We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.

Camp store has limited days and hours of operation so have what you need for your stay or plan accordingly. Plenty of shopping and restaurants just across the bridge. Marina is closed and not sure if it will be open this season as it has been used for a staging area for the new bridge that's been completed. This is an older campground so doesn't offer Wi-Fi but our Verizon phones and hotspot worked fine. Our view was amazing and helped to get through the winter months! We will stay here again!!

It was actually the weekend of the Summer Solstice...so you know, the LONGEST day of the year. I think it got dark at like 9:15 (sun 'officially' set somewhere around 8:45 or so), and these douches want you to be done fishing, cleaned up, and out the damn door by 8pm!? I love this spot for the fishing. It's only an hour south of DC, but the Potomac gets to maybe 50' deep at parts (maybe more?) and it's close enough to the Chesapeake Bay that the water is brackish (high salinity level i.e. ocean fish i.e. EDIBLE fish i.e. REALLY EFFIN BIG fish are up in there. Last Friday (June 19)I was in my canoe (prolly not a good idea with all the waves and currents and stuff...my buddy's $13k pontoon party boat couldn't hack the waves there on a windy day) fishing for rockfish, bluefish, croakers, spot, spanish mackerel, flounder, and sea trout. I actually caught nothing but a shit-ton of white perch which are good only for bait. I was right around the corner from the Aqua Land Marina, beside the power plant's release gate that was making a 50' current of dead fish (the shad/herring run ended recently so there was a ton of dead fish being sucked into the current and flowed straight out). This was naturally a great place to park and try to scoop up the big boys that would invariably be parked on the outskirts, getting their fill on fish flesh. I heard something massive break the water and turned to see what looked like a shark about 40' off the shore. Being 20' off the shore, I wanted to believe that it WASN'T a shark and was only a log or something. So I just ignored it. Heart was pumpin' though. About 20 minutes later I heard it again and turned to see what looked like a 5lb fish jumping out of the water (this usually means something bigger is chasing it to the surface, trying to eat it, thus referred to as a breaking fish). Then I saw what was chasing it. The dorsal fin was sticking out of the water (maybe a 10-16" tall) and there was about 4' of exposed back. Couldn't see the tail or the head. That was definitely a shark. Most likely in the 6'-7' range. I immediately paddled to the shore, dragging both the anchors, and started freaking out. I had to paddle back to the boat ramp and this guy is now 30' offshore, in 6' flats (that's a very shallow place) that extend all the way back to my truck. In short, I'm in his eating zone and my canoe is anything but stable with all the shit I've got in it. You may not have guessed it, but I ended up surviving. Got back with nary the further incident. I didn't see him again, but I know where to find him. I went up to Bass Pros near BWI Airport and bought gear that could withstand a battle with a shark. I will be buying a real boat really soon and then it's on. I am Ahab. Or at least Roy Schneider. And I'm gonna make that sonofabitch smile. Yeah, so after researching the possibilities of sharks on the Potomac, it's most likely that it was a nurse shark (which supposedly are docile, but google a picture of one, they're hella scary looking) or a spiny dogfish (which I've actually caught before) that really doesn't pose much of a real risk. However, in 1975 I think, commercial crabbers around the exact place on the Potomac I was at, netted 5 bull sharks accidentally. Bull sharks are one of the 5-10 sharks in the world that do NOT let go when they 'accidentally' bite a human. Most sharks hate pink meat. Bull sharks love it. And they're as aggressive as a trailer-park kid on meth. This is why I got back to the truck, exhausted/sunburnt, all late and stuff. Luckily, after being locked in, someone who has a slip there was leaving and let me out. The rates are good (like $8 to launch), there's a small store with beer, maybe bait, tackle, limited snacks, and strange hours of operation. I think they sell gas there too. People shore fish to some level of luck (mostly catfish, which I do eat out there, they are fine). There is also a campground attached and it looks aight. One caveat, MD State Police have a station there and they will eyefuck you from a distance when you're drinking on your boat and/or trying to dock on the chincy little dock. So be careful.

The next message included a THIRD request for proof of insurance that was in actuality the FIRST request. The same insurance that they have on file with the same policy number for YEARS....so more load on the customer for some unknown reason... If you are deciding between 2 spots - do not go here...there is zero wifi/cell service, and the staff is now rude and entitled. Go to a good place where the store is stocked, bathrooms are clean and they actually upkeep the facility or maybe invest in things to make it easier to have a FUN experience like a real billing system.

The building and docks are well lit and the staff is awesome! The have the boat hotel for people that want to store their boats out of the water and not in a slip which is what we do. The thing that keeps me coming to this marina is the absolute convenience that the staff affords us boaters, since I keep our boat in the "Boatel" I can call down and ask them to put my boat out and they will gas it up if requested. This saves me time and makes for an incredibly enjoyable time on the water. There are dry docks for also cleaning your boat. In all honesty this marina is what probably keeps me living in the area, I have wanted to move out of Stafford but when I tour other marinas I am not impressed with them. Hope Springs has spoiled me in terms of what they do at the marina. Also there is an onsite repair shop called affordable outdoors, they sell boats and repair boats. The also handle my winterization and de-winterization for me and any repairs I might need. It makes it a lot of fun when you can show up and hop In your boat and go! **Avoid Aquia Bay Marina - Terrible Service**…read more Do NOT get any work done at Aquia Bay Marina. You'd honestly get better results by watching YouTube and doing the work yourself. I took my boat in for engine repairs, and after spending $15,000 and only getting about 3 hours of use, the engine blew, and water leaked into the boat. When I asked them why, their explanation was shocking. They claimed they had to drill new holes into the engine block just to make the parts fit. They also couldn't get the engine timing straight, which is a critical part of any engine repair. On top of that, they used a sledgehammer on the shafts to loosen parts, which is just unacceptable and unprofessional. To top it off they never tested their work and refused to work with us when we brought it back. Stay far away from this place if you value your boat and your money!

And you can't get in to this marina without a key. The marina is great for kayak, canoe, paddleboard, not big boats. It's buggy there. No walking trails that I saw. Of the two times I've launched my paddleboard, one time was nice, the other time the current was fast enough that it kept spinning my paddleboard around, so I couldn't get anywhere. But I think it's probably usually calmer than that. There are no concessions or bathrooms. And that's the reason I won't get a pass next year.
