Our home was listed, and wanting to sell we decided to put the price at the lower end of his recommendation range, trying to ensure it would not sit. Within 4 days he wanted us to lower the price by $10,000 because of only 2 showings. We did not feel great about this and felt this was too soon, but he pushed, so we agreed to lower by $7,000. Within a week we had 1 awful offer and one for asking. We accepted the one for the asking price. Now it was time to find our new home. We picked a day we could both get off work. He said he couldn't show us houses that entire day because he was taking his 2 dogs to a grooming appointment. We found our home through a different realtor in his office. Bobby made the offer and it was accepted. Here's where things take a turn. He said he took care of our earnest money going where it needed to go. He didn't. He told us he got permission from our seller so we could move in up to a couple days early. He didn't. We told him when our movers were coming and he was pushing to have the sellers do our walk through at the same time our movers would be moving our belongings out of the home. Everything was in writing via text messages. When the messages were copied back to him, he spun out of control. Messages became rude and unprofessional on his end. We didn't know how to respond to him. We decided to have another realtor from his company intervene. John Perry stepped in and was very professional and completed the rest of the communication and tasks. We would not recommend using Bobby West as a realtor.

Scott guided us through he whole process was very patient with us and explained everything without over explaining. He helped us at every step of the way was always quick to reply and easy to contact and kept us informed. Scott also had great contacts through him he helped us pick a quality mortgage broker, home inspector and everything else we needed for the process. Scott was also extremely knowledgeable about the houses we toured and was able to point out things I never would have noticed or known to ask about. He was able to adapt as we figured out what kind of houses we were actually interested in and guide us to more like what we wanted. We toured a lot of houses and made two offers in our Journey and Scott was reassuring communicative and effective the entire way. Every weekend he would set us up to tour homes with an itinerary and a plan also including and getting us information on homes we found ourselves that we liked. Scott was a great Value as a realtor but more importantly to me he was just a very good person. I felt like i could trust him to actually have mine and my Wife's interests at heart. I never felt pressured by him and the man knew how to make us feel comfortable in the strange situation. He was easy to talk to without it ever feeling awkward or like an obligation even on our 10th or 12th house toured. He was fun to talk to while keeping us on track through all the tours and making good use of our time. He helped us weigh the pros and cons of the places we visited and helped us understand everything through his knowledge and experience. I'd highly recommend this group and Scott in particular if you are in the process of buying a house.

The 90 year old home was completely stripped down to the studs and renovated by Pittsburgh Property Guy. After living in the house for nearly a year, I can attest to the very high level of quality and craftsmanship that he put into this home. The home inspector even commented to me prior to purchasing that he's seen a lot of renovated homes, and this one was clearly done right. He used high end finishes like Brazilian Cherry floors, granite kitchen counters, and marble in the master bathroom. He also took the time to have the brick cleaned on the outside of the house, exposed and restored original woodwork, vaulted the 3rd floor to create even more livable space. Everywhere you look, you can see that time and thought was put into the final product. It's been so nice having friends and family comment on the beauty and quality of the renovation too! Aside from the quality craftsmanship, Pittsburgh Property Guy himself provided top notch customer service to me when I had questions or minor issues that I encountered. He worked with me directly via phone and email, and was always very quick to respond. It was clear that my happiness as his customer was important to him, and that's not something that should be overlooked! If you're thinking about buying one of his properties, you're in safe hands.

