    RUN from this property as fast as you can! Dealing with this property has been exasperating! I can't believe how unbelievably unscrupulous they are. I had no choice but to submit a complaint to the TX Attorney General's Office because the property have actively chosen to avoid the numerous calls and emails I'd sent over the last 3 days (this issue started this past Friday, 3/7). Not only are they keeping the $1500+ move-in deposit, but they're also now demanding another $3500+ to dissolve the lease on the damaged apartment they wanted me to keep. I turned in my keys on Tuesday, 3/1. I haven't had access to the unit or the property since, but they feel it's appropriate to pay over $5k for a damaged apartment I never even moved into. Here is the letter I submitted to MAA Corporate as well (still haven't heard back from them either) - part 1: ******** Hello, I'm desperately trying to reach anyone that can help me with the on-going issues I'm having with the MAA Boulder Ridge property. I have been a resident at the Shoal Creek property in Bedford for nearly 2 years (I moved from TN to TX for work at that time). I was moved into a unit that I found out from the leasing agent had moved out the day before my move-in so nothing was cleaned, fixed, etc. when I moved in. I spent the first year having to pay out-of-pocket to repair issues I had submitted work orders for because the office refused to repair them (torn screen door, broken door knobs on all doors, holes in the walls/parts of the corners of the walls missing, damaged carpet/flooring, damaged cabinets in kitchen and both bathrooms, hundreds of cigarette butts painted over on the floor, stained walls). All the windows were broken in the unit, as well as the ceiling fans. The dishwasher and washing machine weren't connected properly so I had flooding in the kitchen for over a week, and I had water raining down in the guest bathroom because the condensation hose had been disconnected by the previous tenant (had 1/2" of water flooding the bathroom for over 2 weeks before maintenance finally agreed to help). I had to pay for a carpet steam cleaner to try and clean the stained and dirty carpet, and I had to pay for an industrial fan for the kitchen and guest bath to try to dry out the flooring (maintenance said they couldn't loan me one). This is just a short list of all the issues I've had to live with since I moved in. When my laundry room door (again, pre-existing damage from previous tenant and I had requested at least 6 times to have this fixed or replaced. A new door had been ordered in Oct 2024 but didn't arrive until Jan 2025) fell on me when I tried to open it, the current maintenance manager told me he was going to get this issue resolved. They sent a contractor who severly damaged the new door (broke it in several spots, drilled holes up and down both sides of the door, cracked the finish in several spots, didn't even cut straight lines) he installed it upside down. When I tried to open it that door fell on me too. I currently have a shower curtain hanging in that door frame. I worked with my leasing manager to try to end my lease early (I was scheduled through July 17, 2025) because I just couldn't take anymore of the damages in the apartment. I was basically told that I wouldn't be able to end my lease early but could transfer to a sister property and she suggested Boulder Ridge. Against my better judgement, I decided to call them, and they asked me to come tour an available after my workday (this occured on 2/28/25). By the time I reached them it was about 20 minutes before their office closed. Caitlyn was assigned to "help" me and show me the unit. It was getting dark early at that time (this is relevant because I wasn't able to see the damages clearly at the time). The moment we walked in the unit to the time we left was less than 7 minutes - she kept yawning and telling me how tired she was and that she was going on vacation the next day, so I felt rushed and pressured into leaving. She turned on the lights in each room and just stood by the front entrance yawning and continuously letting me know she was so tired. I did mention that the cabinet doors looked like they weren't hung correctly and that the guest bath was very dark and dingy, but she didn't say anything. When we left, the next door neighbor had left several bags of trash outside their door (this was friday, a non-trash valet pickup day), there were cigarette butts, popsicle sticks strewn in the breezeway, and a broken-down truck in the driveway next to the stairway entrance. I asked if she could give me a tour of the property - she drove us straight back to the office without saying a word. She handed me a quote and told me I could reach out to her colleague if I had any questions while she was on vacation. *Unfortunately, I'm not able to add the rest of the letter. Hope the pictures show the lack of concern for the resident.

