We are attempting to relocate to Minden to rent until we decide what will work best in terms of location for my in-laws. We applied for a home in Genoa that did not end up working out for us due to the yard and our dog. Monika was very responsive during that process and super helpful. We did not end up going with it but that was my fault for not looking at the yard in person first. Mimi at the front desk was very pleasant to deal with as well. This is an all woman owned company which everyone should support... my wife and I are currently in the process of securing another rental property through them and are looking forward to working with them despite what some of the other reviews have stated. read more

While renting at one of M Scott's properties, we removed dozens of nails and staples from the exterior, removed trash from the backyard, fixed the backyard sprinklers, removed the weeds from the front yard rock area, replaced a missing wooden current rods, never wore our shoes inside, and replaced the stovetop grease traps when moving out. The property manager was aware of most of these things in an email, and the move out inspector was aware of the rest. When moving out, we deep cleaned the unit, the inspector thought we got a professional cleaner and stated that we should be charged at most $50 to clean the dirt from the window tracts. When we got our deposit back they took about $450 out for a cleaner that charged for vacuuming and picking up trash outside that blew over from the neighbors. In the last few weeks we even showed the unit to about 10 potential renters with a newborn (we thought the manager would show it but they stated we had to show it, so no one was present). Then they wanted us to show it two more times after that. We have video and photo proof of the before and after state of the unit and how well we left it. We were also never late on a rent payment. If you want to deal with realtors who are professional, honest, considerate and great at what they do, M. Scott Properties is who you want to hire. I mostly dealt with Skye, as I was the one still living in the home. While my aunt and uncle dealt with Marlene. Skye goes above and beyond for her clients. Being disabled with chronic pain I was very concerned in the beginning. But Skye was always considerate of my situation. She made sure she gave me ample notice of showings. She was quick to answer any questions or concerns I had. I don't think I ever waited more than 5 minutes for a response. My aunt and uncle has nothing but good to say about Marlene. She kept them up to date on everything. And always was quick to answer questions or concerns. Mostly everyone in my complex went through M. Scott Properties to either sell or buy their homes and everyone raves about them. All around they were just amazing. I wouldn't hesitate to recommend them. read more

Recently tried to rent a number of properties from this "management" company. They do not accept electronic payment or online applications. They expect exact change cash, cashier's check or money order application fees. They suggested I overnight mail the payment. They also have a no application fee refund policy and can't tell you how many are in line or what your place in line will be. Sounds an awful lot like an application fee collection scam to me. I'd avoid them. I can't recommend them especially if you're trying to move to the area for a job. They actually told me I should have somebody I "know" in NV drive the payment over to them. I don't live there.. I don't know anybody. Seriously.. I'd laugh if it wasn't so sad. read more

The dryer was under warranty, but I told you about it the week we moved in while I was in the office. Filled out paperwork and all. I did not receive any information about it until I called you back a month after. I absolutely called and asked what needed to be done before moving out and how everything would work with the deposit. I was told that it needed to be left in the condition that we moved in and that once I turned in the keys, I would get a call and the move out inspection would be scheduled. I was told this by the person who answered the phone. I left the keys in the night drop due to you guys being closed during the hours that I am available AND I turned them in EARLY due to the fact that I wanted to make sure there was time to scheduled the walkthrough BEFORE our lease was up. I called and that is what I was told!!! I was trying not to be annoying and was awaiting your call which is why I was upset when you told me there would be no walk through with me because I already turned in the keys. I told you that I was told to turn in the keys and then the walkthrough would be scheduled when I called you. We finally got our deposit back and was charged for cleaning, carpet cleaning, and for some reason a vent that we had nothing to do with. The whole house was cleaned and when we spoke in the phone you said everything but the "blind and window sills" was cleaned. I deep cleaned the whole house and you charged us $175 to clean it again after. You were rude on the phone and told me you would call me back to discuss the charges and never did! read more

