LaVon (Ms. Watkins) at Ma Willams is simply GREAT and THE BEST! She will listen to you and work with you towards achieving your dream! She knows everything there is to know about manufactured houses, and if it so happens that she does not have an answer to your question, she calls her contacts (engineers, title companies, etc.) and finds an answer for you right on the spot. She is also VERY nice and easy/fun to talk to. She will take a very good care of you! At least, that's been my experience with her! I recently purchased a vacant land, and I interacted with/consulted her often during my purchase process. As this was my first time to purchase a land, everything was new to me, and I was overwhelmed and completely lost with so many questions. LaVon guided me throughout the process. She explained everything there is to know about manufactured houses, from zoning and HOA regulations to land improvements required for a manufactured house, what are customizable/how long it takes to deliver a house, how a house is delivered to the property, etc. etc. LaVon also went beyond what she was supposed to do. For instance, when I had questions specific to the CCR/HOA of my property, she spent a good amount of time researching and also called her contacts (title company and engineers) to find answers to the questions I had. Buyer Beware .. when we went to to see the Manufactured homes at Ma Williams we well in love with a 4 bedroom 2 bathroom home , it took over a year to get what we wanted , we wanted our home to look just like the model home ! Nope that didn't happen, they didn't have the kitchen backsplash that was on the model or the bathroom tiles , we were very disappointed and frustrating. We had also ordered a premium appliance package and nope , we didn't get that either! They told use just to just get the basic package and once it was delivered we could turn around and sell the appliances ourselves and then we can go out and buy the ones we wanted ! Omg ! Finally we were told our house was ready for delivery, this was in April 2022 ! Nope that didn't happen either , we were told that someone dropped the ball and didn't notify the Highway Patrol so they could close the streets so our the trucks could deliver it ! And that it would have to go into storage until that issues were solved ! And that we had to pay for half of the storage fees !! I wanted to pull my hair out I was so upset!!! But what to do !! And finally our house was delivered in June ! Very happy and very excited that it had finally arrived. But still more waiting to do , house needed to be put together, drywall , wood floors , electrical work, septic, Ac , painting.. finally this February we're told we could move in we got our keys . Ma Williams was supposed to send someone to finish the inside , the house has cracks all over the place inside and outside , we couldn't lock our front door because the frame work leaned more to one side my husband had to fix that himself. Our main bathroom we still can't use it because it has broken and cracked tiles . We put little markers on all the issues that the house has and sent them to Ma Williams for awhile they said " yes we'll send someone to fix the existing issues ! That has not happened yet ! It's been over 2 months and we're tired of it . They've ignored our calls no calls us back anymore! After they got their share of the money they no longer communicate with us . If Yelp had provided an option with "no star", I would have given Ma Williams (MW) "no star". I paid $250 for unprofessional site visit and wasted 2 months of my time with MW team/process. This review may apply only to customers who plan to use their own construction loans and do manufactured or modular homes in San Diego (SD) area. After withdrawing this purchase with MW, I contacted a local manufactured home retailer in SD and told him my interest and the situation with MW. The local retailer did not hold any information and gave me his contractor's number and let me talk directly to his contractor. The contractor scheduled time with me to see the site without asking me any money. My recommendation to SD customers is to call local retailers first before going to MW. A process was quite confusing and WM team was uncooperative; however, I would try my best to tell you what happened in my situation. 2/15/21 I met with a sale person (Marie). She seemed nice but was programed not to tell much information. I told her what options I wanted for my modular project. Later, she sent me a couple brochures for modular units via email. However, if I asked further questions after that point, she could not tell me much but told me to put $1,000 as a good faith deposit and open an escrow. The deposit was refundable if I changed my mind. To make the process move forward, I sent a check to MW to open the escrow on 2/21/21. Also, she told me to have a site visit, a fee is $250-300 paid directly to an assigned contractor. 