Tried renting from this agency... DON'T DO IT! They showed me 3 apartments that were all shitholes and not with the money. They tried to make me pay a double security deposit on a six month lease without telling me the apartment was already rented for next January. I explained that I wanted a year lease to begin with. They'll tell you whatever you want to hear just to get your money. I have a couple of friends who rented from them and Schneider Property Management never returned their security deposit. They came up with bulshit excuses about damage in the pipes from flushing wipes. They stopped answering phone calls. I'm surprised this company hasn't been sued already. I was excited to begin my relationship with Schneider Property Management, as I had found an affordable apartment in acceptable shape. While the apartment itself was in barely acceptable shape, I really loved it's cute little vibe, and was happy to have found it. Most of the issues were due to poor upkeep and were things I was happy to mend or repair myself. At this point my apartment is aesthetically really beautiful and I love it! That said, I would ABSOLUTELY NEVER RECOMMEND RENTING FROM THIS AGENCY. Schneider Property Management and their employees treated me with consistent disrespect, condescension, and above all non-responsiveness to safety issues. Pursuant to the Yelp community guidelines I will not post anybody's full name, but the two Melissas who work there are rude, vindictive, childish in their communications, and utterly none responsive tenant issues, even those regarding safety violations. My primary cmplaint upon moving in was that the electric stove had incorrect drop pans installed. Because of this, the coils were unable to clip into place. This means that the burners, having nothing to hold them steady, slant, tilt, wobble, and cannot support the weight of even a small pot or pan, rendering them unusable. I reported and explained this issues to both Melissas consistently beginning in January of 2022, several times in February and all through March. When they sent a maintenance person, he recommended a new unit. When I followed up again, I was told that they would not be providing a new unit or new drip pans. Unfortunately, the problem worsened. The constant shifting and wobbling of the burner coils resulted in electrical damage to the burners. One day when I went to turn one on, it exploded in my face shooting sparks across the room and into my face and hair. It also tripped the power in the building. This has now happened two times, each time with the two smaller burners which are the most unstable ones. Clearly, this does not constitute safe living environment. It could have burned me or even started a fire. Upon reporting the new developments with this issue, I was very rudely told that they would not be addressing it. To name just a few of the more minor issues I have struggled with: -They advertised one rent for my apartment and then charged me more. -The hot water often runs out after 5-10 minutes. There is never enough to fill the bathtub. -They posted a flyer in the hallways stating that they would be doing "random checks" to make sure tenants did not have their windows open in the winter months--which is illegal. Landlord are not permitted to do random checks, they are required to provide 24 hours notice before entering the premises. -There is no doorknob on the door to my balcony, there is just a hole, so the door simply stands open to the outdoors. -The front porch is broken and has exposed rusted screw sticking out in several places. -The banister in the stairwell is broken and unable to support weight. This could cause harm if someone tried to use it. -The windows in the bedroom are not in proper working order. As soon as you unlock them, the top window slams down. This could break your fingers/hand or even shatter the window. I have reported these issues using the websites maintenance request form, as well as by sending direct e-mails, and they have not been addressed. I even reported several issues directly to Craig, the owner of the company, and he told me not to contact him anymore and blocked my number. I have never paid rent late a day in my life. I have cared for my home, patching some of the chipped paint, cleaning up kitty littler and poop from the last tenants, gotten rid of BUCKETS of cigarette butts from prior inhabitants, and been polite and professional in my communications. The renters of Southern Maine Deserve better than Schneider Property Management and I advice renters to avoid them at all costs. read more

Refused to give us a live virtual tour, an in person tour, or connect us with landlord or current tenants claiming all of these were "privacy violations." I understand being respectful of current tenants privacy but it is typical to have a clause in a lease that current tenants must participate in the apartment showing process when they decide to leave-I always have in my places. They wanted us to wire them over $2,000 without any sort of confirmation that this apartment was in fact real and available!! Every time we asked a reasonable question they came back with a threat that they had many other applicants to give it to. They made the entire process extremely unpleasant, were completely unwilling to help us in any possible way. When we asked to see the lease they sent us a blank lease template and expected that to convince us that this apartment was real and available! I won't say for sure that this company is out there scamming people but it definitely feels like it. If I were you I would avoid at all costs. Also I've read reviews on here and the owner always comments something nasty back which is extremely unprofessional and assures me, and I'm sure those other reviewers that they made the right choice to get away from this company as fast as possible. read more

