RPM Pittsburgh has been managing my house for 6 months and I am quite happy with their services. I'd recommend them to a friend. Pros: - They take care of all repairs and let me know about any unexpected costs as they happen. - They scheduled extra work (termites, fall maintenance) when I asked for it, took care of everything. - I get a monthly statement about income. When the statements look confusing I email RPM and they always explain the charges/income. - Direct deposit to my bank account. Cons: - It took them a few months to replace the garage door on my house, which didn't affect me much but might have made the tenants a bit unhappy. - Sometimes it can take a few days for my property manager to get back to me via email. read more

DO NOT RENT FROM THIS COMPANY. RED FLAGS IMMEDIATELY UPON MOVE IN CONTINUE TO WORSEN. I cannot recommend Real Property Management (RPM) based on my move-in experience. It's been 24 hours and a total nightmare move-in! My new place is absolutely inhabitable upon move in-and there is zero concern from Claudette, my property manager, who has been dodging my urgent correspondences. Before my lease began, I repeatedly asked for early access to the property and several updates about the garage. Claudette, assured me that early access wasn't possible because the team was still "working hard" to deep clean the home and that it would be completely move-in ready on July 1. I relied on those assurances when planning my move. When I arrived with a vehicle full of my belongings, the home was nowhere near move-in ready. The cigarette odor throughout the house was so overwhelming that it triggered a migraine after only a couple of hours inside. The walls were drenched in sticky nicotine sap that my body absorbed just by being in the room. The home still needed extensive cleaning, the garage was not even accessible, and the kitchen was in an alarming condition. The cleaning company's own report later documented heavy dirt, grease, biological contamination, and the removal of rodent feces from the kitchen cabinets and drawers before they could even be disinfected. That should never be the condition in which a home is turned over to a new tenant. Instead of unpacking, I spent my move-in day begging desperately for human communication with RPM, documenting the property's condition, communicating with cleaners through a language barrier, trying to determine where I would stay, and being sent maintenance requests asking me to coordinate repairs that should have been completed before I received the keys. The biggest disappointment, however, was Claudette's communication. Despite multiple emails, photos, videos, and requests for updates, I was largely ignored. I repeatedly asked for a phone call but was instead directed back to the maintenance portal. At no point did she ask whether I had somewhere to stay after it became obvious I couldn't move into the home, nor did she provide a meaningful timeline or clear plan for resolving the situation. I chose RPM because I believed I was renting from a trusted, professional property management company. Instead, I was left without a move-in-ready home on my lease start date, wondering where I was going to stay, while trying to manage problems that should have been resolved long before I was handed the keys. I cannot WAIT for the next 364 days to be over!!! DO NOT RENT FROM THIS COMPANY. This experience fell far below the standard I expected from RPM, and I sincerely hope management reviews both the condition of this property and the way this situation was handled. As a homeowner who used them for their management services, I felt that the experience overall could have been MUCH better. The first few months of my new renter in the property was fine, however, the last 4 months of the renter being in the property it got to where they were falling behind. First it started as the renter only paying partial, yet the management company kept their 10% of what was paid, I feel they shouldn't have withheld anything until FULL payment was received as they didn't do their part, which was to collect the FULL rent. If you allow pets in your property they charge the tenant a monthly fee, that isn't passed along to the owner so that's pure money for the management company. If the tenant is late on rent the management company collects and KEEPS a late fee, which should go to the owner not the management company. In your agreement with them you allow them to complete work orders up to $300, but the kicker is that they then charge you not only the amount you have approved up to but also 15% on top of the total!! And when they close the work order they don't provide you with a detailed invoice so you have no clue what you have paid for. My biggest complaint about them, above all the fees they charge the owner and how they withhold their money before everything is collected, is that the property managers who manage the properties are never in the office to answer your questions. So when you call in or email to speak to them it goes to voicemail, you get an out of office message that they will be out for 2 WEEKS, and then they never respond back to you when they are back. In my opinion just manage your property yourself or find a different company. If you're a renter go find another property to rent that isn't by this company. I waited to publicize this review, but I can't wait any longer. I have been in one of their properties for the last 6 weeks now and I am disappointed in the team. When we moved in, the unit was left unlocked and anyone off the street could enter the home. That was the first red flag. As we moved our stuff into the home, the AC was completely unusable and the temperature inside exceeded 85°. Now they did address this and fix this quickly, but we still moved into a home that was not ready. For the first 2 weeks living here, we had to deal with leftover