I've lived in a lot of places over the years, and I can honestly say this has been one of the best apartment communities I've experienced. The grounds are always clean, well maintained, and beautifully landscaped. The pool area is consistently spotless and feels more like a resort than an apartment complex. It's clear that a lot of pride goes into maintaining the property. What really impressed me, however, was the level of customer service. Recently, my refrigerator stopped working and started leaking water. I submitted a maintenance request, and the response was incredibly fast. The maintenance team arrived promptly, assessed the issue, and ended up replacing the entire refrigerator. The process was smooth, professional, and far exceeded my expectations. The management team has also been outstanding--friendly, responsive, and genuinely committed to taking care of residents. In today's world, that level of service can be hard to find. Lived here for 15 months and would've easily stayed if it wasn't far from my work. Management team was great, Patricia was fantastic, the guy at the front desk, and the community director also really great. The maintenance team was always quick and friendly. Loved the pool and amenities and the apartments themselves were gorgeous and spacious. There's added fees thabut that unfortunately seems to be the new normal in luxury apartments now. The community-seemed like a mix of snowbirds and young starter families. Felt very safe and parking+packages was super easy. read more

Could only speak to a perspective visit as a review. Place looks great from outside and the location is excellent. Then as you walk around, you start to notice the little things: worn out areas, beat up worn out lounge chairs, filthy "tanning" pool, etc. Model units look appealing, but the overall cost here is much higher than some local competitors (I am not counting Kierland comps). Then throw it a bit of a bait and switch on promotions and we decided not to rent here. read more

I lived in this complex for 3 years and now moved. When I first moved here, I was okay paying more money because it seemed like a great place. The units are small, but they seem modern and bright. It went downhill slowly. Don't get me wrong, it's not a horrible place to live and I did like it there, but I would encourage new renters to do their homework first. I'll start with the positives: * My unit was pretty bright with enough windows. The layout was nice and had good furnishings. They aren't huge units, though, so keep that in mind * Nice pool area * Location- easy access to the 101, walkable to shopping, sidewalks to exercise * Compared to the horror stories I see in other reviews, I was not gauged with fees after I left. BUT I did a thorough cleaning and had normal wear/tear *Maintenance always seemed efficient and friendly *I cannot speak to the current management team, but I will say that they seem more responsive than the teams I've dealt with before And then there are the negatives: *Since Greystar took over, there had been limited upkeep if anything. It seemed when things were broken, they remained broken for a long time. For example, they cut a hole in the ceiling outside my unit. A garbage bag covered it for over 6 months. I had a light flashing outside my bedroom-it was fixed over a year later. The hallways are shabby and need painting. The map in the front is black from the sun. This I think is getting fixed, but realize it was that way for at least a year or more. The chairs by the pool are so uncomfortable - I usually had a back ache after laying on them. Of course when I moved, they were starting to fix things up *Fitness center is pretty small and you compete with the personal trainers who use it for their services *If you value noise, the units are not sound proof. I heard the unit BELOW me all the time-constant slamming of what seemed like all their doors 24/7, fighting, laughing, dog barking, playing loud music. *I had someone try to get into my unit. It might have been an accident, but they tried to open the door so slowly and deliberately that I found it hard to believe that. The complex told me that it wasn't anything to worry about. If you move here, get a Ring camera. read more

