The house is now up for sale, and we were forced to find another rental. The rental market is CRAZY in this area! Too many prospective tenants, and too few rentals. Every property we had seen over the last month or two we found ourselves going up against several other prospective tenants. It's a nightmare to try and find rentals here in this area. We had visited other property management companies in Arroyo Grande, and let me tell you...those are some of the most unprofessional people in the real estate industry. One company held our application fee/check for a week and never processed our app or contacted us (thank God). Another was supposed to hold an open house within a half-hour window, and never showed up, while us and 10 to 15 other people were outside the house waiting. Yet another company told us on one day that a property was still available and they were taking applications and to come in the next day, and when we came in the next day we were told that the property was already rented. I and my family are very impressed and happy with the professionalism, courtesy, and urgency in which Wanda, Jeff, and Claudia treated us! I honestly would not recommend anyone to any other property management company than Del Mar who might be interested in renting in this area. Wanda and Jeff were sincerely happy for us when we were accepted. My wife actually cried when I told her that we got the house she wanted. This was the most beautiful house we had viewed during the last two months of our search. I want to note (not brag) that I worked as a REALTOR for Century 21 in California for many years before moving here, and that I am a recipient of the Century 21 Centurion Award, which is reserved for the top 2% of all Century 21 agents worldwide. I only mention that because I know what it is to be professional, to treat all clients with respect, I understand all the aspects of customer service, and to have the sense of urgency when attempting to achieve the goals of your clients. This company has not returned my deposit to this date, which was supposed to happen 21 days after moving out. And, I now have been informed they are holding back over $1,000 of my rental deposit unjustly. To explain, I rented a property that was in disrepair. I did not realize the extent of the disrepair since I was not allowed to view the property until our move-in date. Searchlight did not take over the management of the house until a month after my move-in date and had no clue of the overall condition of the house and yard either, since apparently the previous property mgt company did not convey that information to them. We lived there for 2 years and moved out a month ago. We left the house in much better shape than it was when we moved in, yet we are being charged for general house cleaning and carpet cleaning as well as items (not ours) being left behind. When I moved in, the previous tenant who moved out the same day as I moved in, left behind junk inside and outside of the house. There were holes in the walls and they desperately needed painting. The family room blinds were broken and looked awful. The sprinkler system in the front and back yard did not work. The only thing that did get fixed was the hole in the wall after I complained numerous times. Oh, and they finally got a gardener out to fix the irrigation system only a few months ago. The previous tenant had 3 German Shepherds who were indoor dogs according to the neighbors. The carpets were dirty with tons of dog hairs. The baseboards even had dog hairs on them. The rest of the house wasn't much better. I need this money. This is an outrage and needs to be rectified immediately. They have 21 days to return the deposit and that time has passed a week ago. Everything is being bungled. Don't use this company!!

They also charged me for broken sprinklers and dry spots in the grass even though the sprinklers were always broken and maintained by them. I was told to leave wall mounts in order to avoid paying for holes and was still charged. If you rent from them take DETAILED PICTURES AND VIDEOS upon moving in and out or you may not get your deposit back. I do not recommend using their business.

Second, if your new home is still six months from completion, Shea requires you to close on the sale of your current home within approximately two months of signing the contract. This can leave buyers needing to find temporary housing and potentially move twice while waiting for construction to be completed. In my experience, this is not the standard approach many developers take. Third, carpet comes as the standard flooring option in many areas of the home, leaving buyers with little practical choice but to pay for upgrades if they prefer hard-surface flooring. This increases the true cost of the home beyond the advertised base price. The sales approach also seemed geared toward buyers with substantial financial resources, particularly those who have cash readily available and do not need to sell an existing home before purchasing. The process appeared to favor buyers who can move quickly and absorb additional housing costs while waiting for construction to be completed. To be fair, Trilogy focuses on 55+, and it may be better suited for retirees or empty nesters rather than families. Many buyers in that demographic may have already sold a previous home, have significant equity, or be purchasing with cash. However, for buyers who need to coordinate the sale of an existing home or who require more flexibility in the purchase process, the experience may be more challenging. For me, the biggest question is whether purchasing a million-dollar duplex in Nipomo, combined with a substantial HOA fee, provides enough value to justify the cost. If you do not expect to regularly use the community amenities such as the pools and recreation facilities, the HOA may feel like an expensive ongoing obligation rather than a meaningful benefit.

They certainly won't get any more of our money and we've made sure to spread the word to our large sphere of friends across the country.
