I cannot give high enough praise to the entire team at Katnik Brothers Real Estate. From our first meeting I was impressed with their professionalism and their focus. Their presentation of themselves was exactly how I wanted my property presented and I was not disappointed. The excellent help of their designer for exact placement of furniture, the advice on what to leave and what to remove for the best presentation, and the bits the team brought in for pops of color, were key in creating the best palate for the photographer, and the videographer to showcase the property to its very best. Even though every effort was made to parse the buyers for ability to achieve their offer and loan, the first buyers were slippery and not fully forth coming and tried to renegotiate the price they offered and kept missing deadlines. However, the Katnik Brothers not only had plan A, they had plans B and C and D ready to go. After the first buyer missed a second deadline the Katnik Brothers moved to plan B and then to C seamlessly. They were able to achieve this seamlessness, as they had never ceased communications with the other potential buyers. This was our third home purchase, but this time was different--we were jumping into a home search in a notoriously difficult buyer's market. We had heard the stories of people making 20-30 offers before one was accepted. We did not know what to expect, but we knew we needed to find the right home for our family, and we knew we needed to work with someone who had the skills necessary to allow us to compete in this market.  We interviewed three other agents before stumbling on the Katnik Brothers website.  The website promised a lot, but could they deliver? I left an after-hours phone message at the office, briefly explaining our situation. Shortly afterward, I got a call from Austin. I knew immediately he was different than the other agents I talked to. For one thing, he was immediately responsive--not just with the call back, but every time he said he'd send us information, he'd do it promptly. Sounds like a basic thing, right? We never experienced working with an agent so responsive before. Austin comes across as assertive, pleasant, and confident without being pushy, aggressive, or passive. My Tustin Ranch home had a couple of features that necessitated finding just the right buyer and took longer to sell than most in the market. Through four months of showings I was particularly impressed with the care with which the showings were scheduled, handled, communicated and followed up on. Katnik Brothers Real Estate We used the Katnik Brothers to sell our home in North Tustin. We purchased a home in Idaho in late December, as a non-contingent buyer, with a closing date of February 15th. We interviewed Karl and Hannah around December 27th. We signed the listing agreement on December 28th. Due to the Christmas and New Year holidays, there was a great deal to accomplish getting it listed on the MLS by 1/7/22, which included staging our home and sprucing up the landscaping. We were under contract on our purchase in Idaho and removing contingencies on 1/14/22. We really wanted to have a solid buyer in escrow prior to that date. We also asked for a two-month rent back. That was accomplished with no discussion. Not only did Karl and his team accommodate our very tight timeline, but they also provided excellent knowledge and advice on accepting the buyer. Before I write this review, I want to preface this by saying they never represented us, but they were representing the seller of a property we were interested in. My husband and I saw a property on a Friday. Expressed to the agent who was showing (not one of the brothers) that we were interested and really liked it. Our agent was communicating with one of the brothers throughout the whole weekend asking questions with clear intent that we were looking to make an offer. I'm pretty sure she even said we were outright in an email, just getting approval letters in order, etc. There was no indication that there were other interested buyers in all of these communications. On Sunday (not even 48-hrs after seeing property) after we got our ducks in a row and were ready to present our offer, our agent reached out to the sellers agent and expressed we were about to send, a typical process vs just sending it blindly. Come to find out that the Sellers agent told our agent that they had accepted an offer on Saturday (the day before), all while we had been communicating all weekend about the property. Now, to me, if I'm the seller in this situation, I would be pissed knowing our agent did not inform us that there was another offer coming in, even the POTENTIAL of one. I would have held out on accepting anything until I saw both offers. The agent should have had the two offers in a bidding war, etc. We were so disappointed to not even have the chance, and the way it was handled was just extremely unprofessional. To me, that is just not having the best interest of the seller at heart. Our agent said she had never experienced that ever in her entire tenure as a real estate agent. Anyway, we come to find out that our offer was $25,000 over the offer they accepted. Just crazy. Again, if I'm the seller, this would be extremely disappointing. We ended up in a great spot and I believe everything happens for a reason, but it was frustrating and would be remiss to not say something! read more

We always felt that your team genuinely had our best interest in mind throughout the entire purchase process. It was not the smoothest process due to the other side of the table, but the Katnik Brothers team maintained a level-headed and pragmatic approach when responding and presenting us with the terms and options available for us. Once we were in escrow, we needed to get our home sold quickly. The selling team completed all marketing tasks within a week, and our home was on the market 7 days after we signed the listing agreement. The photograph and marketing team created an impressive listing, and within days we had an offer. After a couple rounds of negotiation, the house was in escrow 7 DAYS after going on the market!
