Not too big into writing negative stuff but I feel like people should know to keep an eye out for this company. Housing in the area is slim so when I found a house I loved and got approved for, I was super excited. I'll leave out the run around of going back and forth from their office, seeing houses multiple times because they have no clue if there was ac or just basic knowledge of their rentals... because that's not even the worst part. I called the company the day after viewing and let them know I was going to come that day and drop off the security deposit. The assistant I spoke with said perfect, everything was in order. I inquired about the lease length because it's not listed anywhere and nobody ever bothered to tell me. They say 1 year, I said that's fine but could you ask if they'd be open to a shorter lease? She said she would ask, but it would be unlikely. I said that's okay, it doesn't hurt to ask right? I made it very clear we'd be alright with a 1-year lease. Less than an hour later after I informed my current landlord we found a spot and withdrew the security deposit, the assistant calls me and says that my application has been changed to denied because the homeowner is looking for a longer lease. Wait what? I said we can do a year lease. They said they'd call me back no matter what to let me know the definite status after talking to the homeowner but it's out of their hands. I even offered to talk to the homeowner myself. What kind of disconnected conversation did this agency have with the homeowner to give them the idea I NEEDED a shorter lease that would cause them to pull their approval? Move forward to the next day, and the house is back up on their site with a new "longer lease available" on the listing. The best part? I never received that call back. What an absolutely horrible company. If you do decide to deal with them, please keep things well documented or record your phone conversations. As you can see, this individual (Lynne Cauley) has more negative reviews than positive. And for good reason. For someone who considers herself a "professional", her business tactics reveal the extreme awkwardness, and general ineptitude of an AMATEUR. She's got to rank as one of the very worst in this field in the northern Nevada region. (Check reviews from northern Nevada websites). For example, I rented from her for about six years, during which time I had numerous difficulties with her and her management people. Outside security lighting (bulbs) were allowed to burn out and not replaced for months at a time. We ended up buying about six spotlight bulbs over the years just to keep the area around our apartment lit up. We were never reimbursed. One or two occasions we went for about two months with darkened stairways. No excuse for this! That's plenty of time for a so-called "management" company to replace a simple light bulb. Even more bizarre, I had a non-functional security camera placed in my rear bedroom window which was pointed at a stairway which all tenants had access to. It was allowed by law, and we checked with local sheriff's to make sure it was. However, Ms. Cauley phoned us one afternoon and DEMANDED this camera be removed IMMEDIATELY. She said "some tenants had complained about it". Isn't that a little suspicious? Who in their right mind would want anything related to general security for tenants be removed? It was outrageous and again, unacceptable. The "camera" was placed there as a deterrent to any potential lawbreakers that they may well be captured on film. Nothing illegal about it. Even the local Wal-Mart has security cameras in its public areas. So we are left to wonder why the insistence on removing this "camera". Clearly, Ms. Cauley has a twisted concept of what property management entails. And it's NOT to the benefit of her renters. Nice and cordial office staff, but non responsive to problems. Rented a house 15 months ago, gave notice and as fully expected they found every excuse to not give a dime of my deposit back. When we moved in, the house smelled of pets and the carpets had not been cleaned. Yet they want to charge over $400 to clean the carpets. The house had wall and other damage, yet another reason to hold back the deposit to fix pre-existing damage. Left a cheap microwave as we did not need anymore, and they charged a cleaning fee on the microwave. Do they not even know what appliances go with the house. Worst part, the house had an oll furnace. It went out last December. They first accused us of not filling it, then they went through a home warranty company that took over a week to come out and fix the BROKEN parts. This during a period of time where the daytime temps did not top 45 degrees in an old drafty farm house, and to top off over Christmas. Did they offer to put us up in motel, no. Did they offer to purchase heaters for the period, no. They did not care one bit. We ended up spending over $400 on electric space heaters to try and stay warm. The problem with that was the wiring was so old, that the breakers tripped all the time. If you want one of their rentals, just factor getting none of your deposit back and little support for any problems with the rental, regardless of the severity or obvious violation of housing code. read more