The pool area is large & very nice. I like the business rooms for private meetings and the shared areas. I like that the property is not too big or too tall to keep and nicer view of the desert landscape. The apartments are built by JLB Partners and I really like the layout especially the lovely kitchens with granite counters. Where to begin.. this was the worst yet most expensive apartment I have ever lived at. Long story short, I paid $4,000 to break my lease due to the terrible and unprofessional management, small size apartment with zero storage and being able to hear everything Maxwell and Greystar are scammers. I moved from the first floor to the third floor and I not only did I pay a $600 transfer fee (that's another story) but I was charged $215 for electricity for the first floor apartment that I was no longer living at because Maxwell and Greystar never transferred it in their name. Also, the first floor apartment did not have the modem for internet (these apartments come with a modem) so I was charged $300 from Cox when the apartment should have been move in ready. The charge was easily removed from Cox but I still had to go through hoops when the apartment should have been moved in ready and there should have been communication about the charges between Cox and Maxwell. I have not paid the $215 for electricity in the apartment I was not living at and I will be contacting corporate this week about that When I first moved to Maxwell I lived on the first floor. Within the first few days I requested a transfer due to the people above me fighting (verbally and physically), screaming and stomping. I got zero sleep since this started around 11pm until 6/7am. Management fought me on this and did not allow me to transfer at first!!!! They told me it's because I'm not used to living on the first floor?! At my old apartment I lived on the second floor with people above me and next time to me and I never heard a thing. I went in every day and they kept saying "upper management will reach out to me" and they never did!!! Finally, after continuously going in and begging I was able to transfer which cost me $600. I was so exhausted at the moment that I did not even fight them on the $600 transfer fee because I was so happy to get out of that apartment When I moved to the third floor apartment it was not cleaned. Again, I was exhausted and I did not feel like asking management to get the apartment cleaned since I would have to jump through hoops and hear "we will get back to you". Also, by the time I saw it was not clean, it was too late because I was moving in. For the apartments itself, it's incredible small with zero storage. Even being on the top floor, I could hear my neighbors next to me, even their alarm and sneezing!!! These apartments are made so cheap and even the baseboards are falling apart and there's cracks in the walls. There's zero storage and zero garages available. Lastly, their valet trash is so inconsistent and it's disgusting to see all of the trash bags left in the hallway I finally decided to pay the outrageous lease buy out fee (it's 2 months rent compared to other apartment complexes were it's 1 month rent). I gave them a check for the amount and each time I tried to pay my rent it said I did not owe anything because they took my rent out from the lease buy out check. When I first saw this I called twice and there was no answer.. I even went down to the office and waited for a good 10 minutes yet I did not see anyone.. meanwhile an hour later management is sending out holiday trivia!!! This happened the next month and recently I got my move out balance sheet and it says I owe $4,000 for the move out fee when I paid that with a check back in November!!! So tomorrow I have to call and figure out that situation and explain to them I already paid it. How is this ok???? You make your residents jump through hoops!!!! You all are crooks and scammers and I'm out $4,600 due to the terrible living experience you provided. You are an embarrassment to be considered "luxury" read more

This will be the most accurate review of Maxwell on 66th....I'm one of the very first tenants here and I've seen it all. Let's start with the good.. The community of people here is amazing. If you want a "social" community I don't think you'll find a better place than Maxwell. The location is great. You can hop on the 101 freeway in seconds and you're so close to the Scottsdale at 101 shopping center, Scottsdale Quarter, Desert Ridge, etc. I love this area and new, fun entertainment and restaurants keep opening up nearby. This is the best pool area you'll find period. It's the largest apartment pool and hot tub you'll see if you're touring apartments. It has large cabanas that surround the entire pool. This was the main attraction that drew me in to living here. If you're a dog owner, this is a great property for dogs as we have a large dog park and even a pet spa with washing and drying stations. This complex is an open, garden style so tons of area's to walk your dogs. Now let's get to the bad.........and it's all on GREYSTAR MANAGEMENT. They have been horrible to say the least. Everything here has gone down as far as standard of living since they took over the property from JLB. The pool area is not kept up to the standard of cleanliness it once was. I make complaints to the manager and she just agrees with me but nothing gets done. Apparently this place is owned by a bunch of investors.....Pure greed and they only bought this place for the money sadly. They don't care about their tenants and making them happy. The rent increases here have been absurd especially since the property here and the standard of living has decreased so much. Anytime something major needs fixed like a new heater for the hot tub it took months to fix. Don't even get me started on the pool heater. We haven't had a heated pool for three years now even though I'm sure they will tell you the pool is heated. Again, major rent increases here and for what? Less value and a property that is now over three years old yet they market it as "new" apartment homes.....nice try. In closing, I love living here....but only because of the friendships I've made, and I love the pool area. If it wasn't for this, a TON of us would have left this complex a long time ago because of Greystar. read more

To keep this review brief... There was a plumbing issue in my master bathroom which led to nearly one month of non-stop construction and me being without the master bathroom or master bedroom. Beyond that, I work from home and the constant demo/construction for nearly a month was difficult, to say the least. After the construction was finally completed what did the management do? Absolutely nothing. I had to reach out to our management office just to confirm the construction was finished. No one was communicating with me. So, I sent a complaint letter to the regional Greystar office. Here is where it gets even worse. According to our onsite management, the Greystar office decided to respond by contacting their legal team instead of contacting the resident to see how they could assist. It then got back to me that for my "inconvenience" the legal team thought it would be appropriate to offer me a $500 concession for the month of construction in my unit. Not sure how they came up with that number but... They felt nothing else was owed because the unit was still...in their words "habitable". Luxury living at its best here at the Maxwell (nearly $3k a month). Anyways, it has been nearly a month, and still no $500 concession letter or any further correspondence from Greystar. When I reached out to our community management they voiced frustration saying they have tried multiple times to get the letter but to no avail. Anyways, if I could rate Greystar a zero I would. I highly recommend taking a pass on their "Luxury Properties" as you will not be treated well at all. You are simply a number to the Greystar team. *Note- After 3+ weeks I did receive a concession letter from Greystars legal team. I will sum up the 3-page legal document...For nearly 1 month of hardship and no use of a large portion of your home, we feel $500 will keep you quiet. Most of the 3 pages in the agreement were meant to ensure that I could not say anything about the incident and would take no recourse. I declined. I would recommend you do the same when thinking about living at the Maxwell on 66th. Very risky. read more

