My parents and I needed help with a very complicated tenant issue in a property that they owned in Burbank. The tenant was brought in by another tenant without our knowledge and refused to leave after we had evicted the main tenant. After the first appointment for which the first thing he did was to charge me a fee (it's okay), we discussed my case and he gave me instructions to document and gather evidence. After sending him everything, he simply stopped answering me, he has disappeared. ‍ I understand this was probably not the most exciting case of his career, but he's also a burbank lawyer and not exactly a rockstar, if you know what I mean. So there is no reason to be that difficult. I find it a bit harsh to be ghosted by a lawyer who has neither the courtesy nor the decency nor the professionalism to clearly refuse a case, but evade and waste everyone's time. Mediocre. Marinaccio law handled an unlawful detainer case for me and it was a struggle all the way through the process. Throughout the entire process the firm acted as if they could care less about this case. I had to constantly remind them of upcoming court dates and even showed up once to court on their request only to learn the case was continued after losing an entire morning. They finally got the judgement for me, but didn't tell me until I emailed to ask what was going on. Then it took multiple requests to get sent a copy. Anthony is the worst attorney. When I consulted him during the Covid Moratorium, my understanding from him was he will be able to evict my tenant who has not pay rent for few months. There was an error in the amount of rent when the Unlawful Detainer was filed. When the tenant provided Written Answer, I immediately email Anthony about it. No answer nor alarm by him. The week before court date, I took an initiative to meet him so I at lease know who he is. He did not even know I was coming and I took some materials over to prepare for the case as well. He told me he will read it next week?!?! (When the court date is the Monday coming.!!! (Again I mentioned about the amount is wrong.) He made no mention or discuss further. Then, the Sunday, the night before the court date, I received an email saying someone name Leslie instead him will be representing me. However, the date of the court I told Leslie the error of the amount-she told me that error may cost me the case. (even if is $1 off I may loose the case.) Luckily, the tenant said he has Covid, so the court date is rescheduled. When I got back I emailed him about what Leslie said? Instead, he told was at fault because..... I came to Anthony because a contractor I had worked with last year put a lien on my property without my knowledge and never enforced the lien, therefore it needed to be removed. These contractors were a piece of work and hard to deal with to say the least and should have never put a lien on my property in the first place. This guy is great! Having tenants/squatters that you want to evict is typically thought of as a difficult experience. However, working with Anthony and Delmy on an eviction of own helped us understand that it's more about patience than anything (so long as all of your ducks are in a row.). We had an issue with squatters living in my wife's house. We decided to go with Anthony at the recommendation of another attorney who didn't happen to handle real estate law. Anthony drafted and had served a 60-day eviction notice for a reasonable price. The squatters decided not to move out after the 60 days. On the 61st day, he drafted and had served within 2 weeks the unlawful detainer. Luckily they left on receipt of this notice, but if they hadn't, Anthony was charging a fair retainer and hourly rate in the event the issue went to court. When I say "fair" in regards to the hourly rate and retainer, I am basing this on the opinion of friends who have dealt with lawyers in the past. Throughout the entire process, Anthony and Delmy were very responsive on both phone and email. Every response from Anthony was very clear and straight to the point.