Rented a "town house" for a year. Landlord didn't respond to my complaints about a weekday partying neighbor. That neighbor was finally evicted about 5 months after they moved in. Landlord held more than half of our deposit when we moved out. The only thing that wasn't cleaned and disinfected was the nasty Berber carpet that had black spots and a brown stain that the landlord claimed they couldn't clean. We were even charged "pet deodorizing" for pets we never had. They claimed the carpets were ruined, dirt in the window sill tracks, dirt in the drawers, grim in the tub, etc. Do not rent from this company at all. You will regret it like we do. After calling multiple times, sending letters to the landlord, BBB, and an attorney, they finally returned a bit more of our deposit. read more

Have rented from this management company for about three years now. They have seemed honest with their dealings with me. Punctual with repairs that were needed. And have seemed to try work with tenants when they were down and out on luck. The staff has always been kind and courteous. I haven't felt like they were invasive nor bugging in anyway. My only complaint, which is more circumstance of responsibility in NV, is that they refused to assist in getting rid of a pest problem. Previously rented a studio unit at 323 N Stewart street, #137, via the on site rental agent of the owner. During my occupancy, the management was turned over to Lynne Cauley real estate management. Prior to expiration of the lease, notified the original on site manager, in the presence of the property owner of my decision not to renew my lease. Was informed to simply drop the key in the laundry room drop box once the unit vacated in order to receive the security deposit refund. Did such after meticulous cleaning. Over two months later, after making contact via e-mail and letter, a check for half the deposit was received. Called to question such and was informed by the Lynne Cauley agent that only half the security deposit to be refunded due to their policy. A policy I was not informed of by the management in power when agreeing to rent prior to the Lynne Cauley takeover. Deposit was $300. of which I was refunded $150. and received by mail on Feb 03, 2020. I called and requested a written proof of such policy. If only I could add the photos of rental that was considered "Available Now" according to their very own website. Once we had viewed the property, and voiced our objections over broken windows, no screens, and windows that were both stuck open and some stuck closed, we were told that it must be because the property was not available yet and that all problems had to be addressed by the owner. We where going to sign a new year lease because we liked the neighborhood we lived in, that day they gave us a no reason eviction notice, when o called to see what it was about the lady in the office said they didn't need a reason. They never wanted to fix anything for us I would have to call over and over and over until they finally did something about it. It is now a week past the 30 days to get my deposit back and I ah e called numerous time asking where it is. The guy Shane first told me he sent it out and it should be there so I waited for the next day still nothing so I called back it was Shane again he said he sent it out and he isn't a post office so it's not his problem anymore. That really pissed me off. I have it another 2 days still nothing so I call back its shame again, I explained to him that by Nevada state law I had to have my deposit within 30 days of vacating, or I get the full deposit back he argued with me and said once it is sent out its not his problem. I said cancel the check that was sent out and I will come in the office and you can cut me a new one, he said he will leave a message for the lady in change of that and she will call me back hours go by and I call back a lady answers and I explain everything she even said they arnt a post office so she has no control? I again said to cancel the check and I will be in first thing in the morning to pick up new one, she said that's not possible because the lady that would need to do that won't even be in till the next week. This property "management" company is the worse I have ever, ever heard of. No one I have spoken to even knows a single person that ever got their money back from a deposit. She is a real crook. I am sure that she overcharges for anything she can, and pockets most of it as part of her management fee. Case in point: We rented a home that was a little run down, maybe typical for a rental. We put in a lawn, we had all the rugs shampooed and the floors steamed. We spent almost $400 with a cleaning lady- $30/ hr. We not only lost our $1500 deposit, but we got a bill for an extra $700. I looked at the bill, and these items were on it: $350 for a cleaning lady at $75/ hr. The only thing this cleaning lady was able to "substantiate" her work was a single picture of a little dust in a bathroom door. Really.... even if the dirt was there, wouldn't that be covered by "normal wear and tear", which one is not