Well, we did not expect we can get a new home this year, at all. We are a young couple with a 2 year-old daughter. The birth of the new life have brought many joys, but also added the request for a larger home. Unfortunately, the market price has been skyrocketing since we started our search. Or 'crazy', like Matt stated :) Not a good time for buyers. We spent half a year visiting different properties, looking for something ideal for the kid, for us, and potentially for our parents' visit in the future. Didn't go well at the beginning. Not too many dream houses, and for the houses we were interested, crazy biddings. We were discouraged for a while. We told Matt, hey just to let you know, we are thinking to stop home hunting this year. Let's see what will happen next year. Matt replied, don't be discouraged. The market is not on your side, but remember, you might still have chance. Then he made some strategies for us. We visited two more properties afterwards. For the first one, we were interested, and were thinking to put an offer. After talking with the seller's agent, Matt suggested us to quit, since the seller's agent didn't disclose some key information. That could be a huge red flag for a flipped house. We took his advice. The house was eventually off-market. For the second one, we made our first offer this year, and the offer was accepted. It's a bit crazy how I came upon Matt O'Brien for an agent--something as crazy as looking up a property I had seen on Zillow (or Redfin, or Trulia--it's all a blur now), and he popped up on the bottom of the screen. So, I contact him telling him how interested I am in the property, and he breaks my heart by telling me that it's already in escrow. He said he would try to fit me in his schedule somewhere, sometime, and I tell him I have to go on my vacation, so, he could contact me a couple weeks out. So, I've been through this cycle before with other realtors, where they tell me they want to help me, get my information, flood my inbox with props they think I might be interested in (or barely interested in), and then never hear from them again. So, after my vacation, guess who calls?! MATT!! From just that one instant, you can tell the type of realtor Matt is--he is organized, which is SO important as a realtor, because you need all your docs in a row *snare drum*. Matt pays attention to detail, and tells you ins and outs, pros and cons to everything (which I totally appreciate). He respects what you think about things. Not once have I felt pressured to buy, hurry, or make decisions I didn't want to make. Or, even better, he will save you from yourself! I thought I wanted this one house, but he gave me some "ehhhs" and the whys behind it (just the second time he broke my heart), but looking back on it, I am honesty, SO much happier with the home that I am now in =) Additionally, he is super knowledgeable and will repeat things to you over and over again, especially things that are critical (which I love, because my mind is all over the place, all the time). I used Matt O'Brien, Realtor to sell my codo in the San Diego's Marina last winter and -simply put- he was outstanding! Matt had worked with my dad a few years back when he sold his home in Tierrasanta so my dad enthusiastically recommended him to me when I was on the market for a codo in downtown San Diego. Matt did an amazing job and helped me buy a beautiful condo downtown San Diego below asking price (in those days you still could find amazing deals!). I liked that. Matt's a Real Estate Genius and he knows it. Let's Get Real - The Good, The Bad, and The Ugly: After looking at tons of homes, we finally thought we'd found "the one". We went through the full escrow process, all the way to end; then things suddenly went south, and fast. The seller's realtor for (what we had thought) was the home of our dreams turned out to be extremely dishonest, misleading and quite honestly a bully. He flat-out attempted to scare and manipulating us, thinking we didn't know our rights. If it wasn't for Matt, we would have been taken advantage of as new home-buyers. Matt was extremely knowledgeable and right there to tell us what the actual law stated, what our rights were and provided tons of info/resources that kept us calm and informed all the way through. We ended up reporting the terrible person to the DRE & hoped to stop him from doing the same thing to other buyers who may not be lucky enough to have a knowledgeable realtor like Matt on their side. The Cons: Every realtor has cons. We won't deny that Matt definitely had a huge downside that was very hard for my husband and I to ignore. To wrap this up, it was a roller coaster of a few months finding a house but WE DID IT! It took me a solid hour to write this review, but Matt was worth every second (and trust me, my hourly work rate is NOT cheap). If you haven't called Matt yet, it's truly your loss. My husband and I are 650k into the biggest investment we've ever made, and I'd do it again a million times with Matt. After doing a lot of research and interviewing a handful of other real estate agents, we chose Matt O'Brien to be our realtor and walk us through buying our first home. Immediately (ok, don't tell Matt that part) after our interview, because he was honest, shared a ton of great info, and knows