I have now been out of this complex for right around two months and all I can say is leaving this place is the best thing I ever did. I would give this place zero stars if I could and I hope this review helps any future residents more aware of how they treat their residents and the property. In 12 years of renting at different apartments, this is by far the worst complex I have ever lived in. At first I wasnt going to write anything when I left because this will be such a long review but if you're moving here, you need to read this because if I can save anyone else from living here then ive done my part. Starting with the move in May 2022, there is a 30 day guarantee that if you are unsatisfied you can break your lease with no penalties. I emailed the manager at the time twice and called the office to leave a message because we had already been experiencing issues and never received a response. At the time we had just moved states, spent all our money moving, and did not have a lot of money left over to do it again so we decided to screw it and we stayed since we were not getting a response and we couldn't afford to move anyways. From move in we experienced maintenance and property issues and they continued until the time of move out. From the get go of us moving in, the gates did not work, the firepit did not work, the pool and hot tub were out of commission and there was dog waste everywhere. After almost two years of living there, none of these items have been fixed. The pool and hot tub are working intermittently but we would constantly get emails about them needing to fix the hot tub again. It was raining a majority of summer 2023 so the pool wasn't used often anyways but if residents wanted to use it, it was a hit or miss on if they would be working. The hot tub I was never even able to use once. It worked for a short time period but more often than not it would be barricaded with caution tape and unavailable for use. We moved up in May and being from Texas where we were used to major heat, we did not turn the AC on until it started to get into the 90s during that summer. The AC did not work from the start and was out for 2 whole months before it was finally fixed. We were dealing with 100 degree days and had 3 animals in the house so it was miserable those two months. I was submitting maintenance tickets weekly and when I spoke with the office they were closing them out because they were under the impression the unit was fixed. We constantly had to keep the windows open and they did not even give us a temporary AC until the last week before it was fixed. The maintenance manager at the time (who was let go shortly after) told us that management did not want to pay an actual HVAC company to come service our unit and that is what was taking so long. After 8 weeks they finally hired PEAK to come out and I believe they had to replace the entire unit. Then later in the year when it started to get cold, we tried using our heater and the heater wasnt working correctly either. Even though we had it on AUTO the heater would not turn off when it recognized the set temperature and would run constantly. This also took about 4 weeks to get fixed. We did have COVID for a short time during the outage so part of that time frame was us not allowing maintenance to come by until we recovered. However, we were not sick the entire month and 4 weeks is still entirely too long to come and fix the heater. In November 2023, my sister's water pressure declined in her shower and we noticed some mold forming in the master bathroom. Maintenance came out and fixed the head in her bathroom but did not do anything about the mold we have reported. In December, we noticed our water was not getting very hot and would not last long. Then our water started to produce black specs from all the faucets in the unit but only when running the hot water and there was still mold forming in the tub. I submitted an additional ticket for the mold and water heater and when maintenance came out the first time all they did was adjust the water heater temperature up which made it scalding hot to the point I had to keep the faucets on cold so I would not get burned. This was the second time they had been called for the mold issue and did not do anything about it then either. And I will say now that I am out of the unit, I am no longer coughing, sneezing, or congested the way I had been and I believe I was getting sick from the mold they continuously ignored. Finally after speaking with the new property manager Patrick, him and the maintenance manager Val came to my unit to see what was wrong. This was only after I sent a long email to the office with my 60 day notice because they wanted a reason for our move out. Once I showed Val and Patrick the black specs spewing from the faucet, even Patrick said "wow this is much worse than i had expected". We are so glad to have moved to this place. We moved in December 21st and can't say more about how happy we are. The staff has been responsive to our needs; Christine and Jared are amazing!! We had a few maintainence issues, but have only had good experiences with the replacement of an appliance that wasn't working and other issues were resolved quickly by the great maintainence staff! We love the layout and the convenience of being next to King Soopers and the walking trails. They have a wonderful hot tub, heated pool, and plenty of working machines in the workout room. I have barely heard my neighbors and am finding it to be a great apartment experience. I definitely recommend the Marquis if you are looking for a new apartment home! read more

