I've lived here for almost a year and a half, and I think I can say with some certainty that is easily one of the nicest places I've lived in. The thing that drew me to live in this community was the proximity to my work. I often ride my bike to my job because I live literally right next to it. It is extraordinarily convenient. The other great thing about the location is it is right next to the biggest park in Memphis, Shelby Farms. It has great access to the Green line -- Memphis's super long bike trail. It is only a block away from the entrance to the freeway for all other trips and hence is pretty much the most convenient place to live in East Memphis. Additionally, if you are concerned for congestion or high traffic due to the proximity to the freeway, don't worry. Madison is located in a cove that is isolated from the freeway and has a lane all of its own to access the freeway on ramp. If you are a student at the University of Memphis and are looking for a place that is in the suburbs but close to school look no further than the Madison. It is only ~10-15 minutes away depending on traffic. You have access to three different grocery stores all within a 10 minute drive or less -- Kroger Kirby, Kroger Mendenhall, and Whole Foods Poplar. Location: 5/5 Unbeatable! The amenities are typical for an apartment. Not superb, but more than adequate. When I moved in all my appliances were new. Compared to most other apartments in Memphis this is great. Many of the others I visited had old, highly used appliances.I assume that the management has continued this practice. The complex has a very adequate gym, a pool, and a laundry room for those who do not wish to purchase a washer and dryer. I use the laundry room and find it quite adequate. The only issue I have is the card system that they use. I am sure most of the other Fogelman properties also use this rather than the coin op that I have been used to seeing in other cities. The office is open from 8 to 6 everyday except Sundays. The only issue is parking. There are not enough spots in the community due to residents having multiple cars but only registering one with the office. Management has tried to remedy this using parking stickers, but with no enforcement of the stickers repeat offenders continue to occupy spots indefinitely. Causing working residents to have to park elsewhere. Amenities: 4.5/5 The management staff are nice and polite. They are prompt with service and are good at coordinating events within the community. My only wish is that the office was open later, but it is not an enormous issue. Management: 4/5 Madison is a bit pricier than most options in Midtown, but I think the value is what you are paying for in this community. Value: 3/5 The people who live here are varied. There are some rabble rousers who cause problems by playing music loudly at all hours of the night, but ultimately these individuals move out. For the most part the people here are your typical blend of apartment residents: students, adults, families, and single professionals. You won't get the highly polarized single professional crowd as you would downtown on South Main, but you're also not paying over $1000/month. The walls aren't especially thin either like they are in many apartments on South Main. I can just barely make out the sound of my neighbors having sex even when it's dead quiet. That might be a little too much information, but, honestly, isn't that really the only reason people care about thin walls? It makes sense to use that as a metric to describe the apartment quality. Let's just call them sex-resistant walls. Someone had to say it. You're welcome. Community: 3/5 Overall the Madison at Humphreys is a great place to live. If you are looking for a nice place in the suburbs where it is relatively safe to go outside to run at the dead of night, I strongly recommend this extremely convenient complex. read more

Hope nothing breaks down in your building. I will be sleeping in 80+ degrees for the 2nd night in a row after my "high priority" maintenance request (HVAC) went uncompleted. I called at 12:45 to check on it and was told "it will be competed before the end of the day" Upon going to the front desk staff (Ronnie?)i was told "you don't have to stay here"... Can not wait to get out of my lease and move on from this place, has gotten terrible since they changed the name and got new management. I moved in in October my AC worked for two weeks and didn't get fixed until May. I turned in multiple maintenance requests. They finally put a portable AC in my apartment. They had to order a new unit and just kept trying to patch the old one my entire stay there. The gate was broken for 2 months and the garbage dumpster was broken for four months.... But don't think about working a deal out w them to get out of your lease early even though you don't have AC!!! They will not work with you. I do not recommend! read more

Love these apartments!! All the staff, Christopher, Regina, Felicia, Abby and Wendall are fabulous. Extremely knowledge, courteous, professional and friendly. We feel extremely lucky to have found such a tremendous apartment in a very safe area, with people that really care. We feel so happy that our son will be living here. The apartments are very well maintained and a wonderful layout. The community grounds are very well maintained too. Looking forward to spending the next few years at Madison Shelby Farms. Great access to the Green trails of Shelby Farms and also to many yummy restaurants super close by. read more

Okay, its six months of biting my tongue over the grimy hallways that are never swept or vacuumed, the remote controls that never work in the poorly equipped fitness center, the constantly over-flowing trash bin out front, the broken gutters that create waterfalls over the walkways . . . I could go on. But today we have entered a new stage of dismay, displeasure, disgust with Madison Humphreys Center. As the temperatures begin to plummet outside, which means the individual heat pumps that serve each apartment will be overworked (they create very little warmth when temps fall below 25), I thought, great, I'll try out the fireplace that I am paying extra for. The damper works, that's good. But, uh oh, the wind is up and now HOLY SHIT!, smoke is filling my apartment. Filling, My. Apartment. I douse the modest fire in the fireplace, which creates another massive wave of smoke, I open all the doors as the smoke alarms wail . . . and now i sit here in the chill of the afternoon wondering how long, and at what expense, it will be before my apartment and belongings cease to smell of burning wood. Tomorrow I guess will be a good time to talk to the fire marshall. Bravo, Madison Humphreys and Fogelman Properties. Oh, I agree, the location is terrific. read more

