This spot was a dream to live!! The windows and high ceilings made the space so large. I was in a 1bd1ba facing away from the Beltline. Each unit is a little unique on the sizing, but they do a great job of showing you whats available or similar. Such a quiet spot on the beltline. I did really enjoy how chill it was even thought it was right in the heart! I will say what comes with that is, the minute you step out the building (esp on the weekends, it is super busy!!) so be prepared! The space was great. Cons are there isn't much storage- only 1 closet (bedroom one & small), small kitchen (might not be an issue for some, but I love to cook and it was tight), and shared laundry (wasn't really an issue, just inconvenient)! While my experience with Ford Factory Lofts was absolutely negative, I must give credit to the kindness of Lindsey in the leasing office. I'd been approved for an apartment about a month ago and was scheduled to move in this Friday when I was informed that the current tenant had been ghosting management and didn't moved out days past the end of their lease. As a result, they wouldn't be able to fulfil my move-in date, which due to my circumstances, meant I needed to pull out. While I fully accept this issue had more to due with the tenant and not the complex itself, I wasn't informed about any of this until I called 4 days prior to my scheduled move-in date to once again ask for photos of the unit that I never received since there were none on file....? Finding availability here is very hard since the location is "relatively" cheaper than its competing apartments on the beltline trail. The application process was fast and all done through the phone, but their website is completely false at conveying how the place actually looks. They claim their courtyard had recently undergone renovation but after seeing the space, I realized all of my friends were right when the compared it to looking like a prison (It very much does). The trash chutes and stairwells are pretty disgusting and the courtyard looks extremely dated. Nothing about how much concrete is in that facility makes it come across as the "hipster-industrial" vibe you're hoping it is. It's a pretty instant hit in the face as soon as you walk into the courtyard how uninviting the common area is (the elevators are also in desperate need of a face lift). Few more things- the website advertises the units having "fully equipped kitchens" which is fictitious. In reality, they're very small galley kitchens with micro-sized, outdated appliances (which I wouldn't complain about if the rent wasn't $1700 a month). Nothing about the apartments or the community space is "luxury" or looks like it's worth anything close to what you pay for it. Their units are extremely bare canvases for you to decorate as best you can to forget the fact that it's a cold, outdated warehouse. If that's your thing and you absolutely have to live right across the street from PCM, then maybe its for you. Fortunately, there's many better deals in metro ATL that look much more like what you're paying for (I found a nicer/more affordable place 1 hour after Ford Factory called me with their tails in between their legs to tell me I couldn't have the space i was promised) so all is well. TLDR; DO NOT apply for this place without visiting it first- and know what your getting yourself into with your unit and the community area. read more

This is home! Lived here for a decade! yea! went away for 2 years, back on my second year! You will be basically diving into the vibe of this lively neighborhood, where history meets urban life. The building was Ford Motor Company's southeastern US operations, manufacturing out Model Ts, in the 40's. Now, the Beltline, is basically your backyard, walking, skating, work, urban city living. Smack dab between North Avenue and Ponce de Leon, the neighborhood's culture, art and diversity and stretch of restaurants make it the cool place to be. Its kid freindly too and has always been mystically quiet in the building for being in the heart of midtown! You will hear city life around you, the Lofts have character, and the windows are the magic! Maintenance is swift! concierge team are such sweet human beings, and I have never felt any danger. It is really a community. If you are a creator, or just a human who loves city life, this will definitely be your vibe then you will never want to leave! I'm a new resident, and when getting required renters insurance, noticed that the apartment has a bed bug coverage requirement. Having called both smaller and larger insurance companies (Geico, Statefarm, Policy genius, Lemonade, etc), I learned that it is extremely unusual for any renters insurance companies to cover bed bugs, aside from the property's recommended partner, whose policy is more expensive than other policies, and more property-owner friendly than tenant friendly. The office manager insisted in an aggressive manner that bed bug coverage is "normal" for the area, however in over 7 years of living in the area, and having talked to the insurance companies above, I can't find any evidence that this is true. Additionally, when I noticed a dirt coating on the inside of my windows and construction dust in my bathroom on move in, I asked about cleaning, and was told the apartment "didn't do that" before move in, which seems odd to me. While the price/location meet my needs, I have been underwhelmed so far with my experiences with the office. read more