Really getting tired of paying $30 a month to see huge piles of disgusting trash piled up outside. Would be a great place to live if they could fix the trash problem. Literally huge piles every week for over a year now. Check back regularly because now that I know how to post on yelp I will give daily updates of the trash situation. She was welcoming, informative and very helpful about the little questions I had. She cheerfully showed me around the property and guided my with the paperwork. I was hooked. I have lived at Marquis at Town Centre for just over a month now. I absolutely LOVE it here. One reason I chose the apartment complex is for the location in town. I walk to King Soopers and Home Depot and there is a wonderful green belt in back of the apartments that connects to a vast park system. My pup and I explore the park system daily. I also chose this complex for the peaceful feel. It is so quiet here. I have seen a few neighbors in the halls, but then never hear them when they are in their apartments. The pool is beautiful and every time I have gone there are a few quiet people there. The waterfall is wonderful. The gym and public printer are also great additions. I have used the pup bath on many occasions. My apartment is beautiful with a nice view over a courtyard with mature trees and lots of birds. My apartment has nice upgrades, dark wood-like flooring, a washer and dryer, fireplace, HUGE walk-in closet and HUGE tub. I also have a carport and a storage closet which were musts for me. Move-in was seamless and work orders completed quickly. Evelyn is super sweet and helpful, as is everyone in the office. They even have snacks for me and my pup. Not much good to say about this place. I agree with the other reviews that the apartments are ok and the grounds are kept up well, but the staff is VERY unprofessional, rude and just want your money. There was a problem with THEIR payment portal, and they charge US $75 for it? When I called the office to see if they'd do anything about it, (spoke with Ashley), she couldn't of cared less. They were extremely rude and kept talking over me, not letting me get one word in. So I asked to speak to the on-site manager (Misha) and she was just as bad. Rediculous. They try to nickel and dime you for everything here. I also had a package stolen from the office. The package was delivered via USPS and I have delivery confirmation and the pink slip saying it was delivered to the office. They keep the packages in a locked room, where only the staff have access to. The contents inside were over $2500...all they have said is they will keep looking. It was a handbag for my wife...and with it being all women working the office, I know it was one of them who took it. Still to this day, they have "no idea" where it is. Only thing I like about this place is the maintenance guy. He's really friendly and polite and takes care of the problem in a timely manner. I recommend you be wary of this place. The grounds look nice and they have one nice leasing agent that will show you around the property and sell you the place. Then you move in. And you realize they don't care about you or your experience here; you're just a dollar sign to get a year lease out of you. Most of the staff (except the maintenance men and the one girl in the office) won't do anything to make you want to stay here any longer than you have to. It's all I can do to get an "I'm sorry" out of some of these awful people for treating us like crap. It's clear they hate their jobs and I almost feel bad for them. I'd really like to know if they're trained to not care about their customer's experience. It's clear they do a great job of attracting people and luring you in, only to dump you to the curb once you sign your lease. I absolutely LOVE this place! Amanda and Christine are very very kind and patient with the many questions I had leading up to and after my move in. The Grounds are well kept and apartments are very nice inside. It is super close to a park with a 3 mile walking trail that goes right next to the property. it's also great to be able to walk to the grocery store in 4 minutes on a nice day. The fitness center is very clean with a glass wall looking over the pool area and is just the perfect size for the community. They do have mountain views as my apartment does, that was Icing on the cake for us. If you're looking for a place to move I highly recommend checking this place out. read more

Older apartments but in decent shape. The location is not that great as 120 has a lot of empty stores and much of the rest is chains. The biggest problem here is the service. When we moved in the floors had not been cleaned. After moving in on doing our first load of laundry we found that the dryer was broken. This was on a Saturday. When I went to the office to ask about what could be done we were told maintenance did not work the weekends. No alternative was offered and all I got was a shrug. All of this could have been avoided with a simple 15min walk through. Also, I was quite surprised that there was no weekend maintenance. Do not expect service to be a priority here. read more