In our first year we had period of great maintenance and others of less attentive maintenance, but it didn't seem bad enough to move. We should have moved. I wish we had never lived here. Shortly after renewing our lease our AC broke. Many ACs in the complex broke. Eventually we had a working unit, but the damage was done and hiding in our vents that we could not see due to the high ceilings. The vents in our building were made of foam for sound dampening instead of easily cleaned metal. The AC had spat moisture into the vents and then our apartment sat without AC for over a week. Mice and cockroaches infested the apartment and we had to deal with the issues ourselves. After a couple of months, we all started getting sick. One day I noticed mold growing on our walls. As I looked around, I began to realize mold was growing everywhere and metal items were rusting...furniture, pillows, mattresses... We called about the mold growth throughout the apartment and coming out of the vents. A contractor was hired by Madison. The contractor did not properly remediate, spread molded HVAC material all over our belongings, got paint on our belongings, and left molded vents and work materials around the apartment. We reported the issues and were offered a $100 credit to clean up the mess ourselves. No one came to look at the damage until over a week after we reported. Our maintenance requests were generally ignored at this point. We had the vents, air quality, and other surfaces professionally tested for mold to confirm the obvious (mold still growing in vents, etc.). We requested to be able to leave under a mutual agreement so that we could recover our health and the apartment could be properly remediated. We were handed a cancellation agreement that waived our right to review or pursue compensation for damages. We refused to sign and left as advised by legal counsel thru Memphis Housing based on inhabitability. We sought professional advice about our personal belongings as everything was impacted. Nonporous items could be professionally cleaned. Machine washable and dry-cleaning items had to be treated and cleaned for mold. Almost everything else had to be tossed: mattresses, furniture, books, scrapbooks, wall hangings...memories gone... The process was emotionally draining as we were physically recovering from the mold exposure. We also learned that most insurance does not cover mold damages as it is deemed a litigious issue. We've contacted Madison and Fogelman. Fogelman referred us back to Madison. We've received inconsistent bills, acknowledgement of receipt (usually only because of mail tracking); but our efforts to communicate are usually dismissed without any reply. After moving, we discovered others that lost personal belonging due to mold, but they had all signed the paperwork under duress to escape the inhabitable living conditions. Unless you have the money and time to clean or toss everything you own, enjoy explaining to your children that mold "ate" their belongings, and do not get sick from significant mold exposure, I do not recommend that you live at Madison. read more

I lived here for 3 years and LOVED it. The unit was really quiet, I was on the bottom floor and only sometimes heard the people upstairs...I never heard my next door neighbors. I liked being in walking distance to the Wolf River Greenway trail and Shelby Farms park. The central location was perfect for me and especially my son's high school. I just moved this weekend because I found a big house within walking distance to my work or I'd likely still be there. I am really going to miss the giant bathrooms and closets! I would recommend this complex to anyone. read more

This is a great apartment complex to live in. One thing i enjoy is the location. It is tucked away from a couple of busy roads, but still in a great location to access many important businesses, restaurants, and even a fire station. Also has an amazing staff, and plenty of extra's like swimming pool, bikes, and work out facility. I highly recommend!! read more

Although it is very convenient to my work, I can honestly say I would not repeat the mistake of living there again. If you are looking for an apartment, you can definitely do better for what they make you pay per month. After living at the Madison Humphreys for a year, I can confirm that the majority of the complaints in this review are legitimate. - If I got to my apartment past 8 pm, there would be no parking available near my apartment. - I lived on the first floor and I could hear everything my upstairs neighbor did. Every footstep sounded like he was stomping on my ceiling. - my smoke detector was beeping every 20 seconds because the batteries needed to be changed. I had to listen to that for over a week before they came to replace the batteries. - my air conditioning went out during the summer as well and it took them a week to come and fix it. I had to put in 2 service requests and 2 phone calls before I got anything done. - THEY ARE MONEY HUNGRY!!! They are the only apartment complex that I have seen that has rental rates fluctuate as much as theirs do. When I was apartment hunting I checked with them periodically to see what their rates were... They fluctuated from $1200 to $780 for a single bedroom apartment. Is that a joke? - READ YOUR LEASE THOROUGHLY!!!! BE SURE TO GIVE YOUR 60 DAY NOTICE WHEN YOU MOVE OUT!!! I was a week late putting in my notice that I would be vacating because I was out of town on a business trip. They pushed my move out date back a week and then charged me a pro-rated amount for the additional week. I didn't have a problem with paying that, except for the fact that they charged me a pro-rated month-to-month rate which was $2100... So I ended up having to pay almost $700 for 8 days!!!! Are you kidding? They are the first place I have ever lived that required over a 30 days notice. Not to mention that the month-to-month they hit me with was 3 times what I was paying while I lived there. It's almost as if they want people to miss their 60 day deadline so they can profit off their exorbitant month-to-month price. TLDR: For what you pay, you can find a much better apartment complex than Madison Humphreys. read more

I have lived here 5+years. Every year, the AC has gone out multiple times. People "fix" it, but no one ever replaced the unit even though their previous maintenance person told me it needed to be replaced. He also mentioned that it was the cost that stopped them from replacing it. I notice he is no longer employed here.....wonder why? Anyway, this week I reported twice on their voicemail my AC is out AGAIN. I work at home so I am trapped here on third floor. The people under me smoke, something to which I am allergic. Guess what? It is nice outside, but 85 inside and I can't open the window. I am literally sweating. Last summer, the girl in office told me they can't outlaw smoking on patio, if AC went out after hours to report to their emergency maintenance line. Guess what they told me on ER line? leave a message on the voicemail because this isn't in their protocol. Oh you mean the thing I tried twice this week to no avail?? Even though one of the days I called at 5:02 and the office closes at 6?????? I have paid my rent on time faithfully for 7 years with the AC being the only thing I've really reported to them. This is not a cheap apt either...I pay almost 1200 a month, which in Memphis is a ton for 900 sq ft. I am giving notice to vacate tomorrow. This place is a joke. read more
