I purchased a quad and already had a management company for my other rentals but since I bought this property from Mia Maddison, which the purchase and RE side has been great, decided to have them do management and renovations as well, it just made sense and maybe I would use them for all of my properties if things went well. I saw these reviews but I also have known the owners for years so just brushed it off as just outliers. The phone interview was great they said 10% fee which is normal. After getting a $180 lawn service bill for a tiny yard, I questioned the bills. Come to find out there's an additional markup fee on all vendor services. It was not clearly outlined in the management agreement nor was mentioned in the conversation at all. Through bookkeeping, I was then informed that invoices include a 10% markup for repairs and maintenance under $500, and 5% for amounts over $500. Then when communicating with the property manager that is not the policy, its 10% markup for everything, so even the departments do not communicate well. When I questioned why this fee was neither disclosed nor clearly stated in the management agreement, they responded that it is "standard policy" and not required to be listed. That explanation is concerning. None of the other property management companies I've worked with--including those I currently use in Ohio--charge these types of undisclosed markups. Based on my experience, this is not standard practice, and at a minimum, it should be transparently disclosed. Additionally, the lawn care charges were excessive. The $180 service took me approximately 17 minutes to complete myself with a push mower. Even the new provider I hired expressed hesitation charging $50 per visit, stating that was their minimum. I am also concerned about the decision not to require renters' insurance. In my experience, this is a basic requirement across reputable management companies. Ironically, the one property where renters' insurance was not required is the one that experienced a flood, which introduced a separate set of issues. The handling of that flood and the communication throughout the process were extremely poor. While I was overseas in Germany, I had to coordinate between USAA and the management company myself, which should not have been necessary. USAA had a very hard time getting someone on the phone to coordinate an inspection of the damages. Communication was inconsistent, and I had little to no visibility into the repair status. For months, I did not know whether the unit was still wet or if there were potential mold concerns. There were also significant issues with billing and project oversight. I received an invoice for flooring 11 months after the work was completed. While I understand the vendor may share responsibility, it is difficult to believe no follow-up occurred during that time. Proactive communication should have been provided. Furthermore, I made it clear that my goal with the renovations was to invest in cost-effective but durable, long-term solutions. Instead, the cheapest flooring was installed without properly addressing the subfloor. As a result, the flooring is already showing signs of failure and will likely need to be replaced again in the near future--this time requiring the subfloor to be corrected as it should have been initially. I also repeatedly attempted to obtain a clear and final accounting of all expenses. Despite multiple communications with accounting, I was unable to get a definitive answer, even for known pending invoices. During our final meeting, I was provided with what was represented as the final balance, which I paid immediately via check marked "account paid in full." Despite this, I received an additional invoice one to two months later. Mia Madison properties has proven so ineffectual at managing their rental properties I'm not convinced anyone actually knows how to do their job. I've rented from many different companies and never had to hand-hold or take as much time out of my schedule to receive a simple reply as Mia Madison's lackluster employees. The oven in my rental was damaged in an electrical surge and I placed a work order in their chosen portal, Property Meld. After the initial vendor apparently did not service the oven brand, it took an entire week and me taking time from my workday to look up suitable companies for the Property Meld manager Marie to schedule anyone. After over a month there is still no replacement oven, no timeline provided, and no communication about this issue. As someone with an autoimmune condition I cook my meals at home and am very disappointed to see how little Mia Madison cares about the health of their tenants. Moreover, my roommate put in a work order well over a year ago for water damage to an exterior wall that was never addressed at all, although I'm sure they have a wonderful excuse for not addressing that as well, as there is likely mold growing in the wall now. Tl;dr If you enjoy incompetence and excuses fit for a freshman who forgot their paper was due, look no further than Mia Madison properties! read more

My husband and I rented from mia Madison for 2 years with 2 different properties. The first house took us about a week to sign everything and move in. The house was a 2 bed 1 bath that was poorly renovated/ managed. There were 3 fireplaces that didn't work, one with a bag of trash duct taped and stuffed inside to close it off. One window had a 2 inch gap to where I could stick my hand outside. One window had a giant crack in it and was super glued over. The AC was constantly running and never went below 80. Our electric bill was over 300$ every month. All windows were painted shut, which sucked when we locked ourselves out once. We were only there 5 months and went to Germany. The second house was a little better. They were really accommodating for military, and helped us get a house during COVID as well. When we got there, they never did a walk through, so dry wall wasn't patched, cabinet handles weren't on, and the back gate was broken. The house also only had 1 3 prong outlet in each room. All others were 2 prong. There was no outside plug for any power tools we needed to use. They fixed the work orders pretty fast and we were all good for about 9 months. We decided to buy a house since this one was too small. They sent us a request to see if we will renew our lease or leave on June 30th. We decided to leave and sent the paper work in. We got a response saying we're good. We put in 3 work orders that were never answered. A week before we were leaving, we called them to see if we were good since we hadn't had anyone check out the house yet. They said we never submitted the request that says we're leaving and we need to provide at least 2 months notice. They also said they automatically renewed us for another year. I send the email 4 more times and was told they'll let me know when they get it. They never called. I called a day before we need to leave and they had no idea what I was talking about. After about 10 minutes of back and forth, I was good. Overall, the quality of their homes is terrible. They respond to work orders every now and then. I would not recommend to anyone. Take a good look at the rooms before you rent. read more