My husband and I have lived here for three years. Our apartment is quiet, and the property is well-maintained. The pool, fitness room, and grills on property are added bonuses. Every maintenance issue we've had has been addressed within 24 hours, and the office staff is friendly and efficient. Early in the morning of Thanksgiving Day, my furnace stopped working. I called the afterhours service to request a maintenance order. Being early Thanksgiving Day, I figured that I will not be contacted by maintenance. To my surprise, the new Maintenance Supervisor, was quickly at my door. It only required the batteries to be replaced; however, I believe his name is Tao, said the furnace will need to be drained of excess water. I have never heard of this; however, there was excess water in the furnace. I had a few work requests, under the previous Maintenance Supervisor, that water was coming up through the floor in the bathroom. My toilet issue was finally resolved by the new Maintenance Supervisor when he noticed the toilet was not flush to the floor. He placed a few wedges under one side of toilet and water is no longer coming up through the floor boards. The new Maintenance Supervisor is very upbeat and says he loves his job. He is a great addition to the Marquis!!!! read more

I have lived here for 4 years and it has really improved. Mario, the new manager, is wonderful and I believe his good management has made made the difference. He is helpful, friendly, and makes things right. The office staff and maintenance team are also excellent! Melissa, Eve, Rafael, Pastor, & John work very hard to help make living here comfortable & enjoyable. Everyone has outstanding customer service! One complaint I have is the trash company. It's expensive and they forget to pick up my trash a lot! I don't need 5 day trash service and would love it if we could have a different and cheaper option. The other complaint is that some people are lazy & don't pick up their dog's poop even though there are stations everywhere. The walls are very thin and I can hear people talking, yelling, and banging cabinets. Overall, I love living here because the floor plans are pretty even though it's an older complex. read more

Cons: Holy Utilities - $250/month total for a family of 4! - Water/Sewer charges are $25 PER person, would not recommend for families as they charge for children of any age. $100/month for a family of 4! - Poor insulation, our apartment is always cold in the winter. Our gas/electric bill has been consistently $150/month, we keep the thermostat at 65 degrees in the winter and turn it all the way down to 60 when leaving for extended periods of time. - Lots of noise, we have a second floor unit, which is above 4 garages and below a 3rd floor apartment. We hear the garages open/close all day/night and hear every step our neighbor takes. - Old appliances - they are clean, but are original to the apartment complex, at least 10 years old with lots of wear/tear damage. I have been living here for over a year now and recently renewed my lease. I enjoy the amenities that are available even though they need some repair now and then, the staff handle the situations appropriately. When the pool was down they offered passes to the local recreation center. When the gates are down they do their best to get them back up and running. Even if the residents keep hitting the gate. Some residents don't realize the most used items are the ones who break down the most often. I also enjoy the community feel that they have, there are paint and sips and wine nights giving it that close community feel. I also got a job in my field attending one of these. I've been living at Marquis for about 5 months now. When I first moved in, the walls of my apartment were an unsightly, bright white color. I was told by the staff when I originally signed my lease that the standard paint color in every apartment was a warm beige color like the model (this was important to me because all of my furniture is white!). Naturally, I was disappointed when I first moved in and discovered the flat white walls so I informed the staff about the miscommunication. They had a paint crew in my apartment within 18 hours and credited my account $200 for the inconvenience. Needless to say, I have received very prompt responses to all of my maintenance requests since I moved into my apartment back in June. Management and maintenance aside. the grounds and amenities are the nicest I've seen in the area. You definitely get the most bang for your buck at Marquis if you're looking for a place in Broomfield/Westminster area (I looked at several comparable communities before settling on Marquis). I really only have two complaints about the community: 1) There are not nearly enough parking spaces to accommodate all residents and occasional guests. Some units in the community come with a garage attached, but mine did not. It became apparent that I would need to rent a carport space in order to ensure a parking spot on my side of the complex. Very frequently my guests need to park very far away from my apartment because there are no spaces anywhere near my place (a huge deterrent to visiting friends and family). 2) A great deal of my neighbors appear to be noisy, irresponsible, community college students. The common hallway leading to my apartment frequently smells like pot, and there are inconsiderate kids that run up and down the hallway at midnight who appear to have no regard for anyone's sleep schedule. Normally, this wouldn't bother me all that much, but I graduated from college several years ago and I thought i put these kind of shenanigans behind me when I signed a lease for an apartment located in a "luxury community". Overall, I would recommend the Marquis to my friends because the amenities are nice, the maintenance and management teams are very responsive, and the location is central to everything (15-20 minutes away from Boulder or Denver, and close to gas, grocery and open space). read more

