I have stayed at The Mainsail for the past 20 years. This year was different then years past. The gentleman who manages the place is nothing short of fantastic. I watched him give personal items away to guests, carry items up and down stairs for people and I don't know if he ever stops helping people. From what I can tell that is true. He was there every day I was this summer. I stayed 3 separate occasions this year for a total of 15 nights. Joe seems to be the only person working in the office open to close (7 days a week). What I will say is whoever owns the mainsail now should get this guy some help. He is strict but so was Diane and Chet who were the best owners. Rules are a great way to preserve the mainsail. Joe if you see this I hope your leg heals fast and thank you for all your help. I know you said to say staff if I left a review but you deserve some credit. You better be getting paid for all those hours you give to others for free, because you're missing out spending that time with your little daughter and family. Keep up the good work. I'll be seeing you in 2025. Positives - The people who work there - Safe - Clean - The family feeling -Location - Still open (October 23) - Price was very cheap compared to that of recent years. I received an email to book for 2026 at 2025 rates. Because we had stayed here before and enjoyed it, I called right away to make a reservation. I had to leave a message and got a call back 2 days later. I was excited to book a cottage for August of 2026 for our family vacation and paid the deposit. The next day I received an email that my reservation was canceled and deposit returned. I called to find out what happened and was told that Erica, the assistant manager would get back to me the next day. Less than an hour later I got an email from Erica saying that my reservation was booked by mistake and that the cottages were promised to other people by previous ownership and that they could only rent to us if someone canceled. What a terrible way to run a business! If those cottages weren't available then why weren't they marked as already reserved? Why send out an email to book now if there is nothing left to book? Why take my money in good faith when what I booked wasn't available? When I finally got a phone call back, she was rude and completely condescending about their mistake. My family was planning this vacation from out of state, what if we had already purchased plane tickets? There was no compassion about a mistake made on their end, only anger that I called her out on it. I don't know if I could trust that they would actually honor any reservation made. What has happened to our beloved Mainsail cottages? For 45 yrs. It has been our home away from home for 10 days at the end of August until Labor Day. The original owners when we started going there was Chet & Diane. They were very fussy & strict with rules and policies for the guest's, which was good because it was meant to be a family friendly resort. They kept the place in pristine condition with 5 or 6 college age youth constantly cleaning the grounds , keeping the pool clean and tending to the beautiful flower pots that they had hanging from each and every porch. And at night they had one of them sit on the park bench in front of the office and guard the place. All this is what made it well known on the beach to be the Best place to stay at. They did not allow any riffraff to stay and cause trouble. When Dave & Kara bought the place they carried on the tradition and policies of Diane & Chet and continued to make it the most desirable place to stay on in Hampton Beach. This past year Sol Lupoli, the owner of the casino on the boardwalk, purchased the hotel and cottages,. Not exactly in the family friendly business. You will notice 90% of the good reviews are from last year or prior before new ownership. As I said my best friend of 46 years along with her family and mine grew up together going every summer for that end of summer week and for the past 15 years have stayed in the same cottage. This past March my friend lost her battle to cancer and died in March 2024. I received a call from the new owner around that time to see if I was renting the cottage this year. I told him " No my best friend that I went with every year passed away. But I told him I think her children are interested in renting it. So I called my friend's son and daughter-in-law and told her to call right ways if she was interested. She called him immediately booked it. She verified with him " Now this is the same cottage my family has been in every year correct? It has 3 bedrooms and is unit C2 the single cottage across from the pool." She was assured it was the same cottage. He said as you know our policy is to collect 1/2 the rent to hold the cottage. And then he told her that she had to pay & $800. now. And she did so assuming that the total rent fee was $1,600. For the week. When she arrived on Saturday August 24th 2024 they had changed her unit to a second floor apartment with only 2 bedrooms. She has 5 children, luckily they weren't all there at the same time and her husband was coming up later in the week. One of her children is a very active 4 year old on a very high second floor porch with extremely dangerous stairs that are so steep and the threads are all different sizes. She had to watch him constantly. When she went to the office to complain the desk clerk, Joe was extremely rude. He said " that's what you got." She said I want to talk to the owner" Joe said " No we can't call him we have to text him. " On top of all this when she checked in he charged her $400 more stating it is $2,000. She said " You are charging me $400 more for a unit that is only 2 bedrooms and half the size of the other unit and on the second floor with a 4 yr. old. She gave him $200 more because that's all the extra cash she had at the time and he expected for her to pay the rest later. She tried to convince him that wasn't fair and asked him to reconsider. She had the phone number of the owner a second owner Joe Hermann because it was on her caller ID on her phone from when he called her back to book it. She left a message and he never returned it. I went to stay with her for 2 nights I could not believe the condition of the apartment . It was a degusting PIT. The blue paint on the floor covering the hardwood floor underneath was peeling off the floor you could see it collecting underneath the bureau, the door jams had gouges of wood under the paint with wood splinters sticking out, the white painted kitchen cabinets were the same, none of the doors on any of the rooms had locks on them ( never mind they didn't even close and stay shut it looked like it hadn't been cleaned all summer.) They must have had a lot of rough, dirty guest this season because it wasn't left like that last summer. As I said there were no workers, you never saw anyone cleaning the units . Every year we would go the same week and there were other families in the other ten cottages that we became friendly with. Well out of those 10 cottages only one other family rented this year. They said they would not be back again. They had company and asked if there company could park for 3 days . The parking lot was half empty and Joe charged them $60. And he would only take cash he wouldn't let him use his credit card. I'm sure the owner will never see that money. The Mainsail's good reputation is dead, as are so many memories and good times. read more

