Do yourself a humongous favor and skip right past any Revid property . They go out of their way, seriously, to NOT help you. They actually are only employed to argue with tenants, potential tenants ,to not answer or give any sort of human decency or helpful information in person or on the phone - if if you get lucky some one answers . You have to call the emergency 'emergency' line to get some one on the phone. Your still lucky if some one answers . And then comes the attitude. My favorite part. I cannot stress enough how underhanded, conniving and comical this company is. I like my apartment, even though there's many many problems and it's in a dangerous neighborhood, but i understand why they have to buzz you in the office to let you in that crap hole, because tenants that pay and follow the rules are mad and want answers . I Hate this company, but I like my apartment. Don't forget the random homeless people banging on your doors at all hours of the day and night , no parking spaces, broken car windows, slow maintenance, lack of concern or care from the office (in general) except one young lady. The best part about living at one of these places is living to see the next day- to take your cold/ scolding hot shower simultaneously , to clean up all the glass around your car, and to accept the consistent and constant water creeks (not leaks) that come with living in one of their properties. We were told we could stay in our rental for 2 years and after investing our own money to fix up the house and yard, we were kicked out after a year because the owner decided he wanted the property back! This is a horrible property management company! Property owners beware. They do not take care of the properties and they are rude. They leave properties unkept for months. Example, the lawn next door has been an overgrown jungle for months making the property look cheap and scary. When someone finally came to landscape they left all the trimmings on our driveway. First, appreciate the warnings from others, but we were already in this property when revid took over. Whatever possible charges they list, just assume that they will be charging you. If their website is down or they don't return calls or nobody answers the phone, you will still be charged a late fee no matter how hard you try. Just go ahead and get used to paying in store or set up online pay and take your chances with being hacked. When you vacate the property, don't bother cleaning it, just get over losing the deposit because no amount of cleaning will get it back. Always have a backup place to stay in case something goes wrong because who knows how long it will take to fix it. Do not waste your time talking to them as though they they were a business that could care less...just give them the money or move (and as a previous renter explained, make SURE you have it writing that they have acknowledged your move out date). If you have a leak or heating/air or broken door or window, either find a place to stay or hire your own contractor because these guys don't seem to know anyone. Before these guys took over we had had a decent relationship with the mgmt team. Don't expect any finesse or professionalism or certainly any consideration, because these guys are about the money. Dealt with Revid from 2011-2013. They lied, manipulated pre-move in photos, and were difficult to deal with. They had no problem assessing fees for things that were damaged before move-in. 8-10 years later other are still dealing with the same type of problems. I have had many issues with Revid in the past. I will spare you the 10 page essay. This is my most recent adventure with them. Back in mid-May, I went into the office to talk about a month-to-month lease at my apartment. My lease was up at the end of May, but I was still in the home-buying process and wasn't completely ready to move yet. I wanted to stay only one more month. I talked to a lady at a desk to the left behind the counter. I explained to her my situation, and she said all I had to do to stay only one more month was to sign a month-to-month contract and I would be set. I did this and went on my merry way. As it is now the end of June, I booked the final walk through of my apartment for next week. After I did this, I get a phone call from Revid. They said that since I did not give them a 30 day notice of me moving out, I had to either 1.) stay another month and pay 20 percent more for my rent in July or 2.) leave now and forfeit my security deposit. I explained that I had this situation taken care of last month. I already talked to someone in the office, and they had me sign all the needed paperwork. Our (approximate) conversation from there: Girl: I am sorry, but I do not have your 30 day notice signature. All I have is your month-to-month contract. Me: When I was in the office in May, the girl I spoke to said all I needed was the month-to-month contract. I explained to her my situation, and she said as long as I fill that out, I can move out at the end of June. Girl: I am sorry, but we require your signature on both the 30 day notice and the month-to-month contract. Me: But I was not told about the 30 day notice. How was I supposed to sign it if I didn't know about it? If I would have been told about it, I would have signed it right then. Girl: I am sorry, but we have to have both signatures. We don't want you to lose out on your security deposit. All I need you to do is sign another month's lease and we'll be good to go. Me: So for the month of July, you want me to pay both mortgage on my house and rent with you guys? Girl: So you already have another place lined up to live? (Side note: Why would I have scheduled my walk through otherwise? She had already admitted to knowing about it.) Me: Yes. Girl: Well, I am sorry. I don't know who you spoke with but we have to have both the 30 day notice and the month-to-month lease. Me: It was the girl to the left of the desk at your office, if you are standing behind the counter and facing the office. She has brown hair is in her mid-to-late twenties. That day she had her hair in a ponytail. Girl: Oh. I am sorry, but we have to have both the 30 day notice and the month-to-month lease. Me: So you are going to charge me extra money out of my own pocket for a mistake that you all made? Girl: