The lady at the front office seems/sounds nice at first but is the worst leasing agent to have ever been here so far. I have stayed here longer than I should have because my son is disabled and there is family close by. For example, in the middle of Texas summer with triple digits outside, the AC went out and it took them two weeks to get it fixed. I called every day and they blew me off. No window unit, nothing. Another example - the covered parking that I pay for was old and rusty. It snowed one February and the parking roof collapsed onto my car. After they knew what happened, they didn't say anything to residents and another covered parking structure right by this one collapsed, too, a couple days later and those residents' cars were damaged. They told residents to submit estimates for the damage but changed their mind at the end and didn't want pay anything. They didn't even pay my deductible which was much, much less than the total. I could go on and on about these awful experiences with them (like when the leasing agent told me it's only an emergency if it gets above 85 degrees in here or when she said it's too bad if the power washers pour water into an open window) but the message is, "don't move here unless you absolutely have to."

    if I could leave a negative review I would. We had issues from the moment we moved in. We waited…read moreover a month in the summer with a small child for them to fix the AC, they kept saying that we needed curtains on a window, so we put curtains. Then it was a different window that needed curtains. Finally my husband tells them that is not curtain and it needed to be fixed. They rarely ever fixed anything. A window was accidentally broken and they put plexiglass up and didn't seal it. The maintenance guy stated that he needed to order a part and would be back in a few days. Month later after we complained that it kept falling, did they come back and fix it. Still was plexiglass. They never sprayed for any bugs. My husband had to take care of the wasp nest on our stairs. Don't get my started on the ant problem .There is rats in the walls. You can literally hear them scratching around. They will complete your work orders and never actually do the work. The foundation of these buildings are so bad that crickets will come through the cracks. Their idea of fixing it was to just tape and bed over it. They did it twice while I lived there. The bathtub was painted over and it peeled so bad. Oh and don't park under the covered parking. Because of their structure fall due to their neglect(even the guy that came to fix it said that he has been telling them they all need to be replaced and they will keep collapsing) and cost 10k worth if damage to your car and leave with out a car for Atleast a week because it's still stuck under the port. They will tell you shove it and it not their problem. We tried even. Reaching out to the GM on several time to get some type of resolution and they don't respond. If you want to pay an outrageous amount for rent for low quality housing. Be my guest, but at this rate you might as well go somewhere for the same price. Probably will be better .

We first encountered the…read morestaff when searching for a complex closer to our work, they told us they had no available units but when I told them we had a deposit that we wanted to put down they decided to show us a unit, we filled out applications and put down the deposit for a month we were told they were waiting on rental history verification we finally decided to cancel our application and requested our deposit back they said it'd take up to 30 days to get it returned to us, after not receiving anything I contacted the property manager, Trish she gave me the run around and refused to give me any of corporates information until I had to get quit stern, after finally mentioning taking legal actions to get the deposit back they decided to overnight a check... We later talked to our current residents manager and they stated they had never received an email or phone call about our rental history with them... STAY AWAY FROM THIS PROPERTY AND ALL PROPERTIES RUN BY VALIANT RESIDENTIAL!!

    This apartment has been incredible.     We lived in Apartment 9007 for less than a year. We ended our lease early due to ongoing mold and…read moreHVAC issues. We moved out in November 2025. There was a significant airflow issue in our toddler's bedroom. The room consistently remained much warmer than the rest of the apartment (regularly getting 10-12 degrees warmer than the rest of the apartment when the door was closed). We had to leave the bedroom door open at all times and purchase a fan to help move additional air into the room, for it to feel at all bearable. We reported the issue multiple times and had several maintenance visits over many months. Initially we were told this was not a known issue. Later, management let it slip that other residents in identical floorplans had reported the same concern in the same room. When it became clear they couldn't fix the issue, they denied our request for us to buy and install a window AC unit. Now for the mold... We noticed dark buildup on our HVAC vents and inside the duct openings. We reported our concerns that it may be mold, and were repeatedly told it was just dirt. Maintenance came and wiped it off, but it kept returning. We conducted a mold test on our own, and it came back positive. When we shared our findings, management stated that mold tests come back positive regardless of the surface being tested. We have run these tests before in prior homes, and those did not come back positive. We repeatedly requested professional mold remediation. The vendor sent to address the issue simply vacuumed the duct openings. All of the visible mold remained. Additional cleaning was only performed after we expressed concerns about the effectiveness of the work that was done. That additional cleaning involved the same vendor returning and spraying some sort of aerosol into each duct opening. After he left for the second time, mold was still visible in each duct opening. We also observed mold growth on the drywall surrounding the duct openings when vent covers were removed. Throughout this process, we were never provided documentation showing that a licensed mold remediation company had been retained or that a comprehensive remediation plan had been completed. On the plus side, the maintenance staff were generally courteous and responsive when work orders were submitted. We also experienced an issue with wasps getting into our unit, and maintenance addressed that concern by removing nests and sealing openings around the building. However, our concerns regarding mold and HVAC performance remained unresolved upon move-out. We asked management if we could hire (on our dime) a mold assessment professional to come in and look at our unit, and they denied that request. After months of reporting these issues, repeated maintenance visits, and what we felt were inadequate efforts to identify and address the underlying cause of the problem, we decided we were no longer comfortable raising our family there. We requested that the early lease termination fee be waived due to the circumstances surrounding our ongoing mold and HVAC concerns, but our request was denied. We were required to pay the early termination fee. After deciding to move, we discovered other online reviews describing mold concerns that were similar to the issues we experienced in our own unit. It is concerning to learn that other residents have experienced and reported comparable problems. One final frustration occurred after move-out. When we received our security deposit refund in the mail and attempted to deposit it. We discovered that someone had issued a stop on the check, so it could not be deposited into our account. We had to contact management and request that a replacement check be issued before we were able to receive our refund.

