Very disappointed in this RV Park. We have stayed here before but this time it was disappointing. I had reserved a spot 1 year in advance, but I was given a different spot. I asked to move to the site that I had reserved and the lady checking in said no, not available. The site that I had reserved a year in advance stayed vacant for 6 out of the 8 days we were there. The lady also said that each site has cement slabs!!! Really....go out and look at the cement slab on site #56, that is if you can find it buried under the rocks. Once we did find it and swept it off if was about a 3x3 ft slab. Very different from the cement slabs at other sites. SInce she would not let us move to the site that I had reserved I had asked to be moved to another site #44 as we were very dissapointed in site #56, she told me no the trailer that is expected in there is longer than your and it will not fit in #56 so we cannot swap. Well again this was untrue. When the rv came for site #44 it was not larger than our trailer AND they were only there for a couple of days and the other days it sat vacant like so many other sites. As a consolation for not giving us the site that we had reserved she offered to give us a 10 ft. roll of sewer pipe since ours would not reach at the site #56, she told me that this 10 ft. roll was a value of $89 so I should be happy. Manor RV Park may be selling a 10 ft roll for $89, but I can assure you that a 10 ft. roll does not cost $89. Unfortunately, it was just one disappointment after another when it came to this RV Park. People talk about the reasonable price of this park and that may be true, however you get what you pay for and the grounds, driveway entering and leaving this park,lack of ammenities and extremely poor customer service really show. Luckily besides sleeping we didn't spend much time at this RV Park. read more

This is a no frills campground. Has a playground but no pool or put-put like the campground next door. Did I say it was less expensive than the other one, too? Most sites have trees and a cement pad per site. Some sites back right up to the river. It's clean and convenient to both RMNP and downtown Estes. The manager is a friendly soul and they provided a complementary breakfast on Saturday. Fresh fruit, yogurt, pancakes, sausage, eggs, cereal and drinks in a very clean cutely decorated club house. The bathrooms and laundry facilities were clean and in working condition. The WIFI is amazing. I have spent time here while 'working from home' and had no issues what so ever. No cable but we use our fire stick or IPads and it never buffered even when the campground was full! The only thing I wish they had was a dog run. My pups were used to a yard and miss being off leash after a few days. Can't go wrong here. read more

Very poorly maintained roads around park. Bathrooms and showers are dirty and showers take up to 5 minutes for any hot water. This is a Good Sam patk, however I didn't realize this prior to booking and they would not give me the discount since I had already paid and there was "no way to change anything in the system." Tjr children's playground is rickety and looks super unsafe, accident waiting to happen. Sewer hook up more than 20 ft from other utilities so if you don't have a super long hose you are out of luck. You have very little room to park your truck in spot and if it doesn't fit it's an additional $12/night for parking. read more

We stayed here for 5 nights while visiting Rocky Mountain National Park. There are several sections of the RV park so at first it seemed more spread out. Within each sections sites are still pretty close together. The area we were in didn't have any trees either. They say they have laundry, but the machines are outside and not plugged in. The area looked gross, so we opted not to use it. They also say they have WiFi and I guess they technically do, it just doesn't function. It's so bad I don't think they should really be able to say they have WiFi. Your devices won't even stay connected to the network. The person checking you in was very friendly, but perhaps a little too friendly for Covid-19 times. He didn't wear a mask and definitely got too close for comfort. The sites are full hookup and each one has a picnic table. The location is great as it's just a 5 minute drive from the east entrance of the park. If you don't care about some of the amenities, this is a fine place to stay. read more

Very impressed with this campground! We stayed here while my family visited Rocky Mountain National Park. Great sites, clean bathrooms, nice laundry room, friendly neighbors, breezy reservation experience. There was a concrete pavement area to step off on and a sweet picnic table. We paid ~$60 with a Good Sam discount. The campground was a 15 min bike ride from town and 15 ish min drive tot he park entrance. There was a playground and an old elk who roamed about. We saw many campers take his pictures-just make sure to stay a safe distance away! Everything was great. The lady at the front desk gave us some of her own laundry pods because the store was out. read more

