We moved in a year ago, it seemed like a nice place at the time, a very friendly, lovely Debbie showed us around so we thought we found the right place. Soon after we moved we realized that things were not what it appeared to be. Rules started changing. Children were not allowed to play outside, complaints, police were called. By then we met the rest of the office staff, the most unfriendly people I ever had the misfortune to meet. They don't crack a smile if their lives depended on it, except for Debbie, she is awesome. The new rules now, children can only play in the playground but they must not make noise. Are parents supposed to taped their mouths shut? You can only sit by the pool with swimming attire. No bathing suit, no sitting, oh and can't sit outside your apartment either, that's loitering. When you move out don't expect your deposit back, they will find a way to keep it. The rent increase is ridiculous, and apartments are not worth the rent. You can find cheaper and updated apartments with friendlier staff. We did!!! My experience at this apartment community was terrible from start to finish. Upon moving out, my movers pointed out heavy mildew and rust in the utility closet, which explains the constant musty smell I dealt with throughout my lease. The AC and water heater were severely corroded, and all the pipes were a disgusting rusty brown, indicating long-term neglect and poor maintenance. On top of that, I had multiple issues with the AC not working, often going for days without proper cooling before anything was done. Walkways were constantly full of trash, food, debris, and dog waste. Most residents do not pick up after their pets, and maintenance does nothing to address it. Broken sidewalks created hazards throughout the community. Many neighbors sit on their doorsteps smoking, so walking along the single sidewalk in the community exposes you to constant secondhand smoke. The community is technically gated, but many gates are broken, have holes, or are left open, making the "gated" aspect meaningless. There are no security cameras near the gates or mailboxes, leading to frequent package theft. Mail carriers will often leave packages and letters on the ground in front of mailboxes, and I ultimately had to get a PO box to ensure my deliveries would arrive safely. The units are outdated, the water quality is awful, and overall, the buildings are in rough shape, very thin walls, you can hear your neighbors watching tv. Most definitely an overpriced community. On top of that, the leasing staff is very misleading when providing information and just refer you to the corporate MAA if you have any problems. When the hurricane hit last year, management completely disappeared. They went silent for days and took an unreasonable amount of time to clear the property. The apartment across from me had a shattered window with large pieces of glass hanging over the walkway, which all residents had to pass by. Broken glass kept falling onto the sidewalk, it stayed that way for a month, putting everyone at risk. I would never recommend these apartments to anyone. Save yourself the stress, money, and health risks, and look elsewhere. read more

The apartment #518 was all-in-all decent. The cabinets were painted on the inside giving them a new look. The GE appliances worked and served their purpose. The toilets also served their purpose but were not Chair Height. (When I moved in a year ago, there were barnacles on the inside of the tank, just owing to the previous tenants not caring.) The carpets were probably new (Mar 2024). The location of the apartment was awful. 50 feet from US19. Traffic noise 24/7. You don't need an alarm clock since the increase in rush hour traffic will wake you us every day. Semi-trailer trucks, diesel trucks, rice burner motorcycles, modded out mufflers will become your nightmare!! One advantage of the unit, it does not get any sunshine except in the morning, therefore keeping the unit "cooler" in the summer. The Maintenance guys are FANTASTIC!! The office folk, no opinion due to the fact we had no reason to interact with them directly. We did send in a couple complaints about the upstairs tenant pertaining to the bouncing of balls and jumping off furniture during late hours of the evening, sometimes until midnight. We never used the pool, occasionally used the small exercise room. The complex has a 'gate'. There were MANY days that the gates were knocked off by cars either piggy backing or just ramming it. I believe the website mentions gated community however the feeling of security was not there every day. They should consider gates that do not break away forcing visitors to call who they are visiting to open the gate. The trash concern. There are tenants who will bring their garbage and PLACE it on the edge of the chute instead of throwing it down into the compactor. That leads the next tenant, when they open the door, to think "oh, its full, I will leave it here on the ground". Everyone then leaves their garbage on the ground. There were several times the area was covered in garbage bags leaving it for the maintenance guys to clean up. Offer to renew the lease ... plus $300 read more

The complex itself is dirty, outdated, pricey, noisy, unsafe. You'll most likely have a neighbor that causes some kind of issue to tarnish your quality of living. Parking is a mess. Overall it's considered the ghetto off US 19. I would highly recommend waiting for the new complex to finish being built next door before stepping foot past the front office here. read more