Literally the worst experience I've ever had renting from anyone. They argue with anything you bring up to them or ask them for. They don't have any respect for their tenants. Their maintenance crew do as shotty of a job as possible and cut as many corners as they can. Everything done or fixed very cheaply, and they don't clean up their mess and leave it for you. They don't respond to emails, and if you call you have to leave a message through an answering system... and then you never receive a call back. I am really sorry I did not check the google reviews for this company before dealing with them. On Google, you will see many people saying the same thing. This company posts rental properties online, and won't even talk to you until you go through the application process and pay an application fee. You cannot view an apartment until you pay a fee. After taking your money, they simply don't respond to you. If an apartment has so many applications against it they cannot respond to applicants, then remove it from being listed! They are clearly scammers looking to grab quick money and take advantage of people who are in a bind to find housing. All you have to do is look through reviews to see how many people they have scammed money from! 1) They conned us into paying application fees with no intent to go through with the agreement. They have no BBB profile and these charges were taken on 4/20 & 4/24. 2) Did not return phone calls when promised on multiple occasions. 3) Asked for 12 months worth of bank statements when the industry standard is 0-3. We viewed an apartment with one of their reps but did not like the area so she suggested we see another place close by. It was above our desired price but she said they would reduce it for the right candidate. Since we have 800+ credit and are well over the standard rent/income ratio we knew that we were the ideal renters. We drove past the place and loved it so we called in to ask what our discounted rate would be. They said that I would have to pay a $30 application fee to find out. I was a little put off by this but she insisted. After paying and applying online I called in again to inquire. This time I was told that they could not give me an approximate discounted rent price until my wife also paid $30 and applied. At this point I feel like I'm being scammed but don't want to lose/waste the first $30 fee. They finally show us the place and the guy cant answer any questions about it and does not even know which unit would be ours. We did like the interiors so we paid the final $30 and got a call a couple days later saying that we got the place and our stats were great! I again had to explain that we were not renting the place yet and just wanted to know what our rent would be if we chose this place. They then informed us that we would need to pay full price! So... we either had a carrot dangled in front of us the whole time just to con us out of two app fees or they are just incompetent. Maybe a little bit of both. read more

Never rent from Schneider Property Management, LLC., . The owner is a bully and makes you feel like he is hovering over you all the time with random check ins. They will over charge for cleaning at the end and drum up any charges they can find. I have rented for many years and have never had any issues with landlords in the past. rented from them for 2 years. meant to tow someones car in a different unit, and towed mine instead. no refund on the tow. then said we talked about towing my car.. i showed them 6 months of phone records showing i hadn't even missed a call, and they still said they called me?!? they need THREE months notice if you plan to not renew your lease. ?! they tried to only refund less than half of my security deposit, until i showed them photos of when i moved in, then refunded me for everything except a dead light bulb. also, maintenance men have randomly shown up without notice when i was sleeping in bed, waking up butt naked to a strange man staring at me.. the second time a guy came in while i was in the shower. i know finding a place to rent in portland is hard. if you rent from these guys, only communicate in writing, never over the phone, and be very sure to thoroughly photograph and document everything. unless they randomly tow your car, and pretend they talked to you about it. read more

If I could give 0 stars I would. We lived in Lewiston for about 2 years with Schneider Prop. and it was a less then pleasurable experience. If I can say 1 thing its TAKE PICTURES BEFORE RENTING, or don't rent at all. Stupidly my girlfriend and I did not take pictures. After moving out they charged to us to refinish the floors, repaint the windows. They also stitched us up for leaving stuff at the dumpster. Also something to keep in mind they charge for late rent notices. Everyone makes mistake right? Sometimes you make a late payment, but good ol' Schneider Prop. will charge you $40 per notice and wont tell you until you move out. We paid a $600 security deposit and over the course of 2 years paid $1400 in pet deposits. Our dogs did 0 damage (Greyhounds, all they do is sleep). So with $2000 they were unable to paint some windows that were not painted to start with? Also not able to refinish a floor that WASN'T finished when we moved in. In our second year they also started to charge $25 more on rent, upon asking they said it was for upkeep. First big snow storm of the year I missed 2, yes 2, days of work because the plowing company "couldn't make it". I called Craig on multiple occasions and he "seemed" like a good man but when it came down to it, nothing ever got done. If you HAVE to rent from SPM, please do yourself a huge favor and take pictures. Otherwise they will wreck you for everything. My girlfriend and I are both broke college students who now have to pay over $600, after paying $2000 to fix the crappy apartment. read more

