Best decision I have made in years. The location is primo in the heart of Germantown and the center of Shelby County, and everything and anything is a convenient 2 mile round trip. To refer to this community as Apartments is somewhat lacking, as this is uptown, urban, upscale, convenience-oriented, first-rate apartment life. Personally, I chose a 3rd floor, south facing 2 bedroom apartment back in April 2019 and absolutely love everything about this place. I also run my business form home and the 2nd bedroom makes for a comfortable office and library. There were over 30 floor plans to choose from, which was allowed me to select a plan that really accommodated my needs. The amenities list is resident-focused, including regular social events, live music by the pool, community rooms and areas, a billiards room, pet grooming salon, aerobics room, a very cool pool and atrium, a full gym equipped with Life Fitness equipment that has a view of the pool, concierge recycle and trash pick up 3 days a week, fob-controlled secure doors and garage gate entry, assigned secure garage parking, a secure bike storage room , and more. I have to hand it to the management team here, as they are all very professional, well-trained, sincere, responsive and attentive to detail. They operate well within established community policy and procedures, which promotes the overall good and ongoing consistency for this property and community. The apartment home itself is well thought out by design -- 10' ceilings, very large closets and spacious bathrooms, you get a lot of light due to the big windows, a large 8 ' kitchen island, plenty of cabinet storage throughout, the bathrooms have ceramic tile floors that look like wide-planked hardwood with way cool walk-in showers. This is still a new, young property in development, a work-in-progress. Each day they seem to be completing areas and adding amenities and services. There will be gas grills in one of the other atriums soon. Walk to the park/dog park by the Bell Tower, eat or get take out at Newks, shop for the home at Bella Vita, dine at Moondance restaurant, which will open soon (by the owners Itta Bena, a 5 star-rated restaurant), walk across the street to the GPAC and the Germantown Athletic Center and a couple more restaurants are forthcoming. However, the windows really need to be replaced. They are not energy efficient at all. The air unit for my apartment should have been replaced about 5 years ago. Instead they just do patch work to keep it running. Not only does it break down and needs repair roughly 4-5 times a summer, the unit runs constantly meaning my electric bill runs between $300-500 from mid-May until September. On top of that, the rent has steadily increased to the point where I have to move. There has been an increase of about $100+ each time I have signed a new lease. The outside is showing its age...rusted rails and broken stairs. The garbage compactor is broken A LOT so garbage is piled up around the dump area. When I first moved here 7 years ago I really enjoyed it and I really hate moving. But now I cannot recommend this place for anyone. It is a financial drain and not worth the money.

Their loud squealing children run through the breezeways and play in the parking lots way past 10 pm. There's an actual playground. They don't care. The trash compactor is often broken and that's overflowed with trash bags all summer and now into fall. My utilities are high because it's not well insulated. The windows are super old. I recently renewed my lease, and I deeply regret it. I am forced to sacrifice my professional time to beg for basic living conditions while management treats my requests as an afterthought. Also, the only way to pay rent without being assesed a $35 fee is to have it deducted from bank account. She is on fixed income and doesn't have a checking account. So if you want to pay online- its a fee. If you call it in- its a fee. If you want to set it up to come directly from her debit card, it's a fee. The only other way is to get CASH and stand in line at CVS or WalMart. Her debit card has a daily cash out limit- so it would take 3 days to get that much cash from her card to take to WalMart of CVS. I think it's a sucker way to get more money from residents! And her rent has gone UP every year!!

I had a small one bed room apartment and almost paid a grand after fees are included into the bill though... ugh. The overall appearance of the apartments are beautiful... but I hate white doors; they are really easy to get dirty. Downside is that packages are always getting mixed up or lost in delivery, I never felt the pool was truly cleaned because of spiders (lake nearby), maintenance took forever to come to fix issues, and they are costly when things are not as efficient as they should (gate access for cars, pedestrian gates, garbage pick up,etc). I also felt like the front desk had great relationship among each other, but sometimes I felt as if they weren't as on top of the business side as needed. I only felt like Jonathan the manager was strongest our of the group. Gym is very limited and one campus is a lot larger than the other... this wouldn't be an issue if they allowed access to both gym/laundry facilities were 24 hour but the opposing side is closed after 6pm. I'm assuming that they must be short staffed because it's difficult to get them on the phone, their chat options, etc. I just think they need to find tune some things.

The loud/party neighbors never stick around long so it's generally quiet. If it's not quiet, management addresses the issue as long as it's not unreasonable (some noise in an apartment is to be expected after all). They also have a valet trash service which I've been enjoying since it means I don't have to traipse to the compactor in the rain/cold/muggy summer heat. It's one of the best complexes I've ever lived in.