allowed to be billed for? A tear in the wall paper- so they charged us for repapering the wall. This was not done, and this tear was listed on the original check in slip, and video taped. Shampooing the floor. They said they "had" to use their own carpet cleaner. I had informed them, and sent receipts, for the work that we had done professionally before this was done. When I sent an itemized list challenging their charges, they never responded or acknowledged any of my letters or phone calls. Since her husband is an atty in town, I wonder if she feels free to do as she pleases. Maybe she never responded to any of the letters or phone calls by me b/c she wouldn't take them seriously unless I went to court. Which would be free for her. A friend of mine rented a house from their agency that had mold in it. After complaining for months, the only response she got was that they would be happy to paint over the mold- in the bathroom, where it was most obvious. My friend had to scrub the bathroom walls weekly to fend off the mold. The friend eventually moved out. With the added expense of moving again so quickly. Several of her church members came and helped her with the clean out. When they moved in, they had moved the appliances & cleaned behind them, and cleaned on top of the cabinets- both of those areas were filthy. When she moved out about 6 mos later, she figured those areas were already cleaner than when she had moved in. Plus, the church members, (and apparently Lynn is a member of the same church) all knew that no matter what she did, there would be no reimbursement of any deposits. Sure enough, she got no deposit back. She was charged an extra month rent, since she "broke the lease". She was charged for cleaning behind the stove! (even though it hadn't been clean on move in.) She was charged for painting the bathroom! Which they had to do or else they wouldn't have been able to get another renter with the obvious mold there. The only reason the bathroom needed to be painted was the mold. When I asked her who she rented thru, I was like "Wow! I had similar problems with them!" Which is when I found out that Everyone has problems with her. I felt so stupid. Why hadn't I found this out before I rented? So, now, I am taking the time to write this in hope that someone out there doesn't feel duped the way we did. There should be some sort of investigation about this woman. Best management company in town! I've rented through two other companies in town and Lynne is by far the easiest to work with. When my water heater broke last winter, they had a repair guy there within a couple hours. The staff is super friendly and reasonable if you talk to them. I always paid my rent on time but one month I was short until I got paid on the 5th. I called the office and told them it would be a little late and they said just make sure its paid by the 8th, never got an eviction notice or anything. Full deposit was returned when I moved out and they helped me find a new place in Carson when I had to move. I would recommend them to anyone looking to rent in CV or Carson. read more

If I could rate these people zero I would. We have lived in are apartment for little over a year. We had originally rented it from another owner who unfortunately let it go to Lynne Cauly. We had planned on staying here for 2 years until we bought a house, but there's now way we will now They took 2 months for a window repair that had a gapping hole letting all the air and bugs in. We live in the mountains and this past winter she wouldn't send anyone to clean the parking lot so people couldn't get in or out to go to work. We are in a major drought here in Lake Tahoe and the one time it rained for 4 days the sprinkler system didn't turn off for 36 HOURS flooding the grass, it took calling the PREVIOUS manager to get it turned off. On top of EVERYTHING else they have given us 2 weeks notice saying there is no longer enough parking and so now everyone who has more than 1 car per unit will have to park a quarter mile away illegally at a casino ( No on street parking is allowed NOV-APL because of snow plowing). They have said this was beyond their control...LIE. She let the property next door build a fence to block more parking even though there was an easement there and refused to pay for a lawyer to fight it!! Previous property manager ran the property for 13 years always kept the easement parking OPEN and never once did she rent units to people without checking to make sure it matched the properties limitations. She may be able to sell your property, but WHO KNOWS by what means! She is a check casher that does not take care of her tenants! She recklessly rented out apartments to Tahoe residents and now are putting these tenants in harms way, by putting them at risk for being towed at their own apartment or parking elsewhere illegally. She should be ashamed of herself. It's extremely hard to find housing in Tahoe and to put people out like this especially at a time of year when housing availability is low, is UNETHICAL! I will be reporting her to the Better Business Bureau. I just hope that this helps to warn people how careless this company really is. read more