I have been living at Maxwell for over a year and had mostly great experiences here. I love how my apartment feels more like a home with the added touches like the huge closets and pantry, upscale finishes and tall baseboards to name a few. The reason I decided to write a review today is because I am so impressed with the maintenance team. They are truly stewards of the property and take such pride in maintaining it and interacting with the residents. Andre always goes above and beyond and does it with the warmest smile. He helped me with the area outside my unit recently and I was so impressed. I see him almost daily walking around outside and making sure everything shines. So grateful. Jon is also amazing! I had an issue with my washing machine and he tried to fix it and then ended up giving me another one right away so I wasn't without on the weekend. He also always has the biggest smile and asks how I am when I see him walking around the community. And then I can't forget Kim. She helped me several months ago with an issue with my shower head. She took care of it and when I saw her a couple days later she asked how it was working. In summary, the level of genuine kindness and professionalism I witness every day is such a gift I wanted to write this review. Lived here 2 years. Violent crimes happening on this property.. horrible rude and arrogant customer service from the people in the office namely Olivia. Trick you into a longer lease than what is stated. The units are ridiculously small. The community has gone down hill.. the pool is full of non residents on the weekend partying. If it's not parties it's a bunch of ppl with babies and small children. In an apartment community. Everything here is well below average. Do not recommend at all. read more

I've lived here since July of 2020 and this review covers all of my time here so far and both the old and new management. When I moved in last year things were just starting to open from the first covid wave so I was on my own as far as move in and any follow up from the old management was pretty much non-existent given that there was only a limited skeleton staff working. Overall the apartments, amenities and location can't be beat for the money. I've also encountered many residents in my time here and everyone has been really friendly and there's a nice sense of community here. When the new management company took over late last year there were some stumbles out of the gate (to be expected) but as the weeks have gone by they've been steadily hitting their stride and communication and community news have dramatically improved. I recently inquired about transferring to a different unit in the community (I love my present apartment and neighbors, I just wanted a better view and location) and Caitlyn was so nice and helpful in answering my questions. Our garage was broken into, they also stole our car keys and walked all the way to the other side of the parking lot, they exactly knew which car it is belongs to (it was a spare key and also battery don't work in it sooo you can't open the car only with the key) , they also stole all power tools we have. We talked to a lot of people already and there are a lot of break ins at this apartment complex, happens too many times. People already have a theory it is maintenance (heard it from many people). Office also didn't help much, they offered to look at video cameras but they couldn't access the back camera (where they probably left) they could only access it after the 2 weeks expired and the video got deleted OF COURSE!! This apartment complex looks so incredible on the outside and was such a disappointing experience on the inside. First, we rented while they were still building our apartment. Upon agreeing to a specific layout, we were given the inverse layout. My fiancée realized this and I went to the apartment complex to see if they had the one that we had agreed upon available. They did, but for the exact same layout they attempted to charge us $75 extra. After going back and forth with the complex, they agreed to the original price. Little did we know, this was just the beginning. Upon moving in, we see someone out front protesting that the apartment complex makes unfair and ridiculous charges. Should have seen the red flags here, but chalked it up to someone having a singular bad experience. Our first months rent was paid, and unbeknownst to us, bounced back and instead of informing us of the bounce back the complex instead chose to simply leave a notice of potential eviction. After getting that paid, they were trying to charge a late fee. Again, going back and forth with the leasing office led us to get the late fee waived but it should not be that challenging. Our next months rent was supposed to be waived as per the incentive for signing a long term lease. It was not. Again contacting the office led to them making a promise they would waive the next months rent. While they waived the rent, we still paid all the taxes and charges outside of rent (valet trash, parking spaces, etc). If I was waiving rent, I personally would account for this but c'est la vie. Starting about halfway through our time here, they began enforcing fines for valet trash being left out of it was not in the trash can. I can understand wanting the facility to look pleasant, but unless you provide multiple trash bags and ensure timely service, there is simply not room to put the trash out unless you stack it on the trash can. $25/violation stacks up. They are clearly looking to line their pockets here. Once we received the first notice, it did not happen again but it's something to watch out for. Upon choosing not to renew our lease, we were told that since we had not given them the 60 day notice before the end of our lease, the last month would be prorated at the cost of month to month rent instead of what we had been paying. For half a month rent we paid more than what we had been paying for a full month. Again, looking to make money and line their pockets with no help being offered from the leasing office. The final part of this review is to warn anyone moving out. ENSURE THEY DO THE WALKOUT WITH YOU PRESENT. They informed us about a month later that we still had a balance due on the account. Upon asking for itemized details, we were ignored for 3-4 months until being contacted again. Upon receiving the details, they do not add up. We are currently in the process of waiting for them to expand upon the charges but look out for these price gouging, non-helpful predatory leasing offices. read more