I have lived here forever but each year I shop all of the area apartments to see what is out there. Ford Factory has a lot going for it. First is Lindsay. She is accessible and responsive to whatever request comes her way and has been that way for years. Next is security which used to be non existent. Now Ford Factory has 24 hour security, the big new office building that adjoins Ford Factory has 24 hour security and Kroger has 24 hour security. It feels safe! Maintenance request are handled quickly. There are so many places to eat and drink around Ford Factory it is crazy. The apartment has direct access to the beltline . If you shop around and then come to Ford Factory, you will be pleased. read more

I met with Lindsay and Christine yesterday to walk the property and discuss how I could partner with Ford Factory Lofts. As soon as I walked through the Leasing door I was greeted with friendly smiles and a huge hello. I got a chance to sit down with them and learn the history of the property and why their tenants loved to live there. While walking the property I was impressed with all the upgrades and amenities that Ford provides. The property looked amazing and the few tenants we spoke too really praised how much they enjoyed living there. She is manipulative, makes you feel stupid, and will sugar coat everything. While I believe in the greater good of humanity, I have no idea how Lindsay still has a job here. Truly. I lived here for two years and the location is close to everything. From the beltline to The Plaza theatre, you can walk to a lot of different spots. I moved in two years ago when they were remodeling virtually everything in that complex, the Kroger and the parking lot which was noisy. However, they just finished so I finally had a few months of no construction and quick access to the grocery store. This is a great place for people who want the industrial New York feel for the price of Atlanta. Parking is a doozy for guests and sometimes the laundry machines break, but the other residents are great and the spot is lovely. This is an honest review. To the new owner of unit 108, and future tenants of Ford Factory Lofts. I moved in September 2013. My roommate and I knew the building looks like the usual waste lining the side of Ponce de Leon, and we wanted to experience living off the iconic Atlanta skid row. The inside atrium is beautiful. It provides a sense of connection to the city even when you're inside. You feel the rain when its pouring, snow in the winter, and every loud concert from the Masquerade Music Park. Every crappy dubstep band and every rapper who should have never been signed. I had the corner unit on the first floor, 108. Maybe they secured the door numbers before you moved in, they were still falling off when we moved out. The unit is super spacious. 15 foot ceilings, large factory windows for the air to seep in and out, leaving you with those precious $500 power bills. Serious, a $500 power bill is a good month. Try securing the windows with caulk, turning the thermostat off, whatever, you're still paying another rent in power bills living here. There is a yard sale in the atrium every day or two. When someone doesn't want to throw something away they just set it by the elevator bays. One time in 10 the stuff is useful. Most of the time it's a second dumpster, overflowing to see you every time you exit the elevator. The smoke and Cher seep up from Model T's downstairs. Model T's is a great bar, good people, but you will smell every cigarette they smoke and on Sundays with Karaoke just sing along, because you ain't going to sleep. There is continued construction from Ponce City Market, the surrounding new apartment buildings, and them churching up the Murder Kroger parking lot. Don't worry FFL it will always be Murder Kroger, Beltline Kroger just isn't happening. We had a prime view of the dumpsters from our living room window. And we also shared the living room with some friendly neighbors. A couple yellow jackets decided to move in and make a nest in the mullion of our window. 15 foot factory windows provide great amount of space to construct a giant yellow jacket colony. They didn't even have to pay power. If you're really trying to live here on the cheap, I suggest this way. The units aren't bad. They have a lot of character. The neighbors are great. The main reasons I had to leave are due to the amount in rent and power bills, and the fact that the landlord, Lindsay, is a total psycho ---- [Yelp cannot print the following remark]. Of the $300 my roommate and I invested for our security deposit we received $8 back. We left on the 24th of september and disconnected power, we weren't going to pay any more of that mess, especially if we didn't live there. This item alone caused a $100 deduction. We received another deduction for the floors, a deduction you too will receive because the black paint chips up and reveals an old concrete floor, and some purple paint from sometime, this one still confuses me. This was another $100. The last two deductions were for the holes we spackled, they repaint the units when you move out anyway, and the light in the first bedroom which she never fixed. The toilets will work half the time you use them. The hot water heater is in a pantry in the kitchen, and the building is prone to leaking a metric ton of water in your living room at any given time, it happened to us and our neighbor during last February's ice storm. Oh yeah, the laundry machines flood once a week as well, and only half of them ever work, and somehow the machines take more than the $1.50 they charge. An extra quarter every 10 runs. Once again, the building is an Atlanta icon, the tenants are some of the nicest people you will ever meet, Ponce isn't bad, but you will pay $500 plus in power bills and have to deal with Lindsay, who is a ---- [Yelp cannot print the following remark], it's just a fact. This was the worst place I've lived, in all of my life. Truly, I have better things to do than gripe about apartments, because after all, it's an apartment. I believe you should go into an apartment understanding that's just what it is, rather than bitching about noisy neighbors or stairs on ratings sites six months after you move in. Back to the factory, I moved out of there in 2004. When I moved in, of course, I was deceived by the coolness of it. Renovated factory... giant atrium inside... loft with gigantic ceilings... Nevermind that. The management sucked a fuck. I'm talking, literally. Try getting a UPS package and finding the office manager blowing some dude. My neighbor for six months was a hardcore drug dealer with no job. I could care, only it was shady coming home to some fiend waiting next to their door and/or trying to look into my "peep hole". I complained about her for months, and she was finally evicted... not after someone in her apartment was thrown out a window, not after a gun was fired in her apartment... but when she was jailed on a warrant and was unable to pay rent. The garage parking was a joke, not worth the money unless you want someone taking your assigned position after dealing with an hour of Atlanta traffic and the gate crashing into your car from time to time. The beautiful atrium... The deck collapsed while I was a resident, and stayed collapsed for a month. Extremely hazardous. Beyond everything sucking as much as it could possibly suck, especially the dated amenities in your loft unit, I did have loads of adventure while I was a resident. Sometimes, I'd just go outside at night and watch how fucked up Ponce culture is. The drunks, the druggies, Killer Kroger, the homeless, the girls who would squat a piss coming out of MJQ, and the amateur gay porn that was regularly filmed on the roof. I've missed that. I finally moved out of the Ford Factory lofts... They'd lost a rent check a month before my last month there and I went through high hell dealing with that. Then they lost my last rent check which was for two months, as I'd already found and moved into a new place. I only found this out by going back to my old "loft" to clean it up and finding a court order for not paying rent. I saw them in court... at least their "lawyer." They didn't stand a chance. Beware, I doubt that crack house has changed much, if at all. read more

