Mainely Properties...where do I start? My husband's job was relocated to Portland and this is the FIRST PM Company we inquired. Like most places, MPM required a $20 background check fee for a property. No big deal. We paid the $40 the night BEFORE we saw the Apt we were so excited about. Drove 2 hours the next day from MA to see the apt and met Zach who enthusiastically showed us the place. He thought we would make "great tenants" and said he'd talk to the owner of said property, and we'd have an answer on Friday (we visited Weds). Friday came and went...nothing. The following week came and went...nothing! We didn't get a response til over 2+ weeks later saying that "the apt has been rented to somebody else"...gotta LOVE that classic line! Mind you this is after emailing the owner of the company AND multiple emails/phone calls to Zach + Co which the majority went UNANSWERED. We also inquired about a couple other properties we were interested in...but all we got is SILENCE! And it's PATHETIC that this "Property Management Company" wouldn't give my husband and I a chance to rent knowing our DIRE situation facing being homeless... If someone can explain to me why ANY PM company would turn away a Veteran--who has a Federal position--and his family AWAY (even w/not such stellar credit), please PM me. We're still looking for a 2BR 3 months later, still facing homelessness AND that $40 we paid could've gone to our Special Needs toddler. This place IS a joke. Can you say slumlord? I rented a place from them in Portland. Other than signing the lease and taking money money quickly, they couldn't have provided worse service if they tried. No key available on move-in day which was a Sunday. Took three hours to get someone from Biddeford to call to say where the key was left. The sales guy had the audacity to say he didn't work on Sunday!!! My 3 Br apartment had NO HEAT in 2 bedrooms, and five out of ten radiators did not work at all. I spent $7000 on fuel in 5 months and froze my a$$ off. My son and I had pneumonia and so did my dog who I had to put down. There was flaking lead paint, asbestos, frozen pipes, no working appliances. AND MAINELY PM COULD CARE LESS!!! They never answer the phone, rarely call back. The maintenance people were unlicensed and had no idea what they were doing. The lawn was mowed four times in a year. Yelp needs to give Zero stars as an option. read more

If there was an 'instead of one star, I would report this company to the state AG for fraud' option, I would check it. (side note, I have reported them to the Maine gov't) This is a garbage company. This is a long story, but let's start from the beginning. I found Mainely, like most people, through a google search. We were looking for a rental in Portland. We met the company rep at the apartment and looked at it but didn't really like it. We mentioned that we wanted pet friendly and a yard, and he recalled that he had a place in South Portland available. A 3 bedroom home with a yard and parking that was slightly above our price range. We thought, let's check it out. We set an appointment for 9:30. Got a call at 9:00 from the "sales guy" asking where we were, when he was forgetting the appointment from less than one day ago. When I spoke to him on the phone, "sales guy" said he had somewhere to be, so we had to get here quick if we wanted to see the property. He didn't really seem to remember us, even though he had met us the previous day. It gets better. We get an emailed lease that we sign, scan, and return. The lease includes snow removal and landscaping/grass mowing. We assumed we were going to get snow removal from our driveway, so when we didn't, we called Mainely and they said that they aren't responsible for snow removal. I had to email a copy of my lease to a company that is ostensibly responsable for managing leases and properties a copy of my lease because they couldn't find it. Our stove stopped working. They sent some dude out to remove the stove to "repair it" When he came back two weeks later, he had two helpers to bring in the stove. They brought the stove in and "hooked it back up." The dude doing the repair looked like a crackhead. Few days later, the stove shorts out and I have to replace and repair all the connections that were done by Mainely property management. Ultimately we had to find the owners of our house via our neighbors so we could bypass this garbage management company. read more

My friend and I stayed at one of their locations for a summer weekend and had a lovely time. The accommodations were comfortable, clean and quiet. Another definitely plus was that it was not too far from downtown Portland! read more

So far it has not been a great experience renting from this company. We've had issues having no running water for almost two weeks one time, issues now with having no hot water/heat for over a week now and the insulation is not very good so you can feel the freeze coming in through the old style windows. The people that do get sent eventually to help with problems are okay that's what saving it from being a one star. This is exactly why I want to own my next property! read more

It has been over a month and I have still not received my security deposit back from our stay. I spoke with the owner Tim on the phone and he was extremely rude and lackadaisical and said that security deposits aren't his "department". In addition, many things were incorrectly represented about our property, even though I also called Rudy to double check. There was no central air (or any air) as promised, and no grill as promised. We ended up having to spend a lot of money eating out that we hadn't planned on. Do not trust Mainely vacations. Update- the owner Tim is still claiming no responsibility over security deposits and is ignoring my phone calls. He claimed he has the office looking into it, only hours later to text me "Dena is sick". As the owner of a company, it shouldn't matter who is sick, you service your customers. We already paid a pretty penny to rent from him and now he is refusing to give me back my security deposit. This is not his money. He is a thief. read more

