We lived in Apartment 9007 for less than a year. We ended our lease early due to ongoing mold and HVAC issues. We moved out in November 2025. There was a significant airflow issue in our toddler's bedroom. The room consistently remained much warmer than the rest of the apartment (regularly getting 10-12 degrees warmer than the rest of the apartment when the door was closed). We had to leave the bedroom door open at all times and purchase a fan to help move additional air into the room, for it to feel at all bearable. We reported the issue multiple times and had several maintenance visits over many months. Initially we were told this was not a known issue. Later, management let it slip that other residents in identical floorplans had reported the same concern in the same room. When it became clear they couldn't fix the issue, they denied our request for us to buy and install a window AC unit. Now for the mold... We noticed dark buildup on our HVAC vents and inside the duct openings. We reported our concerns that it may be mold, and were repeatedly told it was just dirt. Maintenance came and wiped it off, but it kept returning. We conducted a mold test on our own, and it came back positive. When we shared our findings, management stated that mold tests come back positive regardless of the surface being tested. We have run these tests before in prior homes, and those did not come back positive. We repeatedly requested professional mold remediation. The vendor sent to address the issue simply vacuumed the duct openings. All of the visible mold remained. Additional cleaning was only performed after we expressed concerns about the effectiveness of the work that was done. That additional cleaning involved the same vendor returning and spraying some sort of aerosol into each duct opening. After he left for the second time, mold was still visible in each duct opening. We also observed mold growth on the drywall surrounding the duct openings when vent covers were removed. Throughout this process, we were never provided documentation showing that a licensed mold remediation company had been retained or that a comprehensive remediation plan had been completed. On the plus side, the maintenance staff were generally courteous and responsive when work orders were submitted. We also experienced an issue with wasps getting into our unit, and maintenance addressed that concern by removing nests and sealing openings around the building. However, our concerns regarding mold and HVAC performance remained unresolved upon move-out. We asked management if we could hire (on our dime) a mold assessment professional to come in and look at our unit, and they denied that request. After months of reporting these issues, repeated maintenance visits, and what we felt were inadequate efforts to identify and address the underlying cause of the problem, we decided we were no longer comfortable raising our family there. We requested that the early lease termination fee be waived due to the circumstances surrounding our ongoing mold and HVAC concerns, but our request was denied. We were required to pay the early termination fee. After deciding to move, we discovered other online reviews describing mold concerns that were similar to the issues we experienced in our own unit. It is concerning to learn that other residents have experienced and reported comparable problems. One final frustration occurred after move-out. When we received our security deposit refund in the mail and attempted to deposit it. We discovered that someone had issued a stop on the check, so it could not be deposited into our account. We had to contact management and request that a replacement check be issued before we were able to receive our refund. read more

We terminated our lease at Reveal on the Lake after identifying potential mold growth in apartment 5212. When first reported, maintenance said they would clean the area and painted over it. After escalation, additional cleaning and air filter changes were completed; however, no third-party mold testing or verification was conducted. At first I was fine with the resolve but after later becoming aware of a public review from another resident citing mold-related concerns around the property, and considering the remediation approach taken, we were no longer comfortable remaining in the unit. During our tenancy, several policies were learned through experience rather than being clearly communicated upfront, including towing enforcement practices, frequency of apartment inspections, and limitations on key access. Additionally, when we went to the leasing office specifically to ask about early lease termination costs, a concession recovery fee was not verbally disclosed. This fee was later billed. We requested consideration for a waiver based on the circumstances surrounding our move-out and the information provided at the time. Management advised that the lease would be enforced as written. The property is visually appealing and includes a well-equipped gym. Staff interactions were generally polite and professional; however, responses to time-sensitive concerns such as potential mold and billing escalations were delayed. Amazing views, safeeee area, amazing parking, and not to mention the maintenance had came same day and even replaced an appliance with a brand new one an hour later. MOLD IN HVAC THAT CAUSED ME TO LOOSE ALL MY BELONGINGS IN 2023 - MOLD STILL PRESENT IN HVACS AS OF MAY 2025 ACROSS MULTIPLE BUILDINGS. NO REMEDIATION DONE. The pictures I am posting were taken in May 2025, I moved out with mold illness in March of 2023, having to throw away everything I own. I had over $15,000 in loses, and even more in medical bills. No remediation has been done, I have seen mold in multiple buildings, on almost every floor. Pictures are from May 2025, I have also attached pictures from when I had mold testing done back in 2023. I was looking for a new place to live. So I asked a friend about this place. He said not to bother. Yes, beautiful views. Yes, decent amenities. But sometimes you don't always get what you pay for. Valet trash service: when they feel like picking it up. Pest control: the bug are winning. (To be fair, living close to the water, means bugs.) And whose bright idea was it to put bedrooms over the neighbors garage? If the neighbor is a night owl, then expect to be awakened every time they use their garage at night. The walls are thin. You can heard loud conversations through the walls. You can see the water lines in the lawns. Outside outlet cover are missing (open holes in the ground). Near the gym the concrete overlay is cracking. Some of the buildings are in need of cleaning, as cobwebs and all of the debris they catch are very noticeable. Since the place was bought by Berkshire, the property has gone down a bit. (I guess they will rent to anyone who can afford the rent.) And they are letting in some riff-raff. It was a quiet safe community but now there have been some break-ins. Community service officer: haven't seen since he moved in. So, I guess I will have to keep looking. read more