If it were possible to give these people a minus 5 stars I would. This real estate firm's property management department is unlike anything I have seen in this area. They are extremely unprofessional. They are dishonest and have no business being involved in rental properties. To find a comparable entity one would need to go to San Francisco where slum lords reign. They refuse to maintain even a semblance of property maintenance. They absolutely refuse to reimburse a tenant for repairs or critical maintenance the tenant undertakes when M Scott is negligent in effecting repairs. They promise to work with the renter in matters of lease termination then when such an occurrence presents itself they lie and basically tell the renter, "too bad we never agreed to cooperate". They assume an belligerent and adversarial posture with clients as soon as the lease is signed. They fail to deliver a sanitary dwelling and refused to address serious insect/spider infestations. Refuses to utilize lockbox system in Dayton making interested renters drive 60 miles round trip to view property. When the tenants property is damaged due to conditions created by landlords neglect they refuse to honor legitimate claims. If possible, avoid this dishonest shyster operation at all costs. Marlene, I think it's horrendous the lies you are telling about me. I left that place in great condition and have the pictures to proof it. Yes, I was late on rent when I was going through a hard time but did you forget that I paid one whole year in advance too. Who does that? Not many people can. But you don't really know me or me case do you? Monica was in charge, and I actually liked her, but you are not nice at all. I did drop off an application and was told there was a fee (you did not wave any fees). I decided not to go through after how horrible your company was to me and my family. My credit score is great I have 720, thank you very much, so that there is a lie you never ran my credit because I never followed through with putting the money down. I love how your saying you were trying to help my family when your company and you did nothing or else you would have known I never applied to any of your rentals and my credit score is great. I was very polite and kind when you wanted to show the house in just a few hours notice, not the 24 hour notice like your supposed too. And the other real estate agents that just walked into my home without an appointment or knocking on the door, just barged in like they owned the place. Beside all that I remained kind and polite. All I asked was not to doing a showing while my son napped. He doesn't need the traumatization of a stranger waking him up and staring at him. And all I got was mean and rude attitude from you and your company. The worst was knowing I was leaving in two days and your employing saying she didn't care about my son napping and they were coming in wether I liked it or not finally pushed my button. This business does rent properties but makes their real $ on rental deposit rip-offs. I wish I could say that our experience was in any way different from any of the one star reviews you will read, but they are not. It would seem that adding owners to find renters would be profit enough, but the real $ is made by reducing your security deposit by any means possible. If you are looking for a company that values being rude, lazy and indifferent, this is the place for you. When we terminated the lease, the place looked better then when we moved in. We were charged for nonsense items cleaning, yard cleanup, etc, that I had already done . The property managers would give you the number to call for repairs and made you, the tenant schedule them. Just like all folks with negative reviews, I too have had nothing but negative interaction with the M. Scott property management team for 2+ years. The only exception to this was the times I had the opportunity to speak with April. She was the only person out of the whole team that was actually courteous and helpful and did what she said she would do. We should have known that things would be less than kosher when we were told the property would be available the first of the month and after we gave our notice at our current place we were told that they had 10 days to do their walk through and make any repairs or do any cleaning necessary. We watched the property during those 10 days (I was off work) and nobody came to the property to do any repairs except on day 9 a plumber showed up. When we got the keys on day 11, we walked in to find one of the bathrooms missing a toilet and just a hole in the floor. The plumber showed up randomly while we were moving in and there was no notification from M. Scott that anything was amiss. The house was clean-ish but I still had to clean every room in the house (including using my Wal-Mart purchased Bissel carpet cleaner) and wash down shelves and wipe door sills that were coated with smashed spiders. I had to clean the refrigerator as it was stuck in place and the doors didn't open all the way due to the space it was shoved into. I had to clean the outside of the house as it was covered in spider webs and all the window screens were either missing or torn. The weeds were waist high even though there was supposedly a yard person that was supossed to take of that before our moving in. During our time there, the heating went out multiple times during the middle of the winter (both winters) and it took weeks to months each time to get M. Scott to fix it. Many times our calls went to voicemail and nobody returned our call and when we would actually get a person it would be nothing but people pointing fingers at each other (Kellie saying it was Monika's job or vice versa). Twice I called and left messages and never received a response and when I finally managed to reach Monika or Kellie, they played dumb and said they never received my calls because they changed their extensions but never updated the automated system so the messages I left were just lost on an extension that didn't exist any longer...Really? That is extremely unprofessional! I had a laundry list of things broken, dirty or in ill repair on my initial walk through and they didn't address anything, didn't fix things in a timely manner or at all sometimes, and when I moved out, I had a professional come in and help with cleaning (someone who was a property manager formerly) and I still was charged for cleaning and yard repairs. We fixed so many things during our time there and we revamped the outside fireplace with new bricks and rocks along with fixing the fence- and none of that was repaid to us, but we were gouged on our deposit and only received half of our deposit back! We were never offered an opportunity to be part of the exit walk through and they never even looked at our move in walk-in to see that we left things in better shape than when we moved in. Our experience with MScott has been positive. We recently rented one of their properties. We had a couple of plumbing issues upon move in. They had a plumber out the next day. The receptionist Syndi, has been very courteous and helpful and always a smile to greet you. Monika, the property manager, helped us beyond what any other company in the area would and cared enough to get us into a home. Also, Monika made it happen within 1 day! My husband and I saw many places on their for rent list that interested us so we drove all the way from south lake tahoe to come talk to them and hopefully apply. When I walked in I asked the lady at the front desk if she has any applications in on the three properties we were looking at she says "oh god yes, tons." So after that i looked at my husband and was saying well if theres a lot of people maybe we shouldn't waste our time and all that money on the application fee. After she heard that she instantly tried talking us into it, letting us know we had a good chance. We applied and paid the money and filled out applications. One month later and we have been denied FIVE different times by m scott properties. We have PERFECT rental history. We are a quiet couple with one 2 year old child. We have multiple co-signers, all the deposit and first months rent in hand. Yet we were denied over and over with no explanation. The one time I emailed asking for an explanation they ignored me over and over again so I continued forwarding the same email every single day until they replied which they said "call if you would like to discuss your application" KNOWING that calling was not the best way of communication for me. Just dont waste your time and money here! Theyre nice when speaking to you but thats about it. read more

