Overall, this place is just plain old horrible!!! Stay away!!! This place looks good on the outside but the minute you sign your lease they will treat you like a sack of money they need to empty. Below, I will outline all the ways they screwed me over. 1) BondIQ - this is SCAM plain and simple used to target people who might not have 1000 dollars on them at the point of sale. They push this like crazy saying it will let you not have to pay if something goes wrong but in fact you do just not to them but the collection agencies they stick on you 2) ROACHES - You will see big gross roaches daily in the winter and fall and weekly through the spring and summer. They are gross and everywhere even if you live in elevated floors ( I was on the 2nd) 3) They are cheapskates. At every turn they will try to spend as little money on improvements or fixes as possible. We have asked and gotten confirmed for fixes to the treadmill but they said that they found someone off the streets to fix it and he is just taking a while. They didn't hire someone official or maybe they straight up lied to me, but it is still not fixed to this day. It was broken at the start of the lease and the end with constant requests to fix it. 4) the staff is extremely rude and not understanding of anyone's situation. They will work you at the tour but once you walk in the next time you move in they are cold and want to give you none of their time. I would over hear they talking about me and laughing about me behind my back once they thought I left and on many occasions made my girlfriend cry as a result of their behavior. THIS IS TRULY UNACCEPTABLE. I will say their only one who showed us decency and kindness was Kirstie. She is the only bright spot in this place. 5) They were unprepared for move in - at the point of move I was told that my apartment I requested was not in fact ready and stains and all laundry equipment were not cleaned or installed. They offered to move me to a smaller location or just wait it out until it arrived. 6) They never cleaned or did any upkeep in the gym/bathrooms - while there they replaced the sanitation dispensers and hand sanitizer a hand full of times. This left the area always smelling like sweat and I am sure spreading disease around like crazy. I don't recommend touching anything in their little gym. I could go one with the lack of respect and poor quality they run this place (water outage for days without assistance to residents, theft, dog poop EVERYWHERE, lazy mechanics that barge in without notice and leave the place smelling like smoke afterwards and a puddle of black slugs in your sink , disgusting hallways with creepy spray paint on the ground, ect) but I just beg you don' t give them you money and just go somewhere else. First they charged me 1000$ more than what my rent was and when I realized it they said oops it was a mistake . Then I realized houses have drain flies and serious pest issue like bed bugs and big roaches. I had bites all over my body all the time, their pest control guy came in and almost did nothing he told me to put vinegar and bleach in my drains and vacuum my carpet twice a day, imagine I had to put my money into drain and spent my time vacuuming that dirty carpet twice a day. After talking to few neighbors I realized they know about their pest issue and won't tell people they just move people from one unit to another unit until they 30 day notice ends and stuck with them. so I ended up breaking my lease with 700$ dollar application fee and all the trouble and cost of moving to a new place. The staff Erica and Tiara are unbelievably rude and have discriminative attitudes when I tried to break my lease and move out they lied to my new apartment manager to stop them from renting me! You won't find anything in this complex except old infested ridiculously expensive houses, and insulting awful awful people. read more

If I could give this place ten stars, I would! Hands down the best complex we've lived in. We moved from halfway across the country and worked with Kirstie from February all the way to getting the keys in May. She gave us a Zoom tour and was honest and upfront about everything we could expect and worked with our budget. Upon arrival last week, the apartment is pristine, the grounds are clean and well maintained, and it is so much quieter than we anticipated. The location is PERFECT! Everyone we have encountered is so friendly, and the maintenance team is on top of things. Our air wasn't turning on Friday evening, and Jack showed up first thing Saturday morning with a portable AC/heater to keep us comfortable through the weekend. Then first thing Monday morning it was fixed. The amenities are lovely as well. I cannot say enough good things about the Marquis on Edwards Mill! read more

