They have some great places to eat! Many popular restaurants such as halal guys and after's ice cream. The selection of food options, entertainment and cafes are great. The parking lot is huge and you won't have trouble finding parking. The parking lot is well maintained and workers at the shops are super friendly. It is so close to UCR you could also just walk here. Many great cafes and places to study or hang out with friends. Very close to what looked like to be some student housing buildings.

There are the old faithful staples like pho Vietnam, uncle chuangs, Dennys and Del Taco, Chase bank and 7-eleven. Parking during the day inside the gated area will require a toll ticket. Be aware sometimes these gates get stuck on the south side of the parking lot in front of chase bank. Go to the north end right in front of uncle chuang's and speak to the attendant. This gate works more consistently. Parking outside the gated area are limited times and some spots for patrons only.

A well concentrated area to get lost in for a few hours. Been coming here for years and love that it's still thriving. A pleasant visit either for a quick stop or for a night out with the family.

We've came here just to introduce friends to the area and then got to listen to bands that we enjoyed, and had some beers on a nice summer night with a cool breeze. Honestly, this is one of the coolest places that Riverside has ever had. They have their own parking lot and so far we've been lucky enough to find a spot, although it can get busy They schedule lots of little swap meet things They play the Dodgers games here They have Karaoke here We got to see a band called the dickies!! If you've never been, you have to come check it out In the very least, get yourself some gelato Or a hamburger, or one of the amazing pizzas There's a Photo booth There's an interesting vending machine with foreign snacks There's a Plant shop There's a record store Please people let's keep this place in business! However, I had friends visiting and met them up here. Surprisingly, it was decent once I pulled into the parking lot - completely different from the sketchy vibes on University. Anyway, the first thing I noticed was how clean it was here. The people that go around cleaning FHC really do a good job. Even the restrooms looked pristine. I do appreciate the dual faucet and dryer at the sink. Farm House Collective offers a handful of counter-style restaurants, similar to what you'd find in an indoor food hall. Places I tried during this visit were: The Taco Stand, Sarap Social, and Benedetto Gelato. They also had a stage with a large screen that showed music videos. I'm assuming they have live bands that play here on certain days. The music video that was played was techno, which probably didn't match the vibe. It's summer so they should play some island reggae or chill country songs IMO. It's still nice with music regardless the genre. They have plenty of tables and seating styles scattered around and they have the grassy area in front of the stage. I suppose you can take a picnic mat or blanket out there to sit. Overall, this is a decent spot that's great for groups because there's a variety of food vendors to choose from. Note: it's summer and there were mosquitos - wear bug repellent and sunscreen. There's no breeze coming through here. I'd love to come back and try the other businesses here.

It's anchored by WSS Shoe Store, Grocery Outlet, AT&T, CSL Plasma, Planet Fitness, and Wingstop. There's also Coin Less Laundry (nice!), ABC Pharmacy, La Michoacana (ice cream, yum!), Waba Grill, metro by T-Mobile, boostmobile (right next door to metro), Cash Services, Nails & Spa, and more. I saw they have a large bright green bin for clothes and shoes donations. It was overfilling. It's a good thing... let's support our local community! Parking lot is gigantic at the front and back of the buildings so no worries there. The next time I'm back in the Riverside area, I will have to return to Krak Boba for more boba drinks, get some ice cream from La Michoacana, and check out how Coin Less Laundry works. I'm curious! LOL

Checked it out and headed to the area around early afternoon to walk around and see what it was all about. Come to find out they have events like a Wine Walk tour every first Sat of November & if you are into Beer they have an event the first Sat of every May.... first hand info from the lovely ladies @ Canyon Crest Dental. So some of the shops I checked out were a variety from pet shopping (Pawlished Paws) to Mexican dinner @ (Espetto's Grill or Pepitos Restaurant) & drinks (Nektar Juice Bar) or treat yourself to a Spa day or two OLO (Massage Triology Spa &/or Spa @ Canyon Crest) or a nice piece of Jewelry (Mardon Jewelers) which is a family owned business & wow the lady w/ short red hair was so sweet. In case you needed to inquire on Insurance (Allstate) or maybe real estate inquire with American Funding Center located on the 2nd floor near Extreme Pita. Towngate and Valley Gateway nextdoor have a much larger variety of stores like Costco, Targét, Walmart, Best Buy, Michaels, 99 Cent Only and PetSmart. Towngate Promenade also has some great places to eat too, like Portillo's, Pieology, BWW, Bakers and Chick-fil-a, all within walking distance of each other.

The mall itself was like a ghost town, it was pretty empty on a Sunday afternoon and I see that a lot of stores are closed down. They did have a bunch of cool stores that we visited after a day at Round 1 such as Bath & Bodyworks, the Nerd Nook and Box Lunch. Totally gave me Carlsbad mall graveyard vibes when it was getting revamped. I would visit again, but only if I was in the area.

The clearance racks are 70% off! Found a cashmere sweater for only $20 in a gorgeous burgundy color. Didn't buy it because it was too hot for me to think about buying a sweater no matter the bargain, but I did buy a cute green beaded bracelet and a pair of long dangly earrings with clear spherical and oblong beads for a total cost of $19 . The staff were kind and helpful--one gave me the bathroom code when I needed it, and another helped me sign up for the reward program and pay for my purchases. I think I'll have to go check out the Nordstrom rack in my area sometime, because there are good deals, for shoes too!