The few times we've been here to tour, the ladies in the office have been fabulous (shoutout to Vanity!!) with answering all the questions and concerns. So, I know that in order to have beautiful appliances and an extraordinary living space you will pay extra for it. It's an understandable part of life, AND if you do love luxury and brand new, they just built a whole section of apartments!! There's garages you can rent as well ($90). The closets are fancy, the countertops are granite (I THINK that's what she said), the walls have hooks on the inside for hanging your tv... so many bells and whistles. There are also "regular" apartments and apartments with attached garages which we were very interested in the latter. We wanted our own parking space and the privacy of a garage sounds right up our alley. BUT like I said, if you want fancy things you've got to pay for the fancy things. And my husband and I decided we'd like to not spend all our paychecks just on our living situation, that we'd like to have extra for travel as well. Which is why we ended up deciding not to move here after all, as heartbreaking as it is. I found out there's also a mandatory $114/month on top of the base rent for valet trash, community fee, MAA connect (spectrum cable with premium channels) and high speed Internet. It's NOT an outrageous amount at all, that is about comparable to what we pay where we are now, it's just paid separately. Also, you'll pay water and sewage which is allocated and billed on the rent statement. I would move here in an instant if I were making what I was before COVID19 struck, but I'm not so we can't right now. However, I know that many people can and I strongly suggest you move here! It's a beautiful area!! Plenty of places to eat, things to do, we love Roanoke.

Everything in this building for the last 20years is filth that has not ever fully been cleaned properly- A REGULARLY SMELL OLD PET URINE I WAKE UP IN THE MIDDLE OF THE NIGHT AND CAN SMELL IT. I CAN SMELL IT WHEN I WALK IN THE DOOR, - along with my nasty neighbor - it's filth piled upon filth piled upon filth. They don't allow the maintenance guys any sort of budget to replace things like a normal replacement as needed, nope if they replace anything they're gonna dig it out of a dumpster or get it from restore off the sidewalk marked down to a dollar . I have found Living in the Roanoke area in established communities they are the most ghetto communities and pay over $2,000. I have a neighbor that smells like butt, burning rubber and a dumpster. He is the filthiest nastiest hoarder. You will feel nauseated and sick most of the time you live here because every vent is connected to every townhouse and apartments . Apartment 312 is a townhouse that is absolutely the filthiest stinkiest nastiest place you could ever live. You will be sick. I have broken out in sores on my body and eye pustules from smelling the nasty toxic smell. I've spent over $1000 in air filters and hotel atomizers. When you use a proper air quality device or app the air quality is so poor. It's considered red in a dangerous zone. The neighbors who are constantly noisy abrupt. When people pull in the garage, blaring their stereos for hours and they're stinky nasty smoke filled cars. - fills up your house . I literally have to park my car outside because the stench of my neighbor is so bad that it fills up my car. I have to leave regularly while I'm at work because of the neighbor noise that they they will not do anything about it so don't even think you will have have any sort of support to live peacefully. If you pay your rent on time you're quiet and you follow the rules you are of no consequence to them. They don't care. They just want people in here paying the rent. They don't care if they're illegals, filthy, drug users and sex offenders - the buildings fill with toxic orders, weed and you will not be able to get the smell out of your clothes out of your hair out of your bed. Its putrid and noisy constant subwoofers will shake your walls on a regular basis. They will do nothing about it. They don't care.. MAA also has a criminal history Indian owned and were fined at the beginning of this year 64 million for deceptive practices in Leasing, the charges were brought by the Department of Justice. YOU WILL BE PAYING THIS BILL. The maintenance guys are the only good thing and Jesse and a few of the employees. The manager is a complete idiot- think of the stupidest person you've ever met in your life, and then double it that would be Crystal Munoz the manager. She literally came in my apartment and told me to my face that weed odor does not linger. Even though Realestate has published billions in corporate losses with tens of thousands of commentaries on the damages done to property by stinky nasty people and weed smoke damage. Even the water comes out dirty. I can honestly say in every home I've ever lived in and owned, and the very few that I have leased. I am appalled at the air and the water quality in this community.

    Dishonest, Neglectful, and Unsafe -- Avoid at All Costs…read more Dry Creek Ranch Apartments was hands-down one of the worst rental experiences I've ever had. From day one, the management was dishonest. They told me I could park anywhere and "they don't tow," only to have my brand-new car towed a month later. Parking is already a challenge because some residents leave broken-down vehicles in visitor spots, making spaces scarce. The apartments themselves are poorly maintained. Every window had mold when I moved in, and the windows are so bad that they sweat and leak with the weather. Amenities are just as neglected. The hot tub is constantly closed due to poor maintenance, and grills are never properly stocked--don't expect propane to be available on a holiday weekend. Safety concerns are real. My car was broken into, and when I asked if anyone saw anything, the office blocked me from the community message board and provided zero assistance. The gate to the complex was broken for months, and when we asked for the 10th time, staff told us it "doesn't even do anything, it's just an illusion of safety" and that they were "trying to get it fixed." WHO SAYS THAT? The staff is rude, untruthful, and unapologetic. Pricing changes after you sign as if their promises mean nothing. This is not a community that values residents--just one that profits off misleading information. If you value honesty, safety, and basic maintenance, look elsewhere.