They were "managing" my apartment, which was vacated on Nov 30, 2014, I never heard from them until January when someone there sent me this: I actually though this had been taken care of... my understanding is that we weren't 100% sure if the tenants had left or not. We tried approving some people for the unit, but they were denied. After that, we didn't hear anything else from the tenants on whether they had someone else to take the unit or not and I guess we thought maybe they were staying after all. read more

Don't rent from this company!!! I've rented for 10+ years in multiple states and this is the worst property management company I have ever rented from. I've gotten my FULL deposit back on every single apartment I've rented besides the two I rented with this company. They are going to charge you $350-400 cleaning fee regardless of how clean you left it. After being charged a $350 cleaning fee on the first apartment I made sure do really do my due diligence cleaning the second apartment- which was a total waste of my time it turns out. One of the things they listed as a charge was "cleaning behind the fridge." WHAT!? Since when do renters have to pull out a fridge to clean behind it!? (To then probably be charged for scratches on the floor knowing this company) And then proceeded to list ALL of the places I spend 8+ hours cleaning before we moved out. "Cleaned floors, wiped window sills, cleaned tub, etc." Literally every single place I cleaned, they charged me for cleaning. Yes, I cleaned the window sills, swept and mopped the floors (twice), cleaned the inside of every single cabinet. I EVEN WIPED DOWN THE WALLS. I honestly thought they charged me for a different apartment at first, because there is no way they are going to charge me for MY OWN WORK. I reached out to the company to discuss these ridiculous charges and of course I never heard back. And I probably never will. And I will never get the money back unless I take them to court (which I know is how they get away with this because no one wants to be bothered). Oh, I forgot to include that they charged me $155 to put a closet door back on its slider!! (Which was not off when I moved out). Which brings me to my next point. They don't allow you to do the last walk through with them. Yes, you heard me correctly. They won't let you. Aka they can decide to charge you for whatever they want and there is no way for you to prove them otherwise (unless you take pictures of every nook and cranny before you leave). Lesson here: DON'T rent from this company. But, if you are already stuck in a lease, don't kill yourself cleaning before you move out because they are going to charge you regardless. read more

Just went through a one year lease with Schneider. Egads don't do it. To give an idea - they took our security deposit to wash the windows inside and out, move the stove and fridge to clean under that (always I have been told to not risk breaking the gas line), and charged $30 for 3 new electric plate covers (which were simply old)... they will get every cent out of you. Oh and the heat in winter didn't work. It took 8 weeks to get it fixed. Not a pleasant company to work with. read more

I have rented many apartments in Portland. All different landlords and property managers but this company is the worst. It is very difficult to get anyone on the phone when you call for maintenance. After leaving several messages in detail of the property and unit and the issue, I would often not get a return call back, until my 3rd or 4th attempt. Schneider also stole a lot of the security deposit back. A simple request for screens for the window took the whole summer before we got them in. Also, they did not replace the only two screens that were in the windows, even when I asked (as they had two large holes). I pride myself on cleaning the apartment and leaving it better than when I first moved it. Schneider gave little back in the deposit. I have never had an issue with my other property management companies or landlords. We always receive nice thank you letters about cleaning. However, this was not the case for Schneider. They charged for cleaning the kitchen shelves (when I wiped them down myself), also the windows when I definitely cleaned them all. Charged for painting - $200 plus dollars when I left the walls in better condition than when I got it. They also took a lot of the deposit for the floors when they were already in bad condition. It is not the tenants' fault that the building is in bad condition and we had so many maintenance issues, but it felt like they were taking it out on us! I would highly recommend trying to get another apartment, this was our last choice when we were selecting. read more

