    My family and I travel with others for my husbands job, so we see a lot of RV parks all over…read moreseveral times a year. We called the "manager" before hand as we always do to book our spots at the Leopard RV park down the road. She requested $25 per person for background checks and application fees, plus $100 deposit. We sent it all in. We asked all of our questions in advance. Enough parking? Dogs allowed? Rent price etc.. Yes. Yes. $304 a month plus electric. We couldn't get her to call us back AFTER we sent in all of our money. She finally gets back with us and all of a sudden, we would have to park in the front of the park, not at our trailer, no dogs allowed over 35 pounds. So she sends us to the Violet RV park. $304 + electric. Plus trash. Plus sewage. Plus water. We get there, the hookups are under the ground. The grass is above our ankles, none of the trash cans have wheels. There are TONS of stray cats that leave waste all over the park. The "handyman" is a drunk that rides up and down the road at all hours of the night but you can't find him during the day when you need him. The manager is RUDE and insulting (she told me my 15 month old looked nothing like me because he was "too white") we had carpet cleaners come to clean our carpet and the PVC pipe for water hookup broke off and then the pipe fell INTO the ground. The maintaining guy left us without water until noon the next day AFTER we had to track him down. I had to call the manager and threaten to find out who owned the park for her to get over there. Three days later the main pipe busted and we were out of water for 2 days. The whole park. Upon departure she informs us all of a sudden that they don't prorate out well still need to pay for a full months rent. The manager needs to be fired and this park needs to be shut down. The sewage hookups, water hookups and electric hookups are ALL not up to code. Some sewer hookups are literally just open. The road to drive on has potholes so deep you have to drive around them. By far the worst place I've been to.

Since she has been manager, the lot rent keeps going up. And, the problems keep going up too. When the previous manager was here, we didn't have all the druggies and thefts like we do now. The previous manager was always around and helpful and left you alone unless you were causing issues. Now, we get harassing, threatening notes constantly. She keeps adding more and more rules, but they don't apply to everyone equally. You're constantly threatened with fines and eviction for the stupidest things. And, she's never here! And, nothing is ever her problem! We've had 3 lawn mowers, that were locked up, stolen since she's been here, but that's not her problem. We never had anything stolen when the previous manager was here. Another neighbor's child has had 3 bikes stolen, but not her problem. Another neighbor had almost everything in his house stolen, but not her problem. A neighbor's dog came into our yard and broke a water pipe on the city side, but in our yard and we were stuck with the water bill. When I refused to pay it, I was threatened with eviction. Another neighbor has gotten threats to fine or evict her because of her dog barking. I live right next door to her and have never heard the dog bark excessively. It's a dog, sometimes it's gonna bark! Another neighbor has a dead tree in their yard which could at any time fall on their house. Not only has the manager refused to take care of the dead tree, she kept adding fees on their rent because they didn't want to sign a new lease that stipulated they were responsible for it. They had to hire an attorney to get her to stop adding fees and threatening them with eviction. Last week, several of us received one of her typical threatening notes asking us to make a decision now if we planned to renew our leases in September 2023. If not, we would start receiving a month to month fee starting in April or we could move. I sent the note back and said I didn't know yet what we planned to do, but since we had a current lease, I did not agree to month to month fines of $40 extra a month. We have to pay our rent online through Tenant Web, which if you don't make payments from your bank account, it charges you a percentage of your bill. For me, that usually adds on another $16-18 a month. When I got the note last week, I checked the site and saw that my lease was correctly listed as the date I renewed, which was October, 1 2022. Knowing that this manager is shady, I took a screenshot of it. However, today, I was sent the bill for March and noticed that I had been charged the $40 month to month fee. When I checked the site, I saw that someone had gone in and changed my information to say my lease was expired. As long as this manger has been here (years), she has only provided me with a copy of my lease once. As I understand, they are supposed to give you a copy everytime you sign a new lease. Thankfully, that one time was the lease I signed October 1, 2022 and is active until September, 2023. So, I will not be paying any month to month fees! I have already contacted an attorney and we will be fighting any additional fees or threats of eviction. We would love to move out of here, but we have to find something we can afford first. So, my advise to you is if you are looking to move here DON'T!!!!!
