    Great place to live!!! Treated AMAZING & Arleen is the BEST EVER!!!!!!!!! Great community, friendly neighbors! Couldn't ask for better!!!

Management expects residents to pay the…read morefull rent balance on time, including incorrect charges, and then wait months for those errors to be fixed. When I raised concerns, they argued against removing late fees, even though I should not have been charged extra fees in the first place. On top of that, residents are already paying high amenity fees, yet the coffee machine was broken for over six months before it was finally repaired. Trash service is also inconsistent and is skipped at times. Residents are not allowed to pay only the amount they actually owe, which forces us to pay the full ledger, even when it includes wrongful charges. I met with the apartment manager on March 11, 2026 about these ongoing issues. During that meeting, I was told I would not be credited back for the late fee, but I would be credited for the false insurance charges. As of today, March 25, 2026, those false insurance charges have still not been corrected, and the fee is now showing again for April. Despite the manager's rude response and refusal to credit the late fee, the promised correction has still not been made. Main issues I have experienced while living here: Poor management False insurance charges Constant back-and-forth to correct the rent ledger No key fob provided at move-in Late fees charged unfairly Maintenance marking work orders as completed when the work was not actually done Overall, this has been a very frustrating experience, and I hope the property improves its management and accountability in the future. I have all video and email reference if corporate does not contact me to resolve this issue be forced to contact the Fort Worth code Compliance Division. Please keep your false responses with no action!

From day one, the management was dishonest. They told me I could park anywhere and "they don't tow," only to have my brand-new car towed a month later. Parking is already a challenge because some residents leave broken-down vehicles in visitor spots, making spaces scarce. The apartments themselves are poorly maintained. Every window had mold when I moved in, and the windows are so bad that they sweat and leak with the weather. Amenities are just as neglected. The hot tub is constantly closed due to poor maintenance, and grills are never properly stocked--don't expect propane to be available on a holiday weekend. Safety concerns are real. My car was broken into, and when I asked if anyone saw anything, the office blocked me from the community message board and provided zero assistance. The gate to the complex was broken for months, and when we asked for the 10th time, staff told us it "doesn't even do anything, it's just an illusion of safety" and that they were "trying to get it fixed." WHO SAYS THAT? The staff is rude, untruthful, and unapologetic. Pricing changes after you sign as if their promises mean nothing. This is not a community that values residents--just one that profits off misleading information. If you value honesty, safety, and basic maintenance, look elsewhere.

Then we stopped at Olympus Waterford where we were met with a big smile by Chelsey in the leasing office. Chelsey's bubbly personality made us feel welcome as We asked our list of questions which she readily answered. She took us on a tour of the complex and an upstairs apartment which was modern and had everything that we were looking for. Then Chelsey walked us through the application processing process, answering all our questions as we went. She was very patient with us and our lack of computer skills. After we signed our lease she told us just to call if we had any questions or problems with the apartment. Whenever residents stop in the office Chelsey's addresses them by their name. She always is professional and makes you feel welcome. Over the last year Chelsey has been helpful answering questions and working with us to take care of our maintenance requests. We are very pleased with out apartment and the services we get at Olympus Waterford we would recommend the complex to anyone.