3/10/21 There was a lack of communication between MW finance manager (Jenean HW) and my bank. They both had their contact numbers, but they just did not get any good clarification what they needed, so the process did not move anywhere. I needed to follow up on both sides. After my follow-up, I noticed that my $1,000 check just got cashed (3/16/21), assuming the escrow was just opened. Marie gave me a sale order showing costs of modular and additional options. Then, a licensed contractor (Tom) got assigned to come to do the site visit. 3/25/21 Tom came to the site and just walked around the lot. He told me about general stuff like what would happen about the project. I asked how come he did not bring a measuring tape. He said he used his steps to measure the lot size (unprofessional!). Then, he used his walk to measure and said the unit width max should be 24'. He said he would provide a proposal of costs next week. According to Marie, Tom should be able to tell me what models will fit the location. I realized that the model I selected was too big for my lot. Next day, I sent a text to ask Tom to recommend some models. He confirmed to me a model size 26' 8"x 44' would fit my lot. However, I recalled that he said on the site that only up to 24'. I even asked him again. He replied, "I believe so!". I sent an email to Marie for the new model (26' 8" x 44') on 3/29/21. I was doubt about Tom's work, so I contacted Jenean to see other contractors for a second opinion. She gave me a list with 3 contractors and mentioned I would pay additional $250 per a site visit. It turned out none of them would accept projects in San Diego area. That meant the list was useless. I had not received estimated costs from Tom yet but Jenean jumped into a conclusion that I still shopped around for bids. She never asked for my feedback about the visit work, but she blamed me/the buyer (did not choose the contractor) when my bank asked for costs of the project. Instead of nicely trying to get numbers from the contractor and the manufacturer, Jenean fingered point at me saying the buyer had not made the decision on the unit (final options) or chosen the contractor. Definitely, she is not helpful and is a blamer. Then, I got Tom's proposal that had vague work description. The proposal was required my signature to accept the price. Why do I say unclear? Here is a sample; a retain wall = $xx,xxx no description of the dimension/size/type of the wall No surprise because he did not have a measuring tape. Also, if talking about using his steps to measure, he did not walk long enough to get a length of the wall. When I asked for more detail specification, he said ... it should be in a contract agreement. When I asked for the agreement, he said he could not give the specification due to pending engineer work. In my mind, it did not make sense. He could put how much in the proposal, but he could not tell what the price was for. Perhaps the contractor simply did not want to do this project. Anyway, Jenean said Tom worked with MW for multiple projects. Not sure if site visiting might be an easy way to make money. After I requested a refund for my deposit, Jenean turned to be a bit sweet saying "thank you for the opportunity to assist you with a home purchase". However, what I got out from her words was "Thank you for wasting your 2-month time with MW and paying $250 to our unprofessional contractor!" read more

We have just opened escrow on our new home. We went to every dealer from Hemet to El Cajon before we decided to partner with Ma Williams and it is a partnership, so choose wisely! Dennis Williams has taken more time letting me vent about my experience with other dealers than any person should have to! He is a true old school gentleman who never had one negative thing to say about his competitors. He has been so helpful and understanding. Tony, our sales representative has not had it easy with us. We are picky and know what we want. He has bent over backward to make sure all of our expectations have been managed and that we get the home we want, and he has done it all with a smile! Before we even decided to work with MW, their Finance Manager, Jenean, took the time to answer all of my questions. Lavon, another sales representative, with nothing to gain, answered questions we had when Tony was not available. Something that stands out with this company is how happy the people working there seem to be. You get the feeling the Williams family treats their employees very well and it shows! We visited Ma Williams manufactured homes a few weeks ago. Tim was the gentleman that helped us. He quoted us prices and provided us different plans. Recently a customer satisfaction company called us in regards to our experience there. We did state that we found another manufacturer home much cheaper with another company. We did tell them what prices and floor plans were provided to us etc. Today we got a follow up email email from Tim about their other prices and how they have more homes available than what is on the lot. Unfortunately we also got a reply to that email from Dennis Williams that was rather unpleasant and very unprofessional. It seems like the email was not intended for our eyes but nevertheless it arrived in our email. So based on the info on the web, i drove 