These people are un-ethical, greedy and rude. My daughter applied for an apartment. We paid $200 application fee with $50 for processing fee. We were told we will get a refund of $150 should the application was rejected. We went ahead and paid the deposit in good faith. Upon applying, my daughter was informed her application was rejected, without giving any reason why. Then I called their office to get my $150 back. The manager has rudely and very unprofessionally informed that the $200 we paid will not be refunded. Renters beware. These people are very bad people. This has truely been the WORST apartment rental I have ever experienced. The policeman who came yesterday for the tenth time in a month (twice for my stolen property, eight other times for domestic violence and disturbances), told me to get out. "We've been coming out on calls to this place for a long time. All the dispatchers and policeman know it's name". This should be enough for anyone who cares about the safety and environment of where they choose to live. Given a huge amount of human hair that blew down the street, into my garage and driveway (I'm an RN with Public Health experience and it takes a lot to upset and make me disgusted. I also can identify human vs. animal hair), as someone cut hair and dumped it off their balony..to human urine on the floor of the gym because the bathrooms were closed off for " renovation "...it gets worse and worse. Poor elderly couple next door have cigarette smoke pouring into their apt., and butts thrown on them, so they stay inside and don't go out. Neighbors were taunting and disrespectful when asked to be more careful. And..." Community Management " only says (if they reply. They "forgot" to call me back for the thefts of my property, and the urine and hair are what you basically should expect when you rent. Not ONE SINGLE apology... "Take a photo". For every single complaint, IF they become involved. " take a photo", "take a photo"/ They didn't want a photo of the hair. I have rented where the land lords or leasing agents care a lot for renters after they take their money. Interviews and personal screening is done. Requesting help is met with caring, concern, and attempts to correct the problem. There was always an apology. I have NOT ONE SINGLE time heard an apology!!! I'm getting out, even if it takes my lawyer stepping in. read more

I have lived here 4 years, and then left for a couple years, and then came back and I am on 2 years. The people in the office are friendly, the layout of the apartments are fantastic, and I am very happy with them. the only negative thing is they are not great on responding to voicemails left for call backs, and I still don't know of very many apartment complexes that have their main office closed on Sunday. Seems to be a key time for people with time off work to be checking out apartments. Those things are not big, everything else is fantastic. We have lived here for a year and a half and are very pleased with our apartment and the repair service. We loved Mario (former manager) and Melissa (former assistant manager) but both have left the Broomfield complex so we have not had enough time to rate the new manager and her staff. Hopefully we will enjoy as good a relationship as we did with Mario and Melissa. Our complaints are minor but since we are paying top dollar, on a senior citizen income, to live here, I feel they should be heard and acknowledged. First the good points: Very quiet, well located and well maintained apartment complex. Repairs are done in a timely manner by a very good, courteous and efficient team. Great location, walking distance to King Soopers, Home Depot and more. Lots of restaurants located in close proximity. Now for the negative: The breezeway to our apartment is never cleaned unless we complain. It has been cleaned once (at our request) in the year and a half that we have lived here. Leaves and debris collects every day and we are constantly sweeping and cleaning the area. There has been a bag of dog poop in the walkway for five days and we do not own a dog. The "garden area" on each side of the walkway is a disgrace - dead grass and weeds. We respectfully request that the grass be torn out and gravel be placed there as dogs go to the bathroom there and their urine kills the grass. The sprinklers were hitting our windows so Melissa issued a work order for an adjustment of the sprinklers and at the time (since the windows were badly stained from the re-cycled water) said the windows would be cleaned. The sprinklers were adjusted but the windows were never cleaned and after a further request, still have not been cleaned. The trash service needs improvement We are paying for pick-up Sunday through Thursday with the exception of holidays. There are scheduled days when our trash is not collected but our bill is never adjusted. Does this seem fair? While these are not major issues, they are important to us and hopefully will be considered and improved in the near future. Overall, we love living here and if the above issues are corrected, we would certainly give you a 5 rating. We look forward to working with the new management . On my last service request, the maintenance crew did not do a good job. On my washer; I was having problems with the spinning cycle and the washer was making clanging noises which never happened in the past. After I submitted the request, two maintenance workers came out the next day. They spent 5 minutes and said the reason being is that the washer was up against the dryer and that was why we had these problems. And so with that, I did a load of laundry and sure enough, it was not fixed. My husband was furious when he came home from work. And so the next day, he went to the clubhouse and told one of the secretaries or leasing agent that we were not pleased and we explained the situation to her. She said that she will have the maintenance team come back the next day. Nothing happened; no one came out and we are still having problems. We are very disappointed in the way this was handled. Our clothes does not ring out properly and when I put the clothes in the dryer it takes a very long time to dry because it is sopping wet. Our electric bill has been costly. I am wondering when they will be coming out. We are also not pleased at the leasing agent. We have been here for a long time and never had a complaint before until now. The management is not helpful and rude. We've had issues with noise and instead of taking action management blamed us for having "different standards" most people. I'm not a picky person, I only want a quiet place to live. I understand that apartment living comes with some noise but our neighbors bang so much it sounds like thunder and have gatherings on their deck multiple nights per week in which they talk loudly and smoke weed. We have a our year old so this is an issue for me. Our neighbors have also dropped cigarette butts on our porch, burning the porch and our landlord dismissed it. The complex is filling up with a younger, party crown, which might appeal to some. But it advertises itself as "luxury" apartments and I can tell you I am not living in any type of luxury... Well I used to like it here and then they installed a dog run in our open space. Now we have dogs barking all hours of the day. The heat in the shower needs to be turned up at least four times a year? They recently painted the building splattering paint all over my car. I emailed them two weeks ago about it, no response as of yet. Its supposed to be a gated community but the gates are not working and left open for weeks at a time. Every year they up the rent a substantial amount. Laminate coming off the cupboards. Towing our cars out of their paid parking spaces WITH NO NOTICE (an entire parking lot of cars) do to ash fault repairs? Painters painting door handles and leaving no way to get in the apartment with out getting paint on your hands. The regular maintenance guys are friendly and helpful. Some of the office staff come off as inconvenienced when something is needed. read more