We just moved here from maryland(although we used our faith in picking this place) and I tell you it is a beautiful upgrade from what we had!! Kaitlyn was very helpful and professional. She was above kind and worked with us every single step of the way. We hadn't seen this place( we got a one bedroom in the Anderson floor plan) till we got here and hoped for something at least decent and we were surprised, although I thought the buildings were elevated sadly it's stairs but that's okay! It's luxury still compared to what we know as luxury! I'm happy to be here and I look forward to meeting new neighbours! read more

Update: Post move out were charge $500 for completely fabricated damages after Alex the Maintence Manager assured me during the exit walk though that there would be no charges. Paint, carpet, and hole damage? They conveniently "lost" the move in form that had the stained carpets noted and the condition of the filthy uncleaned apartment we moved into (food in microwave/refrigerator, fecis in toilet, dead bugs everywhere). Garage also had broken glass, shards of metal and a half smoked joint. After the 20+ maintenance visits, walls torn out for mold remediation, 3 other units we had to use to do laundry and had to stay in another unit for a week we finally thought our nightmare was over. After browsing their impressive website, I went to the community for a tour and the 2 young girls working in the office sure didn't rush to help me. One was talking on her cell phone and the one who came over to me didn't even sit down as she "helped" me (meanwhile I'm sitting across the desk from where she is standing up - awkward and unprofessional). She turned the computer on and showed me the site map and when I asked if she had floor plans of what's available she told me they're all on the website and she can't print them. I asked about a top floor unit and she said there were none available. I asked if there was a model so I could get an idea as to colors/finishes (and I didn't ask for but was expecting, as is typical, a tour of the complex amenities) and she said there was nothing to see. It was obvious she didn't want to be in there and certainly didn't want be helping me so I just said "ok thank you" and left. read more

We have lived here just shy of 13 months and not one month has gone by where we didn't require maintenance to come to our unit "repair" something. When we moved in, our "brand new never lived in" apartment was not cleaned after construction at all (dirty carpets, dirt floors, used toilets, dirty fridge, bugs all over, etc.). We rented a garage for an extra $150 and it was filthy; there was garbage, dust, nails, and a half smoked marijuana joint in it (we had to clean everything ourselves because we had movers on their way to start moving things in, despite me asking to do a walk-through prior to our move day). The first week of living here all of our windows were leaking and there was damage on the walls with bubbling paint (which was there when we initially moved in- window company has been out 8 times to date, replaced all windows and we've have the same ongoing issue). The next month our washer began to leak and it took having whirlpool come out five times along with on site maintenance to try to fix the problem. We used three different units to wash our laundry for months on end and eventually, despite us letting management and maintenance know we were concerned there was water damage/mold, the slowly leaking washer caused so much damage that we had to have a mold remediation done for two weeks. We also had to sleep in another unit for five days while the mold remediation was being cleared out, as we were concerned for our health. The last time we had maintenance bring the window guys out a few weeks ago, it was clear that the issue was not actually the windows themselves, but the structure of the building. Our walls have been wet on and off every time it rains. This morning after a short rain last night our wall was so damp that the drywall is peeling off. Despite being under new ownership, JLB was the first and also the builders, now it's Greystar...trash remains an issue (piled up trash every weekend and it's a total eyesore), there's constantly trash in the hallways at the wrong times for trash valet (we've been looking at a pile of boxes since Wednesday because a tenant didn't properly break them down), hallways hardly get swept or mopped at this point, and there is a unit renting out an Airbnb (random people doing and going, easy to find the listing on Airbnb too). For $2300 a month, this is not luxury living at its best and I certainly don't want to live in a complex with people that are not residents coming and going as they please. read more

This is a great apartment complex for younger people or small families. The complex is really clean and the amenities are really great. Huge pool, tons of BBQs and the gym is a good size for the complex. The best part though is the maintenance team does a phenomenal job every time we have needed them. They have arrived quickly after we have put in a service case and the maintenance manager, Aleks, is always super friendly, kind, and polite about our stuff. Hats off to this place for doing a great job. read more
