Let's start off w the sober admission that property management is often a thankless job. If things are going well -- it's status quo. If they aren't, they're catching flak. I've had 3 property management companies over the 20+ years of ownership. Westridge has been exemplary, especially in times of crisis, which is where I find them to excel. I evaluate my property management company along 3 criteria: 1. ability to own relationships with the tenants so that the PM can act as the buffer between tenants and ownership, as well as ability to own relationships with the city so that when pesky citations and the like appear, they're able to keep them at bay by keeping communication channels open--which--for these code compliance officers, tends to be the most important element. One of the PMs I had with Westridge -- JoAnn, had such a good relationship with the city that I basically stopped getting citations OR had such a strong buffer in terms of time to complete the corrective work that I effectively never got a citation mailed to me. 2. the quality of the vendors they have on hand. I'm a bit of a stickler when it comes to maintenance items that come up. without fail, I will acquire 2-3 separate bids of my own that I find off of google or yelp searches to get a competitive bid. more times than not, I find that the bid procured from Westridge's vendors that they have relationships with, who are their go tos, end up being the most competitive. this is beneficial for many reasons, not least because there's an existing relationship Westridge's vendor's have with them that they don't want to blow, but also because if things are tight in any given month and you can't submit payment within 30 days, you're not going to get your property liened because there's that relationship element. 3. their ability to adapt in "crisis" situations. I'm in a situation where one of our anchor tenants decided not to renew at the 11th hour of negotiations and the market has been relatively soft. In a very tight, cash flow neutral/negative scenario, you can lean on them to withhold payment for certain bills, potentially even the management fee for a set period of time (I'm eyeing an exit so there's an end date). This is where point #2 comes into play where established vendor relationships allow for more time for you to get the bills settled. Imagine being in a cash neutral/negative situation and having to do critical repair work and not being able to pay the vendor within 30 days and having to deal with mechanic's liens and muddying of title as you're trying to acquire additional runway or sale. For anyone in a situation where you're having troubles with a particular property manager, you can always ask for a different PM. I ran into this issue with Westridge with a property manager I didn't gel with. I brought it up to Mohammed and we had a senior PM replace her within a week who's been an absolute godsend (Donna). Often times this comes down to ownership style. If your ownership style doesn't mesh with the management style of a particular PM -- request for a replacement. Also shout out to Thuy on Accounting.