I recently moved out after living here for 3 years. The management and office staff when I moved in were great. They were warm, welcoming, and always helpful. Lots of turnover throughout the pandemic brought new staff that are exactly the opposite. These folks are not knowledgeable or accommodating and worst of all are rude and careless with their (lack of) resident facing communication. They do not follow any of the guidelines they send out for covid protocols or seem to empathize when someone is clearly trying to be cautious. Most interactions I had with the leasing office in 2021 were terrible and made me happy that I was leaving. Maintenance is also a huge problem here IMO. They gaslight tenants about issues, don't actually fix them, and are often ill-mannered when they do come to "fix" something. The mandatory trash fee that they charge for valet is a pain and they won't let you opt out if you don't use it. They won't even take stuff half the time if it's too much of an inconvenience for them. Oh and cockroaches get really bad in the summers and sometimes make their way indoors so watch out for that since they don't seem to ever do any kind of pest control even though they charge for it every month. While the community is well-maintained and across from a really convenient shopping center, I don't feel that the cost of rent here is reasonable for what you get. They essentially forced me out when it came to renew my lease for 2022 and I opted to find a new apartment instead. They raised the rent by a few hundred dollars per month with NO option for any discount with longer term and the amount they planned to charge for month to month was comical (close to 7k!!! are they nuts!!!). This complex was built in 1996 so while it has been renovated it's very old and still 15-20 mins from downtown. News flash CWS corporate: you shouldn't be charging downtown prices here. Rent in Raleigh is getting out of hand overall but WTF. Bottom line... I enjoyed living here for the first year or two but would not choose to live here now due to the way things have changed because of such deplorable management. My advice would be to stay away or find something much newer if you're willing to pay such high rent prices in this area. read more

I have lived here for just over 3 years, and the Marquis is home! The office staff is always incredibly friendly and helpful, the community is well-maintained and they really take pride in the grounds. The community is also incredibly pet friendly & my fur child loves how walkable this complex is, with sidewalks all around, and with a huge dog park where she can run loose. The biggest thing that sets the Marquis apart from other complexes is the maintenance staff. Jeff and Jeff are the best. I've never had a maintenance request sit more than 2 hours without being attended to-they truly value a job well done. I highly recommend this complex if you are looking for a central location with outstanding customer service, a diverse living community, and beautiful amenities. read more

I was given a call about the water bill running high, and that the maintenance guys would be around to run tests on the water to make sure there wasn't a leak. I have never had a company that kept an eye out on things like this much less ever cared really even if I reported it. Within the hr two very nice gentlemen, Jeff and Nick, came by and performed the assessments. While they were here they explained the test and the reasons, they also fixed our kitchen light, and offered to help me clear my porch off with the blower when I was ready to set my new patio furniture up. They were AWESOME. Great maintenance staff is important and hard to come by. read more

I lived at this apartment complex for the duration of 4 leases. I've recommended the complex many times to friends in the area as I've had a great experience thus far. I'm only giving 2 stars due to our moving out bill. Throughout living here, the staff was always friendly, and service requests were handled extremely quickly. The one con to living here was that they are always doing maintenance, and your apartment needs to be entered quite often. They do always give notice. Recently, we received our move-out charges. We were charged a pet treatment without explanation or a response to my question. This is quite frustrating after paying pet rent, a pet deposit and steam cleaning the carpets prior to moving out. If the pet deposit doesn't go towards this I'm not sure what it goes towards. Unfortunately, Marquis seems like every other complex out there, though I thought they were better. Seems they will nickel and dime you for anything. read more

Update Post-Move Out. After my last review (which doesn't seem to be listed anymore... you can still see it on Google), There was progress and I had every intention to update my original review. I had been in communication with the office staff to make sure that everything was in order post move out and was told that we would know by the end of the day if there was anything else we needed to do. (Email correspondence was 7/1) We didn't hear anything until Friday (8/12) when the office staff called to inform us that we were about to be sent to collections for a replacement bill that we never received! Now, I could complain that they were asking us to replace items that should have been "updated" for the new residents but that is not for me to judge. What I can base my review on is the email correspondence with the office staff indicating that we would hear back, and when I called her out during out 8/12 phone call she asked me to confirm my email, and mumbled something about seeing that there was an error. There was no notice sent to the forwarding address, and no emails sent to ANY of the residents and yet they were prepared to send us to collections for a bill we were more than willing to pay, HAD WE EVER RECEIVED IT! Don't fall for the facade! These are old buildings, you can hear everything and the updates are just as mediocre as everyone else's. I moved here at the end of April. I absolutely love it! The rental application process was a little daunting but I like the fact that they carefully vent their renters. Michael R. was extremely helpful and always responded to my emails. The maintenance guys are fast and make sure you get what you need. The kitchen came with all name-brand appliances and granite counter tops. I had fresh paint and brand new carpet when i moved in. The apartment was immaculate. I would highly recommend this property to anyone wishing to find a safe, clean and quality apartment community. 10 out of 10! read more