Just got back from a 4 day vacation here at Mail Sail on Hampton Beach. We never stayed here before and are very happy we did! We were greeted by the sweetest dog and were up to our room within a few minutes. Our room was super spacious and very, VERY clean. The staff here is very helpful and just want you to enjoy your stay. They're not cleaning rooms due to Covid.. BUT, rest assure anything you need is just a phone call away. We got new towels and an extra blanket within minutes. The pool is super clean and lots of room. We're going to head back for another weekend if we can this Summer if not.. We're staying a week next year in a cottage! read more

What can I say? This is the absolute best place to stay within walking distance of the beach and Ocean Blvd. Clean, quiet, the staff is incredibly friendly. I have stayed at the mainsail for the past 5 yrs. We have rented motel rooms and cottages. All are great. My family prefers the cottages because we enjoy having a full kitchen as well as outdoor grills. The property is clean, quiet, family friendly and close to the beach and boardwalk. This year we stayed in a 1 bedroom cottage 10A and had an awesome view of the Wednesday night fireworks. read more

Motel & pool were very clean. Place is family oriented and quiet & night. I have to say the air conditioner was way to high to reach and if it was off we were too hot and on too cold after 5 minutes. Also it sounded as if there was a birds nest inside the air conditioner. Great place especially if u need place to keep your things safe. read more

Great, family-oriented place to stay. Just behind the main strip so you're close to the action without literally sleeping in it. The room we stayed in was very modern, well-equipped and didn't have that "cheesy beach motel" feel at all. Sparking pool. Quiet at night. A good amount of attentive staff who were always, always available for questions. Remarkably clean from the street entrance to the dumpster, they even sweep the parking lot at night. Not a hair out of place. Everything just seemed like it was well-cared for and they were interested in maintaining a good image and creating positive experiences. I am actually here right now. The rooms are a bit dated but everything here is great. I travel quite a bit for work, so I'm no stranger to hotels. I am also familiar with many hotels in Hampton, and I must say, this is the best I've stayed at. I am super sensitive to noise and other nuances that come with sharing spaces with people. Everyone was a delight. The premises is very well kept. You can certainly tell the staff puts in work to make the experience here a good one for all. Next year, I will certainly be coming back to this location. On a side note, the person that said they didn't want a parking lot view must not have been to Hampton Beach too many times. Many of the hotels are on this road and it is a street from the ocean. I'm not really sure what other view you are looking for. To give this great business a one star review for that is ludicrous and shameful. read more