I am sorry. We don't want you to lose your security deposit, but we have to have both the 30 day notice and the month-to-month lease. Me: Can I speak with your manager? Girl: Sure. (puts me on hold for a few minutes) ...I just spoke with my manager. She said all we need you to do is come sign a 30 day notice and month to month lease, and we can get you out by the end of July. Me: So I can't speak with your manager? Girl: She is actually on a call right now. (Side note: If she was actually on a call, how did she explain all of this to the girl speaking with me? Or if she did, why didn't she just put her call on hold to tell me directly?) Me: That's okay. I'll wait. Girl: I don't know how long it will be. All we need you to do is come sign a 30 day notice and month to month lease, and we can get you out by the end of July. Me: I would like to leave a message for her please. Girl: Sure. (Takes my name and phone number.) Who wants to take a vote on how long before I get a call back? Also, is it just me, or does it seem like Revid makes their employees read from a script? I continue to be disappointed in Revid Realty. Because of them, I might have another $1000 out of my pocket, for no good reason, at the same time I am paying money to close on a house. Later, in a different place (that I liked a lot, despite the gaping hole in the shower that wouldn't get fixed), they didn't bill us for utilities (though we guessed and sent some every month) and then evicted us for it with less than 30 days notice. Later found out the owner wanted to sell and they just needed a way around the 30 day notice required. Rude, careless, and heartless. Never rent from Revid. I rent from this company currently. There are snakes in my home- I called and reported the infestation (I live at Cooper & Young) Sunday. The maintenance person told me "tomorrow morning" the exterminator would be there- which is fine. I called Monday morning to figure out what time my appointment was going to be and the rude girl on the phone told me "oh I don't know what time, it's been handed over to a third party and I can't give you any information." Seriously?! You can't even give me an estimate about what DAY the person will be coming here to kill these poisonous, baby copperhead snakes?! I asked if I could have the company's name- so I could call and verify myself what time and date my appointment would be. Long story short- the girl on the phone was rude, unhelpful, couldn't answer a single question without putting me on hold and doesn't seem qualified to have the job she has. However- Gus is great. He worked with me to get the house I currently rent and was very helpful in the whole process. After the snake ordeal, he personally called me to make sure the situation had been taken care of. Only reason they got one 1 star is because there isn't an option for 0 stars. The lease was signed prior to moving online. Apparently there was an issue it didn't go through. They had the copy of the signed lease but wrote void on it. Not really sure what happened but they asked for us to resign the lease. No big deal. I wanted to reread the agreement due because whole situation seeming weird. I was contacted by Gus in the morning and I told him I was at work and would read the lease when I get off at 4pm. 4pm rolls around and I get another phone call from Gus stating he needed the leased signed. I told him I was reading it and I will sign it when I done in a few minutes. That wasn't good enough for him and he stated that my roommates and I were "squatters" and will be removed from the property if the lease wasn't signed immediately. Gus is rude and shouldn't talk to anyone. Second issue was that one bathroom tub wouldn't drain. They ended up having to ripped out part of a wall and rerun the drain. I understand things happen but the issue was it took over a month to get it fixed. Mean while they said they were gonna renovate the whole bathroom which didn't happen. The original tile was yellow and the tile that was partially ripped out tile was replaced with white tile. It looks terrible. Nobody in their right mind would do that. Third issue is maintenance. We are 10 months into the lease and the roof has leaked 6 months of that. Put in between 3 to 5 maintenance request through there online portal to get it repaired. Nothing has been done. I will never lease from this company again and would recommend everyone else do the same. Horrible ran and the office staff matches it. read more

As a former property owner who entrusted a half dozen properties to Revid Reality and Property Management (RRPM), both as a rental management company and ultimately as the listing real-estate agent over near a decade when I decided to sell those properties, I would highly recommend being very careful.  RRPM is quick to promise but a bit long in assuming responsibility. Three years after entrusting RPM with the sale of a property, I was hit with a rather devastating credit report which cost me a $500K plus deal, all because RRPM failed to pay, or even notify me of, a $182.43 utility bill which they had put under my name during the time which they were managing a property for sale. I did authorize them to initiate a utilities account under my name with Memphis Light, Gas and Water (MLGW), but with the understanding that the cost of which was included in the $10,000 plus bid for the job of prepping the property and listing it for sale. Didn't happen that way. RPM was sent three notices over the seceding months after the property sold. These were ignored by RPM and ultimately the bill was sent to collections. RPM obviously ignored that as well, and mysteriously after three years, in October of 2021, the delinquency and collection action showed up on my personal credit report just as I'm trying to close a $535,000 refinance with a cash-out opportunity. My credit score had been 800+, but because of this delinquency and collections action, it dropped to 701, essentially killing the opportunity.  