Parker Towers -- Unsafe Conditions and Serious Structural Concerns 104-40 Queens Blvd, Gramercy Building Living at Parker Towers has become a nightmare. What was once marketed as a "luxury community" is now a construction zone riddled with safety issues. The building shows visible structural cracks inside the walls and ceilings, and residents have been left to deal with the fallout while management and ownership pretend it's all fine. The ongoing construction has caused vibrations, dust, and damage throughout the building. Health and safety violations are being overlooked, and there's zero transparency from management about the impact of this work on the building's stability. Residents who report problems get brushed off or ignored. For the amount of rent charged here, this is completely unacceptable. Parker Towers needs an independent structural inspection and accountability from ownership (Blackstone) before something worse happens. Until then, I strongly advise anyone considering moving in: don't. The cracks aren't just in the walls -- they're in the way this place is being run. read more

They told us to sign a new lease or vacate the apartment. So we vacated the apartment. The security also made us feel unwelcomed the entire duration of our lease up to the day we left. We weren't allowed in the circle and claimed I didn't leave in the building while I was pregnant even though I was on the lease. We left last year June, gave birth October first. They sent mail claiming we didn't leave until October first and put it on my fiancés credit. Bad enough they put us in the wrong apartment, rented the one we selected to someone else. Consistent work being done on the building making it loud. Security and workers making living uncomfortable. Now lying claiming we lived there for an extended period of time. We didn't feel safe anymore so we left and yet they still find something to do. Also blamed us for their garbage room after we already left. Everything seemed to be our fault despise us bothering no one. Be mindful living here. read more

Went to go see an apartment in this building as I am trying to move to forest hills. Everything was great until they showed us the basement where the laundry room is, where I saw 4 roaches. This turned me off right away, especially since the prive if these apartments is so high. I gave it the benefit of the doubt, and waited until I could ask someone who lives there about their experience. From what I gathered, there are roaches and mice in the building. They also told us there is some construction going on but it would be quick. When we asked the residents they said the construction will be going on for a while as they are repaving the sidewalks and building a park. Seemed like they were trying to hide things from us. We asked for a lower price considering there's a roach and mice problem, but they said the lowest they could go was 3,820!!! Insane price to live with bugs and mice. No thanks! read more

Beam Living has recently assigned new resident managers to this complex because of how inept the previous team was. There seems to be no accountability for people who smoke in the building, blast music and tv late, and dispose of trash improperly. The continual construction is just that - continual - and it is a joke that this is "Luxury living." The entire facade looks like a junkyard, and it is evident that more staff needs to be hired to help keep buildings clean but management is too cheap to do so despite the ridiculous prices of rent. read more

Don't move here! Worst apartment building! These are not luxury apartments despite the high rent and parking fees. I pay high rent for an apartment that has roaches, for a building that at least once or twice a month has brown water coming out of the faucets. Before I moved in I was told the building construction would be done in 3 months.... We're going on 8 months and the place looks exactly the same. The hammering and construction work at all hours make it unbearable to work from home and If you have a baby, forget about napping during the day. Let me not get started with the rats in the basement when you're doing laundry in the machines that are always broken. An elevator is mostly always closed off for the construction crew. I moved from out of state so I did everything via video and email. If I would've seen this in person I would have never signed the lease. I can't wait for my lease to be up so that I can move out of this trash building. When I arrived my apartment was empty for almost 2 weeks because my things hadn't arrived and there were roaches everywhere. How is that possible, there was nothing but an air mattress and a park chair!!! Within the first couple of days water was seeping out of the floor and it smelled disgusting. I was shocked as my apartment was supposedly "brand new". Apparently the "new" dishwasher leaked water behind the wall and the walls and floor were filled with disgusting smelling water! Maintenance had to come and rip the wall and cover it with cardboard to let it dry and then comeback days later to put new sheet rock. We have such large roaches that one bit my sister on the nose!!! The poor doorman is stuck sorting packages and monitoring the door, so we sometimes have people come up without any notice from downstairs! I had a random man ring my bell at night claiming to be security making rounds. Of course I didn't open the door but security in this building is non-existing. The parking structure has no locks on the doors so anyone can just get into the building and to your apartments without a problem. The communication is horrible! You get a notice the evening before that the water will be shut off the following day from 9-1pm and then the water doesn't go back on until 6:30pm!! The maintenance crew has come numerous times to fix a toilet that has been leaking and guess what, it's still leaking! Smoke free, yeah right! All you smell is cigarettes and weed. Also, you cannot control your own heat, so when it's freezing outside your apartment will also be cold. There are some nights that the heat doesn't come on! All the windows and wall unit ACs have air coming in. I purchased AC covers and window covers to attempt to stop the cold air from coming in. Please look somewhere else and save yourself a year of hell while you ride out your lease. read more

