Avoid This Apartment Complex at All Costs Our experience living here was extremely disappointing, especially when it came time to move out. We were scammed out of our security deposit with false claims of damage that simply weren't true. We have photo evidence showing the condition we left the apartment in, yet they still charged us for things that were never broken or missing. The customer service was rude, dismissive, and completely unhelpful, especially regarding the move-out process. A a proper walk-through was not encouraged, which now feels like an intentional move to avoid accountability. Do yourself a favor -- don't waste your time or money living here. I have photos like this for everyday for the past few weeks, but I can only put 10 photos. Gym mirrors and windows not cleaned ever, hot tub has been closed for 2+ months with no sign of opening, pool opened a week late with no communication from staff, multiple maintenance requests have gone unanswered, internet is terrible, community events are sporadic at best we had zero over the winter. The 'updated' desis marble counter tops, they won't even put fans in the apartments. Then they will call, text and leave mail about signing up for another year when the service is terrible. I highly recommend looking somewhere else for a place to live. On top of this, was charged for my last month of rent after I moved out, rent I paid. Just don't. Management doesn't care and won't respond to your issues. Internet goes out 10x a day (if it even worked in the first place!), dog poop all over complex, maintenance guys are nice but clueless. Will take 3-4 weeks to get someone out to fix anything minor. "Updated" apartments are built cheap as can be - you can feel the cold coming in during the winter. But theyll charge you max price & hound you if you may be 1 day late ONCE!!! And don't worry, management will email you back...... only when they want their commission check for signing your renewal! will tell you every other issue Is YOUR OWN PROBLEM to fix. i paid them for internet for years just for them to tell me it was my responsibility to fix. Their mainetance had no clue. Finally got AT&T up and working same day. Extremely thin walls, and countless other issues. just don't do it - do not recommend moving here One single ounce. read more

Maintenance is not timely at all. My dryer has been broken for 3 weeks and I have called to get an estimate of when they'd come fix it about 5 times now and there's never an answer. Rent is too high, windows and doors are not sealed so there are so many bugs that get in on the ground floor. Not insulated well I have to run my heat and A/C a lot more than I ever did anywhere else. Jesse at the main office is very nice and helpful though. read more

People fish outside your window Staff is extremely nice , but not given ability to take care of customers in a timely manner. Take pictures of how you left it when you move out, otherwise you WILL be scammed Edit: Take photos of everything in your apartment when moving out. I cannot stress enough. Even take before photos. We were charged over $1000 in repair fees. You can clean murder scenes up for less. Very upset and displeased with the service I have received from the managers and employees. We had a bad snow storm the last 2 days and I wasn't able to get out to pay my rent so I paid 1 day passed due and they refused to take off my 50$ late fee. Secondly, I've been asking them to fix my sink the entire time I've lived here it makes an extremely loud noise I'm assuming something is wrong with the pipes where the connected the apartments, but they refuse to send a Plummer out here and tell me there's "nothing wrong with it." Funny because no where I've ever lived has had a loud sound coming from in the bathroom that wakes me up out of a dead sleep. I'm really concerned because I'm 9 mos pregnant and I am being induced Friday I just wonder if the noise will wake my baby up I'm hoping not!! Just upsetting when you are pregnant and can't get good sleep in your own home. And them telling me it's "normal" I even have videos I've sent in of it making the loud noise. Let's just say I will NOT be renewing my lease here. read more