We went to see a house they had listed. It took them 2 days to call me back to schedule a viewing. I submitted my application online later that day and they charged me $50 ($25 x 2 people) immediately to process background and credit checks. This was on a Thursday. By Monday, I still had not heard back from them, so I emailed the woman who showed me the home. After I emailed her again, she finally got back to me on Tuesday telling me that they had not processed my application because I was missing a piece of information, and the house had already been rented. They still have my $50 and won't return my calls or emails. Everything about this place screams scam. Buyer beware. UPDATE: According to the note below, I could have used my same application for another rental. That would ordinarily be fine... but NO ONE EVER RETURNED MT CALLS. So my money and time were wasted. Initially, my cousins who lived in the Portland area managed our properties but when they moved to Seattle, we needed to find a company who could handle them and our tenants with care. We feel extremely fortunate to have found Schneider Property Management, which were able to provide a full-one stop shop for all of our needs. We wanted a company that would not only collect our rents but serve as an in-town "person" on the ground, whenever any of our tenants had concerns and needs. We also needed a company that could make quick and "on the spot" thoughtful decisions. My apartment looked just like the photos and was exactly what I expected and was hoping for. Each of my neighbors I meet was very friendly and outgoing. Reaching out to Schneider Property Management was very easy and always willing to answer questions. In the event that I had a maintenance emergency they got someone out to my unit right away to fix the issue. Even if it was not an emergency they would often get it fixed right away. My main reason for leaving was so I could move closure to my work office. The price of rent and what is offered I say is fair and reasonable and worth your time to check out and consider. I would consider doing business again with Schneider Property Management depending on where life leads me. Pros: - Staff was very helpful and accommodating when we got our dog. They got the owner's approval, and spoke with the rescue group we adopted from. - The windows were filthy when we moved in. I appreciate that when we asked Schneider to clean the windows, they did a partial job of it and were responsive to our request. Cons: - Did not complete window cleaning job. - Upon move in: Significant amount of dust in closets and above bathroom cabinet, cobwebs in bedroom, and dirty floors (enough that my feet showed dirt after walking through barefoot). - Schneider charged us a whopping $350.00 cleaning fee from a $1,500.00 deposit. The most we've ever lost from a past security deposit was a $50.00 for a cleaning fee from a $2,500.00 deposit (in CA). We are good, responsible tenants. I could understand being charged a nominal fee of $50-$75 for certain things they listed (2 drawers in fridge, and crumbs left in cabinets), but being charged for things we already did (vacuuming and washing all floors!!!) and minutiae like "wiped down baseboards and light switches" makes me feel conned. We left the floors in better condition than they were when we moved in. - A Schneider staff member reached out to us about re-doing the bathroom in our unit. Re-doing the floors was mentioned, which were water stained and gross when we moved in. This did not happen during our year-long tenancy because we didn't really have anywhere to stay during the work week when the bathroom would be redone. We were charged a cleaning fee for the bathroom from "top to bottom," despite Schneider saying it needed to be redone, and considering there was NO FAN in the bathroom. Constant humidity = mold! It was ever present in cracks in the tub because of nasty caulking, even with my own periodic cleaning. We finished our business with Schneider feeling taken advantage of and ripped off. read more

I noted that my rental home was on the market. I called Schneider to see how this would impact my lease. They didn't even KNOW the home was for sale, but assured me my lease was "fine".. Cue a pesky realestate agent and requests for showings WHILE I rented. Imagine strangers in and out of your home, and having to clean beforehand. I was asked to sign a new lease, which I took as a sign that the home was off the market. Nope! Turns out the lease stated that the owner could "evict" me if there was a sale. 30 days later I found a new place to reside and asked Schneider to let me out of my lease. They refused and stated I could only leave if I would pay them rent until the house was rented again (who would rent a home for sale?) or sold (and it was way overpriced). I decided to honor my lease and save money/my credit. Just a month later I came home to a 5 day notice to quit, stating I hadn't paid rent. I HAD indeed paid rent, and had paid the entire two years I resided in the home. I was told that it was a computer error. A week later I got a 30 day eviction notice, Schneider claiming the property had been sold. I was suspicious, seeing how the home had never been viewed and was listed incredibly high in a market with netter homes for less. I sought assistance from Pine Tree Legal and found that the home had NOT been sold. I asked Schneider (Craig, to be exact), if I could be provided with moving costs, as the owners were violating the lease. I was told I could get money AFTER I moved out, which defeats the purpose of moving costs. Craig also informed me he would take that month's rent out of my moving costs, which made zero sense, as he indicated in a letter regarding the security deposit that the owners were handling the property from here on out.. I was also told there was a bitter divorce and the home was being foreclosed upon as a result. This meant that the bank would have the property. I received the legal advice to NOT pay rent until I was told who the new owner was, bank or private. I certainly wasn't paying Schneider, especially after receiving a notice stating that they were turning over the security to the former owners. Without a line of communication with the bank or whomever owned the property, I took the legal advice to see what panned out without paying rent. Good thing I did! Craig HIMSELF came to my door with a nonpayment eviction notice. I told him the property wasn't Schnieder's and he shouted that it was indeed, and crept away. Turns out Schneider was working with the owners to get me out and violate my lease. They were WAITING for me not to pay rent so they had legal recourse. My attorney asked if I could pay rent so as to remain until the home was purchased, as I was provided the opportunity to purchase the home in a short sale, should the owners agree, and my attorney was told they were going to evict me whether I paid or not. I would have been out a few thousand, paying mooney to homeowners that weren't paying their mortgage. Craig and co were more interested in "winning" than doing the right thing, or even serving the actual owners. What excellent humans. Having been a casemanger and a military wife I have dealt with many housing agencies, but non as concerned with profit and willing to go to any length to get it. As I began "venting" to others, I found many of the social workers at my place of employment had similar stories, including being charged exorbitant cleaning fees after paying cleaners, not having security deposits refunded. I wish I had known when I decided to rent with them. In retrospect, I should have seen the red flags. There properties are listed forever because no one opts to rent. Their "showings" are cattle calls and he with the check at the showing gets the home. Don't rent from Schneider unless you want to lose faith in humanity. read more

