Poor customer service as in another review Terry is horrible person to deal with. I was approved for a 2 bedroom apartment being under construction. For them to hold the apartment they wanted a non refundable deposit without a move in date. Then I was informed that it was rented out. If you want to rent a dump, or you want your property managed by people who will turn it into a slum then look no furthur! We moved into our apartment and the walls had not been painted (they also denied us the ability to color match the paint and paint it on OUR time AND dime), it was not cleaned and my husband even had to finish laying the carpet in the livingroom himself! There have been several leaks in the ceiling that have been patched up badly, the refrigerator works when it wants too and the landscaping outside has been neglected for years. The people at Beverly Realty are RUDE beyond words (that's if/when you can get them to return your call) and I wish they would just go out of business. read more

Though Beverly and Louise are very sweet people, Denny and Terri are unbelievably rude. I had called for an inquiry, Denny answered but it was staticky so I did not hear who it was. I politely asked "Hi, is this Beverly?" He then barks "DO I SOUND LIKE BEVERLY" my attention then went to what his name was as I have never spoken to him before. He refused to give me his name, interrupted and scolded me for "not having my information together" and then hung up on me, mid-reply. 2022 - Both ladies answering the phone are really nice at first. Looked at 2 different properties. Both looked nothing like the photo posted on the listing. Both listing had 1 old photo of the exterior only. When my fiance and I arrived we were upset about the difference. The first place, we were told we would have to be approved before allowed to look inside. It was listed as available for move in, and there was just no way. Garbage was overflowing out of the garbage cans, and stacked up again the broke down fence in the front yard. The cap for the sewage pipe outside the bathroom wasn't even the correct piece and it was not capped. The smell was foul. The exterior siding was rotted and decayed at the bottom and pulling away from the house. We called and told Beverly and were told it would be noted, but nothing done about it. The yard were not taken care of at all, and there were any bait packages all over the front yard, at least 10. There were 2 different extension cords running through the back yard for a neighboring property. The back yard was in worse condition than the front. There was no A/C or swamp cooler. The second place looked far worse. The little fence for the front yard was broken in multiple places, and the broken pieces laying all over the yard, some spots of the fence tied together with old cord, and wire. The yard was awful, there were large pieces of glass all over the front yard. The garage had ivy of some sort growing all one side and it was growing through the walls and inside the garage. The glass French door to the garage was opened, so we looked inside. It smelled like an animal had been locked in and was using the place as the bathroom. The house looked like it sat abandoned for 5yrs. It was so filthy and things were falling apart. The floors were warped, soft and rotting in some places, and the smell nearly made us throw up. We seriously thought we would find a OD'd dead body inside. There was fresh cut firewood in the fireplace in the living room. We made it as far as the living room and exited in a hurry. One neighbor had a water leak from a swap cooler that ran down the slope up against this house and was rotting that part of the wall. The rank smell of feces and rot was coming out of the house into the backyard. The backyard was dug up, possibly from a dog, and was in bad shape. The exterior siding of the house was cracked, split, rotting and pulling away from the house. In one area there was an piece that was broke and just missing and the smell coming from it was most foul. I called and left a message, this was over a week ago, and not one of the ladies has returned my call. We dodged a serious bullet. Worth checking out locations before deciding to submit your application. The bad reviews are very accurate. read more

We rented from Beverly for about 2 years. Getting anything repaired was difficult. I eventually reported her company to HUD because she refused to answer all form's of communication while I was renting from her yet continued to collect our monthly payment. Her business practices were highly unprofessional and illegal. She can put up a decent front for about 15 minutes but she really is a vile woman if she doesnt want to deal with you. If she manages your property, I highly suggest you do onsite tours to ensure repairs and maintenance is conducted correctly on your investment. If you rent from her, then I suggest informing HUD of any unfair or illegal business practices. Fines stack up and her only focus is money. read more

I'm going to have to disagree with the majority of these reviews! I rented from Beverly 7 years ago and had a wonderful experience with her. The dishwasher in the duplex broke and it was fixed within 2 days. I got most of deposit back also. Fast forward to a couple days ago and I was greeted with smiles from the staff it was a very warm and welcoming atmosphere. They were very kind and accommodating and I am glad to be a renter from her again. One star is way too many for this business. If you are a homeowner looking for a property management company look somewhere else. The owner of this business is so unproffesional and will not have your best interest at heart. Don't try to question an invoice, inquire about the credit rating of a potential tennat or address a legitimate concern regarding the renting and financial accounting of your rental property. Beverly (who is the owner) does not like to be questioned about anything even if it comes to errors on your invoice. If you annoy her, she will tell you she will call you back but will not. If you call the office you will be told she is in a meeting. She will hide behind emails. For an example we were being charged for utilities which were the tenants responsibility. The amount was less than $35.00 yet, Beverly could not bring herself to acknowledge this error even though her office sent me the utility statements which clearly showed the dates of service were after the tenants moved in. She handled this by talking to me like I was ignorant and after reading each utility statement to her (because she was too lazy to pull up the invoices saying she would have to go to another computer and didnt want to do that) she would have to call me back but instead of calling me back, she sent an email to the tenants telling them that "the owners have asked for these utility amounts to be paid" . There was no explanation to the tenants as to why they needed to pay this, no statement of the error etc. Keep in mind all utility bills go directly to Beverly who then bills the tenant and or client. The 8% she charges is less than most property management companies but the old saying, you get what you pay for rings loud for this business. There were several other issues but you get the gist of it. I found a much better fit with a well established and very proffesional property management company in northern nevada. I would never recommend this business to anyone and would strongly discourage entering into any agreement with Beverly Realty. read more