I wish I could give zero stars, purely because management, specifically Lindsay (surprise surprise), is the worst person in a "professional" setting I have ever dealt with. She will try to screw you over and she will try to do so illegally. Then she will deny you access to anyone above her to file a complaint ... Luckily the internet is a weapon that's incredibly easy to use. The apartments are owned by D.E.L. Development and the area manager for this building is Kenna Rominger. (krominger@deldevelopment.com) - don't bother complaining to Lindsay about legal matters. Send your complaints straight to D.E.L. Aside from management this building is in an amazing location and the people that live there, while sometimes loud, are actually really awesome people. My experience wasn't nearly as bad as Jeff G's, but the bottom line is this place is not worth the money. Yeah it's great to be able to walk to MJQ and the Local. Live somewhere cheaper and take a cab. Also the maintenance man stole my iShuffle when he was painting over the mold on my walls from when a bathroom pipe burst (twice). I know my review in stark contrast to the only other review is going to confuse some people. Perhaps the place was not in good shape 2 years ago but it was honestly the best apartment comlpex I've ever lived in over the years, especially in Atlanta. I was sad to leave honestly. The pros are that I had a 2 bedroom 1 bath on Ponce in Midtown for under $850 a month. That was impossible to find of a non-privately owned complex. The place is literally in walking distance of TONS of places you want to be like the Whole Foods shopping complex, Eats, Eagle, Masquerade, Cleremont Lounge, MJQ, Bookhouse Pub, the Local and the Plaza and Little 5 is only a mile away. Cameli's is right downstairs so you can eat the best pizza you've ever had or drink at their bar in your pajamas if you want (which I did). The money I've saved on cabs and the dignity saved from having to get friends to drive me home drunk all the time was alone worth the 14 month lease. The office staff is incredibly helpful and everything that was ever broke was fixed immediately. During the week they have a security guard named David who is awesome. He is so good at his job - from seeing you enter the parking lot at night and making sure you pick up your packages on the way in to keeping the drunks in line and out of the building. Plus he's way more awesome to talk to when you get home at 3am then homeless gay people. The cons are plentiful too at this place but you have to decide of course what you're willing to sacrifice for a great location. I never used the beautiful courtyard they've fixed up because it's where everyone goes on the inside apartments to smoke (which I hate more than anything), so since it's only open at the roof the whole courtyard smells faintly like a bar even if only one person is smoking. Noise also echos badly in the courtyard so when people gather outside (as one apartment had a party well past 2am when I had a midterm at 8am the next day) you're going to hear it loud and clear from your bedroom window. That includes the crazy second floor tenant who I swore the first time I saw him was a homeless dude who got in because he was smoking pot and singing Linkin Park at the top of his lungs like a lunatic on a daily basis near the end of my lease. The worst part of living right on Ponce in the same parking lot as "Murder Kroger" is the countless homeless drunks who are constantly following you asking you for change or food at night. Once I sat in my car eating some fast food while in a hurry to get to work and had a guy knock on my window throughout the entire meal, not taking a hint. While eating on the patio at Cameli's one afternoon, people came by and went through the garbage looking for food. I never felt safe at night in the parking lot, regardless of the security they have outside most of the time. If you work nights like I do and come home after 10pm any time between Wed - Sun you will NOT find parking either in the shopping center or the Kroger lot. I had to park 5 rows deep in the back of the lot every night because people park there for MJQ and Drunken Unicorn every night until they close at 2am and get away with it. Overall it was a delightful place to live. Mostly hipsters in the building, no kids, walking distance of the places I go to most frequently, great price, great staff and inexpensive. Ultimately I left because I was tired of living on the doorstep of the underbelly of Midtown and would rather live in a nice yuppie area with a pool and gated parking lot and drive 5 minutes to my favorite places instead. read more