We previously did all of our own property management; and now, MScott does everything for us for no longer have to handle the day to day management/phone calls, rental applications, rent collection, misc. repairs, bank deposits, easily understandable monthly statements (with backup receipts, etc.), everything. 1 star, only because I can't give zero. We rented through M.Scott for 2 years, we paid a $1650 deposit. Upon move out we spent a week cleaning and scrubbing and made sure it looked even better than when we moved in. All of the cleaning we did was ignored (even though we paid a professional carpet company $200 to clean the carpets, as stated in our lease) they nickel and dimed us for additional cleaning including removal of satellite dish, caulking, fireplace (it's gas, what are we supposed to do, dust the fake rocks) and vacuuming...really, it was professionally cleaned?? $485 of cleaning charges for 90% of what was already done by us....Oh and one last water and trash bill, even though we moved out early they still charged us for the week we weren't there. Just kick the renter in the nuts one last time...just because you can. Took $1000 of our deposit, the house was better off than when we moved in. SHADY!!!! Highly disappointed in M.Scott. I'll write them a letter and call to complain but they won't care. VERY glad to own a home again. Sadly, renters in the Carson Valley don't have much of a choice when it comes to property managers, but I'd avoid M. Scott for sure!!!! read more

If you are a renter, watch out as they will treat you like dirt. They do everything possible to take as much of your deposit as possible.