1 hour and a half to get there, only to find out that they were CLOSED. Went to view homes and was very impressed by the "we'll take care of everything" offer. We wanted to proceed and run our financing app but were told we would need to put $500 down in escrow to run the application. This seemed odd to us and we decided to go with another company who did not have a deposit associated with running the application to begin the process. Tony checked in on us a week later even though our previous conversation had us scheduled to submit apps that same day. We honestly explained that we did not feel comfortable putting money in escrow simply to run our app. What happened next is why I'm writing this review. I received a very condescending and borderline angry email from Dennis at Ma Williams who had many things including this to say: "Let me also address the issue of the $500 deposit. We ask people to "step to the plate" -so to speak--so we can spend enough time to help them through this process. As Tony has said this money goes into an escrow account in your name and is not at risk. I characterize this "land home package" process as "holding hands" with Ma Williams as we proceed down this road together and hopefully finish our journey. You're at the right company to do this with but, in all candor, it's not a cake walk so putting the right pieces together is best for all concerned." After receiving this email, I knew we had made the right decision. We are now blessed with a wonderful home that suits us perfectly and we have purchased it from a company that was happy to receive our business, understanding of our needs, and coming from a place of serving instead of being burdened by the work they have to do with their clients. Unreasonable demands and threats, the deal came down to the wire and they made demands that weren't enumerated up front including calling me a liar regarding how a document was signed. I am on the final stretch of getting my home delivered to the site in April 2017 and hoping to be home by May/June. Site development has been the most challenging part of this project. New County requirements, a shortage of labor in the construction industry, and the most rain we have seen in California in decades have resulted in delays and additional costs. Nevertheless, Tony, Claudia, Kelly, and Jenean have always addressed all of my questions, concerns, have answered by many calls/emails promptly, and tried to do whatever they could to make the process better and help with what is mostly out of their control. Tony has been great. He has been upfront about every upgrade option and right on target on costs. He is honest, a hard worker, and is always available via phone, text or email. My husband and I had a fine experience through picking out layout to picking out the color of our walls. Once we got settled in about months later we noticed tearing from our faucet hose. We pulled it out and there were noticeable tearing on the hose. We called to have them fix it. They came and so called "fixed it" we still have the same issue with our faucet hose. Three months later still waiting for the faucet to be replaced! We've called several times either leaving messages, phone tags, and hearing them say we will fix it! The people who fix it does come from a 3rd party, but it is Ma Williams job to contact the 3rd party to fix whatever is under warranty! It's very frustrating. read more

We have encountered some very dry employees at other manufactured homes in the San Diego area but, Tony made us feel more then welcomed in Hemet. He was super informative, upfront, and honest. He definitely left a mark with me. I have been working with Tony on and off for over a couple months now. He gave me his personal cell phone number and will answer any question I have whenever and wherever he is. Some of the times, I even call when he is with his grandchildren and I can hear them playing in the background! You can be assured that every piece of information and advice that he has provided me with is priceless and crucial for the success of our project. Tony must have a friend at the factory because his response time regarding my questions is always answered less than twenty-four hours later. Lavon, who answered the phone, made it crystal clear in simple to understand terms. I made it clear I was not in the market to buy. I've been meaning to write this review since August because the whole situation really bothered me and today I found the time so I signed up for yelp. At first my sales person Marie was helpful, she answered all my questions via email and got back to me in a timely manner, however, as soon as we're werent approved for a construction loan I heard from the assistant and did not receive an email back from my last email sent to her. A little over two years ago my husband filed bankruptcy due to over whelming medical costs. Prior to going to Ma Williams we were approved for a home loan of $550,000 but decided that instead we wanted to buy a piece of land and put a manufactured home on the lot. Since my husbands credit has already taken a hit I was worried