I've lived in many different apartment complexes throughout my college and young professional career. I've lived here 6 months but my wife has been here several years. So far the staff here has been excellent. Super friendly, very helpful, and have gone above and beyond for my wife on multiple occasions. It's very nice to know the staff will do whatever is needed to ensure their residents are satisfied. Pool is nice, gym is okay (recently renovated), and great location with many nearby restaurants, coffee shops, grocery store, and 6-minute drive to Crabtree Mall. Apartments themselves are nice, although a bit pricey. Overall great place to live, and plan to stay here until we buy a house of our own. read more

Warning: this complex presents as a lovely renovated complex with friendly staff, nice amenities and a great pool. The pool is the only nice part. I have been living here 2 years and cannot wait to move in a month. The office staff is INTOLERABLE, especially the manager Kris. And the turnover is ridiculous. They are rude, unhelpful and quite frankly unprofessional. The grounds is constantly covered with pet feces due to never replacing the bag supply and if you have a large dog they will immediately blame you (regardless of size of waste...). Parking is a nightmare. Not enough parking when complex is full. Residents park in Visitor spots leaving visitors to be towed on a regular basis. Appliances are old and consistently do not work. Dishwashers make dishes filthy dirty but apartment won't replace or fix them as long as water still comes out. Do NOT live anywhere but the top floor. Apartments are loud loud loud! I will say the maintenance guys are super friendly and nice and we would know because we have to have them out at least once a month. Lawn staff however will arrive at 7am on Saturdays and power wash your windows or outside wall while you sleep. They also will blow leaves all over your downstairs patio on a weekly basis so you are left with a constant mess. Better values for your money out there. Don't live here. read more

The Good: Pool is d0pe Location is good The Bad: Our roof leaked everytime it rained. It messed up the paint on the wall in our living room. We had 3 different contractors come to "fix" it. The last guys hit a hole through the ceiling from their side and left small chunks of ceiling/paint insulation on the ground. When they finally thought they sealed it the painters that came to paint over the damage said they had already painted that spot a year ago LOL. Also had a lot of bugs. Cock roaches, some other kind, and 1000 hornets took over our front lawn for awhile. No washer and dryer provided. The dish washer was broken, made dishes dirtier. The AC broke like 10 times. read more

Avoid living here. The grounds are nice, but the people that run them are rude and offensive. I avoid dealing with the office staff on account of their I unprofessionalism, their tone, and their untimeliness in handling matters of all types. I have been living here for almost two years, and I am moving out very soon because of these issues: -bad/unassigned parking -animal waste issues (piles stay on the ground for ages) -inconsistent communication from office staff to resident -untimely communication from office staff to resident -rude tones given off my office staff for simple requests -late office opening hours (10) I am not able to remember a time in the past two years that my encounter with a Marquis representative has been pleasant. I am very easy to get along with, and I have never had any problems in any other apartment that I have lived in (this being my fourth complex). I would rather spend pay rent to an apartment complex where my business is valued. read more

Fine for what it is, but older apartments. Location is good but if you come home after 8pm you will never find a parking spot. You will have to park far away, possibly in a visitors and walk to your apartment. Half the time you can't even park in visitors because the cars are crammed in there. Also- they tow. The tow company will randomly come, sometimes at 3am which is creepy to know someone is walking around your apartment at 3am with a flash light. My boyfriends car got broken into when he parked in a visitors spot, and no email was sent out from the office. When he parked in a normal spot because of the break in, his car was towed. read more

Overall, a nice area to live. The population of residents is relatively diverse in age. The apartment I'm in was clean and updated at the time I moved in. The people in the office were easy to work with and the maintenance guys are prompt in responding to issues. The pool is nice, though gets crowded and a little "fratty" on the weekends and holidays. It's relatively pet friendly but the "dog park" is basically a small dog run and many residents do not pick up after their dogs (even though bags are provided throughout the property). read more

We rented a unit at Marquis Edwards Mill while our home was under long-term renovation. We could not have been happier with our decision to live there. Our unit was recently updated and all the selections were nice. We had an attached garage and it was very convenient. The community was very friendly and seemed to range equally from early career to retired couples. The amenities such as pool, fitness and tennis were above average. On site playground is great for anybody with children. Easily accessible to Umstead Park and a neighboring subdivision allowed for great walks and bike rides. The maintenance staff was super helpful and we never had any major problems. Any minor issues we had were addressed within 12-24 hours. The management staff was very friendly and helpful during lease negotiations. I would recommend this community to any young professionals or families. read more