Rude, deceitful, and uncaring. I would not do any business with Beverly Realty. Plumber was called to clear drain that affected 2 floors. Wife had spoken with plumber and plumber said it was not our fault. Just years of neglect and most likely caused from neighbors upstairs. Beverly realty tried to charge us for the service. Saying the plumber said it was our fault. We had to get the plumber to set them straight and not charge us. They also charged us for damage to the floor that was there prior to us moving in and neglected the fact that we had noted it in the move in inspection. When I moved to a different neighborhood I spoke with the new neighbors and they also had bad incidents with Beverly Realty. read more

This is my first negative review. I rented a home in Genoa through this agency. I took photos of all defects before moving in and they were listed on the walk-thru checklist. Upon leaving the rental, Beverly Realty gave me no portion of my security deposit back. I asked why and they said for the "scratches" on the hardwood floor... Which I had proof were there before me. She said my whole deposit would be used to replace the flooring. It should have been done before I moved in then. I wouldn't recommend renting through them unless you plan on losing all of your deposit. There's no use in taking her to court to spend the time and money to get a paltry $2k back. We rented from Beverly Realty for 2 years. They really helped us find a rental quickly and were great to work with. Anytime that we had an issue come up at the home they immediately got a professional over to fix it. They were very attentive and professional. We so loved our rental and were very sad to leave it, we took very good care of the home and worked hard to ensure it was as nice when we left it as when we arrived in it. The other reviews are correct. I rented a house in Carson City from them a few years back. First they accused me of having a sublet - because my retired father used to come over and hang out sometimes. Next they cited me for having "debris showing from the front yard) and it was actually the OWNER'S old fridge and washing machine that HE LEFT there after his latest update. Hell, it was there when I moved in and I was promised that it would be removed! It was NEVER removed and I had to argue with them continuously about what it was and who owned it. They also tried to CHARGE me for hauling it off and take it out of my cleaning deposit. It took a lot of arguing to get them to return what little they did - trying to charge me for things that had been done prior to my 7 months of renting. Customer service was piss poor, phone calls took 2-3 days to get returned. Promises about fixing things that were promised when I moved in never came to fruition. All and all a bunch of cheap, mean and ruthless landlords out to scam at every opportunity and blame the renter for everything including the cost of tea in China. Oh yeah, I was harrassed for not paying my rent - TWO DAYS BEFORE IT WAS DUE on the second month I was in. It was paid on the day it was due and I was scolded for not paying it BEFORE it was due - because they thought I might be cheating them. Seriously... If you are looking for rentals - stay clear. You will be treated like dirt, you will be lied to, and you will be cheated. If you are looking for rental management - beware - you will NOT have happy tenants and you will have problems. read more

I have never owned a home and have always been a renter. I live in Carson City and have rented through just about everyone. I've also worked in property management as well. I have NEVER been treated so good by a property management before!! Any time there was a problem, they were there within 48 hours to fix it. The ladies in the office were always super nice to me too! When I left, I made sure carpets were cleaned and the home was professionally cleaned and I got my entire deposit back. We were interested in renting an apartment Beverly Realty was representing/managing. I phoned on a Thursday and spoke with Mary. I asked if we would be able to view the apartment in the following couple of days, perhaps Saturday. She told me the unit is occupied and she would have to check with the tenant. She phoned me back and said that the only time we could view the property would be the following day, Friday, between 5 and 6 pm. We accepted. Mary told me the code to the gated community and what apartment I should go to. She sounded put out at the idea of having to attend a viewing and apparently decided she just wasn't going to do it. That evening we noticed a duplex for rent that Beverly Realty was representing/managing. The following day, Friday, I phoned and asked when we might be able to view the duplex. I did not mention that we are the family who will be viewing the other apartment today (the Friday in question). Mary again sounded put out and told me that their procedure is for interested parties to go to their office and fill out an application, or complete one online, and if we are approved to rent the unit, only then will they schedule a viewing. I asked Mary, "Well, ummm, why would we want to fill out an application for a rental if we don't even know if we will want it?" Mary's response: "Well why would I want to show you a rental if you might not qualify?" I apologized for wasting her time and hung up. read more