I rented an apartment managed by Schneider for 1 year, and my brother currently lives in a property managed by Schneider. Most of the time we didn't talk to or hear from them, but I want to tell three stories about their poor behavior. 1.) On two occasions, once with me and once with my brother, a new person moved into the property after someone else moved out. These people properly contacted Schneider about being added to the lease. Schneider required these people to fill out an application form and pay a $25 fee. In both cases, we never heard back from Schneider and they never added the person to the lease - they seemed to just take the money and not bother to do their job. 2.) When I was moving out from my apartment managed by Schneider, the landlord (their client) tried to insist that the oil we had left in the tank was "abandoned property" after we sought reimbursement for it (about $700 value). Considering it was September in Maine, the next tenants were obviously going to need the oil, but that landlord thought he could take advantage of us. We had to fight to get compensated for that oil and it was ugly. 3.) Several times while living in that apartment when there were minor problems to be taken care of I called Schneider and they told me to call the landlord. When I called the landlord he told me to call Schneider. Sometimes it would take 4-5 calls to sort out a simple but important problem like the heater being broken or the toilet leaking. Unprofessional. I would never rent an apartment managed by Schneider again. Buyer beware. read more

I have been a tenant of Schneider Property Management for over nine years. I have had good luck with the owner Craig. In 2008 I lost my job and I could not pay my rent in full each month. I immediately called Craig and he graciously let me split my rental payments in two. When I have an issue I call or send a maintenance request. The wait time/response time is no different than other property management companies I or my family has been with. The apartment above me had a major plumbing disaster. They came out right away to fix the issue. It took a little bit to have the contractors come out to fix it cosmetically but that is understandable. Having been in the project management field, it is more cost effective (future savings to the tenant) to have your contractors come out and work at a single site over a day or period of days. I am fine with that. All in all I am happy with SPM. Craig has always been a gentleman with me. read more

I was contacted by Keith Schneider himself in his pursuit of labor needs for the painting aspect of his business. After two (2) days of email tag due to his lack of communications skills, I finally reached him directly. I offered my skilled labor in painting, only to have him compromise my right to how I be compensated. He made unlawful assessments against myself in his practice of law, concerning my wage expectation. Ultimately, he denied hiring me simply because I exercised my right in how I be compensated for my private labor. He only denied me due to his interpretation of how a person is to be compensated. His compromise, in an attempt to coerce myself into something that had no lawful (or legal) bearing, denied me my right to work for wages for my financial stability and well being during these troubled times. This took place near the Saint Louis, Missouri territory. As a said "employer", Keith Schneider offers no work diversity and overall accommodations required by Federal Law. This can lead to the loss of his license as he operates upon the land. read more