about applying for another loan through another bank because I didn't want any more strikes on the credit report (we had just applied elsewhere). Based on their experience, I asked both Marie and the finance lady if it was harder to get these types of loans or if we should be good since we've already been approved for a conventional loan. I asked them both and I asked more than once. Both said it shouldn't be a problem and that they are not harder to get so we went ahead and filled out an application. As you can probably already tell we did not get approved for this so called construction loan. Instead of Marie or even the finance lady calling us to let us know, they had the secretary call us. I found that a little unprofessional and when I asked her questions as to why she didn't have any answers for us. I eventually had to call the finance company directly and it honestly felt like they didn't know what was going on as well. I still don't understand how we weren't approved. We could make at least 100k on the sale of our condo and again, we were just approved for the conventional loan. Anyway, Normally if someone doesn't get approved for a loan businesses will try to help you and AT LEAST give you advice on what to do going forward so you can be approved in the future. They didn't even give us a timeline for a possibly future purchase date. Like, I would have liked to know so I could decide if I wanted to wait another year or just buy a conventional home. Ya know? Also, when I sent Marie an email explaining my dissatisfaction about her saying the loans aren't much different and that they weren't harder to get I never heard back. I guess she assumed that since she wouldn't be getting a sale from me that she didn't need to respond? Apparently she doesnt think about the future, I may have gone back. Now I will not go back because I really didn't like how the experience ended. Thankfully they make things super easy, are well organized and they handed out informative sheets on the whole process (3 stars for that and Marie's earlier correspondence ). I stopped by this past week to look at models and get an idea of how finishing touches are done. The models are beautiful, I was followed up with the representative I spoke with the following day. It was disappointing to learn that you guys cannot do modular homes when I would be buying land with a one time close loan (meaning the whole loan closes when we close on the land). I was told you can only do that with manufactured homes. I understand you may have your reasons for this, but your representative was still very nice when he told us this. read more

Our home was finished in May 2016. We moved into our home in June 2016 and couldn't be happier. Ma Williams staff was so helpful, especially Tony and Jenean, in getting us through the whole process. All of the warranty issues have been dealt with quickly and when convenient for us. Their prices are the best in the area for a quality home. A tip for future customers is to use 2 X 6 framing which allowed for minimal damage during transport. Our transporter was excellent the equipment used was amazing to watch. I bought new house about two years, the house is perfect I don't have any problems, but the process was terrible especial in the financial department they make a big mistakes the loan company give a low apr and the financial department no submit the correct papers on time always she absent a lot and is the only person make the process if she not going you need to wait and in the last minute when the house was installed the bank told me the interest up to 10.06 and told us not finance the porch and they want I pay $5,000 in cash , that ridiculous finally we fight and fixed the problem, but was a terrible experience, I don't recommend if you want to buy a house first find you bank if not you have a big heated read more

Basically if you lose your home in a fire, don't count on them to help you get into a new home quickly. MY aunt & disabled vet fiancé lost their home in a fire. It was my last fathers home and I was letting them stay there for free. I contacted MaWilliams to get a quote. At first they were great (LaVon was very helpful). However as it got closer all of these extra costs were thrown in that they forgot to tell me. (Told I was getting a free fire package but really it was a monetary discount that was used by a fee not disclosed originally, so the fire package wasn't free.) TWO months AFTER I signed a Purchase Order, their finance people chimed in that they needed more information. Apparently the documents I had send months back weren't enough and it only came to light because there a price increase coming up and I asked where we were at. Of course, a few days after I inquired, I was told all the items I needed. Items I could have been working on in the last TWO months. I of course, missed the deadline because after they finally got back to me I only had 7 business days. So, now I'm looking at another $5K for the price increases and delays in being constructed. Meanwhile, my aunt & fiancé are living between a hotel and their car. read more
