I've been a real estate investor for over 15 years, and I've worked with a lot of property management companies, most of which are good, but Lubin is by far the worst that I've ever had the displeasure of working with. As an out of state investor, you need a little bit more attentiveness from your PM company, and working with these people was an absolute nightmare. Any suggestions that I made were dismissed or completely ignored. The communication was either poor or non-existent, and they are just not a helpful or caring group at all. Requested a home tour through them a few months ago for a home on Bayliss. We showed up to our appointment early, and another family showed up to view the home as well. We all waited and waited for over an hour but nobody ever showed up for the tour. Yet they still had the galls to send us all a text and email asking us to give them a rate on how well it went. On top of that, the home we were trying to view obviously hadn't been properly cleaned or even emptied out as you could see the last tenants items still inside. While we waited for someone to show up, a car came by slowed down and then sped off. Fairly certain it had been them. Others have reached to me since then to tell me how awful Lubin properties is when it comes to taking care of their homes or even answering the phones. Would not recommend. 0/10. No stars. read more

company, I would advice you to really think about the decision and knows that these reviews do not lie. I would advice to look at the lease closely. I would advice you to find another company that at least care about their tenants. I would advice you to buy a house instead. I can assure you that there's a high chance that your experience will not be positive. Here's list of issues I have with this company: 1. Lack of accountability, Lublin uses loopholes in lease to make sure tenants are responsible for repairs and they will bill your 2. Can be rude and condescending (Sheryl ). 3. I highly doubt their independent contractors are independent at all. They work for them and will fabricate things to make tenant liable for repairs. 4. False credit reporting and retaliatory behaviors . I ended up in court with them even though they hired a lawyer and tried to intimidate me over the phone. I represented myself and won. Do not use them, (in my opinion) and here's why, with proof:  I'm an out of state investor that moved two properties to Lubin because of the first phone call I had with Ryan and that I wasn't happy with the previous PM. The previous property manager didn't vet tenants well and I thought was a bit pricey on repairs and maintenance. Ryan told me that, for one, "We can save you money" and "I'm not going to bull $hit you." So, I decided to go ahead with them.  The two houses I moved over were both empty and needed to get rent-ready repairs done. I received the quotes for both houses.  One was $2400 and the other was $9300.  Both seamed legit sine one house was in pretty good condition and the other needed a lot of work, (based on all the photos I saw). I decided to start with the lower bid, get it rented then go to the more expensive one.  Long story short, the $2400 ended up at $10,760. (per my tax return). I tried to get explanations, over the phone and in emails.  On the phone, Ryan would only say, "things go over" or just change the subject. Emails were ignored (for this question). I would go to the owners portal to see the bills.  Many of the invoices only stated, "Materials" or "Repairs". (See photos), after the original estimate was surpassed.  Other management companies, we've used, would give an estimate and that would be the final cost. Lubin was the "only one" that consistently went over.  I kept trying to get explanations and started emailing the office gals in particular, Kristen. DO NOT LET THEM MANAGE YOUR PROPERTIES!!!!!!! Had lubin manage a property for me. They are first off poor communicators and are very slow to respond to inquiries if at all. They had very poor tenant selection process which resulted in several evictions and increased expenses i had to pay them. As an example, the last year i was with them i racked up 12k in turnover and repair costs. Then to top it off, right before I fired them, they placed a tenant (which i paid a full months rent payment for) only to have to evict that tenant 2 months later for not payong their rent. Its clear that they did not take owner's interest to heart and even took advantage of me at the end. If you are an out of state investor, I would highly recommend against using these guys. Think this is just one unhappy customer story? I've spoken to several investors who have used lubin property management and we all share similar stories. Do not rent from Lubin. They do not have emergency after hours maintenance. The number you call them on....no one EVER picks up besides the maintenance line and when you do y'all to someone on the phone the main customer service agent Katrina is the one who parrots the BS that the property manager says. They will ignore you and give you the run around. They do not even know which properties are theirs or now. So this is just a small view from my perspective.....It took them an entire years to fix a water leak that cause mold in the ceiling. They replaced the roof and I had to love with a hug hole in the roof for 2 weeks. I came home on a Friday to find out my breaker box is out....and nobody actually fixed it until the Thursday after. I was out of my apartment for 5 days and it took them 7 weeks later to sent me refrigerator that went out because of the electrical issue. I've rented with these guys for about a year. The Bads: - I've been renting homes most of my life and I have to say the communication is abysmal at best. - They do not answer their phone and if you show up in person they are permanently at a "meeting" unless you're a new renter. The best way to contact them in person is to hang out in their office until a new renter shows up. They'll try to run back to their "Meeting." so you'll have