They do not fix anything. 2 years in a row they "fixed" my AC; Continous trips out to my unit for AC repairs. This year I decided a $400 a month electric bill is not acceptable, My AC was running nonstop. I had to contact the corporate office for them to finally replace the AC. Whoever is the head of maintenance has no concern for residents. Old appliances and repairs that don't fix the issue lead to high electric bills. This is also an inconvenience to the residents as we must put in repair requests and be home for the repairs. I guess they don't want their maintenance guys standing around doing nothing. Entrance gate that is broken weekly, no exaggeration, drive by and you will see at least one arm broken, either entrance or exit. The name change us not going to make things better. Park Crest or MAA, still is now like living in the projects but paying top dollar. read more

For your own health and sanity, DO NOT sign a lease with these scam artists. This is easily the most poorly managed property I have ever stayed at, and on top of that they have the audacity to squeeze every last penny out of their residents. Let's address the laundry list of issues that have taken place over the course of my residency at MAA: First and foremost, if you are even a single day late on rent they will charge an un-waivable $75 fee. This is obviously an exorbitant expense for being late by a single day, so you might be thinking that it could be waived under certain circumstances. But you would be wrong! Despite being a resident for nearly two years at MAA with no issues, I was informed that after missing rent by a single day I would be forced to pay the fee. Absolutely unacceptable behavior by any property owner, but I suspect a more nefarious reason for such a ridiculous fee. By charging so much for late rent, the property owners no doubt hope that this will lead to the resident being short on rent next month too, allowing them to collect even more fees. Now you might be thinking at this point, "Well maybe the quality of the property and management justifies higher expenses." And again, you would be wrong! The property claims to offer pest management as part of the overall cost of rent, but what that actually means is they will occasionally come spray the entryway and do literally nothing else. We have had a nest of roaches living behind the rotted and peeling area behind our sink for months. We informed management immediately, and they have done nothing about it. Again, I urge you to stay away from this property by all means. In addition, on move-in day we noticed a cracked tile in the kitchen and were assured that it would be repaired immediately. Nonetheless, we noted it on the move-in sheet as something that was broken prior to our residency. Nearly two years later, the tile is still cracked to the point that my 10-month-old can pick up small pieces of the tile (very hazardous)! We have submitted numerous maintenance requests which were not only ignored, but we were later informed that the office had no record of the tile at move in. I cannot emphasize enough how poorly managed this community is. Finally, after a few months of living here we noticed that our food was spoiling early. We took the fridge and freezer temperature and discovered that they were a few degrees over the required range. When maintenance came to "fix it," they did very little before letting us know that we would just have to deal with it. Our garbage disposal malfunctions and has difficulty actually disposing of food. Maintenance let us know that we should "take it easy" on it and just not put as much food down the disposal. Need I remind you that this is the same apartment with roaches living in the kitchen, which would happily get into any food we try to throw away. It is apparent to me that MAA cares about nothing except turning a quick profit at the expense of their residents. They continue to raise the rent each year and charge excessive late fees, all while taking shortcuts and refusing to cover necessary expenses that would be expected of any property owner (garbage disposal, fridge, etc). I did not want to leave this review, I try to be a reasonable and understanding person. But these people have driven me to my limit, and unless you want to endure the same, stay far, far away from MAA at Palm Harbor. read more

We had a problem with the identification check with the credit/criminal vendor they use and their leasing agent was more than happy to keep our money and deny our application rather than find a solution and help us solve the issue. The ladies at the office here are absolute nightmares to deal with. They lie about the units being provided. They are not helpful when you call. They usually hang up on you. I had issues with my AC for 2 years and my bill was over $400 for electric in a 2-bedroom apartment. RUN FAR AWAY. These people are awful. read more

And we are extremely disappointed in the lack of actions this place took to assist us and make things right. I didn't even go into the details of how Our A/C started to leak and when i called to set up they said someone would be over. Well the water overflowed, the censor shut off was broke so it just kept running. Leaked into the master closet the night before and we hadn't noticed it in time and every where was soaking wet. They never came out till the next day.. left us with soggy carpet and told me the air dryer was being used in another apartment and he'll get it to me later. Never did come. Not to mention when i called to complain about it not being fixed the day i found it, the manager informed me that "he's really busy this time of year with everyone's A/C"- well hire more help. But that is no excuse. The fact I've stated all these issues and all this place can say is "we're disappointed" speaks volumes on your customer service. No wonder there's only 1 good review on this complex and the rest and just as upset as me. I'll make sure to post the same reviews on all other sites so more then just yelp people will be informed of the misery we are going through. Also we went into the office and got my copy of profs my complaints from the walk through on move in date. I wrote down an entire sheet of things i was promised would be fixed and dealt with. A year and half later. Nothing was ever done about 85% of the issues. The water damages were also reported. Of course they just grew and got bigger and became unlivable and finally was able to see water flooding in and not just the aftermath on the walls and wood. My family and I have been residents at Parkcrest at Innisbrook since the summer of 2019. We have been renting a 3 bedroom unit during that time, and were planning to renew our lease again this year. We have always paid our rent on time, and have not ever missed a payment, even when things were shut down because of Covid. We received our renewal offer on March 1st, stating that if we chose to renew, our rent would be raised by about $500. The letter said we had until March 3rd to renew, or give 60 day notice of leaving. I called the office to request additional time, as that was not sufficient notice. They have given us two weeks to make a decision, however that is still very minimal considering the huge rent increase. I emailed the property manager to ask if we could negotiate the rent increase, as we would like to continue living here, and I did not get a reply from her. In addition, we have had problems with pot smoking neighbors that took months to resolve. I reported them continuously to the manager, and also to the Pinellas County Sherriff's Office, and the after hours security that patrols our complex. I was informed at that time by the manager, that there were limited actions they could take because of Covid regarding evicting tenants. These particular tenants finally moved out last fall, but we have been having issues with other nearby tenants, one of whom has been seen smoking pot under my son's window on more than one occasion, and was also seen smoking right outside of his apartment door. I am very disappointed with the fact that no consideration is being given to our rental history here. I would think that it would be important to this company to retain good tenants who keep their unit in good shape, and pay on time. It appears that is not the case. This kind of rent increase is unethical and just not okay. I would not recommend coming here. read more