Terrible real estate management company! The walk and talk person at the Lynne Cauley front counter was rude and inconsiderate. The house we rented needed work. The exhaust vent for the dryer was backed up with lint so the dryer would not dry clothes. Lynne Cauley refused to repair it knowing it would damage our dryer. We had to vent the dryer using the door from the house to the garage. The guest toilet needed to be replaced, it did not flush properly...Lynne Cauley refused to replace the toilet. The backyard was a total mess and the back of the house filthy. The windows had not been cleaned for a very long time. The window coverings were broken and cords a tangled mess. Very little trimming had been done to outside trees and bushes. We fixed, cleaned, and trimmed where we could. When it was time to return our deposit an excess of $500 was taken. This house was an apartment sized home...absolutely the WORSE return on deposit in my lifetime of 67 years!!!! read more

I went to apply for a studio Lynne caunly currently has available. Wasn't told I was able to see the place before I applied and paid the $30 application fee. That was Monday morning, they said I would hear from them by the end of the day or by at least the next day (Tuesday) Tuesday comes and I call them around noon asking on an update and if I could look at the place at least. Said they technically have 24 to 48 hours to give me an approval or denial and that they said I had already seen the place, which I didn't. So today Wednesday I went to go at 10 am this morning to go pick up the key and look at the place and then realized I should have done that before putting the $30 on the application. The place was a disaster I mean it looks like someone just moved out and they didn't even inspect it yet. The carpet looked like it had a car parked on it or something, writing on the walls/front door as well as a broken front door. Trash is still in the place as well as food. And the heater didn't look safe to even turn on let alone if it actually worked, same thing with the plug ins!! I thought ok maybe they haven't looked at it yet or plan on fixing it up soon. So when I turned in the key I had asked if they have seen the inside of that place, to my surprise they said yes they were just there yesterday. Then I asked are you planning on repairing and cleaning the place prior to someone moving in? They confirmed the cleaning would be done. Not the repairs, so the broken door, the carpet that needs to be torn out, the heater and plug ins that doesn't look like they would pass a safety code, are going to stay that way. But they want a $650 deposit for the place! I still wasn't told if I was approved or not so I asked for my application fee back and they said it wasn't refundable. I honestly can't comprehend how this business can get more than one star. Their office is so unorganized they never can keep track of documents or statements or anything we turn in. The first real problem we dealt with was when we received a letter from Lynn that we had a two week eviction notice because our dogs were "destroying the backyard". Mind you, I was 8 months pregnant when she sent this eviction notice. Since the backyard wasn't in poor condition I came into the office to talk to her about it. When I parked, I parked in a space that said Reserved for Lynn Cauley. Maybe it was my pregnancy brain but I assumed it meant for Lynn Cauley clients. Lynn was out of the office so I took a seat and waited for her. When she arrived she walked in and yelled for the whole office to hear, "ok who's the idiot who can't read and parked in my parking spot?!" I was so embarrassed I just kept my head down. Finally when it was my chance to talk to her about her eviction notice I asked her what exactly was wrong with the backyard and she said she didn't have an answer because one of her paid maintenance workers was the one who brought it to her attention. So I asked, "you haven't even seen my backyard but you were willing to kick me out and you don't even know what for?" She replied, "let me get ahold of my maintenance man and get back to you." Two days later she left me a voicemail and told me she had the wrong address and was no longer evicting me. After sharing my bad experience with friends who have also rented from her in the past, I was told she is notorious for never giving back a security deposit, even if you leave the house in the exact same condition as you moved in. Another friend said that on top of her keeping your security deposit she is also notorious for taking her tenants to court to try and get them to pay for repairs, even if it was damage that was already there when you moved in. We are moving out at the end of this month and we already know we won't see our security deposit ever again, but we hope the move goes smoothly and she has no reason to treat us with disrespect. It's unfortunate, because the real estate in Carson Valley has become scarce and many families are homeless and can't be choose-y about finding a house. But if you have the chance to rent from a property manager who is respectful and organized, I would suggest them rather than Lynn Cauley. read more
