to one of the people outside, apparently one was the manager. I inquired with him. He said the back flow preventer was broken and he had ordered a part but didn't have it delivered overnight because he thought it would arrive sooner and didnt want to pay extra. I had to ask when he thought it would be repaired, so he had to tell me tomorrow by noon at the latest. The rest of the employees looked at me like I was a criminal for even asking. I walked away. Come to find out not a soul was informed even after that about the water situation. They had everyone's phone number, so a call or a text could easily have been sent...the campground was about half full. And they obviously had enough employees to inform guests. Nope. In the evening I asked some others in the campground if they were informed or updated. No one had been, even those in the cabins. Not even those that arrived after hours and picked up their pre-prepared welcome packets (no note about the water). They weren't happy when I told them it had been out a while and the office was well aware. Anyway, next day no water at noon. We needed water for a variety of reasons so we wound up getting a hotel room at about 2:30 pm. Next day, returned to the rv to break down and leave. Water was on. No call back, no note, no refund or partial rebate, no apology. I guess their theory is that shit happens, so just suck it up and don't ask questions or expect customer service. ‍ I'll be camping in the area again, but certainly not here.

Since we stayed there a few months ago they have pruned back some shrubbery along the side fence so it's a nicer place to walk your dog. We had to stay a few more days at the last minute and the management helped us find a spot during a high volume camping time.

Let me start off by saying this campground is difficult at best to find any information about…read moreonline. I tried to go to their website off several searches and nothing came up that was valid. I had been told about this site when passing through the area because of their water views and fair pricing. I was fortunate that the phone number on the site at least worked so I could find them. If you follow GPS, I wish you luck, if yours does what mine did it took me in circles and then kept saying rerouting. I opted to call the campground and their directions were so much more simplistic. With all that being said, once I arrived the tent camping here was nice. My site was level and on one of the many roads of camping. I was no where near the water, but that was ok because my site seemed to be far enough away from louder traffic which was going in and out of the marina area so that made my stay a bit more pleasant. I decided to talk a walk around camp and it seemed like there had been some upgrades around the campsite, still other areas looked like they still needed a bit of work. Specifically in the way of the long term campers area which looked a bit junky in some areas. I noticed that some of the RV paths had long hoses reaching across to access water, I am not sure if that was because their water wasn't working or if there were not enough spigots available. It looked like there were many using piggy backs. The playground looked fairly new, the restaurant which floats on the water smelled delicious from a distance and the restrooms were very clean. The staff was so friendly on my stay, someone drove past on a golf cart to welcome me when I had settled in and we had a great chat to which they told me there is a continued effort to make improvements to better accommodate campers including a project to potentially widen the roads on the RV loops. This place has some great potential but isn't quite there yet. I am interested in keeping up with this place to see how it changes over time. TIPS: * When you are in this area you are near 2 state parks which have a lot of hiking and water options as well. Both of these can be traveled to via boat from the marina. * In Rocky Top there is a very interesting historical exhibit to visit about the miners and the war which took place with these miners.

I am not a huge fan of smoking and they allowed smoking in the dock where everyone was eating. I get that it's a free country, but maybe have them smoke away from families with young children? Overall the kids liked the pizza and their pretzel and cheese so they were happy. Not a bad option if you are on the lake and want something to eat.

Some areas of the road could only fit 1 vehicle at a time, with a drop off on one side and a mountain on the other. Thankfully, we didn't encounter anyone on our way in or out. I had seen someone saying they had a hard time getting in and I had called ahead of time to ask if we could easily get in and the lady that answered acted like she had no idea what I was talking about. Once we arrived, I immediately didn't want to stay and went to look for something else, but there was no cell service. The signs were all faded, so not sure where to go to check in. We finally figured it out and went to the marina to check in. If you have any mobility issues, you will not be able to get down the ramp to get to the marina. One of the reasons we chose to stay at this place was because they had an on site restaurant. Once I saw the marina, I didn't want to eat there. Everything is run down and seemed dirty...Maybe it was just run down and old. They are listed as a resort...I can't imagine what part of this place is resort like. The pool hasn't been usable in years or maybe even decades and is fenced off. There is no where to swim or enjoy the lake, other than with your water toys. The lady (I think there's only 1 person and she may be the owner) that checked us in said we may or may not be able to pull through in our pull through spot, but that we can back in. There was a small ditch in front of the spot, so backing in was not possible. By the way, there are a few full time RVs and a few cabins and only 1 spot open for overnight guests. So, it's really not a campground or RV park. We squeezed in and lost a couple trim pieces along the way. Then when we got parked, our front door is just steps away from the back of a cabin. So there was no sitting outside and enjoying the lake or the scenery. Only 4 good things about our stay...They had a nice, wide ramp to put your boats and skis in. The person that maintains their grounds does a pretty good job. They have gas and good WiFi (our WiFi didn't work, as there was no service). I really don't like leaving bad reviews, but this place did not feel restful and vacation like. I wanted to save others from the same experience.

I would have left earlier if we could get into our next campground earlier. We have been RVing full time for 3 years now, so we have been around. We are a family with 5 respectful kids 13 to 2. We felt SO disrespected here and like we were constantly looking over our shoulders. The manager makes through our tiny pull through touching our stuff multiple times. My 5yo knows to stay out of others sites! My husband and I are pretty chill, but this was ridiculous and way over the top! She and a friend walked into our site and were peeking in and touching our Clam and when my husband went out they tried to pass it off as being interested in getting one. Another time, she walked through our little site, commented to herself on our 2yo crying, and messed with our hammock. The third time we had a window open by our door and she came over, stuck her head in, and started looking around and talking to my husband. Then said she had complaints of our campsite being to messy. We had our Clam with 3 chairs in it, a wagon, 4 bikes, hammock, and 3 things sitting on our table. My husband said, "Really??" and she quickly walked away. Because of our interactions with her and her comments of others complaining about our supposed mess,we did not feel welcome. I gave 2 stars because we did feel safe here. It wasn't totally ghetto. There are 0 kid amenities. No pool, playground, etc. There is a coin op laundry and a small fenced dog area. All of the roads and sites are covered in rocks (not gravel) which make it super hard to pull a wagon, ride a trike, etc. Of you stop over, stay in your camper and don't even set a flower pot outside. We won't be visiting again under this management.