to be pro-active. - It is also the first rental company that did not walk through the property with a deficiency sheet. I had to take the time to take photos and email them to myself for a paper-trail when they try to run off with my deposit. - They like to tack on extra charges: Pay in person with a check or money order and you pay an additional 25$ "Processing fee". Pay through their "other methods" and you pay a 5$ "processing fee." - Recently they sent me a renewal notice providing a phone number and an email address. The email address provided doesn't exist. They do not answer their phone once you get past the call center. This forced communication failure will cost me 100$ a month according to their renewal notice. The goods: The maintenance guy is solid. Conclusion: If you have the choice avoid this company. They make money by controlling information and avoiding communication. I used Ryan Lubin's property management company for about a year or so on an investment home that I had purchased. To say the least his company lacked the experience and communication needed to properly manage my property. I had over $8,000+ worth of damage and combined loss of rental income by the time I went through the property myself. This started because I had not received rent for about 4 months from the tenant and was concerned. In a nutshell, it was an absolute disaster trying to get answers through his company as well as getting him to take any kind of action against the tenant. I own a couple of rental properties in Memphis and I hired LPM about 5 years ago to manage them. They sure are good talkers! But instead of them being "partners" in this, where we are both happy and make money, they seem to be in business for themselves, trying to milk every last dime out of the property owner. I had problems with them time and time again. Probably the most egregious thing they did was give me a quote for some repairs, then they went about $4,000 over that budget without consulting me! It was extremely common that I would receive a plumbing bill for $100-$200 for the same property 6 months in a row. Listen, if there's a plumbing problem like that, why don't they get to the source and fix it? Also, it seemed like the tenants would get very frustrated with LPM for not addressing problems quickly enough. read more

I'm a new renter in Memphis TN and the company I originally was renting from sold the duplex I was staying in, and the new property managers were Lubin Property Management. It went from quality care from the previous Property management to the absolute worst gutter treatment humanly possible. I was under a 12 month lease and I could not stay past the 10th month. They do not SCREEN there tenants, they are only about the MONEY. Meaning if you are a student or have a job, you can come home to new next door that doesnt work, strung out on drugs, fighting like cats and dogs and banging on your doors and windows at insane hours of the night for no real reason at all other than there HIGH. Then if you the tenant complain, Ryan will attack you the tenant and try to bully you the tenant into paying him all the money he says you owe because you signed a 12 month lease. Even after issuing several emails and messages of my RIGHT to quiet enjoyment, Ryan will send you threatening emails to send you to collections and threaten to take you to court. My case was so severe they escalated it four times. Meaning I was handed over to four different people in there office to HANDLE me. So i had to deal with crazy tenants next door on drugs and at the same time a BULLY (Ryan) trying to force me in a unit that was no longer livable. Well he says hes taking me to court. They had to reschedule the tour twice, when we finally had someone there, our Uber ride was interrupted by threats to be faster because she had another showing. We were greeted by a lady in house slippers and pajamas I kid you not. The office phones give a nice run around that send you through a cycle of robo directory loops. Horrible communication. Rented from Lubin for about 6 months, these people evicted us before it was time to file for eviction and said it was a glitch in the computer system. The paperwork placed in my door frame on the 5th which stated the we had till the 28th to come up with the money, they evicted me on the 10th. The people who evicted me broke my things and stole what money I was saving. Now i have no money and i'm homeless. The sherriff that was there Vic stated that I was the third person in 2 days that got evicted before coming up with the money. Don't rent from and will not recommend EVER again. read more

I would not recommend renting from this company for many reasons. First, they are unprofessional. After submitting my application, it took about two weeks for them to process my application after asking me for several supporting materials. Some of the supporting materials I had already attached to the application and had to send more than once. Second, their leasing agents and tour scheduling are completely unreliable. I called on a Tuesday to make an appointment to see a property on the following Friday. When that day came, and it was less than 30 minutes before the start of my appointment time, I received a text message from the leasing agent telling me that she wouldn't be able to show me the property because my appointment time was too late and because it was too dark, this being an issue because the unit's utilities were not turned on (another failing of this company). My mother had also attempted to make an appointment, and when she showed up for her appointment time, no leasing agent was present, and no one contacted her. We were later told that because her appointment had not been confirmed, though she called their call center to make the appointment two days in advance. We rescheduled with the leasing agent for the following Sunday, and she arrived late and dressed in sweatpants. The unit she showed us was not in showing condition and had no appliances. The leasing agent was also