We lived at Parkcrest, now MAA Palm Harbor from 2014 to 2023. It was a nightmare for years, until we decided to finally move north. We lived in 615 facing US 19. In that time, there were 18 different tenants that moved in and out upstairs from ust. I kid you not. The maintenance supervisor James, is as useless as they come. Hides by the garages by us in his golf cart during the day. 2 of the 3 other maintenance guys are great. 3rd one appears high most of the time. Put new tubs in above us, knowing the water heater was broken, which flooded us downstairs. Maintenance supervisor knew this, but turned on the water heater anyway. This is what you deal with. The manager, Nicole is the absolute worst person I've met ever. Extremely rude on the the phone, challenges you at every turn. Save yourself the heartache and look elsewhere. They give you a base rent, then tell you you pay extra for water, internet is automatically 88.00 a moth. There is no way of not paying that, then you have a community fee, not sure why that is. So on top of base rent add 240.00 or so. Every year they raise the rent average 200.00. There is no negotiation. And for what? After she saw my review both here and on facebook, she called me again and asked me to take it down and they would forget the bill. I took down the facebook review but left this one for everyone to see. They were still going to try and charge me if I had never posted a review to publicly show how dishonest they are. We have lived here for 2 years and have had zero complaints. Any maintenance issues are always taken care of quickly. The office staff have always been very helpful and nice. These are not luxury apartments. Overpriced and dog poop all over the property common areas. You can hear through the walls and lots of people have pets that bark all the time. It's a gated community, however the gates are often wide open and anyone can and does come in. My neighbor had a bike stolen within the first 2 weeks of moving in to Parkcrest. They are raising my rent to $1,000 for an additional 9 days of rent, since I wasn't able to give 60 day notice due to Coronavirus uncertainty. I haven't lived in an apartment complex for years, but this place is overrated. I pay way too much. They pressed me to resign my lease 90 days before it was due and gave me 30 day to think on it. I am a busy executive. I didn't have time to look for a new place. Lucky them. No reprieve on the Covid, either, they still upped the rent and took away amenities. They should be ashamed of themselves considering other complexes are giving payment holidays...someone should call the housing authority on them. At one time this was a lovely place to live. Then they had to show they were full of renters and started to rent to anyone and I mean anyone off the street. Some didn't pay their rent and left in the middle of the night, parties all the time, mess everywhere. This place used to be taken care of with a good staff. It is too bad money has to get in the way. It was sold to who ever and went down hill. We left with hopes things would change but looks like others are still miserable. I lived an Park Crest for 2 years in 2 different apartments (1 bedroom and then a 3 bedroom). The staff was great. They were also very helpful during my move out process. The staff was wonderful. I would not recommend anyone to move here. I've lived here almost 2 years. It was ok, but over priced the first year. They have recently let the Sober Living America organization rent out like 8 apartments and there are about 8 men who are recovering drug and alcohol addicts in each apartment. MANY residents are upset and the office does not care. There are random men with backpacks walking the property at all hours of the night. I'm sure most of them are not background checked .The office assured me only 3 people are on the lease behind and above me even though I see 10 to 20 men coming and going at all hours of the day. Many residents have told them there are way too many men in each apartment and the organization is lying, but they don't care. None of us feel safe, but they refuse to let us out of our lease. Do not move here! Also, we've already witnessed drug activity so they aren't all sober. They won't tell you this when you come to walk through an apartment, but there ARE SO MANY RANDOM MEN WITH BACKPACKS walking around I guarantee you see one while you're here.