Going forward, I get the privilege of this bad credit rating dogging me for the next 6 years. Revid's response when I contacted them about this issue? Well, it seems it was my responsibility, not theirs, to pay for the utilities during the time they were doing repairs on the property and as the listing agent until it sold. I can accept that. I paid them well over $10,000 to cover those costs. If that was not their intent to ensure all the loose ends were covered after closing on the sale, then why was I not notified of the outstanding bill? They initiated the account under my name but with their address and contact information as to where the bill was to be sent. I've been in contact with MLGW over the past couple months and have after numerous interactions concluded that Revid Property Management was indeed sent the final bill on multiple occasions.  They didn't cover it under the preparation fees nor the selling commission they received amounting to well over $10,000 USD and basically left myself and my family holding the bag for their incompetence. I've paid the MLGW bill, but the damage done to me personally is also done. My family and I have lost out on a great opportunity. I highly recommend anyone considering Revid Reality and Property Management to be very careful. In my opinion, they are not a trusted agent. read more

I have been a Revid renter now for over a year in the Cooper Young area of midtown Memphis. As a lifelong Memphian and baby boomer facing retirement, I have had several experiences with landlords throughout the years, both as a home owner and a renter. I have found the Revid Rental Company and their employees to be a good, reliable management team. Their rental prices are reasonable and they have always fixed anything that needed to be done. Their management is professional,polite and service-oriented. If you are a property owner, avoid Revid at all costs... I had a horrible experience. First I was told my house was turn key ready for rent yet I was billed for leaf removal without prior consultation. We signed a contract on the 28th of the month and I was charged a full months service fee of $75. They failed to properly vet the tenant they selected and she turned out to be the usual professional non rent paying tenant who filed bankruptcy almost immediately after moving in. It took MONTHS to get this tenant out of my property all the while Revid continued to get paid. This is a money hungry company that will screw you over with repairs. Those same neighbors came into my yard, and left a note on my door when I was away from home and left me a nasty note...basically they wanted my black kids and I out of their neighborhood...I called the police on them the day for trespassing and harassment and they told police they had a right to come into my gate and walk around in my yard....Really?? throughout our stay there...they harassed me and then went to tell Revid I broke a gate.. and they believed them. No proof. Took their word and added the charge to my rent!!! That is illegal. Nothing new here but just adding my 2c.. Would not recommend to anyone, ever. I should preface this by saying we were perfect tenants. Always on time, always available for inspections, and always swift to respond to any of Revid's questions/requests. - Management is terrible. Impossible to get a hold of. Their property "manager" in particular seems to be the one handling issues, but he is far from management material. He dances around the issues when Revid's own mistakes are pointed out, and continues to maintain that he/Revid is right even when their own leasing agreement proves they are wrong. - Requests to speak to Revid ownership and property ownership were denied. If you owned a property, and had a company like Revid manage it, wouldn't you want to know if customers were unhappy with the company you are paying to manage the property? - Revid took over 3 weeks to fix our broken water heater. We were calling every day and took time off from work to make ourselves available. - Pests were rampant in the attic of the house, sometimes crawling down through the chimney and into main living area. Only in the month leading up to move out did Revid feel the need to handle the pest issues. read more

I would advise STAYING AWAY from this rental group. I haven't rented from them but live near a property they manage. In discussions with 3 different tenants, none of them have been happy. Poor response to renter's requests to fix roof leaks, appliances, etc. The revid property is rundown compared to other homes in area(rotting wood, peeling paint). I have a property for which I am looking to rent and would like a property management company to manage. One of my friends currently uses Revid and had no major complaints, although was somewhat neutral on their services. I contacted them twice (once through their website and once by calling and speaking with someone). When I spoke to the person in their office, I asked if they were taking on new properties in my area (she said yes) and she told me that the owner would call me back to discuss details. At first she did not know how soon the owner would call me back and when I asked if it would be within the week, she seemed unsure (this was on a Monday). I would guess that 24-48 hours at the most is an acceptable amount of time to return a call about potential new business for them. It has now been a few weeks and still no word from the company. If I am potential new business and they are this unresponsive, I cannot imagine how unresponsive they would be for a tenant in one of their properties. Needless to say, I will not be using Revid and have since found many more responsive property management companies. read more

I would rather die slowly of pancreatic cancer than continue to deal with Revid realty. If you have the ability to deal with the devil himself, you will get a better deal. Never in my life have I dealt with such an unprofessional and incompetent group of petulant five year old's. Forget ever getting anything fixed, It took over a week to even get water into the house. We where forced to stay in a hotel, then refused compensation. Was not allowed an ac for the first four months simply because they didn't think we needed one yet, regardless of what was written in the lease. We pay an outrageous amount of rent for the neighborhood we live in, considering the nightly gun fire and loss of more machinery from the property than i care to count. Machinery that was chained down i might add. The owner is a jerk and the staff couldn't care less about their customers if they where paid to.