Worst shower design and no hot water. I will never stay in one of their properties again. All I expected was electricity and a hot shower. Booked two days. Took shower first night and could not even get warm water let alone hot. My wife could not even go in. Told park there was no way to stay two nights without hot shower. I'll preface this by saying we stayed here while they were closed, essentially. We were looking for a place to stay for New Years Eve weekend and after calling all around Estes Park, Manor was one of the only to answer but they quickly stated they were closed too. They did, however, offer "dry camping" which to me means they are offering a piece of land. Well to them they were offering a spot, with power, cable, and sewer. They also have water onsite at select frost-free hydrants but not at the sites. I think this set us back $35/night and we were the only ones in the park. Everything worked out great for us and we really enjoyed our stay. It was only in the teens outside and most of the park was closed so we really didn't get to utilize anything they offered but that was fine with us and we knew that before we arrived. I will say they had WiFi and it was surprisingly fast in the pull thru spot we were in. Nice people, great visit. Can't wait to come back in the summer. read more

If it were possible to give under one star, I would. We originally booked 3 nights in the Circle/Meadow Full Hook Up Sites. Then, we booked in the office for Monday, Tuesday, Wednesday and Thursday in the RV Overflow Lot as we are fully self contained with a large solar set up, and plenty of water. Additionally, we booked the following Friday and Saturday in full hooks up. On Tuesday afternoon, we received a knock on the door from a then-unidentified pair (later identified as the property managers). They were irate, and very angrily informed us that were not allowed to stay in the overflow lot. We explained that we had paid, but were told that it was intended for storage only (definitely was not a storage facility, however). At this point, we tried to apologize and say that there had been a misunderstanding and we were happy to leave. We've traveled to over 46 states and stayed in plenty of these overflow lots, and so we had assumed that was what we were paying for. Additionally, none of the policies we signed in person or listed on their website stated otherwise. However, they continued to be rude, and yelled that we needed to leave the property and that we could receive a refund for our stay. No problem, we're happy to leave - fully understanding that there was a miscommunication (on their end, given we can't be expected to know their policies when not told them). After leaving, we get a call from Alec Buns at corporate stating they will be charging us for a full hook up site even though we did not have full hook ups, and did not utilize any of the amenities in the campground. We again tried to explain that there was a misunderstanding, we left with no fuss, and just wanted our money back. He refused to have a conversation with us, stating repeatedly that he would "not be negotiating" and the "buck stops with him." We have never, in our two+ years of travel, had such a negative experience with such incredibly rude people. An embarrassment to campers everywhere. read more

Stayed one night here on a COVID/Summer tour of national parks. Manor RV park was great for a night stay -- no issues with our check-in process, our spot was right on the Thompson river, all hookups worked great. And less than 5 minute drive to east entrance to Rocky Mountain NP. Only areas for improvement for me: no online reservations (booking required multiple emails/phone calls), and the spots are rather close without much in the way of separation or barriers between each other. read more

Beautiful RV park, lots of room and trees with a creek running along one side of the park. Shower, restrooms and laundry convenient to walk to from any spot. Within minutes of town and lake. Very easy drive to RMNP. Friendly service. We had full hook-ups, easy to use. Small but adequate playground. I prefer this park to the other chain RV park that we stayed at last year. read more

Rudest most nastiest I have ever met. Actually staying at cabins next store. My dog got out door and came over. My son came with a leash to get him and I came with my car. Staff in golf cart started verbally assaulting my autistic son while son was leashing dog and yelled at me saying if you don't have a reservation get out of here and don't come back. While I am not currently staying there we do trailer and tent camp. All he had to say was please get the dog. He saw we were getting the dog. Says on website that the place is pet friendly. Does not look that way to me. I will cross this place off as a place to stay. read more