The new management that took over has made me living here much more comfortable. When I got the place it was still a bit pricey but then you get what you pay for. There are a few things for me I didn't really like here is your close to a big toll highway and spider infestation. The new management however started to take action once they took over but we do live by a lake. Overall i know with everything going on rent is ridiculous but overall this is a nice place for family or just yourself. This is just a rumor I'm not 100% sure on this but I have been told this is an equal opportunity housing in one of the buildings. read more

Current resident, this last year was great but the new management is horrible. The girls working the desks are wonderful, Raquelle the property manager has given me by far the worst experience at an apartment complex I have ever had. After her maintenance manager Ralph Ramirez was yelling at us at 8:20 this morning and threatening to charge us for their own trash companies mistakes, I tried to handle a complaint. Instead I got talked down to, I have an auto immune disease similar to tremors that got made fun of for shaking too much, then after stating that , I was made to write out my information which is extremely hard due to the shaking. Their information was promised to me via email that I requested (the email she made me write down) And still haven't received, for over an hour. Waiting to hear back from regional as well as I had to call back and actually got help from Celeste (one of the nice leasing agents) but I expect they won't be calling me anytime soon either. Finally I Was asked to leave the building after asking my girlfriend if I was out of line and stating that I couldn't help the shaking but I mean no offense to which I was told "well I don't know you" then promptly threatened with a courtesy officer all for asking for a regional managers phone number to be written down not emailed. I don't trust them to email me it feels like they refuse to contact me. Can't wait to leave. read more

Before the Berkshire took this place over it was very nice. The management team was receptive and took care of issues quickly. I've lived here for almost three years with no issues. i live in a one bedroom with a great view that was for the most part quiet. Two months ago the current management moved a Family of four into a one bedroom apartment and they have kept up ungodly noise at all times of the day and night. I've spoken to multiple people in management. One young lady has been so very nice .. the others have promised to take care of my problem by having someone call me.. no one has called.. I was given the option to move at my expense because current management moved a family into a one bedroom apartment. I even had management come over and hear the noise for themselves... they went to talk to the person above me and they told management "just give me thirty minutes I'm still moving in" they have been moving for over two months. MY ADVICE TO ANYONE IS STAY AWAY FROM THIS PLACE!!! The manager told me" well the floors and ceilings are thin" I stayed here for over two years and NEVER had a problem. Current management is just filling the place up with no regard to the amount of people in a one bedroom. When they came in to hear the noise for themselves I was told basically take it or move. It is unfortunate that Zeth is no longer the manager at this property. The new manager is condescending, patronizing and frankly blames the residents when they complain. She says she is "managing" the issues that are reported but nothing is done for 2 years now. This property is known by those who do not live here, that the rules that we residents depend on are not enforced and therefore create a very unsafe place to live, especially in the summer months. The employees who are not the manager are amazing. The maintenance folks are also amazing. The courtsey officer does not enforce the rules and neither does the management on a consistent basis. It is known by the rule offenders that anyone can do anything when management is not in their office hours. The issues transpire during the evenings and on weekends and especially on holidays. Those who don't live here make the environment very unhealthy and they destroy all of the property assets. They monopolize the only 2 grills on the property preventing the use of them by residents who pay for such amenities and who are only allowed to grill at the pool and are left with no way to do so. The outrageous behavior by the massive 20 to 30 people family reunions of one resident is repulsive and not appropriate for adults, much less children. The offensive music that can be heard by any of the properties that surround the pool has great profanity and grotesque lyrics. These offenders destroy property, litter all over the place and even defecate on our furniture. Furniture is stollen due to lack of managerial precaution and lack of security. It does not good to complain because the female manager makes it the residents problem and basically gaslights them complainer. The very amenities and environmental conditions they use to sell living here are the very things they do not enforce. So basically the residents are forced to live with it, stay within the walls of their home or move. read more

We had already had a bad experience in one of the Berkshire condos, so these people did not only "fix" everything wrong they did in the other condo (Spring Creek) but also made us trust Berkshire again. The customer service was spectacular, Alexis, Tara, Micael, and Celeste, in person and also by email, we had a limited time to do this, and they made it possible. They gave all of the promised services, all the concessions, everything. They always listened to my queries and concerns carefully and were always helpful. Always with a smile and very professional. does not answer their phones (call team does in another country), messages left on vm aren't returned , emails and text messages aren't returned. you must contact their sister property, Park on Bayside to receive assistance and then they don't contact you and YOUR EVEN IN PROCESS of MOVING IN. oh yes & they don't have but ONE MODEL to show you(no videos or virtual tours) so you must give them your $300 and lease BLINDLY and SURPRISE - it is a dump and loose your money. do not lease from reveal on the lake. Berkshire management gets a 1.8 rating-that is terrible. read more