    To all current and future residents:…read more The short version: living here was generally fine. The move-out experience was not. Based on my experience, I would choose another apartment before renting here again. If you do rent here, get everything in writing--every conversation, every instruction, and every policy clarification. We lived here for three years. For most of that time we enjoyed living here, but during our last year the experience began to decline. Residents not picking up after their dogs became a persistent issue despite repeated emails from management, and the back gate seemed to be broken regularly. A few months before moving out, we asked to remove our garage. When we added it mid-lease, we had been told it could be removed at any time. This time we were told that policy had changed, but residents had never been notified. After speaking with management, they eventually agreed to remove it for our final two months as a courtesy. The biggest issue came during move-out. The move-out checklist instructed residents to retexture wall repairs. Wanting to do it correctly, my husband went to the leasing office and asked Ron exactly how the walls should be repaired. He was told to fill the holes, not sand them, and to run his finger across the repair to recreate the texture. My husband even asked if he needed a special texturing tool and was told no. After completing the repairs exactly as instructed, he requested a move-out inspection. Ron said there wasn't time to do one and didn't offer another appointment. A few weeks later we received a move-out bill for over $1,000, with roughly $900 for wall repairs. Danielle sent us the third-party contractor's invoice showing repairs for 90 holes. When I explained that we had followed Ron's instructions, we were told a different version of events. We were also told we hadn't used spackle, even though we had. The explanations continued to change. We were initially told move-out inspections were commonly provided. Later we were told they weren't required under the lease. The carpet charges also changed from being described as pet-related to being because the carpet was "damaged beyond repair" after three years of normal living. After several emails, management reduced the wall charges by 50% as a customer service gesture, which I appreciated. Even so, we were still left paying hundreds of dollars for repairs that were completed according to the instructions we were given. The most frustrating part wasn't receiving a bill--it was relying on verbal instructions from the leasing office only to have those conversations later denied. Ironically, if we had ignored the instructions we were given and simply filled and sanded the holes, our bill likely would have been much lower. My advice to anyone considering this property: if you have a conversation with the leasing office, send a follow-up email documenting it. If you ask for move-out instructions, get them in writing. A simple email could save you hundreds of dollars. Our three years living here were ultimately overshadowed by the move-out process, and that's why I cannot recommend renting here.

The only reason we stayed another year was because we lost track of our 60 day notice period. Where to begin? Upstairs neighbor had a miserable old dog cooped up on the third floor that would howl and bark incessantly from separation anxiety every time they left the unit. Darcy was condescending and tried to tell us maybe it was a different unit and we were hearing things wrong. Seriously? And if you invited them to observe as instructed, they were conveniently unavailable to come listen. Neighbors would then retaliate by jumping and stomping after the office would give them warnings about their dog. Dogs run this awful complex. Then I filed two noise complaints with police as instructed regarding the howling despite REALLY not wanting to do so and Grapevine PD did nothing (surprise!). Eventually they got a shock collar for their dog which resolved the issue (okay then lol?). Neighbors were a young couple that also had loud performative intercourse in the middle of the day. It was sooo gross. Not to mention the girl wore heels all day in the unit and stomped everywhere. Who does that? Fire alarms go off for 45 minutes at a time in the middle of the night. I'm talking 3 AM. Water in our building went out for days this summer for repairs. Couldn't shower. I had to call and inform them it was turned off in the first place because they had no idea. That or they lied to me and pretended to be unaware. They send daily emails to check your utility closet. It's actually comical. That was our favorite bit for a while. You need a phone app to get into your own apartment complex gate. Real safe while driving. And sometimes the app has an outage. Because FOBs were too expensive and annoying I guess? Seriously? Oh and a cleaning vendor broke our dryer hose and completely trashed our patio with lint. Then office told us tough luck and to replace it for $10 ourselves. It was more like $30, thanks and a waste of time for me to do one month before move out. Then they doubled back and said "we're coming to fix it" (3 WEEKS AFTER THE INCIDENT)! And they only offered because same thing happened to many other units who also complained. Girl you cannot seriously think we went without a dryer for 3 weeks! It was insulting. Then at move out they will ALWAYS rip up all your carpet and check underneath and charge you for small stains that otherwise pose no issue to the unit or the age of the carpet. Even when you have meticulously steam cleaned and even when the surface of our carpet was plush and pristine. You will get charged $400 minimum at move-out. Guaranteed. Please heed the many other reviews mentioning this. They did it to my partner at her last unit and I should have known better than to entertain living here. They pass on replacement costs to residents. it's their MO. Ron is a very nice man and I feel bad for the leasing agents they put alone upfront while Danielle and Darcy hide in the back like cowards. As a result, leasing agents position is a revolving door. I mean, we must have had 4-5 different agents in our 2 years here. I tried numerous times to talk in person and respectfully hash things out with management so we could get to the bottom of the howling dog for instance. I would see their face then be told, "Oh she just left." AFTER WE MADE EYE CONTACT! Lol. Crazy this complex gets away with what it does. It's a pig in lipstick. Insanely high rent prices for the worst living experience. They toe the line just right with their nefarious business practices. Much like HR for a company, remember they're not here for you.
