I rented from Valentine Property Management for three years, and if I could do it over again, I would have listened to the one star reviews. Unfortunately, my experience ended up matching many of them. Our first impression should have been a red flag. We were charged a rekey fee, yet we were handed old, mismatched keys at move-in. Our lease also listed two garage remotes, but we only received one. The first time I ever met anyone from Valentine in person wasn't during move-in or any property inspection it was about 2 1/2 years into my lease when I had to hand-deliver a cashier's check. They claimed one of my rent checks had insufficient funds even though my bank records showed the money had been withdrawn and then returned. I emailed them the documentation, but they still charged me a $50 returned-check fee and required future payments to be made by cashier's check. It didn't matter what the bank records showed. Every maintenance request seemed to result in waiting a week or more just for a shady handyman to come out and put a temporary bandage on the problem instead of actually fixing it. Ironically, Valentine had no problem entering the home once a year to conduct inspections and photograph virtually every room, inside and out. Yet when it came time to move out, they never offered a pre-move-out inspection or gave us an opportunity to identify and correct any issues before assessing charges. They were willing to document everything during the tenancy but not provide tenants with the same opportunity to avoid unnecessary move out expenses. The move out process was by far the worst part. I touched up a few small paint areas using a can of paint that had been left inside the home, assuming it was the correct paint. It wasn't an exact match, and instead of touching up those areas, they charged nearly $2,000 to repaint the entire house. They also attempted to charge me to replace an entire refrigerator because of a small dent. Replacing a perfectly functional appliance over cosmetic damage is completely unreasonable. Individually, these issues are frustrating. Together, they left me with the impression that the goal was to find every possible reason to charge departing tenants as much as possible rather than apply reasonable standards for normal wear and tear. After my experience, I started reading more of the one star reviews. It was surprising how many people described nearly identical situations. When so many unrelated tenants tell the same story, it becomes difficult to ignore the pattern. I would never rent from Valentine Property Management again, and if you're a property owner considering hiring them, I'd encourage you to read the negative reviews carefully before making that decision. Homeowners and Renters Beware!!! Extremely disappointing experience with this property management company. We never met anyone from the company, not even on move in day. We were given only one key in a lockbox, which was never removed and stayed on the property the entire six months we lived there. The carpets were full of dog hair when we moved in even though we do not have a dog. We were told the previous tenants skipped out on rent, which strongly suggests the carpets were never cleaned. Despite this, we were charged $240 for 2 bedrooms, a hallway and stairs for carpet cleaning when we moved out. Kim was consistently condescending and rude. The homeowner was the only person who ever came to the property or handled repairs (homeowner was very kind, wish they took Kim out of the picture and saved themselves the money) Our move in checklist noted multiple dirty and broken items and we never received follow up. We were told to submit service requests in the portal, which we did, but only received responses after repeated emails. We were not given basic information upon move in, including the pool code, garbage and recycling days, which bins were ours, or which mailbox belonged to us. It took over three weeks of emailing in the Arizona July heat to finally get the pool code. Do not use this company. Choose a property manager who actually communicates, cares, and is professional. read more

TENANT BEWARE*******Avoid working with this company at all cost. I am in preparation for taking this company to court for violating several Arizona Residential Landlord and Tenant Act. Upon moving out I had the carpets professionally cleaned and used touch up paint on white walls where areas needed it. Again all minor areas. The walls were flat and very prone to markings. Worst paint to have on these walls. I asked if needed to have the house professionally cleaned upon move out. I was told NO, to leave in broom like condition since I already paid a 400 cleaning fee. I followed up several times after not receiving my mailed deposit. I was told it was sent certified mail. What I received was an invoice NO CHECK, of a ledger charging me $5685.00 $5337 of it was for paint. Yes, you read that correctly. The walls were white and what was cited is touch up paint very visible. The walls were white and the touch up paint was white. I was also charged 348.00 for the following. Dirty carpet- just says dirty carpet. I had the carpet professionally cleaned and it was one floor and I had throw rugs in ever room so carpet was never visible. I also regularly had carpets cleaned because my son has severe allergies. Air intake filter dirty- 20.00 - Again not the air filters because those were regularly changed air intake filter. ??? I was charged 120 for smoke detectors that were noted as missing but were on site. $50.00 Cabinets started to peel because they are poor quality in kitchen. And it was noted there was excessive water exposure. Again no pics, no proof and zero water exposure or leaks. I was charged for dirty caulk along shower drain 25.00 Total charges withheld. $5685.00 zero commuication that they were keeping my deposit .It's Christmas by the way. I'm a single mom. Was relying on this money. This company nickel and dimed me and violated my tenant rights! If any previous tenants would like to join me in a lawsuit feel free to take my info. This property management company took over part of the way through our lease when we lived in Desert Ridge. I can 100% agree with everybody else that they will nickel and dime you for anything and everything in there. We got charged for a toilet seat with "urine stains" that only a female used, and build for items that were even included on our move-in checklist. I was just told by Karen on the phone that they did not receive the checklist from the previous property management company who should have disclosed that to them, but she said she should not even take one from me as I could manipulate it. I will be looking into if it's legal for them too bill us for these items without a disclosure report from the previous property management company. read more

Absolute RIP OFF! They will steal your security deposit from you with bogus made up items. They charged me for nicotine stains on the ceiling and noone in my house even smokes. They charged me for a window missing in the shed of which we never stepped foot in. I replaced light bulbs with brand new LED and they charged me for wrong type of bulbs...AND KEPT MY BULBS! They charged me for dirty carpets after I paid their recommended company to clean the carpets. They said that I used the wrong touch up paint..I NEVER PAINTED ANYTHING! They charged us for dirty baseboards that I personally got on hands and knees and cleaned all of them. They charged me for water damage which was due to their plumbing backing up and flooding the kitchen. THEY ARE A RIP OFF MANAGEMENT COMPANY THAT YOU NEED TO STAY AWAY FROM. A year ago I sold my house and needed a place to rent until I bought another home. I was welcomed by Karen. She has been amazing from the get go. I even needed to call her to ask a question and I wasn't aware she was on vacation with her family, and she didn't even hesitate and answered my phone call and text messages. They have been so good to me!!! Karen mostly I highly recommend to speak to her, she's professional, totally understanding and Ultimately a great person to work with. Being managed by Valentine was an absolute and complete pleasure. I've never said that about a property management company in all my 40 plus years. Working mainly with Kim, it was a personable experience and one that never cheapened the feeling of our home just because we rented. Which has happened many times with different managements with myself and others I've come to know throughout my life. There truly aren't words for my experience with Valentine because of the stark contrast but I will tell you, if you are an investor and need a property management team to protect and maintain your property, remember... your renters are human, they're families building memories and living a full life inside these dwellings and it is everything in this vein to be treated as such. We want to feel that this is our sacred space, our sanctuary and that can easily be damaged by a management team that does not interact with tenants on a human to human level. Lots of people rent for various reasons... make sure that your property management takes care of the tenant as much as the property and, maybe I'm wrong but, I feel you'll have happy tenants that want to either stay, find other homes you have invested in when they have to move or at the very least pass the word along.
