I recently was speaking to the owner of a condo unit regarding a rental. We agreed I would rent…read morehis unit, but he told me I had to work through his agent, Lawrence Stone, in the Margate, NJ Soleil Sotheby office. I called Larry Stone, and was informed that I would have to fill out a rental application before he could write up a lease. I informed Larry that I had terrible credit since I was out of work sick since 2007 and was now on Soc. Sec. Disability for my income but in the meantime my credit got demolished. Larry Stone informed me that would not be a problem since the owner had already approved me for the rental. I again informed Larry that I would pay the $45 fee to submit the application if he was sure I was pre-approved and again he said "Just get it filled out and bring the money over to the office, no problem, your already approved. I've been doing this for years, trust me." As stated, I know my credit is terrible, but I believed Larry, I don't like wasting $45 especially being on a fixed income. So I brought the application and the money as requested, and next thing the owner is calling me telling me he can't rent to me since the agent found I have bad credit and would not write a lease! I call Larry and he says sorry, no refunds on the $45, even though he guaranteed I was already approved. He then hangs me up on the phone and tells me I better not threaten him! I simply feel I should get back my $45, I am not angry over being declined for the credit, but I was told there was no chance I was going to pay $45 and not be approved.

I would HIGHLY recommend going with a different company if you want to see your deal make it to settlement. My family is now homeless because Mike's lack of communication, and knowledge when it comes to the real estate market. The broker for this agency didn't even have the courtesy to return a single phone call out of the many that were made to this office. I do not think it is possible for a purchase or lack there of to go any worse than our purchase has gone.