    DO NOT RENT HERE!!!!! This is NOT a safe place to live especially if you have kids. So much is…read moregoing on at this complex I'm genuinely shocked that they have not been shut down yet!!! I'll give some examples of what life is like here. 1. NO AC! They have been "working" on it for MONTHS! This happens every summer. 2. There is a MAJOR water leak that has been going on for MONTHS and still it seems there is no resolve in sight. Standing water in the streets and parking lot. HUGE potholes in the parking lots due to water erosion. 3. There was a shooting here 3 weeks ago, it took me a week to get ahold of somebody in the office because there was nobody there, literally not a soul! When we would call the office DURING business hours it would ring through with no answer and then "this number has been temporarily disconnected" would come on. Went up to the office SEVERAL days in a row and it was locked up. Nobody was here to run this complex. When i finally DID get ahold of somebody, i asked if their hours had changed or if something happened because nobody can get ahold of anybody here.... She said that we JUST got a new manager and that she herself comes from another complex to help out a couple days a week until the new manager could come.......... I asked for them to review cameras because the people who were shooting live here and should be removed for the safety of the rest of the residents...... I was told by Loraina that "the safety of the residents is not their responsibility"... which i interpreted as THEY DONT CARE... because how else was i supposed to take that? Why would you say that otherwise? I truly thought they would WANT to review the cameras to remove these people, i gave date and exact times.... But instead of being concerned, she had no problem with showing she could care less!! 4. when you ask to speak to management they will say you have to send an email, that management doesnt have a phone ( i had already sent emails on the portal AND to KPM - still no response..... i told her i was going to stay until i could talk to a manager about all the things going on here. Loraina told me that was fine and that i could sit there until they close at 5. so i sat down and she proceeded to call the police on me. She nor the other 2 women in the office EVER asked me to leave (i have all of this recorded as well). So why the police were called is unknown to me at this point but either way the police agreed with me but i still never got to speak to a manager. STILL have not heard from anybody. 5. Its "all bills paid" - but we got a notice on our doors on 6/5 that our electricity was going to be shut off on 6/11 because the complex had not been paying the electricity.... The literal ONLY positive thing i can say is that the power did not get shut off, but we are still without AC. 6. Water gets shut off at any given time. I can not even count the number of times I've come home from work and the water is off and remains off until the next day. INCLUDING today. Most of the time this is without notice, however i will say we did get notifications today. 7. Do i even need to keep going at this point? 8. My rent was incorrect this month I was overcharged AND charged a late fee because there was no office staff here to correct it, and after my encounter with Loraina I decided I'm just going to go ahead and put my 60day notice in and pay the reletting fee to get out of here. 9. No security whatsoever - people will be out literally screaming, blaring music, fighting in the parking lot at all hours! 10. They painted the buildings, didnt tell anybody it was happening so we didnt know to move our cats - SPRAY PAINTED MY CAR, talked to a girl in the office, sent emails - never heard back from anybody. my neighbors car was also sprayed with the white paint. 11. You pay a pest fee but I've never seen pest control come out ONCE! When we first moved in it was infested with roaches, i talked to the manager at the time and we were supposed to get pest control out but they never came. I had to bomb the apartment 4 times and then roach bait the entire place. After that i was finally able to get rid of them. I could go on and on, this is just a SLIVER of what we as residents deal with here! I know that most people that live here are only here because its what we can afford. I'm a single mother doing it on my own so trust me, i totally get the financial aspect of it! But if there is ANY WAY that you can afford to live anywhere else, please consider that heavily!

I had sewage leaking in my stove and management refused to give me another stove until I turned the stove on with dried up toilet paper v still have hole in wall. So I'm fed up now air and we had 100 degrees weather. They want all the rent and I don't get all the amenities. Well it's time to take action.. This is so sad and if Mesquite really cared they would do something about it.. You pay your rent. No hot water. Moved it with used blinds and then get talked to like a dog. I'm going to try to tomorrow to talk to management. This is too unbearable...