confused about which properties her company had access to, and she offered to show me units across the street that weren't even managed by the company as I came to know later when my application was approved. Third, this company is far from transparent. When I did finally find a unit that was acceptable and within my budget, I prepared to pay the deposit on the property. I asked my contact in the LPM office for a copy of the lease prior to submitting my deposit, and I was told that I would receive a copy of my lease after submitting my deposit. I had ignored these previous red flags, attributing them to miscommunication and unprofessionalism, so I thought everything in the lease would be above board. It was far from. After submitting my deposit, I read the lease and learned that if the tenant requests maintenance in the unit or for any issues with the unit to be addressed, then the tenant must pay $85 for someone to come out to the unit with an additional $65 per hour that the worker is there. Also, if the appliances that came with the unit stopped working, they were not under warranty and would have to be replaced by the tenant. Basically, this lease and its several addendums noted that the whole of financial responsibility was on the tenant for ANYTHING that might go wrong while they lived there, and the owner shouldered absolutely no financial burden. I found these terms to be egregious and requested a refund of my deposit. I was told to review the terms of the initial application that I completed and signed (at this point, more than a month ago) where I found a single sentence noting that if the tenant should change their mind about moving into the property that the deposit is nonrefundable. So at the end of this process that was much longer than it had to be, I am not out $400 because of my own failings but also because this company has seen a pathway into making money from tenants by not only forcing them to pay maintenance costs but also keeping deposits from prospective tenants who wised up to their scam. Please, do yourself a favor and find a company that does not engage in predatory methods of acquiring money. I will be filing a complaint with the Better Business Bureau and a local housing agency. No one should be treated like this, and no one should pay money just to find out how much of a scam this company is running after reading the lease read more

Horrible property management. Charged me $1000 three separate times after I paid my rent on time every month and said it was from late fees. Put a lease in someone else's name through while I currently had an active lease in my name. House was not up to code, no windows opened, sink was constantly leaking, and nobody ever fixed anything. Had people knock on my door at 6 a.m. to evict me saying if they ever file an eviction on you if it was settled or not that they can just kick you out in a 10 year time frame. Their "movers" broke my things and sent away my kids threatening to have them arrested for trying to help me get my stuff somewhere else and told us "This is America so you have to speak American." When my son and I were speaking Italian to each other. Talked to the actual owner of the property and he said we owed nothing and were good but had them come up for the third time telling us to hand over $1000 to stay even though I produced money order receipts from the time I moved in until the day I left clearly showing I paid my rent but they didn't want to hear it. I have been a resident with Lubin since 2014. I should have moved out the same day I moved in but I didn't. I no I've been renting with them for a while but I'm kinda stuck because I like the area I live in & its hard to find something decent in my price range but 2018 I moving out & I'm not looking back. The only issue I really have with them is maintenance & their shade tree maintenance men. The reason for my review today is because my heat has been out for 3 weeks. I have made several maintenance request but there shade tree maintenance team feels as though I should take time off work & miss my money so they can come make money fixing my heat. The problem is not taking off work. They don't want to schedule a date & time. Oh they would love for me to allow them in my home when Im not there but that will never happen. That's like letting a crack head in your house. Your liable to come home to nothing not even the eggs in your frig. I honestly don't like them in my house when I am there because they look like criminals looking for a come up. They just like to call when they are on there way to your house. Like wait a minute I'm at work, I'm taking my kids to school, I'm at the doctors office, I'm at court, I'm at the beauty shop. Why did you not call me last night or yesterday to schedule something & to see if I would be at home. No they did not do that because their not PROFESSIONAL!!!! They are not licensed & bonded. They do patch work! They don't come w/ supplies. They go to home depot call the office and wait 2-3 hours to get parts approved because they don't trust their maintenance to just go buy the parts & supplies w/ a company card or just charge it to the company home depot account. I have two small children & its getting cold winter in approaching. I have resulted into buying space heaters & they are not safe. all it takes is my 2yr old to knock it over & guess what we die in our sleep in a house fire. guess what lubin has insurance on the house so they just rebuild & rent to another tenant. Bottom line I need my heat fixed. Me & my kids have to sleep w/ 3 or 4 covers at night just to stay warm. We are not comfortable at home. If were not in the bed we have to be fully dressed ( pants, long sleeved shirt, socks & shoes & were still cold) I'm starting to feel like I'm neglecting my kids because their so cold at home but its not me. I pay my rent & my MLGW bill. I'm tired of going back in fourth with them so I had not choice but to vent on here. Maybe this will get their attention. Your truly and unhappy tenant! read more