Addendum: The management team has been very responsive for service repairs. They also reimbursed me money to purchase supplies to help mitigate the noise pollution (a white noise machine, wall panels, ear plugs etc). All new residents should be aware there is an ongoing construction project for the next year that can be quite loud during the day. Pros: Apartment itself is nice, gym facility is great, staff are friendly and professional. Parker pantry is convenient. Austin street (with great restaurants, bars, shops) is close by. Cons: 1) Nearby noise pollution from constant construction, local trains, and Queens Blvd. 2) Parking can be challenging. I paid the extra $300/month for parking garage access, but a spot is not guaranteed. However, there is also valet parking available. 3) The building itself is also quite old, some of the hallways and carpeting are old & not well maintained read more

I've been here for 8 years. What started out as a great place to live has slowly gone downhill. Hallways smell of weed, residents blast their music, they scream and yell at all hours of the night and throw trash everywhere. One resident was overheard making serious threats that lead to the police showing up (he was threatening to shoot people). There is no accountability for what are clear lease violations even when management is made aware. Management just renews the leases of so called "problem tenants" and skyrockets everyone else's rent. This is not "luxury living" and feels more like living in the projects. Pros: location and doormen/porters are great (they do the best they can given the circumstances). I do love my actual apartment and space I have, but all the pros are not enough with everything else going on. I will likely be moving next year because I do not feel like living in a dirty, unsafe frat house. Do not get pulled in because these are "no fee" apartments. There are better options in Forest Hills. read more

We chose to live at Parker towers because we loved the newly renovated apartment we saw and the surrounding area was great. They did mention that there was construction ongoing to entrance of the building but that this would be complete within the first 3 months of us living there. This construction took almost a year to complete from the time we moved in and in the meantime, a new construction project was started on the other side our building which we were not notified about. It is impossible to work from home as the noise is too loud. It often feels like the drilling is being done inside the apartment. They also started two new projects recently. One in particular has caused what looks like a dirt moat surrounding the building. The amount of scaffolding/fencing that's been put up as a result makes the buildings look awful. Because our apartment is in a certain part of the building, we actually have to walk across wooden planks to get to our apartment. In addition, the elevators are always monopolized by the construction crews. It honestly feels like they are more prioritized than the tenants. We complained about the noise/construction twice to the management office and were met with blank stares and the usual "there's nothing we can do about it". Highly do not recommend living here. Forest Hills is a beautiful area with other apartment buildings that are more affordable and likely more pleasant. read more

The condition of Parker Towers has been getting better after Beam took over. Jayson Lopez, the resident manager at 10440 (The Gramercy) has made the living experience so much better. He actually listens to tenants and handles situations that arise in the building with the utmost professionalism. We have lived at Parker for decades and seen several resident managers, many of them were feared by the staff, did not want to put in the effort to fix situations. Jayson does an amazing job in the building and is respected by tenants and the building staff alike. The doormen and maintenance crew are all friendly and wonderful people. The building's biggest issues are that the walls are not soundproof and you can hear your neighbors, and the elevators sometimes have issues (although this has gotten much better in the last few years). read more