We planned a trip last minute to Colorado and booked this place based on the positive reviews. We arrived around 5pm and were greeted in the office with happy faces. We were escorted to our site with staff offering to help set up our camper. Very clean park from the bathrooms to shower house. We were amazed to wake up and find a heard of elk right next to our camper! Very nice place and I would recommend. read more

Only reason I am giving this place 2 stars is because one staff member goes out of his way to help. The wi-fi is non existent. We were given excuse we were too far from office, we were 4 sites away. The showers are military style - get undressed in the open area. There is NO Riverwalk as advertised, you have about 3' behind other people's campers. Bear proof garbage was full, they want all coolers inside but yet it is acceptable to just put overflow garbage in open trailer. Find a different campground. read more

Horrible staff. We reserved a space at this park and they required full upfront payment of $70. Unfortunately only an hour away our tent trailer started on fire and we luckily were able to safely put out the fire before the entire thing ignited. The bad news is we were stranded and having to stay in hotels until the extensive repairs were completed. We immediately called the campground to notify them of our misfortune. They had just closed and we left messages. When we contacted them the next morning they Told us that they won't refund our nights stay (even though we never made it- still Stranded!). The kicker is that the campground is full (full of $70 reservations- wow!) they had absolutely no compassion during our conversation. I told them I wouldn't want to support a campground like this anyway. Very poor ethics. There are so many wonderful places to support, please keep looking!!! read more

This place was awesome! Elk walked right past our RV and grazed in the park every day. The bath house was spotless, updated, and very nice. Views of mountains from every site. Several pull through sites, and all the sites looked pretty level. Most importantly, the staff was amazing! Very helpful and friendly! We loved it and we will stay there again when in the area. read more

We camped at Manor RV , Co . June 2021 , have camped here several times in years past , same month each time . We was there for one week , never saw lawnmower one time . Usually flowers in pots by play ground, nothing but weeds . We always pick this rv park for blacktop roads in it , they are in need of replacing , turning into dirt . Sites need some upkeep . This place is a dump. Expensive run down campground. You think you're getting a campground, pond for fishing, golf and amenities but you have to drive to get there it's not at the rv park, the childrens park is run down, dirt and tall weeds, the rv spots are tight - I literally have 1 foot from trailer pull out to picnic table, no trees, tons of weeds, no individual fire pits, rocks and debris in your little camp spot. The only pretty area is the river but you don't get to enjoy it with packed rvs. Will never stay here again or recommend to anyone. read more

We stayed here in early June. Very nice park and wonderful staff. Easy to park in the site. We were right by the river and it was flowing! Wonderful seeing the elk. Nice dog walking area. Would have liked to have private fire ring but we were right by the community fire ring. Did not use their bathroom facilities. WiFi was slow at times. All in all wonderful place. read more

Stayed here many times and just want renter to be aware of staying in site 56. Curmudgeon in site 57 came and had us move out truck because we were inches into his sight that he claims to "own". Says he has been here 24 years and that we need to be respectful of his site. We have always enjoyed the creekside spots until this one. Just beware that that this is a great place to stay unless you are near this old goat. We are middle aged and do not party, so it is not a conflict of age. On a positive note...a bull elk and his harem were across the creek, so we had a very enjoyable evening viewing the herd and listening to him bugle!! read more

Telephone pole at our back window but we could live with that considering the beautiful elk that visited us. At 1 time we had over 21 laying around our rig it was a sight to see. We had a place right on the river, it was super fun to play in and chill out by the water. The spaces though were really tight and short, there was hardly any space for backing in and parking of a car. The bath house had four stalls(women) BUT the shower curtains were almost translucent. And there was hardly any storage for a towel or clothes and soap. read more

This place is great! Looked at a bunch of RV campgrounds in the area and we are SO glad we stayed at Manor RV Park. The sites are close together, but there are many trees and it was green and lush. Other places in town seem to be nothing more than dirt parking lots. There was a playground for our toddler and other great amenities. Bathrooms were updated and clean. But, the icing on the cake was when we pulled in, we were brought down to our campsite by a very nice gentleman who not only assisted with backing us into the site, but also took and filled our propane cylinder! Finally, the location was fantastic, being right outside the National Park. read more