I would give Schneider Property Management zero stars if that were an option. Even before moving out, and basically getting scammed for money, I had an awful experience living in one of their apartments. The stairwell was unsafe and filthy. Many friends who visited commented that they were less than impressed with the price we were paying for uneven floors, ceiling tiles that would fall out, a leaking bathtub, etc... We noticed that the door to the back stairwell opened when you pulled it, even when locked. Unsafe. We bought a second lock with our own money and had it installed to feel better. We moved in when it was warm, but as soon as it became cold we noticed that the apartment was very drafty. A friend who works at BIW as an HVAC engineer inspected the heater and windows for me. The windows were "as good as a drafty barn" at letting winter air in apparently, as well as the storage unit attached to the kitchen which had a blown out window and huge gap under the door. The heater was deemed far too small for an apartment of its size, which explains why it only kept the one room it was in warm. The gas bill was outrageous. We kept the heater as low as it could go at 60 degrees and still the bill was crazy high. My room was the farthest from the heater, and too cold to sleep in most nights, so sometimes I pulled the cushion off of a chair and slept in the living room to not freeze. Also soon discovered were the rats. My cat would stare at the walls, unblinking. I thought he was crazy until it was calm at night and I could hear tons of heavy scampering up my bedroom walls and overhead in the ceiling. They left lots of disgusting feces under the kitchen sink. The ceiling had metal framework that frequently fell down. We would call maintenance and have them "fix" it and the very next day it would be broken again. Good job. The driveway was rarely plowed during numerous snow storms, so your car would get stuck and you'd be late to work. Of course we called many times to try and get them to schedule a day to plow. The one day they do come it is with one hour warning (what if people are at work trying to afford this horrible apartment??) and they tow our car. This costs over $100 to retrieve. I could go on, but to summarize: two months in to our lease we were counting down the days until we could move out. Well! We finally move out, free at last. Nope. We wait and wait to get our security deposit back, expecting to each get about $500 each. (Less for my roommate who did create a hole in her bedroom wall we knew would be taken out). Mind you, I really need this money because I am pregnant. What we actually receive is a list of damages to the apartment that we did not do and a bill for nearly $400. Not only did they take all of our money, but they expect us to pay them. SCAM. I guarantee you they do this to everyone and get tons of extra money from it. We tried to fight it back. I left emails, called frequently, and finally got a hold of Craig who assured me we could work something out. Do not believe him. My roommate went in and went over each item on the list with him. She called right after to say they got a few of the things marked down in price and I should at least get some money back. Wrong again. Weeks go by with no check. Again I call daily and email until I reach Craig. He says he'll send a list of the updated charges. We still owed $95. My roommate paid it since we were at this point totally over dealing with them at all. If you take away anything. 1. Do not lease from them unless you are a masochist 2. If you're already stuck in their hell hole then document everything. Keep every bill, photograph every room, wall, doorframe, and save every penny you have because they're going to be stealing from you very soon. 3. Good luck. read more

I've been nothing but pleased since moving into my apartment near Bates College. I found out about Schneider Property Management from a friend who also rents from them. The website is full of all of the information you need before even picking up the phone. I'm a researcher by nature so I found it refreshing to be able to read all of the fine print as well as look at available rentals before picking up the phone and talking to someone. Being new to this area, I found the staff to be not only helpful but also insightful in helping me learn about and navigate this neighborhood. The unit I chose was move-in ready and I'm happy to report that for the last few months, I've had a smooth transition. When I tried back the man rushed me off the phone after telling me the property was rented. Rented from this company for a year and a half. They were terrible. From the very start, when they (Kristen) promised us 1/2 off our security deposit and then reneged the day we moved in we should have known better. Any issues we ever had were not dealt with in a timely manner. Instead of calling the office we had to eventually start just calling the owner of the company to get ANY attention. More than a year after move in, our porch/storage area was taken away because of the "fire department inspection". Upon many of us (tenants) talking to the fire department they confirmed that it was not an egress and they had no idea why we weren't allowed to use it any more. After taking away the storage area that was included in our lease, they offered us storage in the basement for $25/month. There were so many more issues, too many to list. The neighbors were mostly loud, drunk, unemployed lowlifes. Do not rent from Schneider Property Management. There is a reason why there are so many negative reviews. I am a professional with no pets, kids, and I ALWAYS paid my rent on time. I expect better treatment from a supposedly reputable company. read more