trash and debris that was never cleaned up entirely, I had to fight the maintenance team to send someone out to collect full trash can, full bags of trash, and assorted contractor material. There is still trash and debris on the property that was never picked up, even after someone came out. After our gas was set up, we discovered that the washing machine and dryer were both broken and unable to be used. It took weeks for a new unit to be delivered and there was little to no communication from the property management team. Within that time, the basement flooded and we had to move our stuff we had stored down there. This issue was addressed within a 2 day period. Now we are dealing with a broken oven that I communicated 3+ weeks ago was broken and could not be used. I have not gotten any updates from the management team, even after having a tech come over and work on the unit. It has now been over a week since that visit and I don't know if they are repairing or replacing my unit. I have sent multiple messages asking for an update, and only the appliance company has provided any update. From Day 1 this property was not move in ready, even though it had been vacant for months leading up to us moving in. I would strongly recommend if you are looking to rent from RPM, please find a unit that is already in working order and tread carefully. I feel like when a property is being listed for rentals, it should be move in ready and not be a dumpster fire for the new tenants to put out. RPM did not do their diligence when listing this property and dumped all the broken appliances and issues onto my wife and I. To RPM, please do better with your management of these properties. Yes the home is old and is going to have quirks to it, but I shouldn't have to beg and plead with your team to get work done and completed. Things can and will break, that's just the nature of property management, but when everything I have listed is broken at Day 1, that is disappointing and doesn't paint you or your company in good light. read more

And we set a time for the showing, confirmed THEIR confirmation texts they sent us. Left our job and was late to work to make the appointment time. we were meeting Colton, according to Jessica who set it up. we show up to the "said tour" and no one shows.. we then send a text wonder where they were and no one gets back to us until 130 pm when the showing was at 930. asking if we met with Colton... they had no idea he clearly no showed without warning. they proceeded to tell us the property is being rented see if we like any others. would have been nice to have a heads up it was being rented, a call or quick text instead of wasting our time. no thanks we are not interested read more

Do Not Hire RPMP, Unless You Are a Masochist! They will cause you pain. They will cost you money. And they will be smug and arrogant while they do it. RPMP negotiated and signed a lease for our house without letting us even see the lease or the applications. And that lease was in direct violation of the Pittsburgh law limiting the number of tenants. I mean, the lease was illegal on its face, not just that the number of tenants exceeded the city limit. Shouldn't a professional management company know better? When our HOA made note of the matter, RPMP sided with the tenant in "fighting" our neighbors in the HOA. At every point, they sided with the tenant. They consistently expensed us for meaningless repairs to a brand new home that tenants could have done themselves or we could have done. RPMP consistently ignored emails we wrote them. They consistently left us in the lurch, not cancelling appointments to which we or the tenants would show up. If I were to catalog all of their malfeasance, it would fill a book. But I will leave you with two more. When the HOA threatened to notify the city and we would be exposed to considerable expense due to the malfeasance of RPMP, they lied about the law and said it had been struck down in "the court system." Then they broke our contract and left us to pay for the consequences their illegal act. We had to hire a lawyer, at some expense. And this is what our original tenant (not the illegal ones) had to say about RPMP: "However, I'm not sure you are aware, but we are having major problems with the Real Property Manager RPMP Management, and if I were you, I would appreciate be informed." And, " "Communications with them (RPMP) has been spotty at best." Caveat Emptor. This company has an alarming turnover in staff. The one guy they keep on, Colin Pinto-Martin is definitely not the sharpest tool in the shed. And the owner, Nate Bringhurst is arrogant and smug. Rented a three bedroom apartment in Shadyside from this company two years ago. Apartment looked nice enough. That's all the pro's I've got. We should have known from the start that for the price we were paying to live in Shadyside, the apartment was too good to be true. After all three of us submitted an application AND paid the fee, we get a call saying first that since we're starting the lease in three months, that the rent was going to be raised to cover the three months we weren't leasing. We did the math and it added up, so then we called back asking if we could start the lease early and not pay the extra rent (were planning to try to get some subletters or something), to which we were told there was some sort of miscommunication and that the raised price was the final and actual price of the rent. It was around 200 dollars more, which was doable plus we had already paid the application fees so we decided to stick with it, but that was just a scumbag move. The apartment itself was not the worst apartment. It did have really nice skylights, but it was obviously really poorly maintained. When we showed up, the hot water in the shower didn't work. It took a week to get that fixed so we were taking cold water showers the whole