We contacted them with a couple of problems and questions and our concerns were handled promptly and resolved. Should have checked the Yelp reviews before dealing with this AWFUL "business". Terrible communication from them from the very beginning. We were told that we were accepted for a rental property went in, signed the lease, gave them a check for a deposit, and went home. We were called the next day and was told that all we had to do was come back in on move in day and pick up the keys by Tracy. An hour later I got a phone call from, as people call her on Yelp "Beverly the Witch" saying that she was demanding a doctors note as to WHY I need a service dog. That being illegal to even ask, I declined doing further business with them. Would I be able to ask for a doctors note as to why she's on the medication she's on?? No. I was told that in order to get a refund check for the deposit I would have to send her proof that it cleared from my bank. First of all, she shouldn't even have cashed my check before everything was finished with us. And then to say that I have to wait for $1500 to clear from my bank before I could get my own money back? Unacceptable. There were red flags from the beginning with these people.. They were rude, unprofessional, and had the worst communication I've ever seen between THEIR OWN EMPLOYEES. I've never ONCE rented a house or apartment where they didn't take a copy of identification to make sure I was who I said I was. We have rented from Beverly Realty a couple of times since 2002 and can honestly say Beverly and her staff, especially Liz and Jane, have always been courteous and professional. If there were any issues with the property, they were handled in a timely matter. We have always had our deposit refunded with no problems. All but one of the ladies that work here are extremely rude, treat you like a criminal, and judge you constantly. Constantly condescending with statements like "this isn't California" (I'm from Arizona but apparently they don't know that) and suggesting that I can't afford one thing or another (untrue, for the record, in any of the multiple situations they've suggested this). Tried to convince me that pets weren't allowed though they are (only reason I rented this place) and when provided contract as proof became aloof and tried to place stipulations on the pet (age) after the fact. I won't renew my contract with these "professionals". There are plenty of places for sale/rent in the area, one can do better than working with these..... witches. Beverly Realty gave us $504.75 out of $1275.00 from our deposit. Overcharged landscaping, plumbing repairs and cleaning. We moved out of 1357 Shadowridge Drive property on May 15, 2010. We had mowed the lawn before leaving the premises, Beverly Realty charged us $175.00 for landscaping and weeding out our deposit. Plumbing repairs they had written off a $65.00 plumbing bill, they deducted that bill from our security deposit and the garage was filthy, supposedly. Exaggerated cleaning charges stating that the property was filthy and. We knew there would be problems with Beverly Realty so we filmed the entire premises on a dvd camera recorder. The lawn had been mowed and it shows on the film, the premises looked very clean. Film is available upon request. Their reputation of not returning deposits to renters is well known throughout Carson City, Dayton and Gardnerville. I attempted to have this issue resolved with a lady name Liz at 775-782-7143 from Beverly Realty. I mentioned that I wanted to resolvethis before going to the Better Business Bureau and she became very agitated and said "don't threathen me" at least 5 times. I gave her my phone number so somebody would call me back, I am still waiting for the call. Awfully defensive don't you think. After thinking about it I am concerned that this is the way they deal with former and current tenants by acting as if they are being threathen with bodily harm. I work for a law enforecement agency for almost 6 years and I have never had a criminal or a victim of a crime act in this manner. They scare tenants into submission. Since they acted in such a manner i am submitting a complaint form to the Better Business Bureau (Claim # 11015198). They have an "F" rating at the Better Business Bureau. I will also check with the Nevada Attorney General's Office if they have any open complaints against them. Also the Board of Realtors. I don't expect to receive any money back so I have already written it off as a loss and a valuable learning experience. Also I know of a lady co-worker of my fiancee that she was given her full deposit back if she wouldn't file any legal charges against Beverly Realty because of mold in the rental property she lived in. read more

Stay away. Beverly Johnson is an awful human being. After acting as the property manager for four years while I rented my home out, she threw a temper tantrum when I indicated I was looking at other realtors to list the house for sale. She apparently felt she was entitled to the listing, despite letting the property deteriorate for four years. Honestly, when I saw the house I couldn't believe how it had been neglected. Weeds growing in the yard, nothing maintained, sprinkler system broken. I don't know what she did that qualified as property management other than collect checks. The kicker is that when I told her I was going to list with another agent she contacted the carpeting company I had met with. I had selected new carpeting and scheduled an installation and then found out two weeks later that Beverly called them and said if they wanted any business with her in the future they had to cancel my installation. Can you believe it? How petty and miserable this woman must be. Other reviews talk about how badly she treats her tenants. Well she is just as miserable to work with if you are an owner. read more

Beverly the owner is very difficult to communicate with and as a renter for two years she refused to replace or fix broken sinks and counters. If you complain of the conditions she uses profanity and tells you to move. After moving out she refuses to return you're deposit and charges cleaning costs even if the property was clean. Beverly realty is a slumlord who preys on elderly retired and young families that can't afford anything else. Don't rent from her.