Just don't do it. They aren't good to their homeowners that hire them to do property management and are equally as dishonest if you are a renter. We took over managing our own property after using them for a year. We paid them $165 a month just to collect a rent check. After forming a good relationship with our tenants they told us that M Scott didn't even do the initial walk-through they promised in our contract. We had money taken out of our rent that wasn't supposed to be taken out and I got little help from them to recover the funds. I've met "M Scott". I was not impressed by her. She cares more about money than doing the right thing and doesn't seem afraid to show it. And when clients want to speak with her, she hides and has her staff go through a gamut of lies and excuses as to why she can't speak with you--for example--"in a conference all day"= out riding horses. Or "out of the office"= out toting her yippy dog around while she shops for another ridiculously expensive handbag. Honesty and integrity are NOT first in this company, so do yourself a favor and go elsewhere. read more

just don'tdo it. you will wait forever for maintenance. i had no water heater for two and half days. was flooded, there fault, they wouldn't put me up anywhere. they will screw you royal when you give your notice. different people tell you things that aren't true and you believe them and then they evict you. please if you are a smart renter don't use them. they aren't even nice to talk to they change their stories. when i moved in the place was dirty. had to clean the floors the shower and the paint was awful, plus the carpet is disgusting. good luck if you decide to move in here. you will be so sorry. read more

Very unorganized. Took almost 2 weeks to view a property I had put in an application for and paid the $25 fee beforehand because "we already had several people turn in applications." Could not tell me if there were washer/dryer hook ups in the rental. I was told if the ad doesn't say there isn't, then it has hook ups. Told me I was approved and to come in with a deposit. I said I haven't even viewed the property yet. They said, "Oh, you haven't?" I said I have asked 3 times to see the property and each time you have told me you can't reach the tenant to give a 24-hour notice.They called me back the same day and said you can see the property 5 days from now (isn't 24 hours 1 day?) at a time only our broker can show you. Needless to say, I had to work at that time and I had my daughter go over and view the place. She viewed it, no washer/dryer hook ups. Waste of time for everyone. When they called me to ask if I viewed the property, told them yes and I wasn't interested because it had no washer/dryer hook ups. Response..."Ohhhh, it didn't?" Here's the funny part...after I told them it had no washer/dryer hook ups, it's now in their ad for the rental. Seriously, you're a property management company. The worst property management company in the valley. I have had so many friends with awful experiences and they have a horrible reputation in the Carson Valley. I called on a home for rent over summer and asked if I could view the property, they told me that there would be a open house at 1:30 the following Monday. I showed up at 1:15 and waited until 1:45 before calling the office. I asked if there was still somebody coming to show the property and they said they changed the time to noon. Convenient. I then asked how many applications had been turned in already and she said "oh my gosh so many, you need to get it in now if you want to stand a chance". It's just the way they talk, they're unprofessional and not concerned with providing any real customer service. They are never polite, they don't communicate in a timely manner, and they take far too long to process rental applications. I highly recommend finding a rental property elsewhere. read more