I've been living at the Bryant for almost 7 years now and while it was a bit of a rough start, since I moved in right as a lot of the renovation was going on...the last 3 years have been great! I love having such attentive doormen (shoutout to Jerry, Francisco and our other amazing guys), a little store downstairs, gym, dry-cleaner. Anything you'd need to never leave (ha!) The apartments are huge. And trust me when I tell you, that no where else in FH can you find this type of closet space. I mean, we have walk in closets! The main con is the soundproofing or the lack there of. It's something I just simply had to get used to. The best part? The team in my building! The super, Joe, is very attentive and caring. His team, Alex, Michael, all the incredible porters, are always willing to help and fix anything at all. read more

Not anything close to luxury .same amount of roaches as the projects . My first year was hell due to ongoing construction & working a night shift . I have depression anxiety and claustrophobia and that's how I got my voucher I wanted to transfer apartments cause I heard better reviews on a different building & was first told by estee that I need to make a transfer through nycha .then when I made the transfer of course there's another problem . I can't change from one studio to another how lovely .Estee from the leasing office is very rude & will rush when you try to speak to her & is extremely unresponsive to emails . Hung up the phone on me before I could get my sentence out the first time I spoke with her .then I found out I received an upgrade for a 1 bedroom when I let them know that . I was told over the phone there were no 1 bedrooms available as I'm literally looking at the website and see multiple available . Her excuse is oh it's just a flex wall. If it's listed as a 1 bedroom then that's what it is .they needed my updated voucher & by the time they got back to me of course there are no available apartments within the payment standard how convenient for them . I just got surgery so this has been an extremely stressful time and Parker towers offices somehow managed to make it worse . I'm sure other residents have better experiences but I won't allude to why but I have a strong guess Destiny Bonilla however is a pleasure to speak to & needs a raise for her positive customer service. the rest of them are completely useless. read more

Unbearable noise level due to construction that was not communicated beforehand. you spend so much money to live in a place that you can not be in for at least 9 hours a day due to INSANE drilling. I moved into the building around 09/2021 and I travelled for about 3 months from 01/2022 to 03/2022. So, I am relatively new to the building and the area. It has been an above average experience overall. There were some minor problems here and there with packages, home repairs, bike storage, etc. But they have been sorted out albeit a bit slower than what I anticipated. Instead of talking about many different experiences, I want to focus on a single one- gym membership. When I moved in, I was offered a 2 months free gym membership for my first two months. I took it as I WFH and use the gym quite often. I signed up in some link they sent me and it was activated. Once I signed in, I saw that there was a monthly charge accumulating right from my first day and I assumed it is not of much consequence as my first couple of months is free. Before I got back to my apartment in 03/2022, I requested to reactivate my gym membership via email. There were multiple email threads over the course of weeks but it came back to the balance in the site which I wanted to understand better. I had started specifically enquiring about the balance on 03/25/2022 for which the first response by one of the staff was to loop in another person. And after that, there was no reply for a few days. I sent a reminder again on 03/29/2022 and again there was no reply. I also went to the gym to verify that my key fob that gives me access to the gym is not working. I believed this means that my membership has been deactivated. On 04/08/2022, I went to the office to sort things out. I explained my situation and it was communicated to me that I had to pay for the entire period from 09/2021 to 03/2022 in order to reactivate my membership. The free months can only be applied to the future after I pay for the current balance. I did not even know how to respond and did not see the point of communicating further. I felt exhausted and victimized. I ended up paying anything that they asked me and they activated my key fob for the gym again. In retrospect, lots of gyms use practices around automatic membership renewals which are written in their paperwork during the initial sign up. I did verify that these automatic membership renewal clauses were present in the Parker Tower gym's documents that they sent me during my initial days. Though I am not a big fan of these type of clauses, I think it is fair game. However, this when coupled with oversight of not adding the promised free months of the gym and lack of communication ends up becoming equivalent to a predatory practice. read more