I have lived at Ford Factory Lofts for 6 months. The poorly maintained building floods each time it rains, inside and outside the units. It is on the verge of being condemned. Black mold grows around the Windows. I cannot enter or exit my unit without rain boots on. Management is well aware of the problem. After my entire unit flooded they nervously offered to relocate me to another apartment with the same leaky windows. I will be responsible for paying movers and will miss a week of work. They refuse to comp the rent or make any reasonable accommodations. My lawyer is ready for court! When it's not raining the units with factory Windows have lovely natural light. read more

The location is great and the office staff/maintenance folks are nice. The reason I've rated this place so poorly is because of one word: Cleanliness. The entire place is a disaster. The hallways stink, the floors are disgusting. They've been doing "renovations" on the ground floor for the past 3 months (nobody has even worked on it for the past month). If you "tour" this place, take a long pause and think to yourself. The cleanliness is not worth the location. Even outside of the building when you walk to/from your car is a disaster. I can guarantee you that after a few weeks of living here, you'll quickly release your mistake. There's been bugs on the stairway down to the Laundry room for the past 4 months (never cleaned). The washer/dryer machines will routinely take your money. The smell in and around the building is unbearable. The hallways/floor in and around the apartment entrances are disgusting. There's no roof inside the main area so there's always puddles which MULTIPLIES the smells 10x. I'm planning to break my lease (I don't care about the large $ penalty to break the lease) to leave this place in 1-2 months because of these issues. I'm embarrassed to bring people over. read more