Absolute trash property management company. Accounting department is a disaster. Routine accounting errors throughout my contract with monthly proceeds and their handling of tax records was an absolute disaster which is why I cancelled with them. 1.5 years later they just sent me a bill for an $825 tenant procurement fee. I was one of their offshore employees. I did accounting and several different projects/tasks for them. They eventually decided to let go of me to cut back on costs. During my last weeks with them I got sick and was hospitalized but communicated it clearly to them. I was hoping to still get paid for the remaining hours I worked as I was desperately in need of funds for my hospitalization. I didn't realize how heartless an employer Mia Madison Properties was until that time. They did not pay me for the remaining hours I worked. They disabled my access to my company email so I can no longer communicate to them. I was left stressed out due my ailment and the hospital bill that I still need to pay. Clearly, they don't have compassion for their employees and they still owe some money. Very disappointing. I hope their people skills improve and realize that their employees are their greatest business asset. read more

I have never rented through a property manager before so I was a bit confused about how it all worked. I was telling my friend that they were really nice, but terrible about getting things fixed. I later found out that that is the majority of their job. All that to say they suck at their entire job. If you're looking for someone to be nice to your face, but ultimately f*** you over later just go on Tinder. read more

I have had no problems working with this company as an owner. None of my properties have sat vacant for more than a month after needing someone evicted. Required repairs are brought to my attention and repaired quickly. Henry Meyers is easy to get ahold of and is always respectful and courteous. I feel most negative reviews need to be taken with a grain of salt. Property managers can't have a repair fixed without the owner agreeing to pay for it. Owners can cause delays just as much as management. read more

Out of all of my renting experience in my 5 years of living in Savannah, I have to say renting from Mia Madison Properties was, by far, one of the best renting experiences I have had. After reading some negative reviews, I was nervous about renting from them at first, but they have not only proved me wrong, but blew my expectations out of the water. The application process was simple and straightforward; picked my keys up within the week of putting in the application. When I moved in, the home was clean and ready to go. The updated resident portal online made paying rent and requesting maintenance repairs easy. Any issues I had with my residence were taken care of promptly, including the replacement of the dishwasher. 60 days before move-out, I contacted the leasing office advising them I was planning on moving, and they sent over a very comprehensive checklist of items that needed to be done to help ensure I got my whole security deposit back, and worked with my schedule to show the house to potential new residents while I was still living there. George Meyers, David Mitchell, and Neely Saturday were an absolute pleasure to work with during my time renting, and had I chose to rent again, I would not hesitate to start my search with Mia Madison Properties! read more

As a property owner you hire someone with the hope they represent you and take care in managing your property. Mia Properties Management took over from Capstone, whom I originally hired. When Mia Properties Management I received this email from the owner George Meyers "My staff and I are very excited to have you as a client and we look forward to providing you with the highest level of customer service possible.  Please know that we are already working hard for you to ensure that this transition goes as smooth as possible for both you and your tenants." This has not been the case with Mia Properties and Henry Meyers.   Henry Meyers is someone who provides great customer service when it suits him. If he disagrees or feels threatened he is quick to avoid emails, becomes hostile and quick to justify the lack of pride he has for properties.   He does not like dealing with women and would rarely respond to emails, unless they were sent from a man. Getting responses and setting up appointments with Henry became exhaustive as he would avoid replying to requests and booking any appointments. When we did a walk through of our property and taking it back we found the condition of the property to be unsatisfactory and when we complained about it to Henry he simply said that this is "the standard that I have used when evaluating the move outs from all tenants that I have worked with." Instead of letting me know there was an issue to be fixed, he just lowered the standards and allowed my property to deteriorate read more

This was the most awful experience I have ever had with a realty company in Savannah. I felt like my property manager was making things more difficult for me and blamed me for poor renovation work by the LANDLORDS. The place that I stayed in was a DIY apartment, so naturally some things were worn down and I got less than $75 of my security deposit. I would never recommend this to a student, because I felt like I was taking advantage because I am not seen as an adult renter. read more