time. Luckily it wasn't too bad since it was the summer. The AC was broken when we moved in as well and broke two more times in the one year we lived there. Throughout the year we continued to have issues with the showerhead and it would take days to weeks to get someone out and the issue would come back within a month. Towards the end of the lease, we'd all given up and just lived with a shower head that had no pressure and water that was either really hot or really cold. Now you might say, a couple days isn't bad for maintenance. I counter you with two things: One, my current place responds to all maintenance within a day. We had an ant issue in the bathroom - guy came in and re-caulked the bathtub the next morning. Dryer broken? Sent a guy out the next day. It really sucks when you don't have basic amenities for a week. Two, o boy story time. All the outlets in my room went out in the middle of winter ( around 6 months left on our lease). The first maintenance request I put in, someone came out within 3 days to take a look at it and ended up putting in an extension cord from the living room into my room with a power strip on it. That was good, at least I had something until things got fixed. BUT, then for the next month and a half, it was just me trying to call the maintenance people, just to be told they were too busy and had tried to contact an electrician and to call the electrician directly, who then after 2 weeks of saying he'd show up, tells me he's actually too busy to service me and I need to find someone else. So then I go back and call the maintenance people again and get told they'll figure something out. At this point I'm done calling people. It shouldn't be my job to do their job. I shouldn't need to be calling people for a month straight when none of the outlets in my room work. So I lived without working outlets in my room for the rest of the lease. It was not the worse apartment the live in, but I seriously would not recommend renting from RPM solely based off their ridiculous maintenance response times and the fact that they jacked up our rent price after we applied. read more

Starting with the 1st appointment to look at the apartment that Erica booked 4 people to view at same time. Apartment was destroyed and not ready to view. I asked for assurances that maintenance would be done and if so I would apply. Took days to get an answer and still did not get a link for application. I requested the link again and never got a response. I then followed up to be told that "We already received an application. I'm sorry". This was the 2nd apartment I had requested a tour for. Our apartment was bought by RPM, they were good at first. We had to end are lease a couple months early and they said that it was ok because the owners wanted to renovate the apartment. I was dealing with Colin and asked him if we needed to clean the apartment after we moved out and he told us we didn't have to since they were going to renovate it, I asked if we were going to get our security deposit back he told me yes, then when I emailed and asked about getting it he transfreed me to Cami. I was told by her that they didn't have any record that there was a deposit and that nothing was forwarded to them and that they weren't given a couple of the lease and if I have a copy to send it over to her. I found the lease and took a picture of the deposit and have never heard back from her or have I received my deposit back. If anyone was looking to rent from them I would definitely tell them not to. I cannot get a human being on the phone at this company. We still have maintenance requests that were supposed to have been taken care of before we moved in (it's been over a month now) that have not been addressed AT ALL, and there are no signs that anyone will be addressing them in the near future. The house we moved into was dirty and had trash still in the basement. All utilities were shut off and after fifteen hours on the road the last thing any of us wanted was a toilet that would not flush. I cannot stress this enough, do NOT rent from RPM. They are pretty aggressive when it comes to this. - They confirm all maintenance with me before proceeding. They are very honest. They have in-house maintenance and they don't try to screw you over by overcharging for maintenance. - They are getting me more rent than I was getting when I was doing it on my own. - Very professional, friendly and accommodating. Cons: - Accounting. The monthly statement reports I get from them are confusing to me. However, I'm not exactly a numbers person so this may be on me. Working with RPM was an absolute nightmare. Because I was abroad when I hired them and it was hard to replace them, I continuously set the bar lower and lower for them each time they failed to upkeep the basics of their end of the agreement. We are talking 7+ weeks and over 10 emails to get a plumber to look at a wax ring that needed replacing on a toilet. Colin is absolutely useless. Hey would answer about 1 in 20 phone calls or emails and just blatantly refused to follow up on basic maintenance requests. Except for the one time where after 3 weeks of refusing to answer any of my calls or emails, he sent me a message to let me know that he had spent $700 for someone to spend about 40 minutes throwing some tar down on my box gutter which is going to cost about 3k to replace as it permantly damaged the gutters. One of the worst property management you can find in Pittsburgh. Do not make the mistake of hiring their services they lost me a lot of money and one of my houses to a Sherif's sale. I live abroad so I am not aware of the local real estate laws and taxes and they were no help at all. Yes they will say they don't deal with taxes but I'm an investor at least point me to the right direction or explain to me what I need to do, they will shake off any responsibility from everything.