My family and I just came back from a quick getaway up to Hampton Beach and had a very enjoyable stay at the Main Sail. We arrived at noon and our room was already available. The lady at the front desk named Cara was very welcoming and friendly. We decided to walk over and hang out at the beach for a few hours before coming back and using the heated pool. The beach is a 5 minute walk.The pool is not super big, but like the rest of this motel is very well maintained and clean. The staff do an excellent job at maintaining this place. Too bad Summer is coming to an end, as I would love to get back to the Main Sail. There's always next year! read more

First time at Hampton beach. Stayed here specifically because of the reviews. It's ok. Our room is pretty outdated and not that exciting, but looks clean enough. Wood paneling and mauve paint ala 1986. Staff seems very friendly. Close enough to beach without a lot of noise. Perhaps Hampton beach atmosphere was just not what we were expecting? The beach is gigantic, but the tide was very rough while we were there. There were thousands and thousands of people. Pool was heated, clean and a decent size. I don't think we'll be back, but not because of this motel- it's just not our vibe. read more

Dave and Kara who own/run the place are super friendly and accommodating. We'll definitely be repeat customers, hopefully next summer we can plan a little better and get one of the cottages! We did not like the parking lot view, asked to move, did not want to wait until the next day to keep staring at cars at our front door, so we relocated to a more quaint hotel, didn't even think about a refund. Expressed our concern to the owner, that we don't care for the parking lot view. He said looks like you've got to find a f*****g Ritz to make you happy. The absolute BEST place to stay at Hampton Beach! Rooms are clean, staff is friendly, hotel is quiet but not stuffy, flowers on the decks are beautiful! Perfect location - right near the beach but not on the noisy main strip. I personally haven't used the pool but it is always clean and very inviting looking :) Clarence the puppy is a LOVE! Some of the rooms are dated but renovations will be taking place in the off-season - cannot wait to see how they turn out! Absolutely worth the money, love love love the Mainsail! read more

Ive been coming up to Hampton every year since I was a kid. First time staying here. I was impressed. Its right in the middle of things as far as not being on the beach. One block over from the beach. Very friendly staff and great watch dog. Parking was right in front of the room and rooms are very close to the pool. Everything was clean, no complaints here at all. We stayed our first time at this motel. The service was outstanding! We loved seeing the dog in the lobby! The owners are so accommodating and will take such great care of you. The rooms were so clean and sanitized, and included a kitchenette with a dorm size refrigerator, microwave, and a sink. Beautiful hanging plants decorated the outside of the motel rooms and cottages. The pool was clean and such a nice private place to take a swim on the busy July day. If you need ice go to the desk and they will give you some. Heading to Mainsail in the morning for 2 nights and just for giggles I pulled it up on Yelp today. Not sure when the new owners took over but I spent 2 nights there last year and it was awesome. The new owners have done a lot of upgrades and they were anything but rude to us. Does it have a great view of the ocean? No. Is it a very short walk to the beach? Absolutely! We do our version of a pub crawl heading south to Wallys Pub and keep heading south until we get to the bridge, then head north on the main drag, finishing up at SeaKetch. Get the nachos!! Great for breakfast also! We rented the same room on the 3rd floor overlooking the pool. They keep fresh flowers all over the complex. The parking lot is always real clean. They maintain our room very nicely, the staff is always friendly and accomodating. Hoping this year the owner will stop by and have a beer on the deck with us this year, he was busy last year. Can't wait to get there tomorrow! If I find things have changed (which I doubt), I'll change my review. Heading out in 15 hours, but who's counting.... read more

The reviews of this place are spot on. I just stayed there for an overnight trip with my daughter and it was everything that everyone talks about. I did stay in a "choice" room which I did not request when booking but was so very happy that they put us in this room. The room was very clean and the furnishings are new. Beds were very comfy. I will definably be visiting here again. The owners/staff could not be more helpful and courteous. The rooms are clean and the pool was very nice. After visiting the hotel next door (The Sands Resort) we a raving on how nice this hotel is. I can not complain about a single thing about the Mainsail.! read more