Please beware of this apartment. I unfortunately was moving across country and did not get to explore other options prior to signing with Mallard Bay. First, there "updated apartments" are a poor excuse of an update. They make them look nice to the potential renter who does a quick walk through, but the floors are uneven, the windows are old and allow a large draft (and in my case are missing storm windows which I have requested and the ticket closed, but I never received them). The paint job is horrible and the base boards are barely nailed in. The walls are paper thin. I can hear my neighbors having their nightly dinner conversation, keep in mind they ARE NOT screaming, just normal voices. Also, due to the paper thin walls and poor insulation your heat/air does not stay in your apartment so look forward to a large bill during summer and winter. I have always lived on the top floor in my 13 years of renting, much of that in the Midwest/East and never once had to turn on the heat, yet here we are heat on and it kicks on every couple of minutes because again it cools down so quickly do to the poor construction and drafts. Move-in ready does not mean move in ready either. I was set to move in and then I reached out to the complex to see if I could move in a couple days early. It was at that time that I was informed that my apartment would not be ready for my original scheduled move in. Excuse me? Was anyone going to reach out, what would have happened if I did call them that day. Fine, whatever we came up with a new move in date. I get there and begin looking around. There is carpet cushioning and nails in the window sill of my bedroom window. It doesn't look like to floors where vacuumed, like I mentioned prior window screens and storm windows were/still are missing, but the biggest thing is the washer and dryer were not in my apartment. I called to inquire about this and they said they would get maintenance on it and I would have them the next day. Keep in mind I had movers coming the next day and this is not a large apartment where everyone could maneuver around each other. I tried to call to get an update to coordinate, yet the apartment complex was not helpful at all saying it will be there when it gets there, they are currently cleaning it and wiping it down. That's funny. I watched them put one that they appeared to be wiping down in the building a couple down from me, but when it came to getting mine they literally pulled it from the apartment complex below mine and brought it straight up no cleaning or wiping down, I also have pictures for anyone who wants to see. I don't think the guys realized that they were moving it into my apartment as I was walking up behind them, but one was on the phone and said "oh well she is going to have to deal with it we are not going to get another set" assuming they meant that I was going to have to deal with the not clean washer and dryer I was going to be getting instead of a clean one that the office stated was the reason it was taking so long. On top of that they will try to nickel and dime you at every turn. I am more than happy to share a 4 month email thread with anyone who enquires about charges and refunds in which they overcharged me and when I got the charges from the gas company they tried to blame the difference saying the gas company screwed up when it was them trying to sneak charges in. Then when I was told I would receive a refund for more charges the apartment complex was charging I had to follow-up 2 months later and was told nope you need to pay them by someone else. Also, DO NOT USE their internet. Even if you hate AT&T go with them. You will not be able to use your devices or watch TV with their poor excuse of internet. I don't watch much or use the internet much, but holy crap was it bad. I finally called AT&T and the guy came out and did his thing. When he came back up he was surprised that anyone could get internet as he stated "there equipment is so outdated and I had to replace several things outside". There is so much more, but I think you get the drift. Beware, I am not one to complain and will do as much as I can before having people come into my home, but I have had to reach out for so many things, again something that is not common in my 13 years of renting. I am not one to complain either and for anyone who wants proof I have kept everything well documented via photos, email threads etc. I am more than happy to show you. Lisa is gem and she was very helpful in making sure my move in was a success! Lisa made sure everything was communicated and I had all the resources. If Lisa wasn't available you have Emily who was just awesome and very friendly. I can say since Lisa and Emily arrived at Mallard Bay it's been cakes and pies! The wonderful ladies goes above and beyond. I would like to add since I have a very busy schedule it's great to know you can pay your bills, request maintenance repair, and receive a timely response. I just love the paying online app it's such a life saver ! I can pay my bills in between time of meetings ! Mallard Bay terrible they bait & switch with showing you a model apartment & tell you the units are not available to look at. The apartments themselves are in shambles, bugs, leaks, high crime, & thugs a renters. They fee you to death with poor TV/ Internet, Garbage/ Water fees, & pet fees. Office & Maintenance staff don't take calls or return them. They never repair or clean. When you move out they keep your deposit & try and come up with miscellaneous mysterious fees. Some fees they don't even identify they call the "recurring". Biggest mistake moving into this apartment complex. Apparently by reviews it is the same for all apartment managed by Edward Rose of Indiana. My Cousin that is an attorney now will have to litigate these charges in small claims court. read more

This place is not recommended. Mallard Bay, regrettably, is my home, although I will be moving. This place is run in a very unprofessional manner. The lack of responsiveness is shocking. An incompetent staff with an equally incompetent management will leave you with an unacceptable frustration level. And, if you need WiFi for work or just enjoyment, this is the third world. They will charge you $80 monthly for, at very best, sporadic service. And only one device will work at a time. AT&T, you will find out, can not provide service. That is something very important to know before you move in, because it has caused me extreme angst since my company doesn't understand why I can't work from my home in the 21st century. Your calls to the office are never answered, and messages never returned. For a model, they will show you a nice place. When you move in, however, you see how neglected this aging place really is and realize you were tricked. Service requests go u heeded. There is a high crime rate in the area they dont mention, and now we have a man running around exposing himself. It's a declining area, and you must learn that before you move here. Mallard Bay is very disappointing and very much overpriced for what you get. Avoid this place, and this area. Unless you prefer decrepit apartments with many service issues, a third world internet/WiFi service, and an incompetent staff that runs the place. read more