We had the pleasure of working with her to buy our first house in Dormont and to sell that house seven years later and purchase a new one. PATIENCE is key in this process. I cannot say this enough. I always had this vision of a real estate agent being super pushy and aggressive with their buying and selling tactics. This is not the case for Sara. We took nine long months to find our first house in Dormont. She never pressured us to hurry up. I was talking to a friend one day who's a former real estate agent and they were like, I would have dropped you a few months in! So clearly you know Sara is patient. I loved that she got to know us enough that we'd walk into a house and she'd be like, NOPE, not for you. Again, never tried to push her opinion on us unless it was asked. And I did explicitly trust her with her opinion of houses. We finally found the right house for us, and of course negotiating was stressful, but she offered advice at every turn and was able to guide us to a successful deal. Then seven years later we were ready to move to a bigger house and sell our old one. Now I realize THAT is the stressful part... Selling your home! I was way overconfident with the market being hot and thinking we'd have some sort of bidding war on our house in the first week it was on the market. It was not. In the overall scheme of things the house went fast, about a month after we listed, but I was caught up in thinking our house was the most amazing perfect house ever and how dare anyone find fault with it :) We got a deal we were comfortable with and that closed our chapter there. With the new house, we searched and secured a deal on buying it before we sold the old one. We looked for about six months and I was so indecisive. I just couldn't find the "right" one. Sara again was very patient with us throughout the whole process. We looked at a lot of duds and finally came upon our future home. I was still not entirely sold but Sara was able to gently point out the good points and then eventually negotiate a great deal for us. For the neighborhood, we really lucked out. To this day I still say to my husband we got a steal on this place. Negotiating was SUPER STRESSFUL but Sara was always there to talk us through the inspection issues with both houses. Calm and cool always. Now I'm sitting here in our house after a year and am so happy and would gladly refer Sara to everyone who asks... Which I do all the time!     This relates to one of the companies, Nulf Management Services. There have been multiple serious…read moreissues in this building that management has not handled properly. At times there has been no heat, which is unacceptable, especially during cold weather. Heat is a basic necessity and tenants should never have to worry about whether their apartment will be warm enough to live in. There are also ongoing safety and management problems around the property. The dog has been allowed to run around without a leash, which makes the environment uncomfortable and unsafe for other residents. It shows a lack of basic oversight and enforcement of simple rules that protect everyone living here. The most concerning issue, however, has been the bedbug situation. Furniture seen to be infested with bedbugs was dragged out of the building. Bedbugs were dropped everywhere in the entrance and in front of the building. All is visible around the furniture outside. Instead of being handled quickly and professionally. Despite these ongoing problems -- lack of heat, safety concerns, and the bedbug issue -- we have asked to be released from the lease and have not been allowed to leave. At this point, it feels like tenants are being forced to remain in a situation that does not meet basic living standards. Everyone deserves a clean, safe, and properly managed place to live. Unfortunately, that has not been our experience here.

They put in one-time use led light fixtures. They all started going out. I spent two years trying to get them to replace them. I finally opened a ticket stating fire was emanating, don't worry, they came two weeks later. They feign incompetence, use turnover as an excuse to cover their mistakes, and refuse to correct them. I have in writing that they were going to issue me a $15 credit. They never did. They have continued to try to charge me $15, and tacked on a $50 late fee. I spent 2 months trying to contact them through email and phone. When I finally did reach someone they failed to do their job, resulting in ongoing billing issues. There are holes in the floor, they do not have proper gfc outlets in the house. The only thing consistent about the electric is $$$$$$$$$$$ and tripping the breaker. You can literally see the floorboards sagging through the ceiling from the front room. We lived there for many months before the city knocked on our door to inform us that the owner failed to file an occupancy permit, and we did have the right to reside there. The bathtub was cracked and it again, took many months and multiple flooding events of our kitchen for them to fix it. The house is run on electricity instead of gas, so in the winter our electricity bill can run as high as $2000. During the winter we have to keep multiple space heaters going, even with the heat on, to keep the house warm, and the pipes from freezing. The entire top floor doesn't get heated at all without the space heaters. J The backyard is really messed up. It looks as though they dug the whole thing out, and then just dumped dirt and gravel, and called it good. The backyard floods whenever there is rain because of the issues with the backyard. The doors don't work, we had to put hooks on our bedroom door so we can keep it shut, and the door to the basement and garage has to have something blocking it to keep it closed. The carpet was disgusting and torn all over, and should have been replaced before we moved in. The bathroom has 0 ventilation and causes constant issues with black mold. Their response? Leave your bathroom window open at all times, and it's not their problem. They did something to the garage door, and ever since it has had a hard time working, it shakes and rattles, and it's quite concerning every time I have to open the garage. They painted the house before we moved in, and did the worst job I have ever seen. They put in cheap laminate flooring that warps as soon as it's wet on the landing of the doorway, the bathroom, and the kitchen, all three areas that are impossible to keep dry (see notes above about bathtub flooding the kitchen). They have continued to increase our rent, in spite of an endless loop of problems that don't get addressed.

Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email.

It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. Based on my experience, I cannot recommend renting through this company. DO NOT RENT FROM THIS COMPANY!!!!!!
