The gym isn't extravagant but they do have plenty for you to use for simple workouts. Pool is absolutely a PRO. The pool is always CLEAN. Nice lounge chairs and mini tables as well as a grill outside. And nice comfy couch seating. The lakes are beautiful and clean. Lived here for about 7-8 years. Will miss it but did sure cherish them. Very safe property in the Cordova/Germantown pkwy area. Highly recommend. We never had any problems with break- ins or anything of that sort. Ever. This is a truthful and honest review, thank you to the view team and all you do. May God bless you guys. Continue the amazing work and making this place feel like home to many others.

The thing that drew me to live in this community was the proximity to my work. I often ride my bike to my job because I live literally right next to it. It is extraordinarily convenient. The other great thing about the location is it is right next to the biggest park in Memphis, Shelby Farms. It has great access to the Green line -- Memphis's super long bike trail. It is only a block away from the entrance to the freeway for all other trips and hence is pretty much the most convenient place to live in East Memphis. Additionally, if you are concerned for congestion or high traffic due to the proximity to the freeway, don't worry. Madison is located in a cove that is isolated from the freeway and has a lane all of its own to access the freeway on ramp. If you are a student at the University of Memphis and are looking for a place that is in the suburbs but close to school look no further than the Madison. It is only ~10-15 minutes away depending on traffic. You have access to three different grocery stores all within a 10 minute drive or less -- Kroger Kirby, Kroger Mendenhall, and Whole Foods Poplar. Location: 5/5 Unbeatable! The amenities are typical for an apartment. Not superb, but more than adequate. When I moved in all my appliances were new. Compared to most other apartments in Memphis this is great. Many of the others I visited had old, highly used appliances.I assume that the management has continued this practice. The complex has a very adequate gym, a pool, and a laundry room for those who do not wish to purchase a washer and dryer. I use the laundry room and find it quite adequate. The only issue I have is the card system that they use. I am sure most of the other Fogelman properties also use this rather than the coin op that I have been used to seeing in other cities. The office is open from 8 to 6 everyday except Sundays. The only issue is parking. There are not enough spots in the community due to residents having multiple cars but only registering one with the office. Management has tried to remedy this using parking stickers, but with no enforcement of the stickers repeat offenders continue to occupy spots indefinitely. Causing working residents to have to park elsewhere. Amenities: 4.5/5 The management staff are nice and polite. They are prompt with service and are good at coordinating events within the community. My only wish is that the office was open later, but it is not an enormous issue. Management: 4/5 Madison is a bit pricier than most options in Midtown, but I think the value is what you are paying for in this community. Value: 3/5 The people who live here are varied. There are some rabble rousers who cause problems by playing music loudly at all hours of the night, but ultimately these individuals move out. For the most part the people here are your typical blend of apartment residents: students, adults, families, and single professionals. You won't get the highly polarized single professional crowd as you would downtown on South Main, but you're also not paying over $1000/month. The walls aren't especially thin either like they are in many apartments on South Main. I can just barely make out the sound of my neighbors having sex even when it's dead quiet. That might be a little too much information, but, honestly, isn't that really the only reason people care about thin walls? It makes sense to use that as a metric to describe the apartment quality. Let's just call them sex-resistant walls. Someone had to say it. You're welcome. Community: 3/5 Overall the Madison at Humphreys is a great place to live. If you are looking for a nice place in the suburbs where it is relatively safe to go outside to run at the dead of night, I strongly recommend this extremely convenient complex.

    The quality of the home vs the cost. The apartments were renovated on the inside about 7 years ago…read moreand look nice. The neighborhood is good as well. However, the windows really need to be replaced. They are not energy efficient at all. The air unit for my apartment should have been replaced about 5 years ago. Instead they just do patch work to keep it running. Not only does it break down and needs repair roughly 4-5 times a summer, the unit runs constantly meaning my electric bill runs between $300-500 from mid-May until September. On top of that, the rent has steadily increased to the point where I have to move. There has been an increase of about $100+ each time I have signed a new lease. The outside is showing its age...rusted rails and broken stairs. The garbage compactor is broken A LOT so garbage is piled up around the dump area. When I first moved here 7 years ago I really enjoyed it and I really hate moving. But now I cannot recommend this place for anyone. It is a financial drain and not worth the money.

Walking into the main breezeway is like walking through their garage. There are bikes, strollers, old toys, shoes and their crap everywhere. Their loud squealing children run through the breezeways and play in the parking lots way past 10 pm. There's an actual playground. They don't care. The trash compactor is often broken and that's overflowed with trash bags all summer and now into fall. My utilities are high because it's not well insulated. The windows are super old. I would not recommend it here.

My appliances have been broken for two months. Despite four separate maintenance visits, absolutely nothing has been fixed. It is a disturbing double standard: If I were one day late on my rent, the consequences would be immediate and severe. Yet, management feels entitled to collect premium Germantown rent while providing sub-primitive living conditions. They have completely ignored the Tennessee Uniform Residential Landlord and Tenant Act, which mandates repairs within 14 days. To add insult to injury, the maintenance staff--who have failed four times to resolve my issues--regularly disturb this 'quiet' community with an obnoxiously loud motorcycle that echoes through the complex. It is peak irony that the staff can find the time to rev engines and disrupt the peace, but cannot find the time to ensure a paying tenant has a functional kitchen. I recently renewed my lease, and I deeply regret it. I am forced to sacrifice my professional time to beg for basic living conditions while management treats my requests as an afterthought. This isn't just poor management; it is a total failure of professional ethics. Avoid this property at all costs. From 2025 The management is horrible. They are rude and act like they are doing you a favor by giving you an apartment to rent. They take several weeks to complete a maintenance requests. The apartments are outdated and they only look good from the outside. The managers will definitely kill your very little nice experience of this place. So far, the best thing is that my garage is connected to my apartment, my layout was more of a town home, and that they had functions that were fun. They try to give mingling opportunities for everyone with their events and they are really nice. They issue a variety of things for you to choose from as well as inform you of things going on around the Memphis area as well. I thought that was really cool. I had a small one bed room apartment and almost paid a grand after fees are included into the bill though... ugh. The overall appearance of the apartments are beautiful... but I hate white doors; they are really easy to get dirty. Downside is that packages are always getting mixed up or lost in delivery, I never felt the pool was truly cleaned because of spiders (lake nearby), maintenance took forever to come to fix issues, and they are costly when things are not as efficient as they should (gate access for cars, pedestrian gates, garbage pick up,etc). I also felt like the front desk had great relationship among each other, but sometimes I felt as if they weren't as on top of the business side as needed. I only felt like Jonathan the manager was strongest our of the group. Gym is very limited and one campus is a lot larger than the other... this wouldn't be an issue if they allowed access to both gym/laundry facilities were 24 hour but the opposing side is closed after 6pm. I'm assuming that they must be short staffed because it's difficult to get them on the phone, their chat options, etc. I just think they need to find tune some things.

The loud/party neighbors never stick around long so it's generally quiet. If it's not quiet, management addresses the issue as long as it's not unreasonable (some noise in an apartment is to be expected after all). They also have a valet trash service which I've been enjoying since it means I don't have to traipse to the compactor in the rain/cold/muggy summer heat. It's one of the best complexes I've ever lived in.
