Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. Then S&S kept $1,000 of the tenant's deposit that was owed to us and provided unintelligible accounting (they said they would need to charge us for an explanation of the accounting). We have multiple properties in AZ and recommend Rentals America instead for price and service. Rentals America charges $89 a month per property but S&S charges 10% of the rental amount. Plus S&S keeps any late fees that the tenants owe-- leaving, no incentive for on-time payment.

When I am ready to rent or sell my property they will be the Company I choice.

If ever we needed repairs with garage door, sprinkler systems etc. we recieved either same day or next day repairs. We were always able to get in contact with Bob for any questions we had. He's very personable and if ever we need to rent in the future he would be the guy we call.

He signed off that repairs were completed before closing. When I arrived, it was obvious that the water heater still didn't function and the new garage door was broken. He referred me to the plumber who wanted to charge me $598 to complete the repair (and possibly more work needed). I asked if he would contribute $500 to additional repairs since the 3 of us missed this at closing. It wasn't the money, just for good will as he clearly sold me a house and failed to fix items he agreed to in the contract. I was surprised he didn't agree to this as he asked me to change closing date to after 2024 because he needed a tax break for selling too many homes in 2024. Client satisfaction is not a priority to him. Also, do not use Integrity Plus Plumbing.

No accountability…read more If you're considering using this large prop management group to manage your property I would think twice. Just moved into a house as a tenant. They will have next to no information from the owner of the property. Frankly, they don't consider it their responsibility. What this company does is reinvent the wheel. What I mean is instead of finding out from the previous owner what companies provide utility services and internet or cable to the home they will send you to a third party company to do all that research which causes unnecessary delays. My water service was delayed 5 days. I was without water for 5 days after I moved in because even though the residence is in Glendale, water, trash, sewage is provided by the City of Phoenix. I had to learn this myself by trial and error. If you ask them at AZ Prop Mgmt services they are clueless and frankly don't seem to care. They don't consider it their job and will send you to this 3rd party business they hire. This was the response I got when I had a similar problem getting internet up because there is no coax connection 5 days after I moved in. "We do not have any info but I would recomend calling some cable providers. We will check to see if the owner has ever lived in the property and if they know." My prop manager in Scottsdale is accountable and treats these issues with the appropriate urgency considering you're just moving into a property and need these things lined up promptly. Totally different experience with this group. No accountability. They care about running your credit, getting your deposit and you signing the lease. Outside of that you're treated with the "it's not my department" type of response where they insulate themselves from any accountability by referring you to a third party business that you have to set up and appt with when could simply collect that info from the owner (i.e., they reinvent the wheel) rather then making it a part of their process to get the info from the prop owner. Instead, they treat you like it's a major inconvenience to them to have to get in touch with the owner of the property. Very impersonal and uncaring. I would highly advise against utilizing this company if you are a property owner.
