After knowing Neil Kugelman through family members since I was a baby I unfortunately made the…read moremistake of trusting him and hiring him as my realtor. No less than a month later I am already on the hunt for a new realtor. Neil unfortunately treated me as a last priority from the beginning. 70% of the listings I received from him were in the one township I said I did not want to live in, despite several reminders. I was expected to catch all houses that popped up on the MLS for sale on my own. Due to the pandemic I was able to meet this burden- however I can't imagine trying to do this in a normal hectic world on my own. The very few houses I did request to see Neil just completely forgot to schedule. One or two he was able to work with the agent to squeeze us in-between appointments, however the others I just got an apology for and pretty much was SOL. Scheduling appointments and getting back to clients about newly listed properties within a day or 2, Neil said himself is above his expectation level. Keep in mind I said I was willing to see properties ANY time with the exception of the same two hour block every week. I knew this was important because many houses were going under contract the same day they were listed, and all were contingent within a few days. I kindly addressed the consistent failure to even schedule appointments, but on the last occasion (less than a month together) Neil said he wasn't able to meet that need. Keep in mind this came after again failing to schedule the single house I requested to see this weekend and therefore was unable to see it, and then failing to return outreach about the possibility of a different property. Neil cannot keep up in today's fast paced environment (and makes no apologies for it), and instead of doing what is right by his client and hire an assistant or perhaps enlist the help of some of his team or dare I say it - retire he will attempt to earn the trust and business of any potential client, only to have them miss out on the house of their dreams and be completely indifferent about the matter. Oh- I almost forgot to mention on several occasions he sent my personal information to the wrong people.. I mean personal information that you should be concerned would allow someone to steal your identity... I only knew because two of them contacted me to let me know, and if that isn't enough he even wrote an entire offer and sent it with the correct personal information and last name.. but incorrect first name. Do yourself a favor and hire a realtor that will act on your behalf and invest the time and sincerity into such an important decision (and not make you want to change your bank accounts & social security number).

When i first toured my apartment and moved in 3 years ago, the leasing agent lied about so many things. I understand it's her job to get people to move in but straight lying about it stuff that shouldn't be lied about it's crazy. For example the bathroom window was broken when i moved in but yet the agent told me everything was as is and no additional repairs would be made to anything in the apartment. How are they out here renting apartments with, broken windows? Thankfully the building owner fixed it. During my time renting from ep they were a terrible management company. Whenever i'd send maintenance requests it would go 1 or 2 ways. I would immediately get an auto response email noting the request has been received. After that, they would either contact me back asking me a bunch of questions about my request, essentially gas lighting me. Or they wouldn't follow up until i reached out again a week later and they'd always say they were busy. I started putting in the maintenance requests everything i did myself to work on the issue. Bc the way they are it seems like they try to do everything they can to get out of fulfilling maintenance requests. It's so crazy because one day last spring when i came home and was sitting in my car, i saw a rat running from the grass to the trash cans. I immediately sent a maintenance request for exterminating services. They emailed me back saying "are you sure you saw a rat and not a mouse?" That took me out because I'm not blind and it's pretty hard to mistake a rat for a mouse because the size difference. The next day i got home and i saw the rat again and instead of getting out my car i took pictures and emailed them, so they'd actually believe me. That's a prime example of how they would gaslight me with maintenance requests. They really tried to tell me I saw a mouse, mind you I have 20/20 vision. Lastly, they like to mix up words or don't know the meaning of damaged and not clean are. When i told them i was moving they sent me a vacate letter. On that it clearly indicated i would get my security deposit back less any damages. Nothing was damaged in the apartment and i have proof from videos and pictures. They made something up to keep part of the security deposit and said the stove wasn't clean so I was charged for that. I wouldn't recommend renting from EP. Believe the few scattered one star reviews about EP. Oh yeah the leasing agent came to inspect my apartment for painting issues a few months after i had my son in fall 2023 when he was 3 months old. Tell me why she came into my apartment after just finishing smoking a cigarette, so i could smell it on her. She smelled so bad that I had to cover my nose with my shirt. Everyone knows you aren't supposed to come around little babies smelling like cigarettes. Smh

If you are moving to 2809 Warnock St, expect to have no internet, mailbox, outdoor trashcans, no easy way to setup your PECO bill, no security/cameras of any kind, or being able to register your car for the local PPA parking permit. Nothing was set up in advance for tenants, and this will definitely take a very long time. When we arrived on move-in day, the stove, dishwasher, and washer/dryer were not hooked up. Mind you, we had this process started two months prior. Our move-in date was settled in April. Everything was filthy, and all windows had an issue with closing, locking, or not including a screen. Most importantly, the front door to the unit did not properly close or lock. These newly constructed places may look nice, but under the surface many corners were cut and certainly not suitable for a move-in.