Schneider Property completely lacks integrity. They are absolute thieves. We were promised a property in the Portland ME market where vacancy rates were about 3%. Competition was very tough, and although we were assured the property was ours and there was no one in line ahead of us, and we passed all background checks, etc, they gave it to someone else. I strongly suspect they took a bribe from another potential tenant. I know this sounds crazy, but believe me, the rental inventory was very very low and when we viewed the place it was teaming with potential renters. I strongly believe Schneider is not fulfilling their responsibilities to their property owners. The property we viewed was priced low enough that there were many people present at the showing and people were clamoring for it. Given the market, and given the interest in the property, Schneider should have been seeking a higher rent for their client. Instead, I believe Schneider likely took money under the table to the "winning" tenant. So, aside from the management fees from the property owners, they certainly collected many application fees for this property, and I strongly suspected a bribe to get the property. I have never gotten so upset with a business, it was close to two months after seeing the property, of applications 3 of them $25 each ok fine, but the not calling back , I send multiple things though email and fax they say they never got. I feel if they don't want to rent an apartment, they should say that instead of wasting people time and money. After reading these other ratings I'm glad to see it's just bad business, I thought it had to do with my race and that the last thing I want think. Schneider Property Management is very unprofessional and quickly lost my business. I scheduled an appointment to view a home that is currently available for rent. The appointment was scheduled several days in advance. My boyfriend and I arrived and saw that there were several vehicles and people in the driveway. We told them that we were here to view the home and asked if one of them was the realtor. To the shock of all of us, we were all there to view the same house. I understand that time is money and a business needs to save travel time, etc. However, this is an extremely strange and awkward situation. Especially considering the current competitive nature of the rental market. This was NOT an open house, but a scheduled appointment. Viewing a home takes no longer than 15-20 minutes. One appointment could easily be scheduled to precede the other. The realtor was also 10 minutes late, thankfully the other people who came to view the home were very nice! Just prior to entering the premises we found out that the current tenant had absolutely no idea that we were coming to view the house. I do not think this was the tenant's fault in any way, but instead a complete lack of communication from this company. They were also asking nearly 1300/month with no utilities included and the home was clearly in terrible shape. The roof needed help and they had a forest growing in the gutters. In fact, we were so frustrated with the situation and the serious issues with the home that all four of us left before we even entered the premises. Although it is irrelevant I would also like to point out that whoever answers the phone for this company is possibly the most rude and grumpy woman I have ever heard. I have spoken with her three times now and every time I felt like our conversation was causing her great anguish. This company without a doubt lives up to their 1-star rating. I am very glad that I found out prior to signing a contract. As I continue to look for a rental I will be sure to immediately eliminate those that are owned and operated by Schneider Property Management. read more

Let me start out first by saying I have been renting for 17 years across different states. I'm a great tenant and have always paid my rent on time. I have also received all my security deposits back. I have also sued a landlord in court and won that deposit back as well. Now that I've said that let me say this Schneider Property Management was by far the worst company/landlord I have ever dealt with! It was the worst year of renting in my life. So many things happened. If you are reading this and thinking of renting from them; run while you still can!!!! If you are currently renting from them and are reading this; then I am truly sorry. And my best advice is to get away from them as soon as your lease runs out! Know that you have a lot more rights as tenants than you think. Follow Janet W's advice! Take pictures of everything. Keep a journal. Save every note. Document phone calls and what was talked about. And don't be afraid to send certified letters! This is huge. And coming from experience don't be afraid to go to court! Fight for your rights! Schneider will never change if people aren't fighting back and getting back security deposits they deserve! Having been to court before I did all these things and it helped me tremendously. Court can be scary but also necessary. That's your hard earned money. Don't just give it away! I admit at first I was fooled by them. They said the right things. Seemed pleasant. I was lucky the house I rented wasn't actually owned by them so it was in great condition. But as soon as our deposit was given and we signed the lease; everything changed. Upon moving in we were told that mowing was included. When we went to sign the lease we realized it wasn't. They quickly made an excuse that they were short staffed and it was a simple mistake. We had our own lawnmower so we just went with it. Again biggest mistake ever! The first few months were quiet. Until we had an issue with our refrigerator. It was a simple fan issue. Schneider's emergency line is a joke. So don't even bother. By the time they fixed it food was lost. And they had no intention of replacing it... Next we had a bad wind storm and a huge branch crashed into the driveway blocking the end and almost hitting my car. I called them immediately. I left them a long detailed message. They never got back to me... I had to find someone locally to help and it took two strong people to move the branch. After two weeks of no response from them. We found someone to cut it up and take away the wood. They never once responded or asked if everyone was okay... The day before Thanksgiving a person lost control of his car on icy roads and blew through our mailbox and into our ditch. The cops came we did a report and called Schneider. The mailbox was covered under the guy's insurance but Schneider had to call to make the claim. They never responded. We weren't receiving our mail. We called several more times. We even had pictures of the crash from a small newspaper proving everything. Including the officer's info. They wouldn't respond and even when we moved out in July they had never fixed the mailbox. We had to piece it back together with long screws just to get our mail. At the end of the winter season we had called them because our heat had stopped working in the house completely. We had called them several times before letting them know that randomly our heat shut off for no reason and we had to restart it to get it to work. We knew something else was going on but they were happy dealing with the quick fix of us hitting the restart button. A month later hitting restart no longer worked so we called again. While we were explaining the issue they interrupted to say its because we ran out of oil. And it's our fault per the 'lease' to not run out. This was hilarious not only because they didn't even ask if we had run out of oil; they told us. But we were actually at 3/4 of a tank. So after some rude discussion back and forth they sent someone over. Who in turn verified we did have 3/4 tank of oil. The issue was an air bubble. Yet Schneider tried to charge us. We refused and said we would go to court. We had proof of oil we purchased as well as pictures of our oil tank levels. So they dropped the issue. I could go on and on about issues we had with them. It was a year of hell! The worst part was the very end. They started harassing us over two months before our lease was done asking if we were resigning. And if we were they were conveniently raising our rent... What?!?!? They tried to push their limits with 24 hour notice to show the place. I told them I knew my rights and they would get more upset and angry. There was damage to the steps after they showed the place to a bunch of people. We called to talk to them about it. Instead they called back and said our lawn was too high and we needed to mow it. Absolutely ridiculous! Just know they're always looking to make money. So don't expect them to take care of anything!! read more