I have lived here for 2 1/2 years and many of the complaints about this place are valid. The trash service is a rip off to say the least. I used to pay $8/ month for three day a week pick up. It wasn't great because of the curb side service but $25/month 5 day pick up is over the top. It not only incentivized people to make more trash and waste but most of the people that live here didn't want it in the first place but they only surveyed over email, which most people ignored. Besides this, the gate has been broken, permanently open, or out of order for at least 50% of the time we've lived here. Thank god it hasn't been my vehicle that was broken into or stolen, although that has happened to other residents. The hot tub has also been broken many times. For instance, it's been broken for weeks and we'd love to get in today after our turkey dinner but nope, no can do and no notice about when or if it will be fixed. The community recently put in new dog pick up areas but many neighbors disregard the pick up stations and let their dogs poop outside and do not pick it up...it's disgusting. Overall, I do not know why I'm paying this much for an unsecured facility, where some of the amenities hardly work, and there's dog crap everywhere. read more

The location and amenities are nice, however CWS does not value their tenets. I jumped through hoops to transfer to a different unit and secure the price. A week later I was told that the tenet were not leaving the unit I was going to move into. They said I could move earlier into another unit with the same floor plan. I spent over $1000 to accommodate the new move date and when I signed the lease they would not honor the price of the unit that I locked in and charge me another $86 a month for the exact floor. To add insult to injury the unit I locked in at the lower price was vacated. In short all they care about is your money and how much they can squeeze out of you. read more

I have really enjoyed living at Marquis at Town Centre. The complex as a whole is very beautiful and well maintained. The staff has been wonderful. I've especially enjoyed working with chelsey! I feel very safe walking around late at night with my dog because it's well lit and gated. There is a variety of apartment layouts that can accommodate most people's needs. I use the gym almost every day and it's very well taken care of. I also love having the pool and hot tub. My only complaint is parking. Don't rent here fell hurt my self because they leave snow and ice around your car handicap access side walk covered in ice and snow meet a lady while I was there told her about my fall she said she fell and broke her ankle she was in her 70's and a widow. They left the snow and ice around for months after it snowed. They charge you for resetting fee even after they rent for a months rent the manager had mine rented 7 days after the rent came due had to break my lease due to my job finished early and had to go home. read more