Lindsay the front office property manager took her time to make sure that I had the home I wanted as well as needed. She is by far one of the best humans I have ever met on the planet. By her being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. I could see myself actually living in a community such as this. It has exactly what I want and that is whatever I need, in walking distance. I lived here for 2 years before my home business grew and I simply needed more space. Ford Factory gave me the essential loft experience especially for being in the most amazing location of Atlanta. There is so much happening around the building. My neighbors were all creatively outstanding and very very friendly and warm ALL the time! Which I am extremely grateful for! Living in this space shifted my life for the better in so many ways! This place is horrible.. only great thing is the location which is amazing but not worth the hassle.. the manager Lindsay is rude, greedy, and just a overall B---H who lets her kids run around crazy and loud in the apartments. I payed $50 for a key card that got demagnetized in 2 days and they made me pay again!.. the dishwasher and heating always needed to be fixed every other week. The dishwasher and stove ARE NOT ADULT SIZE, very small.. MOLD is common in the apartments, will have to clean often. Christina seems so nice but I feel sorry for her. She lives and works in the building and you can tell she just looks trapped it's sad. She's just Lindsay's puppet. I would not recommend this place. Rent is going up well over 1650 and there's plenty of better options along the beltline. It cost $5 per washing/drying load, NO GUEST PARKING, YOUR GRANDMA WILL HAVE TO PAY TO SEE YOU FOR 1 HOUR OR GET A BOOT.. The cameras don't even work like they say. Where do I start with the great memories in this place? This was my first home in Atlanta, and it was a very happy/positive experience. I moved in with my ex while we were still dating, which was before Ponce City Market opened. Back when "Murder Kroger" still earned it's nickname. The property manager is an up front person, which some people in the south may find to be rude. I think she's an honest person which is very appreciated in this business. She always had the residents' best interest at heart, and addressed any issues quickly. Our apartment always reminded me of the apartment from the tv show "Friends" due to the windows that are nearly an entire wall, and the view of the beltline made it a great gathering spot for people. It's right on the Beltline so the option of never using your car was very realistic, and is what made it such a great gathering spot. We had a great view of Ponce City Market in our massive windows. Those windows aren't the best insulating windows as they would roast you in the summer afternoons, and freeze you at night in the winter. But it is 100 years old and you get these apartments for the charm. I loved the concrete floors as well, as they were easy to clean. I loved this place for several reasons. It will always have a special place in my memory because it was a happy place. It also had the wow factor when people walked in the apartment for the first time. read more

Location, Location, Location. I lived a FFL for 3 years and the location is amazing. It is conveniently located next to the belt line, Ponce City Market, Whole Foods Complex and walking distance to The Virginia Highlands. The belt line makes getting around the city on bike easy. The lofts are all spacious with high ceilings and allow you to bring out your creativity and individuality in decorating. The leasing manager is extremely friendly, approachable and always has the best interest of the tenets at hand. Anytime I had a maintenance issue, it was resolved right away. The maintenance staff has been there forever and is very trustworthy (which is important when you are a female living alone). read more

I loved living at Ford! I was there for two years and only left because of personal reasons. From the space to management, it was all good with me. Location is awesome and convenient. I loved being able to personalize my space. The blank slate gives you so much to work with. It was a love hate relationship with the big beautiful windows that bring in natural light but also cold air in the winter and noise in the late night hours. But if you are looking for a quiet neighborhood with double pained windows go to the burbs. But now that Kroger has been laid to rest(pour some out for the homie) I'm sure some of the foot traffic has cut down. read more

Great Urban Living! I lived in Ford Factory Lofts for over 2 years. First off, the service was fantastic. Lindsay headed up the office while I was there and she was always super attentive and conscientious. Also the location is amazing, especially given all the revival going on in that area. I love apartments that are simple in space and provide a lot of natural light, so Ford Factory was an easy choice. Laundry is convenient and maintenance was on point. what a disappointment! disclaimer: i do not live here. just did a walk through of 2 lofts, both 1 bedrooms. where do I start??? ...customer service. not going to say the lady that showed me the lofts, but wow did she want to get out of there. i felt no desire that she wanted to sell me on the place, it was like "here is this, that is that," I know my appointment was the last of the day, but geesshh. ...the lofts: they both stunk. idk if it was the paint they put on the floor, concrete floors painted black. the lofts are small....like tiny small. the kitchens were small, appliances were old. the "13ft" windows were nice i guess, but only about 1 foot is at height level. mind you, im 6ft tall. so for someone shorter, you will prob just be looking out the window at the sky. and thats if you get one that looks outwards and not into the courtyard. which is so weird. windows facing the courtyard? so everyone will be walking by your windows basically. ...the area, idk too much about that. i am new to ATL, but it is close to the beltline, like literally right on it. and there is a lot of construction going on around it. so maybe in a year the surrounding area will be popping. ponce is also down the block. and a shopping center with cvs and whole foods etc. so that is convenient. ...the courtyard. open, no windows. idk. i guess people like that. but what about in the winter and or when it is raining. in the winter, i wonder how much of that cold weather gets into people's apartments. and then if it is raining, you will step out into rain? idk, can someone else that lives there explain to me how that works? i guess if you are on a budget, don't care about small/tiny lofts (if they are even really lofts), dont mind old appliances, want to walk out to a parking lot for commercial places all along the side of your building, or whatever else. go for it. if you balling and tryna ball, this court aint suitable. read more