DO NOT MOVE HERE!!! Maintenance is lacking in their job abilities. Poor, poor parking.. Office staff is not friendly at all. Fees are way overcharged. Apartments are very cheaply built. You will either have to pay an early termination fee of around $3000 to break your lease or stick it out until your lease is up, no matter what the situation is. NO utilities are included with your rent. You have to use their cable/internet service, which SUCKS!! The cable keeps losing signal and the internet doesn't work half of the time. RENTER BEWARE! If you are looking for an overpriced, cheaply furnished, poorly constructed place to live with maintenance people that continue to show poor craftsmanship and half-assed jobs.... This is the place for you! I reside here with my significant other and have had nothing but problems the entire time we have lived here. Our lease is from August 2012 -August 2013 and we will NOT be renewing it. When you pull in you will be deceived into believing that these are really nice apartments based on the pretty views of the ponds and the nice looking office... WRONG! The apartment that you are shown is a model apartment and in terms of appearance, the actual apartment you will be renting will be nothing like the model apartment. I will try to post pictures if I can find a way to do so. #1 Extremely cheap cabinetry and fixtures throughout the apartment. For example, the cabinets in the kitchen are very small and look like they are from the 1980s at best. Thin pressed board and they didn't even have the feet on the cabinets to prevent damage when closing them. #2 Poor craftsmanship and shitty workmanship with the installation of items. For example, the flooring in our kitchen and by our front door is the vinyl flooring that is rolled out and installed in one large piece. This faux title has bubble up in our kitchen and there are gaps by the door where it was not cut correctly. #3 Maintenance team is terrible! Our apartment was filthy when we moved in and they refused to show us the apartment prior to signing the lease. I have pictures to prove this. Our kitchen cabinets were sticky and had a yellow film on them as though someone had smoked in our apartment previously. Inside our kitchen cabinets we found an area that appeared like someone took a pink highlighter to it. We found an area under the kitchen sink in the cabinets where there was clearly a leak and water damage. This was also found under both of our bathroom sinks too! We had to call multiple times before they replaced the warped boards under the sinks and then they decided to lay some vinyl flooring on top of the boards. Also, after maintenance was in our apartment, they often left their mess behind, which we had to clean up ourselves. #4 Windows and doors are cheaply made and poorly installed. It is so bad that it sounds like our front door is open to the outside when it is actually closed. We can clearly hear traffic passing by and anything else going on outside. Additionally, there is a draft that comes in from the doors and windows in the apartment and is very evident on windy days as well as with extreme temperatures. In the winter time, our windows and doors were so horrible, that we took the temperature to see how cold it was (despite that our heat was set on 72 degrees). We took a cup of water and set it near our windows in the bedroom and allowed it to come to room temperature overnight. When we took the temperature of the water, it read 42 degrees! They tried to tell us that they couldn't do anything other than provide an insulation kit for the window, you know, the sheet of plastic to tape around the windows, yeah. #5 WATER LEAKAGE DURING RAIN & STORMS. This is the craziest thing I have ever seen in an apartment. Yes, it was storming with strong winds and lots of rain, but it wasn't a hurricane. Water was leaking in from our windows and doors. So much so that we had to move items near the doors and windows because water was pooling. We also had water leaking from our air vent, which is in the ceiling. We ended up collecting an inch of water in a bucket just from the air vent alone! Keep in mind we are on the SECOND floor of the building! THIS PLACE IS A RIP OFF AND I WOULD NOT RECOMMEND IT TO MY WORST ENEMY! DON'T BE DECEIVED! read more

I have also lived in Mallard Bay and would warn any potential resident the following words of wisdom: DO NOT MOVE HERE. Remember wisdom is to learn from the experiences of others. My unpleasant experiences with Mallard Bay started when we first moved in. All appliances and features in our apartment were outdated and quite honestly reminded me of Jack Tripper's late 70s apartment on the show "Three's Company." The bathtub was dirty and clogged even before we started using it. The apartment is poorly constructed with very cheap materials. You will learn that the first month of living there; especially when you are privy to your neighbor's lives and vice versa. If you have children and/or pets, expect constant noise complaints from neighbors thanks to the thin walls (even if they are just going about their daily lives). The old windows are a joke especially in the winter as the cold draft will demand a huge chunk of your income for the increased electric bill. The internet provided by Mallard Bay would constantly cut off for days at a time as if we were living in some technologically underdeveloped country. What made these matters worse were the people running the place. As residents we understand that issues come up once in a while and are able to be patient through any rough patches. However when management is not returning phone calls, saying anything to avoid having to deal with issues, or outright insolent and antagonistic towards complaints; it takes customer disservice to a whole other level.