I have been here since mid-April 2022. I have had 4 cockroaches in that amount of time. There are also dead ones in the basement that I walk past every time I am down there. I have been told by the exterminators that it is from "dirty neighbors". Each time an exterminator came they said "this apartment is spotless, we are shocked you are finding them." There is constant construction that makes my entire apartment shake. I was not told about a widespread cockroach issue OR disruptive construction when I moved in. I work from home 24/7. This environment is NOT conducive for working from home. I was also told to keep complaining about the constant screaming from the apartment next door so that something could be done. I have sent in numerous complaints and "security" won't even knock on their door. I also recently found out that I am paying the same exact price as a one bed for a studio. read more

buyer beware -- there are many better honest places in forest hills that employee honest realtors who act professional. about a year or so ago, i looked into an apartment with a parker towers realtor but declined due to the complete unprofessional attitude of este. i vowed to never even look again until someone told me of a 2 mo. free deal they had. so i called and i got este who went a step further to tell me untruths that the 2 months free rent ended todaty (it did not) and that here were no apartments that met my requirements (not true also) then she hung up on me and when i called her back she made noises of being annoyed. when i told her what she told me was advertised online and if what she was saying it was over was false advertising, i got hung up on! two seconds later her manager called me and are your ready for this lame excuse: estes was stressed because she is working and has 2 dogs!!!!!! i work from home and have 3 dogs and do not abuse people -- sadly, this is her job and i have never even met this woman -- can you imagaine what she does to those she has met. there is no more room in this world for untruths and deception and this woman told me one untruth after another. although i admire a manager defending her employee -- she too engaged in untruths, she told me parker towers is rare in that it has a doorman -- the truth is 98%of buildings in forest hills and rego park have doormen. also i remember about 10 years ago when parker towers was a rotted, roach infested dump -- although renovated , some appliances int he apartments seem to look to be from that era. but the worse of it is is the untruths -- there is no room in this world anymore for lies and i will be damned if i would ever pay a realtor fee to a place that employs rude, unprofessional liars!!!!! read more

We have been residing at 104-20 for almost 4 years and are very pleased and happy overall. We had some reservations prior to moving in 2015 but are very glad that we made the decision. Granted the building is old but they try hard to maintain it and have done great work recently on the outside of the facility. The office staff and manager is very attentive and also very pleasant and extremely helpful in resolving issues! I would have given it a 5-star review but I like to leave some room for additional improvements inside the facility and especially within the apartment, which is probably my only gripe. However, as said earlier, very happy that we made the move. Also excellent school district. I will try to remember to update the review and may be go up one star or come down one...Hope this helps! Except location & good schools, the building has nothing to boast of. If you have lots of money and are prepared to live a roach & mice infected building, you have found the right place. This building is filled rent controlled tenants. You do pay their heating & electricity bills, as theirs are capped. The staff are rude & need constant tipping. They keep springing new rules our of perineum sun spot. The maintenance quality is abysmal.Don't ask for ramps. Party with bedbugs, roaches & mice every day. Dated appliances. They will never paint once you move in. And they make leaving so unpleasant, that you end up questioning your life's choices. The lawyers are out and you never see your deposit. Now sold off by deceased owners' unless children to Blackrock & Chinese investors, so things will definitely get better. Gulag style. read more

pros: -customer service, -email communications to tenants, -dog friendly, and -space is rather generous cons: -sound. sound proofing isn't great as I hear everything between apartments, above, and depending on the floor, a lot of door slamming for entry/exit to stair wells or corridors. -elevators. elevators are insanely small probably due to being older buildings being renovated and can't replace elevators easily, and there is no larger freight elevator. we had issues with furniture moving in and out, so if you have large expensive pieces this will not work, as there are no other options. Also on the elevators, there is only a small 3-hour window period (to which it's not really reserved as others take your elevator when moving) with insanely surcharges (I paid over $1,000 because I went over the 3-hour period and disposal of large furniture). Never had this experience with Manhattan luxury high-rises. -rules. there are a lot of rules posted everywhere but partly due to being in the outer boroughs. read more