Our first issue started on move-in day, when we were told the apartment would be clean and unlocked when we needed to get in. We had to call someone when we got there and wait for it to be unlocked and the house was not even close to move in ready. There was trash everywhere, it had not been cleaned at all, the cleaning company that eventually showed up did a terrible job and had to borrow some of our cleaning supplies, there was coloring all over the walls, the sink was clogged (which is the one and only thing I can say they attended to and fixed quickly). After complaining, I thought we were in the clear, as they gave us back our prorated rent for the end of the month to cover us spending hours cleaning. Since then, the service has been unbelievably slow, if they answer us at all. Our roof is leaking, the water stains are growing, there is mold in the bathrooms, the deck is unsafe, they said it needed to be replaced when we moved in in August and they've secured one board. The house needs a lot of TLC and I don't foresee that ever happening from this company. read more

0 stars if I could, just, WOW. I rented from this company for approx. 2.5 months, and it was the worst experience of my entire life. Prepare to be shocked-because everyone I've told (which trust me, I'm spreading the word) can barely even believe the craziness you are about to intake. Zach (whom works for Mainely) occupied the lower level of the property I rented is a beyond sad excuse for a Property Manager -and as others have said below, "full of empty promises." The property was slummy, smelly (yes, the entire common area had this horrible stench) and outdated-but hey, it was a summer steal for me being new to Portland. BUT, as soon as I began to openly dodge Zach's "advances" on me, he turned into a complete SLUMLORD. Where do I start, I guess I'll just work my way up the levels of psycho-ness: -Feeling condemned to my room: Although rent was split three ways, the landlord/broker for this company completely took over the downstairs area of this unit, I mean, he was ALWAYS THERE. I'm seriously wondering if he's paid part time just to watch TV/spy on his tenants via camera? (Hold up, I'll get to more on that later)! Walking through the living room/kitchen was met with dirty looks via Zach. I felt like a prisoner in my own "home." -Washer/dryer needed to be replaced. Took twice as long as an updated unit would have, to just do one load, if not longer. Exposed outlets. Certain pets were allowed, it was basically a favoritism situation. -No air conditioning/empty promises: Upon moving in, I was told AC would be installed. Yes-I'm kind of spoiled when it comes to central air-but the heat combined with the stinkiness of this place-I felt like I needed a face mask-NOT exaggerating! Gagging as soon as I walked through the front door, all summer long. YUM. -NOT clean. I had to clean every space I wanted to use after moving. It took me three hours to clean the bathroom enough for me to feel comfortable being in it. -Not being allowed to have guests-During my first month here, I had an occasional guest stay the night-nothing more than a friend here and there. Then, after about a month or so of turning down my Property Manager, I figured it was safe to bring my boyfriend over. WRONG. Zach changed the rules, saying I could not have overnight guests, and that other tenants at this unit couldn't either. I knew for a fact that it was just a personal attack against me, because he had told me to my face that I could have guests, and the other tenant living beside me did as well! When I argued with Zach about how I paid rent, therefore I could have a guests, he gave me an seven-day notice and said he wanted me out. This was on the first-he also used the fact that I didn't pay him rent the MORNING of the 1st as an excuse. Why would I, you're telling me I can't access a basic right, and you expect me to pay you? Legally, he had to wait seven days after the first to even give me that notice..and then went against a STATE LAW and said otherwise..so, Mainely, I'm sure there's a lot of other illegal activities Zach is "enforcing" while working for you-FYI. -Saving the best for last here: Zach put up CAMERAS. IN THE APARTMENT. He put a motion activated/audio camera in the hallway so he could see everyone that was coming and going from the apartment, from his cell phone. To make sure I wasn't having overnight guests, of course. When my boyfriend and I came in and saw this, we were so disgusted-like, how creepy can you get? We were both so angry already with Zach that we said some not so nice things/made some gestures in the camera-all of which we meant, still mean, and were completely deserved. Within an hour, I get a text from Zach saying that if my boyfriend ever came to the property again, he would have him arrested, and then Zach threatened the both of us! He even said if my boyfriend showed up to have him help me move out, he would call the police. So, I went to the police, who told me he was crazy and that so much about this situation was wrong-to call them if things escalated further-but I just wanted to get out of there. So I did. As I show up on the 9th to move my stuff out (I am paid through the 15th) I see a note on the door, and the lock code is changed! I had to wait for the property manager at mainelys (Zach) to answer me after multiple phone calls to let me in because I didn't have access to MY property or the apartment I paid for through the 15th! My point in getting the word out is, Mainely as a company should really reconsider having an individual such as Zach M. representing them. I've done my research on this guy, and I've seen past reviews that I wish I would have looked at before taking this rental. This company has lawsuits, this particular employee has pending lawsuits, it all just screams "Stay Away." Over the fact that he was just jealous I wasn't interested in him! read more