Rented from SPM awhile ago and like another reviewer had stated, my advice would be to know your rights as a tenant. They took my entire security deposit despite leaving a CLEAN apartment with NORMAL WEAR AND TEAR behind. $100 for spackled walls, $300 for a used infrared heater that was stolen from the unit by another tenant in the building. A woman-beating thief for a neighbor. Had to take the owner to court because SPM is legally protected from being sued in small claims despite being the sole entity behind all underhanded decisions made. Renter BEWARE. read more

This is by far the worst rental company that I have ever dealt with, and if there was ever an inspection on my building, the owner would definitely be fined. The building that I live in is old (as most are in Portland) but the building is run down and not properly maintained, though the rent increases every year. Old appliances like a dishwasher that is supposed to connect to the sink, as well as a rusty, non-reliable fridge are provided in the building. The floor in the bathroom leaks, there is often no hot water (for 2 months this summer), and the toilet almost always has issues, but every time that someone comes over to the apartment to look at it they never seem to find any issues. If you decide to move into a Schneider property, make sure to send an email for everything because there is a lack of communication for phone calls, and they say that they never received the message. If you send emails then you can also keep an email trail because unfortunately the only way that any issue can be resolved is to let them know that if the issue is not fixed that they will be reported to the city. You should also take photos of everything when you move in, and be prepared to do some deep cleaning before you move in. Also, be prepared not to get your deposit back. There is a shortage of housing in Portland, true, so chances are you may end up working with Schneider.... but you have been warned. read more

I am currently renting from this company now. I have never been so disrespected in my entire life by the owner of this company. After getting 2 feet of snow, the day after it snowed (we were stuck for two days) my roommates and I had to call at 4 pm to make sure they were actually going to plow us out, since it took us 2 hours to clear them off. The lady on the phone responded as "oh yes, Justin is actually on his way from Westbrook now (which is only 10 minutes away from us)". We all moved our cars to the Shaws down the road, and went to the mall so that we could waste some time while they "plowed". We came back at 8 to find our driveway not touched. I then had to call the emergency line 4 times, who continued to ignore my phone call, so personally I think they should not call it an emergency line, because they obviously just do not care. After calling and leaving 4 voicemails saying I will be calling every 20 minutes, they finally called back saying they have no idea what I was talking about. Let me remind you that the owner of the entire company, Mr. Schneider, was the one I was speaking to. He was unbelievably rude to me, saying that they came and the cars were in the driveway. I reminded him that there was one car in the side portion of the driveway, which is not in the way at all, and is actually the tenants downstairs. I asked him if he seriously expects us to go downstairs and try to figure out if they're even home and if they can move their car. Plowing is in our lease, and we definitely do not share a lease with the tenants downstairs. DO NOT rent from this company. We have had multiple issues with this management company already, including mold, plowing, unanswered calls, not cashing our $450 checks, and ignoring our maintenance requests for hot water. I am just shocked that somebody who we pay $1700 a month and who is breaking the lease, has the nerve to be rude. read more