I wish I could give them ZERO stars, because that is how much honesty and integrity this company has, ZERO! The house was filthy upon move-in. Having a 2 yr old who plays on the floor, it was important we get that cleaned up ASAP. There were wall outlets missing plate covers that I had to purchase and install myself. No deadbolt on the front door. Once the rain started in October, the skylights were leaking like sieve. NUMEROUS reports of water leakage reported. A couple roofers came by for estimates, but nothing in the way of repair. So we ended up with water damage to some furniture. After a year of renting from them, none of the issues we raised were ever repaired. We were served an eviction notice notice because the front grass was dry. It was not dead, it was dry. But they didn't turn the water back on until late April. hard to water a lawn with no water! This eviction notice also came 3 days after we gave our notice we weren't renewing. The eviction was also for the day before we were to get the keys to our new house (they knew the date). Threatening eviction over dry grass when my calls for a leaking roof went unheeded? Absolutely ridiculous. The staff is rude and condescending, and talk to you like an imbecile if you go in to the office to complain, and thats IF you can even get someone to talk to you at all! After we left the house far cleaner than we received it, and the front and back yards in far better shape, we were charged over $400 for landscaping and $360 for house cleaning. Out of our $1900 deposit, we received just over $400 back. We were model tenants, never late on rent, zero complaints, no parties, nothing. Just a small family that moved 1700 miles trying to get a new start. I work in housing, and I know ALL about tenant rights because that is what I do. I wouldn't give them one star if I could .... I wish people had read my rating in 2015 because I was not kidding. Marlene is highly unprofessional as well as Monica and Kellie. Monica left me without heat for TWO days and then wanted to send back the same jerk who was drunk the first time he showed up and didn't fix the problem (mind you this was in January!). There service or lack thereof was apparent from the beginning. I should have known. It's too bad they don't know how to do the right thing because they might receive much better rating, better clientel and better transactions but NO they are all about screwing people over and gouging for things they have NO business gouging. I also had to pay some ridiculous fee to have the satellite removed even though I did not put one on there (the idiot homeowners did that own the property at Kimmerling) they charged me for weed removal **THE ENTIRE BACKYARD WAS TRASH, DIRT, AND WEEDS when I moved in I even planted grass !!!!** Apparently Marlene needs the money for her plastic surgery :( Really not happy about this joke of a company. "First, I must congratulate you on your business savvy with regard to increasing my rent by $50 per month. Clearly, forcing a quiet, middle-aged woman (who does not throw parties and lives a quiet life while paying her rent on time every month with little to no intervention from your office) to move out was quite the coup. Surely two twenty-something's who know all the party people in town would be a much better choice to rent your property. I commend you on your astute decision to advise the owner to make this profound business move. I find it interesting that you seem to enjoy intimidating people with your thinly veiled threats of a 24-hour notice to show my property (so as to force my 11-year-old dog to spend at least 11 hours in the 100° heat while I work) and now an eviction action. I feel obliged to inform you that should save your posturing for someone who would be more easily intimidated. As I know from my own personal experiences with your firm, you are notorious for your insensitive attitude with regard to your tenants - quite different from what your web site states. But more to the point - you're infamous for not refunding any part of a security deposit. Do you think I'm scared to get an eviction notice to vacate the premises AFTER I've already moved out? Would you really do that in order to force me to pay you a partial month's rent? Wow, that is some awesome business acumen. I guess as long as you're not spending your own money it doesn't matter to you what it costs to get $400. I know firsthand about your shady business practices from my prior dealings with you - don't you remember the fabricated receipts you provided the last time I rented a house from you? Would you like to see those again? I'll bet the judge would. I especially liked the one for carpet cleaning for a house down the street from ours. Really, couldn't you have just gotten another receipt with the correct address instead of just crossing the wrong one out and writing our address in? Needless to say, I find your threat of eviction extremely frivolous. To be fair, let me reiterate what I believe your message said: 1. You want me to pay you my partial month's rent 2. If I do not, you will start an eviction proceeding so I can be served with a notice of eviction to vacate your property about one week AFTER I was already moving out Please correct me if I'm wrong with regard to any part of the above because I find this quite interesting. My response to your threat of eviction is this: You may take my partial rent payment (to wit: $373.33 for 14 days) out of my security deposit, as per your web site: "Security deposits may be used to repair damages, clean the property, and change locks if the keys are not returned or cure rental delinquencies. State law also requires that security deposits be refunded with an itemized accounting of any deductions within (30) days of vacating. Penalties are very severe by not doing so." (Emphasis added) When I turn in my keys on Thursday, August 14, 2014, I will provide receipts for cleaning both the house and the carpet. Afterward, I will expect a full and timely refund of my deposit less the amount stated above for the 14 days I will be in possession of the property. Please refer to the above excerpt from your website. I suppose you wouldn't understand what losing $1,250 would mean to a regular person - or should I say a common tenant. It would actually be a severe financial blow. I can't afford to just give you my security deposit. I need to get at least some of it back, which is why I am not paying you the partial month's rent.