I've lived in an apartment tended by MaineLy for almost a year now and it has been extremely frustrating. From the first day, we have experienced problems with the staff - most of whom are unhelpful to a point that would seem cartoonish - with getting even the simplest tasks accomplished. When we were first shown the apartment, we were told and promised that there was already a quarter of a tank worth of oil in our tank. You can imagine our surprise when we discovered that there was actually none, meaning our first weekend was a cold one. As time has gone on, we had had several problems with getting people over to our apartment in a timely matter or having our problems not taken seriously. One incident in particular stands out - we were having a problem with our shower so the maintenace guy Zak came over to fix it. We were gone all weekend and we came back, not only did the shower still not work, but our floor was covered in peanut shells. When we called to tell him this, his response was "Well, what did you do to it?" We no longer allow Zak in our apartment unsupervised. MaineLy is cheap and the apartment in general is a nice size. We get compliments on it all the time. The problem comes down to unprofessional behavior, in having to deal with staff that is often time too lazy or incompetent to do their jobs, and who you often have to call and email SEVERAL times to get through to. I understand that older buildings have more problems - that isn't the issue. The issue is that it shouldn't take a month of calls and emails to get a management company to look at a leak in our roof. I for one am looking for another apartment, one not managed by such a ridiculous outfit of people, and I highly suggest you avoid them if possible. read more

If I could give zero as a rating I would. I inquired about a rental and they were quick to respond. However, my boyfriend and I had an appointment for 1 and 145 for two different rentals, waited over a half hour for the Agent with no text or phone call. I called and texted the office and still no response. 3 other potential renters were there too waiting with the Agent as a no show. This is the first and last time deal with Mainely Property Management. read more

I rented through MaineLy Properties. They did not repair ANYTHING. When I moved in, there were broken windows, fans, and no smoke detectors. I submitted multiple requests and contacted maintenance several times with NO REPLY. They are non responsive if you have any issues. I tried calling and leaving messages for every number listed on their website with no reply. Do NOT rent from them. read more

We stayed at 183 Dartmouth for a Bachelorette and although the home itself was okay, the property management company was horrific. When we arrived there was a lobster cage sitting on the front porch that was rusted and looked like trash. There was a smoke detector ripped off the wall with the battery out. The front right bedroom window was open and broken and the view outside the window is of a dumpster with a toilet in it. The TV wouldn't work and there were cords all over the ground. Overall the apartment hasn't been maintained properly. But the biggest issue is that the management company was non responsive. We called and texted questions and their answer was "I don't know, call the after hours number". Once we called the after hours number they didn't pick up and then never called us back. There's another unit upstairs for rent and you can hear every footstep. Overall, would NOT recommend this property or this management company. read more

Everyone at MaineLy has been really good to my roommate and I. We found a great 4 bedroom house for rent through them and we've had no issues. The maintenance guy even came over to fix the door when it was jammed! Very easy company to work with, we can pay our rent online and they always answer our emails very quickly. read more

Place is such a joke. I think its a cover business to launder cash. No followup. No one answers the phones, go there in person, then empty promises...yeah sure I will transfer money to a site unseen apartment. I would give them 0 stars if i could. These people are absolutely rediculous. Didnt show up to the first showing. Had to drive to the office for them to be rude and make a big deal out of rescheduling the showing. Viewed a place, liked it, told us they would get back to us never did. So, we then again went there for them to yell at us and tell us to stop bugging them, even though they promised to call many times. Now, we got approved for the place and they had to go through the landlord who didnt accept our applications as of today, and Zach never let us know and acted like he didnt know anything until we went there and spoke with one of the maintenance guys. Zach is also super rude and cocky, and makes a lot pf empty promises. Be aware, they are only out here to take your money and run. read more

The MaineLy people were honest and straight forward. They took over the building while I was living there. It was much easier to get a hold of them than the owner of the building, who was running it before. They are a smaller company so it seemed like their maintenance department is always going, but at least they were willing to help. read more

They don't answer calls or return voicemails when interested in a rental yet the posts keep renewing online. They wonder why they can't rent them. When I finally did get in contact with someone, the girl said she couldn't stay past 12:30 on a Friday to do a showing. Can't imagine having to submit maintenance requests with them. read more

Awful. Zak is rude and does not know what he is doing. I have NEVER had a worse renting experience. I have had many different problems with the apartment and they either take their sweet time coming over OR the blame me and my roommates for the problems. Like the shower, Zak came over to fix it, the next day it was still not working, and his response "what did you guys do to it". DO NOT RENT FROM THEM! read more