After dealing with the apartment manager via e-mail for several days and getting absolutely no help or answers and realizing there is a reason they do not have pictures of their kitchens/bathrooms and will not provide you with an actual Sq footage number or floor plan for the particular apartment you want to rent, I will not be bothering with this place any further. Clearly the woman responsible for renting these places out doesn't want to do her job and I'm not going to try to deal with that type of problem when I get a package or have a maintenance issue if it is not worth her while to want me to pay her a deposit to move in. If you are thinking of moving in, you should know that none of the utilities are covered, and you pay extra for parking, so add another at least $120 to your monthly bill....then include electricity, cable, internet that you would normally have to pay. read more

After calling the rental office for 2 weeks to get some information I finally decided to just drive over there........The Manager was very short, which considering this is the SOUTH I would say she was RUDE. On asking for pricing she wrote 2 numbers down, didn't bother to explain what the difference was, what the amenities of the building, parking situation, features, etc...... When I asked to view the property she said i would have to make an appointment to come back....... She offered no pleasantries, no niceties, or any information. Clearly I am not the only one who has had this experience from the reviews on other apartment reviewing web sites. This place will always have vacancies if they have a manager like that around. This is a great location, the units that I have seen are nice, and they are priced well. Clearly, it is because of management that they don't have 100% full. After they fire her I ll probably go back and look at a unit. read more

Really great building. I absolutely love the location--right next to the BeltLine! I ride my bike there all the time. Great access to good bars and restaurants. However, like other reviewers have noted, I have had an exceptionally bad time dealing with the property manager, Lindsey. Steer clear of her. read more

I've lived here about 4 months and am pretty satisfied. The construction is a little shoddy so I've had a few maintenance issues, but whenever I tell the management about it, they have always fixed everything within 1 or 2 days. Everyone was very helpful in helping me get moved in too. They let me park as close as I could get in the garage and even gave me a cart to help me move everything upstairs. What nice people! Rent is a little pricy, over $1,000 a month for a one bedroom, but I think that is a pretty typical rate for such an awesome neighborhood. I got an interior apartment, which doesn't have the big factory windows you see on the website. My number 1 complaint is probably the lack of daylight. If I had it to do over again, I'd get an exterior apartment with the big windows, though I think they cost a little more. To summarize, Pros: Awesome neighborhood. Walking distance or short drive from lots of awesome stuff. Backs up to the belt line and is close to lots of really cool bars and the Virginia Highlands area. Grocery store and liquor store in your very own parking lot. Whole foods, home depot and chipotle right across the street. Great security, and a guard who always makes sure you get your packages. Contrary to what others have said, it's really a very safe neighborhood. Not like it was a few years ago. Sure there's drunks roaming around the parking lot asking for change, but they're harmless. High ceilings that allow for lots of good interior design ideas. Very few kids. Helpful staff that fix things quickly. They even have a dedicated maintenance guy who seems to know all the quirks of the building and can get things fixed right away. Controlled entry (you have to swipe a card). Cons: A little noisy. There's an outdoor atrium that echoes quite a bit, so even a little noise really carries. Construction is a little shoddy and requires a lot of maintenance. Staff always responds to maintenance requests quickly, however. Very little daylight on the interior apartments which is a bigger deal than you might think. No good outdoor areas. The stairs go up to the roof, but they lock the door. The roof has a lot of potential to be a good picnic spot, but you can't get there. Overall, I'd recommend this place! read more

