Most crooked, double standard and untrustworthy agency I experienced in my life. They took me in saying that even though PODS were not permitted in the facility, they would allow it. When I moved out, the same lady told me I could not have PODS and all of the sudden NOW the rules apply when before, because they wanted me as a customer, they had no problem. She said "the person who told me that" was wrong, BUT THAT PERSON WAS HER!!!! WENDY IS HER NAME! Also, nowhere else in my life I had SO MANY order requests to replace/fix stuff in a short period of time (11 months). They gave me 11 month lease instead of 12 knowing I had a kid and I would have to stay 1 extra month because of school. For the month-to-month plan they wanted me to pay an extra $800, yes $800 dollars on top of my rent. Nowhere I went in my life I had to sign a ridiculous 11 month!! 11 month!!! rent! The garbage is not picked up, and you have to pay extra for it and yet they don't have VIP . You have to walk all the way to the dumpster which is always full and most of the time you have to leave your bags outside of the dumpster. Cockroaches climb onto your bin so you bring them home. I had one chance of having my rent delayed for one day because my paycheck will fall on an odd day and all of the sudden they charged me $150 for "late payment". When I asked why now they charged late rent after 1 day instead of 3 like before, they wouldn't waive the charge. Every weekend I've seen people moving away from here. Wonder why? When I moved out they made up phony charges such as a broken stove (which was only dirty) and charged me 275 dollars for it so they won't give me the deposit money. FRAUDULENT AT BEST! DO NOT APPLY HERE!!! It's been about a month now and my roommate and I still have yet to receive our application fees back (we were told this would not be an issue). Not only is their application fee RIDICULOUSLY HIGH at $89, we are out $178 because two of us applied!!!! When I try to reach out, about 75% of the time I am sent to voicemail and NEVER ONCE have I received a call back. On the other 25% that I finally get into contact with someone, I keep having to re-explain my situation that i'm waiting to receive my check. All they keep saying is "it's on its way." At this point, it's almost laughable that they're holding my $178 hostage. My advice, DONT APPLY HERE UNLESS YOU'RE 10000000% SURE YOU'RE GOING TO GET APPROVED. Also, if you do end up applying for a place here, be weary because if they're only being 25% responsive to future tenants (we were going to reapply at a later date), I can't imagine how terribly unresponsive they are to their existing tenants. read more

We have lived here now for four years. We moved to the area because we wanted our daughter to go to the 'A' schools. Which turned out to have a pretty big drug problem. And the apartments aren't any exception. We regularly smell weed permeating through the apartment from other units. We've had someone attempt to break in and we had to call the office multiple times to get the door handle fixed. Another night police were searching for a fugitive. And still yet a man with mental illness was knocking on doors asking to be Baker Acted. In the past 4 years, we've made arrangements for late payment of rent twice. Once while our pay schedule was adjusting and the second when we missed work due to the world shutting down for Covid. Since then, we have have paid our rent early. And this month was no exception. We miscalculated the extra fees such as our water bill, so there was a $30 balance. The office swears they had a person named Cathy put a letter on our door. I checked our ring camera and that never happened. I never got a letter. Now they are charging us $150 late fee for a $30 water bill! And after several email correspondences refuse to take it off our account. The amenities are nice and we love our church community. The bunnies I see in the gardens make me happy. These are the reasons it's not a one star. If you want something fixed in the apartment you'll need to call at least 5 times. The first 3 are so that they will actually do something like clean out a filter. And the other 2-4 times so they will actually fix the problem. read more

To whom it may concern: After a week there is still no Resolution regarding this matter below, the Assistant management wrote report but we still have no Resolution on how they will handle this matter, very unprofessional and sloppy, please read story below. On 7/16/2019 Mr. Calabria from W07-202 placed a work order for his oven burners, when he arrived home later that night his front door was wide open with our key inside of the lock. He said that he initially thought our maintenance team was inside but when he got upstairs he realized no one was there and then he became panicked because he was worried his dog had escaped. Luckily his dog was still inside and nothing was stolen. The resident is understandably extremely upset. He stated that he has been unhappy with our maintenance in the past but this was just too much to take. He said that he doesn't feel safe anymore in his home being that anyone could have entered and stole his items and/or someone could have taken the key having access to his home. I spoke with Pedro who completed the work order and he stated that he was completing the work order and went to his golf cart to get the actual work order paperwork and forgot to secure the home and take the key. Pedro went to Gregory's home to apologize but he was not there at the time. Mr. Calabria is furious and wants Pedro to be terminated. I explained that I've worked here for 7 years and I've never heard of this happening before and apologized for what happened and explained that he has every right to be upset. He stated that he wants Pedro terminated as he doesn't feel safe inside of his home anymore. Mr. Calabria said that he wants action taken. Lived here for five years. Blinds in bedroom broke from holder due to wear and they replaced them and charged 85 dollars without disclosing charge ahead of time. After replacing them we recieved two emails stating we owed 85 dollars within 3 days or would be charged an additional 235 dollars. Notes our door and messages on our resident account. They have replaced them in the past at no charge. It had not been 24 hours after replacing before being badgered for monies with no pre diclosure of cost. If a company is going to change how they operate they should pre disclose, you should not be badgered within 24 hours. I could have replaced them myself cheaper than 85 dollars. read more