I just moved into Parker Towers in July and my experience has been nothing short of spectacular so far. Having a 24 hour doorman ensures all my packagers arrive safely, the laundromat is perfect and convenient being 24 hours. The lawn is really nice to have as well as the dog park. The building is extremely pet friendly and the staff/management have always been helpful. I definitely recommend checking out the building. They also have been extremely helpful with covid regulations lately and have sanitizer in all major areas and implement social distancing guidelines in the elevator / all common areas. read more

Parker Towers has been home to our family now for over ten years and we just love it here! The apartments are large by Forest Hills standards, there's an abundance of closet space, air conditioners in every room, and for many apartments, terraces! In addition, each building has a complete set of amenities including doorman, concierge services, laundry, gym, party room and garage access. There's really NOTHING more that we could ask for. Lastly and most importantly, the staff and management is super friendly, and supportive and have gone out of their way to bring about a community atmosphere while ensuring that our family, as well as our neighbors, feel cared for. Never had a doorman at an apartment so did not know what to expect. Fast forward 5 years of living at the Madison building at Parker Towers and the bar is now raised very high! No matter which doorman shift it is - They learn who you are personally. They always engage in friendly conversations. They are very helpful and go above and beyond. I would like to say that I've been living in the complex for 10 years... been through a lot, mostly renovation and improvements. The building is clean, prompt responds and wonderful staff. Joe the super is amazing. Alex and Michael handymen are very professional. Jason the super is so helpful when needed. Samir the GM is always available And supportive, Doormen are very pleasant. I would highly recommend this building. I gave 4 stars and not 5 because the material used in the apt like doors, paint, floors... too cheap and break fast. Also the laundry machines are nightmare. Location is great- but elevators do not work and you will get stuck. Plus garage is a dark cave and scary. Laundry room is a disgrace, filthy and no attendant ever available to help if machines break. Plus Dogs everywhere barking at 4:00am- filthy place. Plus I have seen women spitting over their balcony while waiting for the Q12 express bus across the st. to go to work. Awful. Crude people live there. They wipe their nose sneezing and press elevator button. I lived there for 1 year and nobody told me where to pick up delivery packages! There is a big digital screen about package delivery - but nobody told me about it when I moved in - thought it was for elevator monitoring as they are always stuck. Parker Towers at Forest Hills is the Best Place to live in if you are ever in the market to rent an apartment. I have lived here over a year and have only experienced excellent friendly service from the staff and management team! To give you an example, I recently had an issue that I was worried about but Samir the Manager listened and helped me resolve the issue immediately. He was very understanding and thoughtful of my situation and took care of it the same day. He personally called me back to give me the update. No other management team else where would have done the same and especially on a Friday evening too! Thank you very much Samir - I was very worried but you were able to reassure me that all is resolved - you are the BEST!!! I cannot thank you enough!!! God Bless You!!! But not only is he the best - all the staff here are as well (little shout out to the Team of 104-20 for keeping the place feel like a "home")!!! I have been a tenant here at PT bldg 1 "The Bryant" for a very long time. I've been here through the "its being not so good" to now, which is definitely the good. The team here at PT is awesome. I can't say enough about how great they are. They maintain the building, they're courteous; the team works cohesively together. The Resident Manager, Joe Marzan, is available if there are problems; he also seems to have the respect of those employees that report to him. The Doormen and porters are responsive to issues that need to be taken care of. I would say this is the probably the best team that has worked together here that I can remember. It's our 3rd year living here and we love the place. My apartment it's big, newly renovated, very spacious and comfortable. The doormen, the handymen and all staff are all great, they fix everything really promptly. The laundry is big, always clean and the administration is always making some family events. They have party rooms, a very nice little market, with good breakfast options. It's a very good place to live, I highly recommend. read more