Poor customer service and I would say dishonest. We asked specifically if they had high-speed Internet Internet several times they said yes they did. The The Internet didn't work at all. The whole night the whole morning. When I spoke to them on the phone and told them it didn't work at all they said oh yeah we know, we have been having problems with that. I said, I needed to have Internet for work and that's why I asked you on the phone and in person specifically if you had Internet. She responded well yeah it's just not working very well, sorry. There have been problems and they haven't been fixed. I wonder why you would tell someone you have a service knowing full well that that service wasn't working properly. I asked, and said maybe I could get partially refunded, as a courtesy. Since not being able to work would have altered my choice to stay there in the first place. She said no, there's no way we can give you a refund. Interesting, if I say offer a service, and don't deliver on that service, I definitely refund my clients. I lost work time, which is very valuable to me. I would've never stayed in an RV park had I not gotten Internet service I'm in the Rocky Mountains. Oh yeah there was a nest in the ground of yellow jackets at the water connection too. read more

We didn't like the RV park we were booked in for two nights in early June, so we looked around for a better one, last minute. This place had a spot for us for 2 nights and it had everything we could want--a level spot with grass and a big picnic table, full hookups, including TV, which we usually don't care about, except the NBA finals were on during our stay. There's a lovely river flowing past the campground and they have two community campfire rings set up, one right by the river. I loved that we had access and could also hang out on the grassy riverbank to enjoy it, even though our site was not on the river. read more

Very nice place. Smaller RV spaces but as expected for an RV park. We had a spot along the river which was fabulous. I met the manager and we was great, too. The location was close enough to Estes to be convenient, but far enough to be away from the crowds. The only downsides were the eyesores on the other sides of the river (dilapidated house with lots of debris in the yard) but much worse was our next door neighbor in site 57, named Dale I believe. He was an old geezer who came outside and threatened to call the sheriff if we continued to walk our dogs on the road in front of his space. Unfortunately, I learned he has a lifelong lease so he'll likely still be there when we return. We will request to not be next to him again when we return. read more

Staying here was an interesting experience. The bathroom shower curtains were practically see through and the stalls were WAY to small. And if you didn't have the handicap stall you had to walk out of your stall NAKED to grab your towel. That didn't really make sense to me. It was also super crowded and tiny. No room to back in or park. The river towards the back was a nice place to play though. read more

Stayed at at Manor RV in June. The staff was friendly and helpful. The site was a fine size for our 17' Casita travel trailer and was right on the Big Thompson River, which was wonderful. The sound of the rushing water lulled us to sleep at night, and we woke one morning to young elk playing in the river and on the opposite shore. The ice cream social and the Saturday morning pancake breakfast were a great way to meet other campers. We would have given it 5 stars, except they were short-staffed when we were there, and the women's bathroom didn't get cleaned frequently enough. We would definitely return. read more

We stayed at Manor RV for three nights this past June. It was a wonderful experience. We had a River site #50 which was perfect and accommodated our large 5th wheel nicely. Loved the sound of the rushing river during the peaceful night, how relaxing. The staff was very hospitable and friendly. I was VERY surprised to see they offered a Free breakfast to all campers on Saturday morning, and also hosted a bingo night and free Ice cream & pie. Not to many places make that kind of effort. This is a terrible campground. Pull through sites are very close. According to Good Sam, the sites are 25' wide. My husband measured our site. It was 20' wide. With our slideouts out, our RV measures 13' wide. That leaves less than 4" on each side, barely enough room to walk. And this was supposed to be a "deluxe" site! There are two laundries at this park. The lower one has 3 washers and 3 dryers ($2 each). The upper one is outside the bathrooms. It does have a roof over it but no walls, so you're exposed to the weather when it rains. There is no view of the mountains, but we did have elk wandering through the campground which almost made up for the lousy site. read more