We travel full time using short term rentals thru a company called Landings. Landings has been great to work with and their local rep (Colby) is fantastic. The apartment itself is nice enough and fairly up to date using smart home tech. We've lost air conditioning three times in as many weeks. Lansbrook's maintenance has been relatively prompt but cannot seem to get it fixed for the longterm. We also requested a trash can for our valet trash three times, going to their office. We were told they'd put in a work order. They never provided the can. Our local Landings rep brought us one. Also, their fitness center is filthy. Carpets are stained, baseboards and walls are filthy. The exercise balls and yoga mats are nasty. The machines are adequate but need some attention. They need to shut the fitness center down for about a week to do deep cleaning. Overall the property is pretty clean and well kept, or at least the section we are in. This is probably closer to a 2 1/2 stars. read more

Plain and simple, as an apartment i like living here. Everyone is super nice and they attend to any maintenance repairs promptly.. BUT THE PARKING IS TERRIBLE AND NOT WORTH LIVING HERE. Had i known this before i would not have moved in. It's very disappointing Bc i really did think that this was going to be a place i would live for a few years. If I could give them no star , I absolutely would. This place has been terrible from the time we signed our lease. For starters I was told by (Wendy) I could move with pods and when the delivery date came I was sent an email by Wendy saying that I could not have pods deliver my belongings and that she would have them towed at my expense. My dryer doesn't work well my electric bills are extremely high because of it. The laundry closet doors continues to fall of, I have requested to have them fixed numerous times they just patch the problem, never fix it so it falls again. Every time there is an issue we receive threatening emails from Wendy , always threatening to tow and holding us accountable by instilling fear, however there is a total double standard. Now our fob keys have not worked in over a month. We CANT use any of the amenities that we pay for. They have no date as to when this will be resolved and no temporary solution either. I have been to the office 3 times and have been told they will call the company and give me a call back with an update. I have yet to receive a call or email from anyone. I have a leak right in front of my door that has caused mold in the walkway. I emailed about that last week and still not a single person has reached out to me to follow up. I'm conclusion this community is definitely not what it seems and I am glad my daughter graduates this year so that I can move. read more

Great grounds, maintenance and office folks, however, this is a big corporate operation that lacks tenant care and attention. With almost 700 units, don't expect fair and reasonable service when it comes to rent increases and unintentional late rent payments ($150 late fee?). Our rent increased over 5% in 8 months, and our debit card was hacked, so our automatic rent payment didn't go through. Instead of someone saying "Hey, we noticed your card didn't work. Did something happen, and is there another pay option we could use until you you get your new card?," we were hit with a $150 late fee. When I questioned it, I was told they can't hire more people to manage these sorts of things, their policy is in-line with the Fair Housing Act, and they don't want to assume liability. Their policies are in place for the exceptions and not the majority of folks. read more

Very Unprofessional Management. We had a Tour scheduled for 10 am today. Reached there on time and the lady there outright said they don't have any model homes to show, and told us to look for the floor plans of the website. They expect me to sign the lease first and then they would give me the walkthrough. No help what so ever. Absolutely the worst rental experience I have ever had...the office is disorganized, unprofessional and lacks accountability. They have fraudulently sent me to collections for unpaid rent (which I clearly paid), refused to provide pest control (or just frankly lied about it), and fraudulently added "administrative charges" to my rent for fees they originally said were waived. Bought a house and gave the required 60 day notice. Then they say I have to pay until the 5th. An extra 5 days rent after the 60 days. This is bad business. I could leave before the 1st so they could rent it out on the 1st. But they won't budge. I wouldn't recommend this management company ever. Hotel California. Its not what it was and Ive been here for a few years. We used to have security here and now we don't. Ive have two different sets of people that have moved in with adjoining walls and they clearly don't care what time they play there loud music. This can go on till the middle of the night all week long. Ive reached out to the staff just to ask them to help and ask the renters to turn it down. The first three times I left messages or emailed I got no response from them. The fourth time I physically went to the office and I was given a piece of paper and told I have to document when and how long the noise goes on and if Id be willing to go to court to testify etc. My fear of doing that is that whoever these folks are in the adjoining apartments that they will retaliate. The staff really doesn't want to deal with it I assume. I feel like Im left on my own and I just have to live with it which I have for 7 months. Dog poo has become a problem and its everywhere. Most of the renters at least have one and many two dogs each some have 3 even though you're not supposed to. Even though the friendly signs say please pick up after your pet someone will just leave there dog poops there. The staff needs to enforce the standards because their silence on these issues is creating an environment that I don't want to live in. Parking also has become a real problem especially if you're coming back from work after 5:00. read more

The absolute best and smoothest experience of my life! I'm 19 years old and just recently moved into my beautiful 1b 1bath apartment with my boyfriend. I lived at Lansbrook Village, Hampton apartments for 2 years. During my time there, I throughly enjoyed the grounds and amenities. As for the apartment itself, it was constantly noisy from either an A/C unit being on all the time, as well as the noise from the apartment above (sliding glass door is being slid on old tracks that make grinding sounds) in addition to the neighbors being unthoughtful with their dogs barking and howling. The A/C units right next to the lanai makes the essentially unusable. My overall low rating for Lansbrook is based on them wanting to charge me $50 for a garage remote control after I had turned it in on my last day of the lease with my keys. The lease did not show the device as non refundable but nevertheless they just kept hounding me to pay this with threats of going to collections, even though I repeatedly contested the charges, all for a $50 remote control. Lansbrook is all about the grounds, not the tenants. Shame on you Carroll management. read more