all of the surrounding areas and communities in San Diego. The process went smoothly and we felt as if we made a new friend in the process. Fast forward a few years later... the time had come to move out of state and we were struggling whether to hold on to our townhome and keep it as rental or if we should sell it. We love San Diego and our location in Clairemont was awesome too. Matt told us to keep it as long as it wasn't a financial burden, especially because we plan to move back to San Diego someday. I guess I wasn't surprised, because Matt always put us before his own interests and he hasn't changed. Well, after a lot of back and forth, we decided to sell as we moved out of state and it COULDN'T HAVE GONE ANY BETTER! . At the start I told my wife what the dream outcome was, and we got an even better outcome! TIP - do exactly what Matt says (if you can) and he will deliver. We were out of state early in the process and he helped make everything go as smooth and easy as possible. He helped us get the home ready for the market and WOW! He basically took care of most of the upgrades we did in the house from flooring, painting, outlets, minor repairs, carpet, cabinets/countertops, even new mirrors and door knobs! (I highly recommend listening to his recommendations!). Then he had it staged (highly recommended, this makes the finished product look much better!), and he got professional photos, real video, aerial, and a 3-D tour too (all of it turned out incredible!). We ended up getting 9 offers on our place and we sold it for WAY over what I was originally hoping for! He shared the offers with us and discussed the pros and cons of the different aspects and thoroughly went over the options with us, then he gave us his "gut instincts" too. He does an INCREDIBLE job in all aspects. The best part is not only do you get a knowledgeable partner that is on your side, he is the most ethical Realtor I have met. (I trust him completely with buying and selling and I already warned him that we'll be back!) No reason to look further, I am in the mortgage business and Matt is the best there is! I could not be any happier with my experience with Matt. I'm a first-time home buyer, so I needed a lot of hand-holding and help figuring out exactly what to do and how to do it - and Matt was there every step of the way! Even better, he never made me feel dumb or inexperienced - even though, when it comes to real estate, I definitely was! He gave me excellent guidance initially on narrowing down my search, and, after I was feeling frustrated after not falling in love with any options we were finding in my budget, he came through again with some suggestions about how and where to broaden my search. I found Matt on Zillow.Com as a top rated realtor with quite a few 5 star reviews. So I got in touch with him almost a year before I put my property on the market. He kept me up to date on market information in the San Diego area in the mean time while I waited for the lease for my rental to expire with the tenant. Fast forward to the end of May 2015. As soon as I made the decision to sell I contacted Matt and he was right on it. He made recommendations to make some updates to the property which was way below what I thought would have costed had I gone with a general contractor. The property was ready for the market within 2 weeks, around mid-June. As soon as it was listed within the first weekend, there were 3 offers on the table. The highest bidder closed within a month after the property was listed and the sale price was 3% above asking price. Overall the entire process was extremely smooth and hassle free. Without Matt's guidance this processes could have been quite stressful considering that I was selling a San Diego property from Houston. Matt was the utmost professional throughout the entire time. I even sent him a Lowe's card so he can make the necessary purchases for the property update. What is even more amazing is he was able to take a week long cruise after he listed my property. Even while he is on vacation, he continuously updated me on the status of the offers and how the bidding process worked. Hi All, Just had to let everyone know our condo just closed escrow and they have the keys and WE HAVE THE MONEY!! Just about two months from start to finish. I wasn't looking forward to go through all this - you hear such horror stories - but we were amazed at how easy Matt made the whole process. We did the first walk through with Matt where he made suggestions as to what changes would make the place sell faster and for more money. Matt even went with us to choose paint colors, fixtures, etc. He knew what the buyers were looking for., we didn't. Next Matt introduced us to Julio. He has a conpany that does home repairs. He was a gem - the workmanship was great and he did things on time and on budget. The next step was to bring in a stager (at Matt's cost) who made the condo "shine".. Then it was the photographer's turn to make sure the looked it's very best for the flyers and on line pictures. The first open house was on a Sunday and we accepted an offer the following Friday. The paperwork was what I was dreading most. But again Matt was there to hand hold us through the entire process. Every few days he would call or stop by to let us know how things were going.