I lived at FFL on and off from 2005-2011. Some of the best experiences of my life were there. David the security man is the best. It's so convenient to everything your possibly, especially now with the new Beltline access. Lindsay in the office was always so helpful and accommodating. Should I decide to leave NYC and move back to Atlanta, FFL would be my first choice. Great times. Great memories. Great location. All around just a great place. read more

We asked for the number at which time she tells us to get it from the property. We get the number and make a call to Brett who doesn't answer. We sit and wait to see if we can get a call back in a feasible amount of time before pulling back around to the parking area where I parked my vehilce. I notice a boot on my car and a guy comes over stating that we left the property (which was false). We were on the front end of the building the whole time. We explain to him what happened when he walks us back into the initial office where Lindsey attempts to state that we were there WAY earlier (which was a complete lie). She seems to be very racially motivated to not have black businesses on the property. We were later told that the building we were inquiring about has been vacant for 7+ years. If this is true then maybe Lindsey in your leasing office is the reason why. Sorry Brett, but the $66k/yr we were looking to spend on commercial space here just went out the window. Thank Lindsey for that. I pray that you get better management in your leasing office because they are extremely rude to people of color entering their facility. Living here for the last year gave me the full "city loft living" experience. The location was amazing and there was always something to do. Of course being an older building there were things I would have liked to change with cleanliness and upkeep but overall it was a pleasant experience. Lindsay, the property manager was super nice, really attentive to solving issues as they arose, and was always available to answer questions and concerns. Aside from the neighboring construction that is soon to be completed, I had no issues living there. However if you choose to live on the belt line side, you will be getting everything that comes along with being next to the ever busy Ponce City Market and Eastside Beltline. read more

Worst apartment building ever. Leasing agent terrible. Was charged a $1400 failure to give notice when my lease had ended. Plus car was towed by lot and not reimbursed by lot for their mistake. Awful building. Avoid at all costs read more

I lived in the Ford Factory Lofts for the last year and had a very pleasant experience. We lived on the second floor which was perfect. If you're looking to live on the beltline side just keep in mind you're in the city after all so you'll get what comes with the beltline in terms of activity. But it's perfect for people watching and exploring what the area has to offer (which is a LOT). We had so much fun walking/rollerblading/scooting to tons of restaurants and even down to Krog Street. Easy and safe access for residents to get in and out. I'm sure it will be even more convenient when the Kroger opens downstairs! Also, Lindsay (the property manager) was my GIRL, she was so incredibly helpful and responsive when we needed anything and always making sure life was good when I stopped by to pick up my packages. She really helped to make me feel at home and welcome at Ford Factory. It's a great place to live and great city to explore if you're looking for a little life experience :) read more

I signed up for yelp just so I could tell everyone how awesome this place is. I can't say enough good things about this place. I lived at Ford Factory for five years, from 2011-2017. I have SO many fond memories of this place. Not only is the location great (you're half a mile from Sephora AND TJ MAXX) the actual apartments are great. I loved having my massive factory windows! Management is great, too, and super understanding and on top of things. I recommend this place to everyone who tells me they're looking for a place in the city. read more

I loved living at Ford Factory. As a new Atlanta transplant this was the first place I lived in Georgia. Lindsay (property manager) was always very helpful and accommodating with my request. The few times I had a maintenance issue, they were taken care of quickly. David (security) is one of the most kind people I've met while in Atlanta. I never encountered and issue with him. This building is in a great location, surrounded by many local bars and restaurants you'll always have something to do. Parking can be a little challenging at times as you share the lot with Kroger. However in most cases when you live in the city anywhere you'll encounter this so don't be surprised. There's been some construction with the addition to Ponce City Market but again, in the City, it'll happen lol Get over it. I wish I had a washer/dryer in-unit but I'm lazy at times haha. The community inside is pretty great. Most people are very nice and welcoming. I quickly made friends. Another awesome thing about Ford Factory is because of the location Uber is always available and arrive quickly so you really don't need to drive anywhere unless you want too! I loved living at the lofts. Lindsay in the office was always super helpful and quick to respond. The lady who showed me the apartments was knowledgeable and easygoing. The actual loft was wonderful, and all my neighbors were great. Camelli's downstairs was a plus, and living in the same parking lot as Kroger was a super convenience. If I ever get to I'll move back in a heart beat. read more
